Best DSCR Cash-Out Refinance Program Without Income Verification

Best DSCR Cash-Out Refinance Program Without Income Verification

The Quick Read: The best program for you depends on your property, your credit, and how much equity you want to pull, because a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire is a mortgage broker, so the work is matching your file to the right wholesale lender instead of selling you one product. The lender does not build a personal debt-to-income ratio from your traditional personal-income documentation, but it still documents the property, the credit, the entity, and the reserves.

  • Cash-out tops out at 75% LTV on a standard rental across most of the network, with about 6 months of seasoning from title recording.
  • The minimum DSCR on standard programs is 1.00, meaning qualifying rent covers PITIA. Stronger ratios open better pricing and leverage, and select lenders offer a sub-1.00 path with leverage and terms adjusted.
  • Credit floors begin near 620, most programs want around 660, and 700+ opens the strongest tiers.
  • Reserves commonly run about 6 months of PITIA, stepping up to about 9 months above $1,500,000.
  • “Without income verification” means no personal income documentation. It does not mean no paperwork.

Say you own a stabilized rental with a lot of equity and a tax return that shows almost no profit. That is the borrower this product was built for. The rest of this piece shows how the file actually works.

What “Without Income Verification” Really Means

Qualification runs on the property’s income, so the lender drops the personal income calculation. Everything else stays in the file. The cleanest way to see it is a side-by-side.

Not required Still verified
W-2s and pay stubs Lease or rent survey
Personal tax returns Appraisal and market rent
Personal debt-to-income ratio Credit report
Employment verification Entity documents, if vested in an LLC
Title and insurance
Assets and reserves

That second column is why the phrase misleads people. Nothing in the lane skips the paperwork, because the property, credit, entity, and reserves are all still documented.

How a DSCR Cash-Out Refinance Works, Step by Step

The lender compares the property’s rent to the full monthly obligation on the new, larger loan, then checks value, credit, and reserves. The steps run in this order.

1. Business-purpose and occupancy attestation. The borrower certifies the property is a non-owner-occupied rental.

2. Appraisal sets value. A refinance has no contract price, so a new appraisal decides value. The appraiser also estimates market rent, using the single-family rent schedule (Form 1007) or, on 2-4 units, the small-income-property form (Form 1025).

3. Rent is established. The figure comes from the lease or the appraiser’s market-rent estimate. Programs commonly use the lower of the two. A rent survey can support an unleased property, though acceptance varies by program.

4. Coverage is calculated. On 1-4 unit rentals, gross monthly rent is divided by PITIA: principal, interest, taxes, insurance, and any HOA dues. Rent that matches PITIA gives 1.00. Rent that is 20% above PITIA gives 1.20.

5. Leverage and seasoning are checked. The new loan cannot exceed 75% of appraised value on cash-out, and ownership generally needs about 6 months of seasoning measured from title recording.

6. Payoff and proceeds. The existing lien is paid off, closing costs come out, and what remains goes to the borrower, less any reserves the file requires.

The ratio is measured on the new loan, so every extra dollar you cash out raises PITIA and lowers coverage. More cash is not automatically better. Model the ratio at two or three loan sizes before you pick one.

Why Business-Purpose Loans Skip the Personal Income Test

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal ability-to-repay rule, which requires consumer lenders to verify personal income, does not cover business-purpose credit, and the rule treats investment-purpose loans as business-purpose.

The label alone does not settle it. Compliance Alliance notes that not every investment property is automatically exempt, because the purpose of the loan controls. That is why lenders collect a business-purpose declaration and an occupancy certification. If proceeds are headed for personal or consumer use, tell the broker up front.

What Makes a Program the “Best” One

No single program wins for every borrower. Across a wholesale network, programs differ on a handful of dials, and the right match depends on which dials matter to your file. Use this scorecard when you compare.

Criterion Why it matters What to ask
Cash-out LTV Sets how much equity you can reach Is the cap 75% for my property type?
Coverage floor Decides if rent clears the test Is 1.00 the floor, or a stronger ratio?
Credit tier Drives leverage and pricing Where do 660 and 700 change terms?
Reserves Cash held after closing How many months, at my loan size?
Term structure Shapes the payment Are 40-year or interest-only terms offered?
Property type Some types are excluded Is my collateral eligible?

A broker earns its place here. One lender may tolerate a lower score but hold leverage down. Another may reward 700+ with the strongest tier. Because Lendmire shops multiple wholesale lenders, the file gets matched to the program whose dials fit it, instead of bending the file to one lender’s overlays. The lenders that write your loan will depend on your property type, credit profile, leverage need, and documentation.

Which Program Type Fits Your Situation

The structure that fits depends on where the property sits today. The matrix below covers the common situations.

Situation Typical fit
Stabilized long-term rental Standard cash-out, up to 75% LTV
Short-term rental Cash-out at 70% LTV on STR collateral, 640+ score, about 12 months of hosting history
Rent at or just under 1.00 Sub-1.00 path through select lenders, leverage and terms adjusted
Unleased after rehab Rent survey support, program-dependent
Borrower wants lower payment Extended 40-year or interest-only terms through select lenders
Borrower prefers adjustable ARM structures exist for investors who want them

Two notes on that table. Standard rentals cap at 75% on cash-out, while short-term-rental collateral caps at 70%. Do not mix the two. And 1.00 is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. These are different paths, not one program with a moving floor.

No-ratio structures also exist, available only through select lenders, generally for borrowers who already own a primary residence. They carry their own terms and are not the default.

Worked Example: Before and After Cash-Out

Run the numbers on a modeled single-family rental, using assumptions rather than market data. Say the existing loan leaves rent covering PITIA at about 1.45x. The investor decides to pull cash out at the 75% LTV ceiling, and the larger balance pushes coverage down to roughly 1.15x. Actual terms depend on the lender, the property, and the full file review.

That investor still clears the 1.00 benchmark, so the file works on coverage. Now change one assumption. Suppose a heavier cash-out takes coverage to about 0.95x. That property no longer clears 1.00, and the investor has three options a lender would review: a smaller cash-out, a sub-1.00 program through select lenders with leverage and terms adjusted, or an interest-only or extended-term structure to improve the ratio. Qualification stays subject to credit approval and property review.

One limit of the test matters here. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so a property can pass the test and still be thin in real life.

Seasoning, Reserves, and the Netting Math

Cash-out requires about 6 months of ownership, measured from title recording. A recent purchase inside that window generally waits. Files that assume the seasoning away are the ones that get kicked back.

Reserves are the next friction point. They commonly run about 6 months of PITIA and step up to about 9 months on loans above $1,500,000. Reserves documentation means recent asset statements, and the cash you receive at closing is not automatically counted toward them.

Netting is simple but easy to skip. Start with the new loan amount. Subtract the payoff of the existing lien, closing costs, and any prepayment charge on the old loan. What remains is your proceeds, and reserves may need to stay in the account afterward. Equity available is a function of rent used for lender review, PITIA, reserves, and the 75% ceiling. It is not a guaranteed cash figure.

Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures. Balances below the standard-program minimum route through select lenders.

DSCR vs Conventional vs Hard Money

Factor DSCR cash-out Conventional investment Hard money
Income basis Property rent Personal income, DTI Asset and exit plan
Entity vesting LLC possible Often individual Usually flexible
Purpose Long-term refinance Long-term refinance Short-term bridge
Documentation Lighter personal file Full personal file Property focused

Conventional cash-out can cost less on paper, but it turns on your tax returns and debt-to-income ratio, which is exactly where self-employed and heavily depreciated investors stall. Hard money is a bridge, not a permanent structure.

Where the Rules Break

A few named edge cases change the answer.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Unleased property. A rent survey may substitute for a lease, but acceptance varies by program.

Short-term rentals. The income basis and leverage differ from long-term rentals. Cash-out sits at 70%, and hosting history of about 12 months is expected.

Entity borrowers. An LLC borrower sits outside the consumer rules, subject to lender program eligibility. Lenders typically still want personal guarantees, which can bring other rules into play, as a Hunton law firm alert explains.

Equity lines and second liens. Those are a different structure from a first-lien cash-out refinance and are not covered here.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Pre-Application Checklist

Gather these before the file goes in.

  • Current lease, or the basis for a rent survey
  • Entity documents and operating agreement, if vesting in an LLC
  • Current insurance declaration with full coverage detail
  • Mortgage statement for the lien being paid off
  • Recent asset statements for reserves documentation
  • Government ID and a clean credit profile
  • Settlement statement or recording date proving seasoning on a recent purchase

Insurance quotes and entity documents are the quiet gaps. Both are easy to fix early and slow to fix late. The complete DSCR loans guide walks through the broader file.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning gross monthly rent divided by the full monthly obligation.

PITIA: Principal, interest, taxes, insurance, and HOA dues, the payment the rent must cover.

Seasoning: The ownership period, measured from title recording, before cash-out is available.

LTV: Loan-to-value, the new loan balance as a percentage of appraised value.

Reserves: Liquid assets held after closing, counted in months of PITIA.

Non-QM: A loan outside the qualified-mortgage safe harbor, which includes DSCR products.

Frequently Asked Questions

Do I need tax returns for a DSCR cash-out refinance?

Generally no. Qualification runs primarily on the property’s rental income covering the payment, subject to lender guidelines, so personal tax returns and W-2s are not the basis. The lender still reviews credit, assets, title, insurance, and the appraisal.

Is it truly a no-documentation loan?

No. Only the personal income calculation goes away. You still document the lease or rent estimate, entity papers, reserves, and the property itself.

Can I cash out right after buying a property?

Usually not. About 6 months of ownership from title recording is the common expectation across most of the network, and the settlement statement documents it.

How much can I pull out?

Cash-out tops out at 75% LTV on a standard rental, or 70% on short-term-rental collateral. The actual amount also depends on rent used for lender review, PITIA on the new loan, and reserves, so it is not a fixed figure. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What if my rent does not cover the payment at 1.00?

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. A smaller cash-out amount is often the simpler fix.
