Best DSCR HELOC Program When Rent Comes From Airbnb

Best DSCR HELOC Program When Rent Comes From Airbnb

The Quick Read: The right DSCR HELOC for an Airbnb is the one whose rent test matches how the property’s income is documented: this line reads a lease or the appraiser’s market rent schedule, not nightly bookings, and must clear 1.10x coverage on a stressed payment over the full credit limit. Nightly revenue on its own does not set the rent used for lender review. A pure Airbnb with no lease therefore often points to a different structure. Here is what matters most:

  • Structure: a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. An LLC can hold title through select programs, subject to underwriting.
  • Leverage: up to 70% combined loan-to-value (CLTV) on a second-lien line against an investment property at a 720 score or better. A first lien reaches 75% loan-to-value (LTV) at 740 or better on lines to $500,000.
  • Rent test: a lease must be in place. Rent used for lender review is the lesser of the lease or the appraiser’s Form 1007 market rent.
  • Where it breaks: condotels, rural property, row homes and leaseholds are outside the program, and many vacation units fall into those buckets.
  • Footprint: offered through select programs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

How Does a DSCR HELOC Read Airbnb Income?

A DSCR HELOC does not count Airbnb bookings as the rent used for lender review. Across Lendmire’s wholesale network, this line is qualified on the rent from a lease, capped by the appraiser’s market rent. The platform dashboard is supporting evidence at best.

Here is the step-by-step logic:

1. Pick the structure. The line is a revolving second lien behind your kept first mortgage, or a first lien on a paid-off rental. It is never closed with a purchase and never sits in third position.

2. Establish the rent. A lease must be in place. Rent is the lesser of the lease or the Form 1007 market rent. A lease above market can count only when three months of receipts back it up. On a two-to-four-unit property, at most one unit may be vacant.

3. Test coverage. Gross monthly rent is divided by a stressed, fully amortizing payment on the entire credit limit, not the drawn balance. The minimum is 1.10x. The lender’s own calculation governs, and a second lien’s coverage formula is the lender’s to define.

4. Value the property. Lines to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted. The valuation prices the property from comparable sales and gives no credit for booking revenue.

5. Check the borrower and the property. Credit, mortgage history, citizenship status and property type all have to fit, subject to underwriting.

Why the full-limit test matters: a revolving line is tested as if you had drawn all of it. A modest first draw does not shrink the coverage test. An investor planning to draw only part of a large line still has to clear the ratio on the whole limit.

The stress also explains why many Airbnbs sit awkwardly with this product. Nightly revenue can look strong on a dashboard while the lease-based rent, or the 1007 figure, comes in lower. Since the lesser figure controls, strong bookings do not lift the ratio.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. This program asks for at least 1.10x.

Stress payment: a fully amortizing payment on the entire credit limit, used only to test coverage. It is not the payment you will owe on day one.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.

Form 1007: the appraiser’s single-family rent schedule, which gives a market rent estimate for the property.

Draw period: the first 5 years, during which you pay interest only on what you have drawn. A 25-year repayment period follows, for a 30-year maturity.

Seasoning: how long you have held title or owned the loan on a property before the lender will lend against it.

Which Airbnb Situations Fit a DSCR HELOC?

Fit depends on whether a lease exists at a rent that clears 1.10x on the full limit. Nightly-only hosts with no lease usually need another structure. A paid-off furnished rental on a lease can fit well.

Airbnb situation HELOC fit? What to document
Nightly-only, no lease Usually not Consider a DSCR cash-out with STR income
Furnished unit on a lease Possible Lease, 1007 rent, receipts
Newly converted listing Depends on lease Lease at market rent
Seasoned listing with a lease Possible Lease, deposit history
LLC-held rental Possible, select programs Operating agreement, guarantor signatures
Paid-off rental First lien possible Title, valuation, lease

Whether a particular furnished or medium-stay arrangement counts as a lease for this program is the lender’s call. Ask before you assume.

A Worked Example in Ratios

These numbers are illustrative modeled assumptions. The lender’s own calculation governs.

Picture an investor with a duplex held in an LLC, with both units leased, at a modeled 1.25x against the full-limit stress payment. That clears the 1.10x minimum with room to spare. Now add the leverage test. Say the first mortgage sits at 50% of the appraised value and the investor wants a line equal to 20% of value. That is 70% CLTV, right at the second-lien ceiling for a 720 score or better. Anything more fails. Drawing less than the full line does not change the coverage test, which still runs on the whole limit.

Now flip it. Suppose the same duplex shows strong Airbnb bookings but only one lease, and the market rent from the appraiser comes in lower than the bookings suggest. The lesser figure controls. Coverage can land near 1.0x or below, and the line does not fit as structured. At that point the options are a smaller line, a different property, or a DSCR cash-out refinance with a program that counts short-term-rental history. Whether any of those qualifies is subject to lender guidelines, credit approval and property review.

One seasonality caution. Qualification runs on lease rent, so seasonal swings do not move the coverage test. They do move your cash flow. The line is a variable-rate loan, and after 5 interest-only years the payment steps up as the 25-year repayment period begins. A host who relies on peak-season bookings to carry the line should stress-test the slow months before drawing.

DSCR HELOC, DSCR Cash-Out, or Bank HELOC?

A DSCR HELOC suits smaller, flexible needs while keeping your first mortgage in place. A DSCR cash-out suits larger amounts and the one-lien structure. A bank HELOC underwrites you, not the property.

Factor DSCR HELOC DSCR cash-out Bank HELOC (personal income)
First mortgage Stays in place Replaced Stays in place
Qualified on Lease or 1007 rent Program-dependent, may count STR Your income and returns
LLC title Select programs Program-dependent Often individual or trust
Airbnb income Not counted directly May count in select programs Through tax returns only

For a closer comparison, Lendmire’s DSCR HELOC vs. DSCR cash-out refinance when rent comes from Airbnb walks through when each structure wins.

A thin personal income file or heavy rental write-offs usually weaken a bank HELOC. A property-level test can pass the same file, subject to underwriting.

What Makes a Program the Right Fit for Your Situation?

The best program for your situation is the one whose rent method matches your documentation. Matching beats shopping on headline terms. Across Lendmire’s network, a handful of variables decide the fit:

  • Lien position. A second lien keeps your first mortgage. A first lien needs a rental with no mortgage and starts at a 700 score.
  • Credit tier. A second lien needs 720. A first lien at 740 or better reaches 75% LTV, while 700 to 739 caps at 70% LTV on lines to $500,000.
  • Line size. Lines run from $50,000 up to $500,000 on a second lien. First-lien lines above $500,000, to $1,000,000, carry a 65% LTV ceiling.
  • Rent documentation. A lease at market is the cleanest path.
  • Property type. Warrantable and non-warrantable condominiums, townhomes, PUDs, single-family and two-to-four units are eligible. Condotels and row homes are not.
  • Use of funds. A line used for a down payment or renovation is reviewed like any other debt by the next lender. Tax treatment varies; consult a qualified professional. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A broker that shops several wholesale lenders can compare these cells against your file. Each lender’s terms for this product depend on the property, the credit profile, and the leverage you need. Those lenders may differ on overlays, so a file that misses one cell can fit another, subject to underwriting.

Where the General Rule Breaks

Three edge cases decide most Airbnb files.

The lease requirement. A pure Airbnb has no lease. That is the single biggest mismatch with this product, and it is why a host sometimes needs a closed-end loan that accepts platform history.

Diligence filings from securitizations show how reviewers treat these files. In one, a guideline asked for either the appraiser’s reported short-term rent or actual 12-month Airbnb or Vrbo history, and a loan was flagged for insufficient documentation (SEC EDGAR diligence exhibit). In another, short-term income was ineligible on a refinance, so the loan fell back to current long-term rent and coverage dropped below 1.0 (SEC EDGAR refinance exhibit). These are other issuers’ guidelines, not this program’s. They show that the documented income method decides the outcome, not the listing itself.

Property type. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use property, and anything listed for sale in the prior 2 months fall outside the lane. So does a property with a solar lien. Resort condos and condotels are common among Airbnbs, so check this first.

Seasoning and borrower rules. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Mortgage history needs no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. Citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not. Exposure is capped at 5 loans or $2,500,000 per borrower. A declining-market flag can lower the ceiling by 5 points.

The standard of proof is easy to underestimate. This product skips traditional personal-income documentation, W-2s and a personal income calculation, but the file is still documented: lease, credit report, valuation, and lender worksheet.

What to Prepare Before You Apply

Start with the documents the program reads, then add the supporting records that clear questions early.

  • The executed lease and proof of receipts, including three months of receipts if the lease runs above market
  • Your LLC’s operating agreement and guarantor details if the property is entity-held
  • Your first mortgage statement, if you are applying for a second lien
  • Hazard insurance (it covers both liens) and flood coverage where required
  • A clear read on whether the property falls into an excluded type

Platform earnings exports and bank statements that reconcile payouts to deposits are not what sets the rent used for program review here. They still help a lender understand the property, and they matter if you end up on a cash-out with a short-term income method.

Overstated income is a common reason files stall, and a rent figure the lender cannot support from a lease or the 1007 is the quickest way to land there.

Frequently Asked Questions

Does nightly Airbnb income count toward a DSCR HELOC?

Not as the rent used for eligibility review. The line is qualified on the lesser of the lease or the appraiser’s Form 1007 market rent, and a lease must be in place. Booking history is supporting context, not the number the coverage test uses. A property run only on nightly stays usually fits a different structure better.

Can my LLC hold title on a DSCR HELOC?

Yes, through select programs, on investment property only and subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line also do not need to match those on the first mortgage.

What if my Airbnb listing is new?

A new listing’s hurdle is the lease, not the platform history. Qualification runs on lease rent and the 1007 figure, so a lease at market rent can carry a newly converted property. Without a lease, the line is generally not available. A cash-out program that accepts a projection or a short history may fit better.

Should I choose a DSCR HELOC or a cash-out refinance for an Airbnb?

A HELOC fits when you want to keep your first mortgage and draw in stages. A cash-out fits when you need a larger lump sum or when the first mortgage should be replaced. The Airbnb question also matters. If nightly income is the main evidence, a cash-out program with a short-term-rental method may suit it better.

Do I need reserves or cash to close?

No reserves and no cash to close are required on this program, subject to underwriting. At least 80% of the line is drawn at closing, never less than $50,000. Later draws are at least $5,000 each.
