Best DSCR Cash-Out Refinance Program to Scale a 2-10 Door Portfolio

Best DSCR Cash-Out Refinance Program to Scale a 2-10 Door Portfolio

The Quick Read: The best program for a 2-10 door portfolio is the one whose leverage cap, seasoning rule, coverage floor, and reserve requirement fit your specific doors, because a DSCR cash-out refinance is sized by the lower of a value test and a rent test, and the strongest files clear both on every property. Lendmire is a mortgage broker, so it matches each file to a program across a wholesale network of lenders rather than selling one product. Everything below is a typical range, subject to lender guidelines.

  • Cash-out refinances on standard rentals top out at 75% LTV across most of the network, with about 6 months of seasoning from title recording.
  • Coverage of 1.00 is where select programs start. Stronger ratios open better pricing and leverage.
  • Reserves commonly run about 6 months of the full monthly housing payment, and about 9 months on loans above $1,500,000.
  • Credit floors start at 620 in parts of the network. Most programs want around 660, and 700+ unlocks the strongest tiers.
  • Clearing the coverage test does not mean the property makes money. Repairs, vacancy, and management sit outside it.

What Does “Best” Mean for a 2-10 Door Investor?

“Best” is not a brand name. It is a fit between your portfolio and a program’s rules. Judge a program on the points below, not on a headline price.

Factor What to ask
Leverage cap Is the cash-out ceiling 75% LTV, and on which value?
Seasoning How long since title recorded, and is there a cost-basis rule?
Coverage floor What ratio is required, and how is rent set?
Reserves How many months, and do they stack per loan?
Prepayment terms What schedule applies, and does it affect your exit?
Entity title Can the LLC hold title, with a personal guarantor?
Unit count Is a 2-4 unit or a 5-10 unit property eligible?

A broker that shops several wholesale lenders can run your doors through that list. A single lender can only answer for its own rules.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent divided by the property’s monthly housing payment. Rent of 1.25 times the payment is a 1.25x ratio.

PITIA: Principal, interest, taxes, insurance, and any association dues. It is the payment stack the rent is measured against.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference. Any cash back beyond payoff and costs makes it a cash-out.

Seasoning: The waiting period between buying a property and refinancing it for cash.

Blanket loan: One loan secured by several properties instead of one.

How a DSCR Cash-Out Refinance Works

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income and debt-to-income ratio are not the center of the file. Two limits apply at once, and the lower one sets your loan amount.

1. The value test. Appraised value times the LTV cap sets a ceiling. On standard rentals, that cap is 75% for cash-out across most of the network.

2. The rent test. The loan can only be as large as the rent supports at the program’s coverage floor. A bigger balance means a bigger payment, and a bigger payment means a lower ratio.

Investors often max out the value test and then watch the rent test shrink the loan. A low appraisal can do the same. If the number falls far enough, the deal becomes a payoff-only refinance.

Your net cash is roughly the new loan, minus the payoff, closing costs, any reserves held back, and any prepayment charge on the old loan. Equity available is never a guaranteed figure.

For 1-unit rentals, the appraiser uses a comparable rent schedule. For 2-4 units, the appraiser uses the small residential income property form. Those are appraisal forms only. They do not make a DSCR loan an agency product.

What the Network’s Programs Typically Look Like

These are ranges from select lenders in Lendmire’s network. They are not promises.

  • Cash-out leverage: Up to 75% LTV on standard rentals. A rate-and-term refinance, with no cash back, can reach higher on select files, up to 85% LTV.
  • Seasoning: About 6 months of ownership, measured from title recording.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit: A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
  • Loan size: Up to $3,000,000 on standard programs. Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Terms: The 30-year fixed is the spine. Select lenders add 40-year terms and interest-only periods, and ARM structures exist for investors who want them.
  • Not offered: Manufactured homes (single- and double-wide), log homes, and barndominiums fall outside these programs.

A bigger down payment or lower balance can lift your ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage.

Worked Example: A Strong Door and a Thin Door

These ratios are modeled assumptions, not market data. Picture two rentals in the same portfolio.

The first covers its payment at about 1.35x today. You pull cash, and the payment rises by roughly a fifth. Coverage drops to about 1.13x. That door still clears a 1.00 floor with a cushion, so the value test and the rent test both pass.

The second covers at about 1.15x today. The same draw takes it to roughly 0.96x. The value test passes, since there is plenty of equity. The rent test fails.

You then have three options:

  • Resize the draw so the new payment keeps the ratio above the program floor.
  • Fix the rent side. A signed lease at market rent, or a rent increase, can change what the appraiser’s schedule supports.
  • Ask about sub-1.00 coverage. It is available through select lenders in the network, with leverage and terms adjusted, and any approval stays subject to lender review.

The cleanest move is often to pull cash from the strong door and leave the thin one alone.

A Door-by-Door Roadmap

The right move changes as you grow.

Doors The move Common failure
2-3 Pull from your strongest-coverage door Draining a door that barely clears 1.00
4-6 Stagger refinances, one property at a time Stacking reserve requirements across open loans
7-10 Rank every door by coverage and equity Pulling from a vacant or thin door

At every stage, name your next purchase before you pull cash. Idle proceeds cost you interest on the larger balance.

2-4 Units Versus 5-10 Doors

The 2-4 unit path is the mainstream one. Many programs sit comfortably there, and the appraisal mechanics are well established.

Once a property passes four units, eligibility and rent methods vary more by program. Some lenders in the network handle 5-10 unit properties, and some do not. Tell your broker the unit count at the start, because it narrows the field before pricing even matters.

Also, a 2-10 door portfolio can mean ten single-family homes, five duplexes, or one ten-unit building. Each one is underwritten differently.

One Loan Per Property or a Pooled Loan?

Most DSCR files are written one property at a time.

Question Per-property loan Pooled (blanket) loan
Underwriting Each door on its own The group as one unit
Weak or vacant door Affects only that loan Can affect the whole pool
Selling one property Simple payoff Depends on release terms
Availability Common Varies by program

Pooling can simplify paperwork. It also ties your properties together, which can hurt when you want to sell one. Ask about release terms before you consider it.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Seasoning, Sequencing, and Reserves

Seasoning is lender policy, not law. The clock typically runs from the title recording date. Inside the window, some programs size the loan on the lower of appraised value or cost basis plus documented improvements. That is the trap for investors who buy, renovate, and refinance.

A hard-money or bridge payoff may be possible right away, while cash back usually waits for seasoning. Delayed-financing exceptions for cash buyers are program-specific, so ask rather than assume.

Reserves are liquid funds held after closing. They vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, while larger loans typically step up to about 9 months. Reserves can stack across loans, so plan them before you stagger closings.

Entity Title and the Business-Purpose Requirement

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s RESPA coverage rule exempts credit extended primarily for a business purpose.

That exemption is not automatic for every investment property. Compliance Alliance explains that the analysis looks at the loan’s purpose, not just the property type. The ABA Banking Journal adds that business-purpose loans are not treated uniformly across rules. This is why you sign a business-purpose attestation, and why your own home does not fit the product.

Lenders commonly allow vesting in an LLC with a personal guarantor, depending on program guidelines. Moving a property you already own into an LLC can affect an existing loan’s terms, so check before you transfer.

Costs, Breakeven, and When Not to Cash Out

A cash-out re-prices your whole balance, not just the new cash. Add closing costs and any prepayment charge on the old loan. Many programs attach a stepped-down prepayment schedule over several years, and a no-penalty option usually costs more elsewhere in the pricing.

Run these checks before you pull:

  • Will the new cash earn more than the added cost of carrying it?
  • Does the larger payment leave enough coverage margin?
  • Is a target property already identified?
  • Would a payoff-only refinance serve you better?

A conventional cash-out is reviewed around personal income and debt-to-income. That can work with a few properties and gets harder as your count grows. DSCR shifts the test to the property’s rent.

Sometimes selling beats refinancing.

Clearing 1.00 is not positive cash flow. Coverage compares rent to PITIA only. A property sitting at exactly 1.00 has no margin for repairs, vacancy, or management.

Short-Term Rentals Follow Different Numbers

Short-term-rental collateral is underwritten differently from long-term rentals. On short-term-rental collateral, cash-out tops out at 70% LTV, versus 75% on standard rentals. Purchases reach 75%, and refinances run around 70%. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Expect a 640+ score and about 12 months of hosting history. The coverage floor is 1.10 on purchases and 1.00 on refinances. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Frequently Asked Questions

How many properties can I refinance at once?

It depends on the program. Most files are written one property at a time, so you can stagger refinances across your doors.

Does a higher down payment fix a weak coverage ratio?

It helps, but it has limits. A larger down payment lowers the payment and can lift your ratio. It does not override leverage caps, credit floors, reserve rules, or property eligibility.

Can I cash out a property I just bought?

Usually only after about 6 months of seasoning from title recording. Some programs size the loan on cost basis plus documented improvements inside that window. Program rules differ, so tell your broker about the purchase date upfront.

What credit score do I need?

A 620 floor exists in parts of the network, but most programs want around 660. Scores of 700+ unlock the strongest leverage tiers. Your score also affects pricing, and every file is reviewed individually.

Is a manufactured or log home eligible?

No. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.
