Best DSCR HELOC Program for an Out-of-State Airbnb

Best DSCR HELOC Program for an Out-of-State Airbnb

The Quick Read: A DSCR HELOC fits an out-of-state Airbnb only when the property sits in a covered state, has a lease, and clears the coverage test on market rent instead of booking revenue; the right program depends on how the rental is run. This page walks through how the test works and where it breaks.

  • The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage, subject to underwriting.
  • The rent qualifies the line, not your personal income. That means no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
  • Rent is the lesser of the appraiser’s market rent or the lease. Airbnb booking revenue does not raise it.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, so the property’s location is the first filter.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit secured by a rental you keep. DSCR stands for debt service coverage ratio, which is the rent divided by the payment the lender tests. Lendmire is a mortgage broker, so it arranges these lines through select wholesale lenders in its network. It does not lend.

The line comes in two forms, both subject to underwriting:

  • Second lien. The line sits behind the first mortgage you already have. That mortgage stays exactly as it is.
  • First lien. The line sits in first position on a rental with no mortgage.

It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.

Your LLC can stay on title, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The people on the line do not have to be the people on the first mortgage.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. “Out-of-state” here means you live in one state and the rental sits in another. It does not mean living abroad.

How Underwriting Treats Your Rental, Step by Step

Underwriting follows a fixed order. Each step can end the file, so it helps to know them before you apply. Every figure below comes through select programs and is subject to underwriting.

1. Property screen. The rental must be a one-to-four-unit, non-owner-occupied property. Single-family homes, PUDs, townhomes, two-to-four-unit buildings, and warrantable and non-warrantable condominiums are eligible. Lots up to 10 acres are also eligible.

2. Rent. The program uses the lesser of the appraiser’s market rent or the lease. A lease in place is required. A lease above market counts only with three months of receipts. A two-to-four-unit property can have at most one vacant unit.

3. Coverage test. Gross monthly rent is divided by a stress payment. That payment is fully amortizing on the entire credit limit, at the start rate plus 2 percentage points. The minimum coverage is 1.10x.

4. Leverage. The first mortgage balance plus the new line is divided by value. The tier table below shows the ceilings.

5. Credit. The minimum score is 720 on a second lien and 700 on a first lien, based on the lender’s own credit report. The mortgage history must show no 30-day late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report. They can also use a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

7. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

No reserves and no cash to close are required, subject to underwriting. A single borrower can hold at most 5 loans or $2,500,000 with the program.

The Rent Question: Where Airbnb Income Fits

This is the step that decides most out-of-state Airbnb files. A DSCR HELOC reads long-term market rent, not nightly revenue.

The appraiser’s rent schedule is Form 1007 for a one-unit property. A two-to-four-unit property uses the 1025 income report instead. McKissock, an appraisal education provider, notes that the 1007 collects monthly rents from comparable rentals. It is not used to document short-term rates or business income. Class Valuation adds that appraisers handle short-term income in a separate narrative addendum.

Here is what that means for you. Your Airbnb may gross far more than a long-term tenant would pay. The line still is reviewed on the lesser of market rent or the lease. Strong reviews, high occupancy and good seasons do not lift the rent used for lender review. A booking history does not raise the appraised value either, because the real estate is valued against similar properties.

So run the coverage test on the long-term rent figure before you apply. If the number clears 1.10x there, the Airbnb upside is a bonus. If it only clears on booking revenue, this product is the wrong tool. A DSCR cash-out refinance through select programs may credit short-term income history instead. That is a different loan with different rules.

Why Out-of-State Is a Footprint Question

For most investors, owning a rental far from home does not break DSCR underwriting. The rent and the property are the test, so where you live does not change the math. What matters is where the property sits.

This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. If your rental is anywhere else, this line is not available for it.

Big banks are a different story. Many write rental lines only inside their branch footprint. Many exclude LLC vesting. Many lean on your personal income and debt-to-income ratio. A broker who shops several wholesale lenders can match your rental to a program that does not care where you live.

Two practical notes for remote owners:

  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • If an LLC holds title, ask your title company whether the entity needs to register in the property’s state before the file starts.

Leverage Tiers

Leverage depends on the lien position, your credit score and the line size. These are ceilings, never offers. Each applies to a non-owner-occupied rental and is subject to underwriting.

Structure Credit score Ceiling
Second lien, lines to $500,000 740 or better 70% CLTV
Second lien, lines to $500,000 720 to 739 70% CLTV
First lien, lines to $500,000 740 or better 75% LTV
First lien, lines to $500,000 700 to 739 70% LTV
First lien, lines above $500,000 to $1,000,000 720 or better 65% LTV

CLTV means combined loan-to-value: the first mortgage balance plus the new line, divided by value. Below 720 there is no second-lien option. Lines start at $50,000.

Two adjustments matter. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

Here is what that looks like. Say your first mortgage sits at 50% of value. A second-lien line could add up to 20 points of value at the 70% CLTV ceiling. If your first mortgage already sits at 65%, only 5 points remain. Smaller headroom may not justify the line.

Draw Rules and the Variable-Rate Reality

The draw period runs 5 years and is interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. So this is not a standby line that sits unused at no cost. Plan to use most of it on day one.

The Consumer Financial Protection Bureau explains that home equity lines usually carry variable rates, so payments can change from month to month. It also notes that payments are often significantly higher once repayment begins. Both points apply to a rental line. Your Airbnb’s income will not stay flat while the payment moves.

The rate and pricing terms come with the lender’s HELOC disclosures. Read them before you commit.

Where the General Rule Breaks

These named edge cases are where out-of-state Airbnb files most often hit a wall:

  • No lease in place. A lease is required. A property run only as a nightly rental, with no lease, does not fit this lane.
  • A young Airbnb. A recent purchase or refinance triggers the seasoning rule above. Booking history does not offset it.
  • Condotels. Condotels are not eligible. Many resort-area units are condotels, so check the building before you apply.
  • Rural and cabin properties. Rural-designated property, log homes, modular homes and hobby farms are not eligible. A mountain cabin can fail on any of them.
  • Row homes and leaseholds. Neither is eligible. Land trusts are also out.
  • Recent listing. A property listed for sale in the prior 2 months is not eligible.
  • Solar liens. A property with a solar lien is not eligible.
  • Mixed-use or age-restricted. Mixed-use property and age-restricted communities are not eligible.
  • Too many vacant units. A two-to-four-unit building with more than one vacant unit fails the rent test.

A Worked Example in Ratios

These numbers are modeled assumptions, not market data. Say a rental’s market rent covers the stress payment on the full credit limit at about 1.18x. That clears the 1.10x floor with some room.

Now suppose you ask for a bigger limit. The stress payment is built on the entire limit, not on what you draw. So coverage falls as the limit rises. A limit about 7% larger would pull that 1.18x down to roughly the 1.10x floor. A limit 10% larger would drop below it.

The practical takeaway: size the limit to the coverage test, not to your wish list. A smaller line on a thin-coverage rental is often the way to clear the test. The lender’s own calculation governs. This arithmetic is illustrative only.

Which Program Fits Which Investor?

No single program is best for every owner. The best program for your situation depends on the property type, credit profile, leverage need and how the rental is documented. The lenders that write this depend on those same facts.

Your situation Likely direction
Keep a good first mortgage, tap equity Second-lien DSCR HELOC
Rental owned free and clear First-lien DSCR HELOC
Coverage clears only on Airbnb revenue DSCR cash-out refinance through select programs
Want a fixed payment, not a variable one A closed-end loan or cash-out refinance
Strong personal income, in-footprint bank Bank line qualified on personal income

A cash-out refinance replaces your first mortgage. A DSCR HELOC leaves it alone. If your first mortgage is one you want to keep, that single fact often decides the structure.

A line also costs you flexibility if the property underperforms. Use it for a clear purpose with a clear payoff plan, such as a renovation that you will repay at a later refinance or sale. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What to Prepare as a Remote Owner

The file is lean, but it is still documented. Expect to provide:

  • the lease and recent rent receipts, or proof of the lease terms
  • entity documents, if an LLC holds title, with guarantor signatures
  • hazard insurance covering both liens, plus flood coverage where required
  • a credit report pulled by the lender
  • a contact who can give access for the property inspection report, such as a tenant or property manager

Key Terms Defined

DSCR (debt service coverage ratio): the rent divided by the payment the lender tests; this program needs at least 1.10x.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan that sits behind your first mortgage and is repaid second if the property is sold.

Draw period: the stretch when you can borrow from the line and pay interest on what you have drawn.

Seasoning: the waiting period between buying or refinancing a property and applying for this line.

Form 1007: the appraiser’s single-family rent schedule that sets market rent.

Stress payment: the higher test payment the lender uses to see if rent still covers the line.

Frequently Asked Questions

Can I use my Airbnb booking history to qualify?

Not for this line. The program uses the lesser of the appraiser’s market rent or the lease, and a lease in place is required. A booking history does not raise either number. If the rental only clears coverage on nightly revenue, a DSCR cash-out refinance through select programs is a better place to start.

Does it matter that I live in a different state from the rental?

Where you live does not change the coverage math, because the rent qualifies the line instead of your personal income. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, subject to underwriting.

Can my LLC hold title to the property?

Yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. The line is for investment property only.

How much can I borrow against the rental?

It depends on lien position, credit score and line size. A second lien reaches up to 70% CLTV at a 720 score or better on lines up to $500,000. A first lien reaches up to 75% LTV at 740 or better on lines up to $500,000. First-lien lines above $500,000 and up to $1,000,000 are capped at 65% LTV at 720 or better. All of this is subject to underwriting. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Is the payment fixed?

No. The rate is variable, so the payment can change. Interest-only payments on the drawn balance run for a 5-year draw period. Then a 25-year fully amortizing repayment period begins, and payments can rise at that point.

Strategy math (LTR / STR / BRRRR)

Compare how different rental strategies change the math on this property. The short-term row applies a 1.6× market premium to the long-term rent as a starting seed, so it reads higher than a calculator that opens at break-even coverage; adjust the calculator on this page to test your own numbers.

Strategy Gross / mo Cash flow / mo (gross less PITIA)
Long-term rental $2,242 +$1/mo
Short-term rental $3,587 +$1,346/mo
BRRRR (after refi) $2,242 +$1/mo
