Best DSCR HELOC Program to Buy an Airbnb Property

Best DSCR HELOC Program to Buy an Airbnb Property

The Quick Read: A DSCR HELOC cannot buy an Airbnb by itself, because it is a credit line on a rental you already own, qualified on that rental’s income. It supplies the down payment and closing cash, while a separate purchase loan buys the property, so the best program for your situation is the pairing where both files clear. The line terms below come from select programs in the wholesale network Lendmire works with, subject to underwriting.

  • The line is secured by a long-term rental you keep. It is never closed together with the purchase.
  • Rent qualifies the line at a minimum 1.10x coverage on a stress payment over the whole credit limit. Your personal income is not calculated.
  • A second lien tops out at 70% CLTV on lines up to $500,000. A first lien reaches 75% LTV at the top credit tier.
  • The purchase lender decides whether borrowed money counts toward your down payment. That varies by program.
  • Your real monthly cash flow has to carry both the new Airbnb payment and the line payment.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the monthly payment the lender tests. A 1.10x ratio means the rent is 110% of that payment.

HELOC (home equity line of credit): a revolving credit line secured by property you own. You draw what you need, up to a limit.

DSCR HELOC: market shorthand for a HELOC on a rental, qualified mainly on the rental’s income instead of yours. Confirm exactly which product a lender is offering.

Lien position: where a loan stands in line for repayment. A second lien sits behind your existing first mortgage. A first lien has no mortgage ahead of it.

LTV and CLTV: loan-to-value divides one loan by the property’s value. Combined loan-to-value (CLTV) adds the first mortgage and the new line together before dividing.

Seasoning: the waiting period a lender wants after you buy or refinance a property before it will lend against it.

Non-QM: a mortgage outside the standard consumer-loan box. Scotsman Guide describes DSCR loans as a non-QM investment-property product that looks mainly at whether the property can cover the payment.

What the Best DSCR HELOC Program to Buy an Airbnb Property Actually Means

The phrase bundles two separate loans. Keep them apart and most of the confusion disappears.

Product A is the line. It borrows against equity in a rental you already own. It produces cash.

Product B is the purchase loan. It finances the Airbnb itself, usually as a short-term-rental DSCR loan, and it often comes from a different lender. It has its own rules for leverage, credit, reserves and source of funds.

The line never closes together with the purchase. It is a standalone second lien behind a first mortgage you keep, or a standalone first lien on a rental with no mortgage. Either way, it is secured by a rental you owned before this deal.

So “best” is a fit question, not a brand question. Which lenders write this kind of line depends on your property, credit profile and leverage need. Four things have to line up:

1. The line is approved and funded before you go under contract.

2. The purchase lender accepts borrowed funds for the down payment.

3. The Airbnb’s income passes the purchase lender’s method.

4. Your real cash flow can carry both payments.

One note on scope. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the scenario to the program. It does not rank or recommend any single lender.

How Underwriting Treats the Line, Step by Step

Across the wholesale network, a DSCR HELOC on a rental follows the same basic path. Each step is a place a file can stall, so walk through them in order. The complete DSCR loans guide covers the broader loan family if you are new to the vocabulary.

Step 1: The collateral. The line sits on a non-owner-occupied rental with one to four units. Eligible types include single-family homes, townhomes, planned-unit developments, warrantable and non-warrantable condominiums, and lots up to 10 acres. It is never offered on your own home or a second home. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

Step 2: The rent. The lender uses the lesser of the appraiser’s market rent schedule or your lease. A lease above market counts only with three months of receipts. The appraiser’s schedule is Form 1007 for a single-family property, and Fannie Mae’s appraisal forms guidance lists Form 1025 for two-to-four-unit properties. Those forms are built around monthly lease comparables. Keep that in mind when we reach short-term rentals.

Step 3: The coverage test. Rent must reach at least 1.10x of a qualifying payment. That payment is a fully amortizing payment on the entire credit limit, tested at the start rate plus 2 percentage points. It is deliberately a stress payment. It is larger than what you pay in the interest-only years. On a second lien, the lender’s own coverage calculation governs how the first mortgage factors in.

Step 4: The credit and the leverage. A second lien needs a 720 score or better. A first lien needs 700 or better. The lender also looks for no 30-day mortgage late in the last 12 months. It wants 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required on the line.

Step 5: The valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

Step 6: Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Step 7: The draw rules. At least 80% of the line is drawn at closing, and never less than $50,000. Later draws are at least $5,000 each. The draw period runs 5 years, interest-only on the drawn balance. Then comes a 25-year fully amortizing repayment period, inside a 30-year maturity. The rate is variable.

That variable rate matters. Bankrate notes that on a variable-rate line the minimum payment can change from month to month. The rate and pricing terms come with the lender’s disclosures.

Second Lien or First Lien: The Two Structures

Which structure you get depends on whether the rental carries a mortgage today. The leverage ceilings differ, so label them carefully.

Second lien, behind a first mortgage you keep. On a non-owner-occupied rental, combined loan-to-value (CLTV) goes up to 70% at a 720 score or better. Lines run from $50,000 up to $500,000. There is no second-lien tier below 720. This works for the owner who has a good mortgage and wants to keep it. The first mortgage balance and the new line must together fit under 70% of value.

First lien, on a rental with no mortgage. On a paid-off rental, loan-to-value (LTV) reaches 75% at a 740 score or better. It is 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, cap at 65% LTV at a 720 score or better. Do not plan around a figure above those ceilings. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower. These figures are ceilings, never offers, and every file is underwritten individually.

Vesting is flexible, subject to lender program eligibility. The line can be written in your LLC. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers on the line need not match the borrowers on the first mortgage.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. At most 5 loans or $2,500,000 per borrower are allowed with the program.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

How the Purchase Loan Treats the Money

Once cash lands in your account, the purchase lender takes over. Its rules, not the line’s rules, decide what happens next.

Treat down payment, closing costs and reserves as three separate tests. Many programs accept borrowed funds for the first two. Many also want reserves from your own seasoned money. Others cap the borrowed share. The strictest overlays want part of the down payment unborrowed. Nothing here is universal, so ask the purchase lender in writing before you draw.

How the Airbnb’s income is established. Purchase lenders generally use one of three routes:

  • Trailing history. Twelve months of actual platform income, where the property has a record.
  • Third-party projection. A data provider forecasts address-specific revenue from comparable short-term rentals. Lenders usually trim that gross estimate before they run the ratio, and the trim varies by program.
  • Appraiser rent schedule. Built on long-term lease comparables, so a strong Airbnb can look weak on it.

The mismatch is real. Scotsman Guide reports that short-term rentals leased by the day or week may not appraise for the monthly income a positive ratio needs. Projections are estimates, not guarantees. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The ratio itself. DSCR on the purchase is income divided by the full property payment: principal, interest, taxes, insurance and any HOA dues. On most purchase files, the line payment sits outside that ratio. That is the trap. The payment is excluded from the test, but you still pay it every month.

A few programs will review a file below 1.00x with compensating assets, per Scotsman Guide. Expect lower leverage, different pricing or more cash down in return. Eligibility review depends on lender guidelines, credit, reserves and property review.

Where the General Rule Breaks

Most explainers stop at the structure. These are the edge cases that actually derail files.

The Airbnb is not the collateral at purchase. Because of the 6-month seasoning clocks, you cannot pull the line against the property you are about to buy. The collateral must be a rental you already own.

The collateral needs a lease. The line’s rent test reads a lease and the appraiser’s market rent. A property operated only on nightly bookings may not present the way that test expects. If your existing rental runs as an Airbnb, confirm with a broker before you build a plan around it.

Some property types are out entirely. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds and land trusts are not eligible on this program. So are age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use. A property listed for sale in the prior 2 months and a property with a solar lien are also out. Many vacation-market properties fall into those buckets, which is worth knowing before you count on that equity.

You may borrow more than you need. At least 80% of the line is drawn at closing, with a $50,000 floor. If your down payment need is small, you still draw at least that much and carry the interest. Later draws of $5,000 or more are available, but the opening draw is not optional.

The payment steps up. The first 5 years are interest-only on the drawn balance. Then the line amortizes over 25 years, so the payment jumps. Plan the exit before the draw period ends.

A new Airbnb has no history. Some programs underwrite a purchase on a trimmed projection. Others fall back to long-term rent from the appraiser’s schedule until history exists. The same property can clear on one program and fall short on another.

Near-full leverage is a real risk. If the line funds the whole down payment, you are close to fully leveraged on the new property. That can work with a repayment plan, such as a later refinance. It is a poor fit for an owner who wants a hands-off 30-year hold.

Which Structure Fits You?

Your situation Structure that usually fits
Rental with a mortgage you want to keep DSCR HELOC as a second lien
Rental with no mortgage DSCR HELOC as a first lien
Willing to replace the first mortgage for a lump sum DSCR cash-out refinance
Equity only in your own home Different product; this line is never offered on an owner-occupied home
No spare equity Purchase DSCR loan funded with your own cash

A conventional investment HELOC qualified on personal income follows that program’s own rules. A cash-out refinance follows its own rules too. Neither is this program.

How to Compare Programs

When a broker shops a scenario across several wholesale lenders, these are the criteria that separate programs:

  • Lien position offered (second lien, first lien or both).
  • Maximum CLTV or LTV for your credit tier.
  • Whether your property type and location are eligible.
  • Whether an LLC can hold title, subject to program terms.
  • Draw and repayment structure.
  • How much must be drawn at closing, and the size of later draws.
  • State availability and per-borrower exposure caps.
  • How the purchase lender treats the borrowed funds.

A program that looks strongest on leverage can lose on property eligibility. Compare the whole file, not one number.

Putting It in Order

Sequence matters more than anything else in this strategy. The usual order is:

1. Ask the purchase lender how it treats borrowed funds for down payment, closing costs and reserves.

2. Confirm your collateral rental meets the lease, property type and seasoning rules.

3. Open the line and draw before you make an offer, so the cash is documented.

4. Confirm the Airbnb is permitted at that address and can be insured for short-term rental use.

5. Keep your own seasoned cash for reserves.

6. Plan how you will retire or refinance the line before the interest-only years end.

Frequently Asked Questions

Can a DSCR HELOC pay for the whole Airbnb?

Rarely. A DSCR HELOC supplies cash, and a separate purchase loan closes the deal. Using the line for the entire price leaves you close to full leverage, and many purchase programs limit how much borrowed money they accept. Most investors use the line for the down payment and closing costs.

Can I use the new Airbnb as collateral for the line?

Not at purchase. A rental bought inside the last 6 months is not eligible, so the line must sit on a property you already own. Once the new property is seasoned, it could become collateral for a later line, subject to the lease and property rules.

Does the line payment lower my DSCR on the Airbnb?

On most purchase files it does not. The ratio tests the property’s income against its own payment. The line payment still comes out of your real cash flow, so the ratio can look healthy while your monthly budget is tight.

Can I hold the rental that secures the line in an LLC?

Yes, subject to lender program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. The purchase loan for the Airbnb has its own entity rules, so confirm that file separately.

Which program is best for me?

It depends on your credit tier, the collateral rental, how much equity you hold and how the purchase lender treats borrowed funds. A broker who shops several wholesale lenders can match your file to the program that clears both loans.

Strategy math (LTR / STR / BRRRR)

Compare how different rental strategies change the math on this property. The short-term row applies a 1.6× market premium to the long-term rent as a starting seed, so it reads higher than a calculator that opens at break-even coverage; adjust the calculator on this page to test your own numbers.

Strategy Gross / mo Cash flow / mo (gross less PITIA)
Long-term rental $2,242 +$1/mo
Short-term rental $3,587 +$1,346/mo
BRRRR (after refi) $2,242 +$1/mo
