Banks That Offer a Short-Term Rental Cash-Out Refinance to Pay Off a Hard Money Loan

Banks That Offer a Short-Term Rental Cash-Out Refinance to Pay Off a Hard Money Loan

The Quick Read: A short-term rental cash-out refinance that pays off a hard money loan is a business-purpose DSCR loan, with the property’s rental income carrying the underwriting, and large retail banks rarely write it, so it usually comes from non-bank DSCR lenders that a broker shops for you. The new loan repays the hard money lender first, and any leftover equity comes back to you as cash.

  • Retail banks mostly skip short-term rental collateral. Wholesale DSCR lenders reached through a broker are the usual source.
  • On a standard rental, cash-out DSCR programs in Lendmire’s network top out around 75% LTV. Short-term rental collateral tops out around 70%.
  • Expect about 6 months of ownership (seasoning) before cash comes out, measured from title recording.
  • The loan is sized by the lower of two limits: leverage on appraised value and coverage from rental income.
  • Which income the lender counts for a short-term rental often decides the loan size.

Do Banks Actually Offer This?

Mostly, no. Large retail banks and other depository lenders usually want long-term leases and W-2-style income, and they are uncomfortable with nightly-rate revenue. The lenders that write this refinance are typically non-bank wholesale and portfolio DSCR lenders. Investors reach them through a broker.

That is why this article does not rank or name institutions. Lendmire is a mortgage broker, not a lender. It arranges DSCR financing through select lenders in its wholesale network across 41 markets, including Washington, D.C. The program that fits depends on your property type, credit profile, leverage need, and documentation. Here is how the lender types sort out.

Lender type Short-term rental fit Main trade-off
Large retail banks Rarely accept STR income Strict income and lease rules
Local portfolio lenders Varies lender by lender Narrow geography, custom terms
Non-bank DSCR lenders Built for rental income Leverage and seasoning rules apply
Another hard money lender Will refinance, but short-term You stay in expensive bridge debt

The brokerage model matters here. Each wholesale lender has its own view of short-term rental income, seasoning, and value. A broker compares those guidelines against your file before anything is submitted.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent used for lender review divided by the full monthly housing payment. Lenders in this space use the payment that covers principal, interest, taxes, insurance, and any HOA dues.

PITIA: that full payment, spelled out as principal, interest, taxes, insurance, and association dues.

Seasoning: the waiting period between buying a property and taking cash out against it. Across most of the network, about 6 months is the expectation.

Rate-and-term refinance: a new loan that pays off the old one plus closing costs and returns no cash to you.

Cash-out refinance: a new loan that pays off the old one and hands you the extra. Any cash above payoff and costs makes it cash-out.

LTV (loan-to-value): the loan balance as a percentage of appraised value.

How Underwriting Treats This Refinance, Step by Step

The lender runs your file through a fixed sequence. Each step feeds the next.

1. Classify the deal. If the new loan only covers the payoff and closing costs, it is rate-and-term. Any cash above that makes it cash-out. The label sets the leverage cap and whether seasoning applies.

2. Pick the income basis. For a short-term rental, lenders commonly accept an appraiser’s short-term rental analysis, a 12-month property-management statement, 12 months of platform or bank deposits, or a third-party projection report. Projections usually fit a purchase or a property with no history. Programs differ on which number wins. Some take the higher of short-term income and the long-term market rent. Conservative lenders take the lower of the two.

3. Order the appraisal. It sets value, and value sets the leverage ceiling.

4. Get the payoff statement. The hard money lender supplies it. It includes accrued interest, fees, and any exit fee. Check the bridge note for a prepayment penalty, because terms vary by lender.

5. Run both tests together. The loan size is the lower of the leverage limit and the coverage limit. If the lender counts less income, coverage can cap the loan before leverage does.

6. Clear title, entity, and insurance. Vesting in an individual or an LLC is possible, subject to lender program eligibility. Short-term rental properties may also need a hazard policy written for that use.

7. Fund the payoff. The title company pays the bridge lender first. Whatever remains is your cash-out.

Which Income Counts for a Short-Term Rental?

Many investors assume the standard rent schedule captures Airbnb income. It does not.

Fannie Mae’s appraiser update says the 1007 rent schedule needs monthly-leased comparables and cannot estimate a nightly short-term rental fee. It also treats multiplying a nightly rate by 30 as incorrect. The 1007 is the single-family rent form, and the 1025 covers two to four units. DSCR programs are not governed by Fannie Mae’s appraiser guidance, and the industry just borrows those two form names as shorthand.

Class Valuation, an appraisal-management firm, notes that short-term income belongs in a labeled narrative addendum rather than on the 1007. In practice, that is why a lender may ask for the long-term rent figure and the short-term analysis side by side.

Illustrative Walkthrough (Percentages and Ratios Only)

Run the numbers on a modeled short-term rental, with every input an assumption and none a market fact. Say a rehabbed property appraises at a value where the hard money payoff equals 60% of appraised value. A DSCR cash-out on short-term rental collateral allows around 70% LTV, while a standard long-term rental allows about 75%. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

At 70%, the gap between the payoff and the ceiling is 10% of value, before costs. Closing costs and reserves then come out of that gap, so the cash to you is smaller than that.

Now test coverage. Suppose the long-term rent schedule produces coverage near 0.9x, while 12 months of platform deposits produce roughly 1.25x. A lender that takes the higher figure sees a loan that clears 1.00. A lender that takes the lower figure sees a file below 1.00, which falls short of the 1.00 minimum DSCR for the program.

Clearing 1.00 on a short-term rental also does not mean positive cash flow. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Program Figures That Apply to the Exit

Here is what the DSCR loan typically allows across the network. These are guideline ranges, not promises, and every file is underwritten individually.

  • Leverage: a DSCR cash-out refinance on a standard rental tops out around 75% LTV, while a DSCR cash-out on short-term rental collateral tops out around 70%.
  • Seasoning: a DSCR cash-out generally wants about 6 months of ownership.
  • Coverage: 1.00 is where many select DSCR programs start, and stronger ratios open better terms.
  • Credit: a DSCR loan can start at a 620 score in parts of the network, most programs want about 660, and 700 or higher reaches the strongest leverage tiers. Short-term rental files generally expect a 640 or better score and about 12 months of hosting history.
  • Reserves: a DSCR loan commonly asks for about 6 months of PITIA, stepping up to about 9 months above $1,500,000.
  • Loan size: standard DSCR programs run up to $3,000,000.

Manufactured homes, log homes, and barndominiums are not offered under these DSCR programs. Equity available to you depends on rent used for lender review, PITIA, reserves, and the leverage ceiling. It is never a guaranteed cash figure.

Where the General Rule Breaks

A hard money lien and delayed financing. Delayed financing is a cash-buyer concept that lets you recover what you paid. It requires that purchase funds were not secured by the subject property. A hard money loan secured by the property therefore generally does not qualify. You can usually refinance the hard money loan right away as a rate-and-term deal, but pulling extra cash waits for seasoning.

Seasoning varies by lender. Some lenders waive cash-out seasoning for certain exits. Others still want about 6 months. Treat it as lender-specific. Confirm which value the lender will use, the new appraised value or your cost basis, before you buy.

Business purpose is not a free pass. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z summary treats credit to acquire or improve a non-owner-occupied rental as business-purpose credit. The purpose of the proceeds still matters, so keep the use of cash-out funds clearly investment-related.

Bridge loan not stabilized. If coverage lands under 1.00, the usual fixes are a smaller loan, more cash to close, a bridge extension, stronger rent documentation, or an interest-only structure where a program offers it. Extended terms and interest-only periods are available through select lenders in the network.

Short-term income lower than modeled. A cautious lender haircuts third-party projections or uses the lower-of method. Build your plan on the lower number.

Multi-unit properties. A two-to-four-unit short-term rental is reported on the 1025 instead of the 1007, and the same income questions apply.

What the Decision Looks Like in Practice

Start with the exit, not the rehab. Bridge loans are built to be short, and every month past your planned exit adds interest. Hard money on Lendmire’s program runs 6 to 18 months, interest-only, and those figures vary by lender, property, and experience.

Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized. Lendmire brokers that path through its hard money exit refinance program. For a deeper look at the mechanics, the complete DSCR loans guide covers qualification from the ground up.

Income choice changes loan size. One address can produce three different loan amounts under 1007 rent, trailing-12 statements, or third-party projections. Match the lender to the income evidence you actually have.

A larger down payment lowers the monthly payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.

Questions to put to any lender before you apply:

  • Which value do you use, new appraised value or cost basis?
  • Which short-term income do you count: higher-of, lower-of, or the 1007 alone?
  • What is the seasoning clock, and when does it start?
  • Is there a prepayment penalty, and for how long?
  • How many months of reserves, and does the count change with loan size?

Frequently Asked Questions

Can a short-term rental cash-out refinance pay off a hard money loan?

Yes, on programs built for it. The new loan repays the bridge lender at closing, and any equity above payoff and costs returns to you as cash. On short-term rental collateral, a DSCR cash-out generally tops out around 70% LTV, with about 6 months of seasoning, subject to lender guidelines.

Do I need to wait before pulling cash out?

Usually, yes. A DSCR cash-out typically wants about 6 months of ownership, measured from title recording. Refinancing only the payoff plus costs, with no cash back, generally carries no seasoning wait.

Can the same lender handle both loans?

Sometimes, but it is not required. A hard money lender may offer its own exit, though many investors shop the long-term loan separately. A broker can compare several wholesale DSCR lenders against your property and income documents.

What if the appraisal comes in below the payoff?

The deal can stall. Common remedies are bringing cash to closing, shrinking the loan, or extending the bridge while the property builds a stronger record. Run the leverage ceiling against your payoff statement before you order the appraisal.

Does a new Airbnb with no booking history qualify?

Short-term rental programs generally expect about 12 months of hosting history. Without it, a lender may rely on an appraiser’s analysis or a third-party projection, and it may haircut that number.
