The Quick Read: Few banks write a revolving line on a rental, and a bank line is underwritten on the borrower rather than on Airbnb income, while a rent-qualified DSCR HELOC counts lease rent or the appraiser’s market rent instead of nightly platform bookings, so a true Airbnb-income HELOC is rare. Short-term-rental income is documented mainly on DSCR purchase and cash-out loans. The sections below show how each product treats the rent, where the rules break, and which structure fits which investor.
Key Takeaways
- Banks that lend on rentals underwrite your credit, debt-to-income ratio and equity, not the property’s bookings.
- A DSCR HELOC is reviewed on the rental’s income, so it asks for no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
- On that line, nightly Airbnb income is not the qualifying figure, and a lease in place is required.
- Through select programs, a second lien reaches 70% CLTV at a 720 score or better, and the LLC can stay on title.
- A short-term rental that needs its booking history counted usually fits a DSCR cash-out refinance or purchase loan better.
Do Banks Actually Offer This?
Rarely, and the answer changes by lender type. NerdWallet reports that not every lender offers a HELOC on an investment property, and that the requirements are stricter than on a primary home. It cites at least 20% equity and a debt-to-income ratio of 40% to 50% on bank lines. Those are market figures for bank products, not this program’s terms.
The phrase “DSCR HELOC” also covers two different products. One is a bank or credit-union line on a rental, underwritten on you. The other is a non-QM revolving line secured by a rental and qualified on the property’s income. Lendmire is a mortgage broker, not a lender, and it places the second kind through a network of wholesale DSCR HELOC lenders.
| Lender type | What it underwrites | Fit for Airbnb income |
|---|---|---|
| Big banks | Borrower credit, DTI, equity | Rarely counts bookings |
| Credit unions, regional banks | Borrower, often personal title | Case by case |
| Wholesale DSCR HELOC lenders | Property rent coverage | Rent from lease or market rent |
| A broker with a network | Matches file to program | Depends on the scenario |
The lenders that write any of these lines depend on property type, credit profile and how much leverage you need. Searching for a single bank name rarely helps. Comparing programs by structure does.
How Does a Rent-Qualified Line Treat Airbnb Income?
Nightly bookings do not count as the qualifying income on this line. The review runs on gross monthly rent divided by a qualifying payment, with a 1.10x minimum. A lease in place is required, so a property run only on nightly bookings generally does not fit this line. A rental with a long-term lease at that address does.
Here is the process, step by step.
1. Pick the product. A bank line looks at you. A rent-qualified line looks at the property.
2. Measure equity. Combined loan-to-value (CLTV) adds the first mortgage and the new line, then divides by value. Investopedia defines the concept. If the first mortgage already uses 50% of value, a 70% ceiling leaves 20% of value for the line, and that room must still cover a closing draw of at least $50,000.
3. Set the income figure. The appraiser reports market rent on a rent schedule form. Fannie Mae’s Appraiser Update says the one-unit rent schedule, Form 1007, cannot estimate a nightly fee for a short-term rental. It also calls multiplying a nightly rate by 30 incorrect, because the form needs competing properties leased monthly. That is an agency appraisal rule. DSCR loans are not agency products, but the form logic explains why nightly rate times 30 does not become rent used for lender review.
4. Run the coverage test. The qualifying payment is a fully amortizing principal-and-interest payment on the entire credit limit, at a stressed rate set 2 percentage points above the start rate. Taxes and insurance are not part of it. Whether the first-mortgage payment joins the calculation on a second lien should be confirmed on the file, because the lender’s coverage calculation governs.
5. Check valuation, credit and title. Equity, credit history and title still get a full review.
The test runs on the full limit, not the drawn balance. A large line against modest rent can miss 1.10x even when the first draw is small. Sizing the limit to the rent is part of the plan.
Key Terms Defined
DSCR: the debt-service coverage ratio, meaning the rental’s gross monthly rent divided by the qualifying payment.
HELOC: a revolving line of credit secured by property, drawn in pieces rather than funded as one lump sum.
CLTV: combined loan-to-value, the first mortgage balance plus the new line, divided by the property’s value.
Second lien: a loan that sits behind the first mortgage the owner keeps.
Form 1007: the appraiser’s rent schedule for a one-unit property, which reports monthly market rent.
STR: short-term rental, such as an Airbnb booked by the night.
What Does the Program Structure Look Like?
The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never a third lien and never a line on your own home. Vesting in an LLC is allowed on investment property, subject to program terms. The members sign as guarantors. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
- Second lien: up to 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
- First lien on a rental with no mortgage: up to 75% LTV at 740 or better, and 70% LTV from 700 to 739, on lines to $500,000.
- First-lien lines above $500,000, to $1,000,000, are capped at 65% LTV at 720 or better. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Draws and terms: At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. Later draws are at least $5,000. The draw period is 5 years interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable.
The file: Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. No reserves or cash to close are required. Mortgage history shows no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. Exposure is limited to 5 loans or $2,500,000 per borrower with the program.
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible. Rural property, condotels, row homes, leaseholds, land trusts, age-restricted communities and mixed-use properties fall outside this lane. A property listed for sale in the prior 2 months is also out. Every figure here is a ceiling or floor, not an offer. The complete DSCR loans guide covers the wider program family.
Where Does the General Rule Break?
Several situations change the answer.
A true Airbnb with no lease. The line needs a lease in place, so a property run only on nightly bookings generally does not fit. A DSCR cash-out refinance or short-term-rental purchase loan is the product that typically documents booking history. That evidence can be trailing platform payouts matched to bank deposits, a property-manager statement, or an appraiser’s projected income analysis. Class Valuation explains that competent short-term-rental appraisers report projected income in a labeled narrative addendum rather than on the 1007.
Who decides what counts. McKissock notes that business income is outside the scope of the 1007 and that the lender makes the income call. The appraiser does not decide whether bookings count.
Short or no host history. Forcing a new Airbnb through a monthly-rent form can produce artificially low coverage. Some programs allow a projection on a purchase. A rent-qualified line will not.
Property restrictions. NerdWallet notes that some bank lines restrict by location or by whether the home rents year-round. Check those limits before applying.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Thin coverage. A new line payment sits on top of the existing mortgage. A property can clear 1.10x and still run tight month to month.
Leverage limits. Declining-market flags can lower the ceiling by 5 points, which shrinks the room for the line on a property that already carries a first mortgage.
A broker sees many lenders’ guidelines side by side. Some programs allow LLC title, and some insist on personal or trust title. Matching the vesting to the program is a basic first step.
Which Structure Fits Which Investor?
The right structure depends on how the rental earns its income and what you plan to do with the money.
| Factor | Bank HELOC on a rental | DSCR HELOC | DSCR cash-out refinance |
|---|---|---|---|
| Reviewed on | Your credit and DTI | Rental coverage | Rental coverage |
| Airbnb income | Rarely counted | Not the figure; lease or market rent | Often documented |
| Vesting | Usually personal or trust | LLC allowed | Often LLC |
| First mortgage | Stays | Stays (second lien) | Replaced |
| Structure | Revolving | Revolving | Lump sum |
A DSCR HELOC suits the investor who wants to keep a low-cost first mortgage in place. It also suits one who holds title in an LLC, or whose personal debt-to-income ratio is stretched by several mortgages. It works best on a long-term-leased rental with solid coverage.
A cash-out refinance is the stronger fit when the property is a true Airbnb and the booking history is what proves the income. NerdWallet lists it as the main alternative when a bank declines a line. The trade is giving up your existing first mortgage. Lendmire’s explainer Banks That Offer a DSCR HELOC When Rental Income Counts Toward Qualifying covers the long-term-rent case in more detail.
If you have a strong credit profile, low personal debt and one rental, a bank or credit-union line may be cheaper to carry. The flip point arrives when you have several financed properties, hold title in an LLC, or want the rental’s income to carry the file.
Frequently Asked Questions
Can Airbnb income qualify a DSCR HELOC?
Not directly. On this line, rent comes from the lease or the appraiser’s market rent, whichever applies under the rule above, and a lease in place is required. Booking history is documented mainly on DSCR purchase and cash-out loans. A property with a long-term lease at the address is the better fit for the line.
Will a big bank give me a HELOC on an Airbnb?
Some will lend on a rental, but not all, and the bank underwrites you rather than the bookings. Expect a review of your credit, debt-to-income ratio and equity. Many bank lines also expect personal or trust title instead of an LLC, though exceptions exist.
Does the test use the amount I draw or the whole line?
The whole line. The qualifying payment is a fully amortizing payment on the entire credit limit at the stressed rate. A smaller limit against the same rent produces stronger coverage.
Do I need reserves or tax returns?
No reserves are required, and the rent qualifies the line instead of tax returns, W-2s or pay stubs, subject to lender guidelines. Credit, equity, valuation and title are still reviewed in full. Rent replaces personal income documentation, not the rest of the review.
Can my LLC hold title?
Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.
