Best DSCR HELOC

Best DSCR HELOC

The Quick Read: A DSCR HELOC is a loose label, not one standardized loan, so the best one is the structure that fits your title, your existing first mortgage, and how much cash you need. On Lendmire’s network, a true equity line on an investment property is underwritten to you, not just the rent, and tops out at 70% CLTV and $500,000.

  • A DSCR HELOC can mean a cash-out refinance, a closed-end second mortgage, a true revolving line, or a borrower-underwritten equity line.
  • Investment-property lines on the network require a 700 credit score and cap at 70% CLTV, with a $500,000 maximum line.
  • LLCs cannot hold title on these lines. A property already in an LLC needs a vesting change or a DSCR cash-out refinance.
  • Clearing 1.00 coverage is not the same as positive cash flow.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR loan footprint. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Search “investment property HELOC” and you get a pile of pages that all sound alike. They describe very different loans. Lendmire is a broker, so it sees many lenders’ guidelines side by side, and the first lesson is that the phrase means different things depending on who is selling.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

This guide walks through what the term covers, how underwriting treats each version, where the rules break, and how to decide. For the broader picture of how investor loans work, see the complete DSCR loans guide.

What Does “DSCR HELOC” Actually Mean?

It is a search phrase. Borrowers use it for at least four different structures, and lenders use it for even more. Before you compare anything, work out which of these you are being offered.

1. A first-lien DSCR cash-out refinance. It replaces your existing mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

2. A closed-end second lien. You get a lump sum, the first mortgage stays put, and the second amortizes from day one. You cannot draw on it again.

3. A true open-end line. You borrow, repay, and borrow again during a draw period.

4. A borrower-underwritten investment-property equity line. The lender reads your credit and debt-to-income ratio, or your bank statements. Borrowers still call it a “DSCR HELOC,” though the rent is not the main test.

The fourth one is the version Lendmire’s network places most often as a true line on rentals. It is worth being direct about that. If a page promises a revolving line that ignores your personal file entirely, ask which of the four it really is.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment, which includes principal, interest, taxes, insurance, and any HOA dues.

HELOC: a revolving line of credit secured by property equity. The CFPB describes it as an open-end line that lets you borrow repeatedly against equity, with a draw period that can last 10 years, for example.

CLTV (combined loan-to-value): all loans on the property added together, divided by its value.

Draw period: the stretch when you can borrow from the line, usually paying interest only.

Repayment period: the stretch after the draw period when the balance amortizes and you can no longer borrow.

Lien position: whether the loan sits first or second in line to be repaid if the property is sold or foreclosed.

Vesting: how title is held, such as in your own name, in a revocable living trust, or in an LLC.

How Underwriting Treats Each Structure, Step by Step

Underwriting changes with the structure you pick. Here is the sequence on a typical file.

Step 1: Pick the structure. A first-lien cash-out replaces your current mortgage. A second lien or line leaves it in place. That choice drives almost everything after it.

Step 2: Set the limit. The general method is simple. A lender takes a percentage of the property’s value and subtracts what you already owe. The CFPB’s HELOC booklet uses 75% as an illustration of that math. On Lendmire’s network, an investment-property line reaches 70% CLTV, and that is the ceiling at both the 700 and the 720-plus credit tiers. Credit above 700 buys eligibility, not extra leverage.

Step 3: Pick the lens. A borrower-underwritten line looks at credit, equity, income or bank-statement deposits, and debt-to-income. The network’s debt-to-income limit is generally 50%, and 45% for lower credit tiers. A DSCR-style loan compares rent to the full payment instead.

Step 4: Value the property. An investment line caps at $500,000, and full appraisals begin only above $500,000. So an investment line sits in the automated-valuation lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal.

Step 5: Check the borrower file. Credit reports run no more than 90 days old at closing, and the score model keys to the primary wage earner. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four.

Step 6: Set the draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats the whole way and never converts to fixed. After closing, the minimum additional draw is typically $1,000, though Texas sets it higher.

How Does a Line Differ From a DSCR Loan?

The sharpest difference is who gets read. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A true equity line on Lendmire’s network reads you.

Factor DSCR cash-out refinance Investment equity line
Lien position First, replaces your mortgage First or second
Underwritten to Mainly the property’s rent The borrower’s credit and DTI
Title LLC allowed, per program terms Individual or revocable trust only
Max leverage About 75% LTV, standard rentals 70% CLTV on investment
Size Up to $3,000,000 on standard programs Up to $500,000 on investment
Rate behavior Fixed spine, other terms exist Floats, never converts to fixed

On a DSCR cash-out refinance, most files carry about six months of seasoning, and reserves commonly run around six months of PITIA. PITIA is principal, interest, taxes, insurance, and association dues. Reserves vary by lender, leverage, loan size, and transaction type.

Title Is the First Filter

Title decides whether a line is even on the table. On Lendmire’s network, a line must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan, which can close in an LLC, subject to program terms. Many investors hold rentals in entities for liability reasons. If yours is deeded to one, you have two options: change the vesting, or use a DSCR cash-out refinance instead. Changing title has its own consequences for liability and for any existing loan, so weigh it before you retitle just to chase a line.

Why does an LLC rule exist at all? The business-purpose label matters here. Under federal rules for credit extended to non-natural persons or for business purposes, many investor loans sit outside consumer mortgage rules. That exemption turns on the primary purpose of the credit, not on the property label. Business-purpose does not mean no review.

Property Types and Exposure Limits

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural-zoned property. Barndominiums are not offered either.

A borrower can hold up to three lines. Total exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Anyone with more than 15 financed properties is not eligible. Both are wholesale programs Lendmire places files with, and figures apply only within each program’s own terms.

Availability is also narrower here. These lines are offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. The company’s DSCR loan footprint, 40 states plus Washington, D.C., is wider.

Where the General Rule Breaks

The headline rules have exceptions. These are the ones that trip investors up.

Most large retail lenders skip investment-property lines. Many depository institutions limit HELOCs to primary residences, so investors often get steered toward cash-out refinances. That is why the broker channel matters, since a wholesale network can reach lenders who do place these lines on rentals.

Credit tiers differ by occupancy. The network’s 90% CLTV ceiling applies only to primary residences and second homes, and only at a 720-or-better credit profile. On an investment property, 70% CLTV is the ceiling. No tier sits above it. Market surveys of equity lines report higher figures, but those describe the wider market, not this network.

Big lines are for primary residences. A line above $500,000 is primary-residence only. It requires at least a 700 credit profile (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.

Texas has its own rules. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. The waiting period, one-lien-at-a-time rule, and seasoning apply to primary residences only. Texas investment properties are eligible as non-homestead transactions. Properties there are limited to 10 acres.

A listed property is out. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Rental restrictions can hide in the note. A reprint of the CFPB’s booklet warns that renting out your home may be prohibited under the terms of the line. Read that clause on any line you did not set up as an investment product.

Lenders can freeze a line. A credit-union reprint of the same CFPB material notes that lenders may freeze or reduce a line if the home’s value falls or your finances worsen. A line is not a guaranteed pool of cash.

A prepayment penalty can sit on your first mortgage. If a DSCR loan already sits on the property, paying it off early to do a cash-out refinance may trigger a penalty. Check before you restructure.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

DSCR Math: What It Does and Doesn’t Prove

Coverage is rent divided by the full monthly housing payment. If rent exactly equals that payment, you are at 1.00x. Rent that is 20% higher than the payment is roughly 1.2x.

On a cash-out refinance, 1.00 is where many select programs start. Stronger ratios can open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

Here is the catch: clearing 1.00 is not positive cash flow. DSCR counts rent against the housing payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A property at 1.1x can still lose money in a month with a roof repair and an empty unit.

The line payment matters too. A closed-end second amortizes from day one, so it adds a full payment to your combined obligation. An interest-only line behaves differently in the calculation. Floating pricing adds a risk fixed loans do not carry, so stress-test the combined payment before you commit. The CFPB booklet also notes that lenders look at your ability to repay, using income, debts, and credit history.

A larger down payment on a purchase lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Line, Second Lien, or Cash-Out: How to Choose

Run your situation against these rows.

Your situation Start with
Low first mortgage you want to keep A line or second lien
Property titled in an LLC DSCR cash-out refinance
Need above $500,000 on a rental DSCR cash-out refinance
Want repeated access between deals A true open-end line
One-time lump sum, predictable payment Closed-end second or cash-out
Credit below 700 DSCR cash-out refinance
Self-employed with thin tax-return income Bank-statement line or DSCR loan

Keeping a low first mortgage. A second preserves the note you have. A cash-out refinance replaces it and resets the terms on the whole balance. Blending a low first with a more expensive second can cost more than one new loan, depending on pricing and how long you hold. The stronger play is often whichever structure costs less over your real hold period, which is a genuine toss-up on many files.

Funding the next deal. A revolving line can sit ready between purchases. Investors also use it for a down payment or rehab money. On the DSCR purchase side, most files land at 75% to 80% LTV, and select programs reach 85% LTV at roughly a 700-plus score. Short-term rentals run lower. Purchases reach 75% LTV, cash-out and refinances run around 70%, and files usually need a 640-plus score and about 12 months of hosting history.

Pairing the two. An open-end second secured by portfolio equity can provide capital-expense liquidity without touching long-term DSCR debt. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What “Best” Should Mean

Skip any ranking that names a winner without naming criteria. Use these instead.

  • Does the lender read the property or you? Ask directly. It decides whether your personal file matters.
  • Is your title eligible? If an LLC holds the property, lines are off the table on this network.
  • What is the combined leverage? Your first mortgage plus the new line must fit under the ceiling.
  • How does pricing behave? Floating pricing across draw and repayment is a risk. Ask what the payment looks like when the draw period ends.
  • What does the draw require at closing? At least 75% of the line is drawn on day one here, so you start paying interest on most of it.
  • Are there prepayment or freeze terms? Read the note.

Who Should Skip a Line

Skip it if your credit sits below 700 and you want an investment-property line, since 700 is a hard floor with no tier beneath it. Skip it if your property sits in an LLC and you do not want to retitle. Skip it if you need more than $500,000 against a rental. Skip it if floating pricing would stress your cash flow. And skip it if you plan to use the funds partly for personal spending, since the business-purpose treatment depends on the primary purpose of the credit.

Tax treatment varies by how the funds are used and how the property is held; consult a qualified tax professional.

Documents and Next Steps

Expect to gather ID, a credit authorization, proof of ownership and title vesting, current mortgage statements, insurance, and bank statements or income documents under the applicable program. Rent evidence, such as a lease, applies to DSCR-qualified structures. Entity papers apply if an LLC is involved, subject to program terms. Valuation is usually automated for lines of $500,000 or less.

Frequently Asked Questions

Is a DSCR HELOC a real, standard product?

No. It is a label that covers a cash-out refinance, a closed-end second, a true line, and a borrower-underwritten line. Ask the lender which one you are being quoted, who gets underwritten, and what lien position it takes.

Can I get one if my rental is in an LLC?

Not on Lendmire’s network. A line must be held by you or a revocable living trust. An LLC-owned property needs a vesting change or a DSCR cash-out refinance, which can close in an entity subject to program terms.

How much can I borrow against a rental?

On an investment property, the network ceiling is 70% CLTV, and lines run from $25,000 up to $500,000 (the minimum is $10,000 in Michigan). The 700 and 720-plus credit tiers share the same ceiling. Your existing first mortgage counts against that combined number.

Does clearing 1.00 coverage mean the property cash flows?

No. Coverage compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, so run those separately.

Is a HELOC cheaper than a cash-out refinance?

It depends on your first mortgage, how the line’s floating pricing behaves, and how long you hold. Keeping a low first mortgage favors a line. A higher first mortgage often favors a single new loan.
