The Quick Read: A bank HELOC on an investment property qualifies the borrower rather than the rental, so Airbnb income helps only when it is documented on tax returns and matches deposits, and through select lenders in Lendmire’s network an investment line caps at 70% CLTV, tops out at $500,000, and needs a credit score of 700 or higher. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
- Few banks write lines on short-term rental collateral, and the ones that do each set their own rules. This article does not name any.
- The lender reads Airbnb income as documented, net income on the borrower’s returns, not as projected bookings.
- On the network’s investment lines, title must sit with an individual or a living trust. An LLC cannot hold it.
- A DSCR loan is the usual alternative when the property’s rent is the stronger story than the borrower’s tax return.
Which Banks Offer This? It Depends on the File
The banks that write a line on an Airbnb depend on the property type, the title, the borrower’s credit and the documented income. No fixed list exists. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire does not rank or name lenders, because the right program changes with the file. What can be laid out is how these lines work, so a borrower knows what any lender will ask.
Credit unions and community banks may take a different view from larger institutions. Each one sets its own credit policy. No single rule says Airbnb income qualifies a borrower for a line.
HELOC availability through the network is also narrower than Lendmire’s DSCR reach. DSCR investor loans are available in 41 markets, including Washington, D.C. Home equity lines are available only in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Nothing here is a commitment to lend.
What a HELOC Underwrites: You, Not the Property
A bank HELOC is a personal-credit product, so the lender tests whether the borrower can carry the payment. Lenders review credit, debt-to-income, documented income and the equity in the property. They do not test whether the rental covers its own debt.
A DSCR loan flips that. DSCR means debt service coverage ratio. AirDNA’s financing guide explains that DSCR lenders divide the property’s income by principal, interest, taxes, insurance and any HOA fees. It adds that lenders may use more conservative income estimates for short-term rentals because earnings swing. On a DSCR file, personal income plays a smaller role. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Factor | Investment HELOC | DSCR loan |
|---|---|---|
| Structure | Revolving line | Term loan |
| What is tested | Borrower credit, DTI, income | Property rent vs. payment |
| Airbnb income role | Documented net income on returns | Rent estimate or hosting history |
| Title | Individual or living trust | LLC permitted, per program terms |
| Network leverage cap | 70% CLTV (investment) | Varies by transaction type |
The table shows why the two products fit different investors. A borrower with strong personal income and a documented Airbnb history can fit a line. A borrower with heavy depreciation on returns, many financed properties or a young listing may fit better on the DSCR side. The complete DSCR loans guide covers that path in full.
How Underwriting Treats Airbnb Income, Step by Step
Underwriting follows a set order, and the file can stall at any step. The sequence below is how the network’s investment lines are reviewed.
1. Property and title screen. The lender checks property type and how the title is held. Eligible types include single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Condotels, manufactured homes, co-ops, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. Title must sit with the individual borrower or an inter vivos revocable living trust.
2. Equity test. The lender adds the first mortgage to the proposed line and tests the combined balance against 70% of value on an investment property. The line can sit in first or second lien position. With no first mortgage on the Airbnb, the whole 70% allowance is available to the line, up to the $500,000 cap.
3. Valuation. An investment line is capped at $500,000, so it falls in the automated-valuation lane. A traditional appraisal is commonly not ordered, though a borrower may request a full appraisal. This matters for a recently rehabbed listing, because an automated value can lag recent work.
4. Borrower review. The lender pulls credit and calculates debt-to-income. The network’s maximum DTI is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Investment lines carry a 700 credit minimum. The 720 tier buys no extra leverage on an investment property.
5. Income documentation. The lender wants the Airbnb income shown the way its policy reads income. Taxstra’s HELOC guide lists the usual proof for rental income: leases, rent rolls and often two years of Schedule E. Short-term rentals add platform payout reports that match bank deposits. Underwriters reconcile income that way, though no regulator mandates it.
6. Reserves and exposure. A borrower may hold up to three lines. Combined exposure across those lines caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Net Income, Not Gross Bookings
Underwriters count net income after expenses, which is why a busy listing can look thin on paper. Depreciation and operating costs lower the net figure. Gross payouts on the platform dashboard are not what the underwriter reads.
The tax form matters too. Short-term rentals mostly involve stays averaging under seven days, and the University of Illinois Tax School notes that IRS guidance points to Schedule C when substantial services are provided. Rental income moves to Schedule C when the owner provides significant guest services, such as cleaning during stays, meals or concierge work. The schedule used decides which line the underwriter reads. A borrower should confirm which form was filed before applying.
Tax treatment varies; consult a qualified professional.
A brand-new Airbnb has a specific problem. With no filed return, a bank line has nothing to measure the income against. A DSCR short-term rental purchase works differently. It generally expects a 640 or higher score and about 12 months of hosting history. It also carries a coverage floor of 1.00 on purchases. Refinances have their own 1.00 floor.
Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
Draw, Repayment and the Payment Step-Up
An investment line in the network runs a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.
Market-wide, Bankrate reports that a draw period typically runs up to 10 years and repayment up to 20 years. The network’s investment structure is the 5-year draw and 25-year repayment, with no other choice on investment lines.
The move from draw to repayment is where thin-cash-flow rentals feel pressure. The CFPB’s HELOC booklet describes the shift from a draw period, when the line is open for spending, to a repayment period, when borrowing stops. Interest-only payments become fully amortizing payments. An Airbnb with a seasonal slump should be stress-tested against that step-up before the line is opened.
Where the General Rule Breaks
The general rule is that the borrower is underwritten and the property is only collateral. These cases bend it.
LLC-held Airbnbs. An LLC, corporation, partnership, or irrevocable, blind or land trust cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first. A DSCR cash-out is the alternative that works with entity ownership, subject to program terms.
Condotels and unit-rental pools. Condotels are not offered. A standard condominium, including a non-warrantable one, is eligible. That distinction decides many beachfront and resort-area files.
Lines above $500,000. These are primary-residence only. They need at least a 700 credit profile, or 720 on the 5-year draw and 25-year repayment structure, cap at 75% CLTV and require a full appraisal. An Airbnb never reaches that tier, because investment lines stop at $500,000.
Using a line on a different property. A borrower can draw on a line against a primary home to fund an Airbnb down payment. The ceiling for primary-residence lines reaches 90% CLTV, and only at a 720-or-better credit profile. Taxstra says the lender counts the line’s payment when it underwrites the new loan.
Heavy portfolios. A borrower with more than 15 financed properties is not eligible, and combined exposure across lines is capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Those files point toward DSCR structures.
Low equity. A thin-equity rental runs into the 70% ceiling first. Lendmire’s piece Banks That Offer an Investment Property HELOC With Only 15 Percent Equity in the Rental covers that limit in detail.
Worked Example: Line Size in Percentages
Consider an owner whose first mortgage balance sits at 50% of the Airbnb’s value. At the 70% CLTV ceiling, the line can reach roughly 20% of the value, minus anything the lender trims for credit or valuation. The $500,000 cap still applies.
Now take an owner whose balance already sits at 65% of value. Only about 5% of value remains. That room can fall below the program’s $25,000 minimum line, so the file may not work at all.
The income test comes second. With a 50% DTI ceiling, the line’s interest-only payment at maximum draw has to fit alongside every other debt.
Questions to Ask Any Lender Before Applying
Ask these before an application. Get the answers in writing.
- Do you lend on non-owner-occupied or short-term-rental collateral?
- Do you accept LLC title, or must the property sit with an individual or trust?
- Do you take first-lien or second-lien position on an investment line?
- Is the combined loan-to-value ceiling for investment property listed in your guidelines?
- How is rental income counted: net on Schedule E, or another way?
- Do you use an automated valuation, and can I request a full appraisal?
- What happens at the end of the draw period, and how are payments set in repayment?
Key Terms Defined
CLTV: Combined loan-to-value is the first mortgage plus the proposed line, divided by the property’s value.
DSCR: Debt service coverage ratio is the property’s rent divided by its monthly debt obligation.
PITIA: Principal, interest, taxes, insurance and any association dues make up the property’s monthly obligation.
STR: A short-term rental is a property rented in stays that are typically a few nights, such as an Airbnb listing.
Draw period: The draw period is the stretch when the line is open for borrowing, before repayment starts.
Deciding Between a Line and a DSCR Loan
A line fits when the borrower is strong on paper, the equity cushion is wide and the Airbnb is a documented, seasoned rental under individual title. A DSCR loan fits when the rent carries the file, the owner holds title in an LLC or the listing has no tax history. Clearing a 1.00 coverage ratio is not the same as positive cash flow, because repairs, vacancy, management and utilities sit outside the calculation.
On the DSCR side, short-term rental purchases reach up to 75% LTV. Cash-out and refinance on short-term rental collateral run around 70%, while cash-out on a standard rental reaches 75%. Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Every file is reviewed individually. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Frequently Asked Questions
Can Airbnb income help me qualify for a HELOC on an investment property?
Yes, when it is documented on tax returns and matches deposits. The lender counts net income, so depreciation and expenses reduce what a strong-grossing listing shows. A listing with no filed return has little to underwrite against.
What is the maximum leverage on an investment property line?
Through select lenders in the network, the ceiling is 70% CLTV on an investment property, with a 700 credit minimum and a $500,000 maximum line. A 720 score on an investment line does not raise the ceiling. Higher ceilings apply only to primary residences and second homes.
Can my LLC take out the line?
No. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. The property must sit with an individual or a revocable living trust. An LLC-held property needs a vesting change, or a DSCR cash-out may fit better, subject to program terms.
Is an Airbnb in a condotel eligible?
No. Condotels are not offered. The distinction depends on how the building is structured and operated.
What happens when the draw period ends?
Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment, and pricing floats throughout. The payment steps up when repayment starts and borrowing stops. Rentals with seasonal income should be tested against that change before the line is opened.
