Best HELOC Program While Living on a Severance Package

Best HELOC Program While Living on a Severance Package

The Quick Read: A severance package is a weak basis for a home equity line, because the lines Lendmire places are tested on documented income and debt-to-income, and a one-time payment with an end date earns little credit from most lenders, even when the equity behind it is large. The best program for your situation depends on what income you can document and how the property is titled. For rentals held in an entity, a rent-based DSCR cash-out refinance is usually the better fit.

  • Severance is a one-time payment with an end date, so lenders tend to discount it.
  • On an investment property, the network’s HELOC tops out at 70% CLTV, with a 700 minimum credit score.
  • On a primary residence or second home, the ceiling reaches 90% CLTV only at a 720-or-better credit profile.
  • LLC-owned rentals cannot hold title on these lines. A DSCR cash-out is the usual route for them.
  • Apply while income still shows on pay stubs. An existing line can be frozen after a layoff.

Does Severance Count as Income on a HELOC?

Usually not much. Severance has a start date and an end date. A HELOC is a long-term obligation with a draw period and a repayment period, so lenders look for income that will still be there when the payments start.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A Benzinga report on Yahoo Finance describes a homeowner with a paid-off house and roughly $400,000 of equity who was turned down for a line after taking a buyout. The reason was no ongoing, verifiable income. Equity did not fix that. It is one case, not a rule, but it shows the logic most lenders follow.

Lenders in the wholesale network are not uniform. Some give a lump sum partial credit when it is well documented and paired with other income. Others give it none. Which one reads your file is a matching question. That is what a broker that shops several wholesale lenders does, and it is why no single lender or program is the best answer for everyone on severance.

How the Underwriting Actually Runs, Step by Step

The network’s HELOC files move through the same checks in the same order. Severance matters at step two.

1. Credit. The lender pulls a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed. The program floor is 600, but occupancy raises it, as the table below shows.

2. Income and DTI. The maximum debt-to-income ratio is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% requires a 680 minimum. The payment used in the test is the interest-only payment on the maximum draw, not the amount you plan to take. This is where a time-limited severance payment struggles.

3. Collateral. The lender sets the maximum combined loan-to-value (CLTV) by credit tier and occupancy. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can always request a full appraisal.

4. Title and vesting. Title must sit with an individual borrower or a revocable living trust. This step removes many rental files from the HELOC path.

5. Structure. The lender sets the draw and repayment terms. At least 75% of the line is drawn at closing, so interest starts running on most of the balance right away. Pricing floats through both the draw and repayment periods and never converts to fixed.

What the Network’s HELOC Allows, by Occupancy

The ceiling depends on how the property is used. Do not read one number across all three. Every figure below is a guideline range from select wholesale lenders and is subject to full file review. It is not a commitment to lend.

Occupancy Max CLTV Min credit Max line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Lower credit tiers step down. On a primary residence, a 700+ profile reaches 85% CLTV on lines up to $500,000, and a 640+ profile reaches 80%. On an investment property, 700+ and 720+ both land at 70% CLTV.

Structures and Variations

Lendmire arranges these lines through two wholesale programs. One is built for higher leverage. The other is a longer-runway program with a 5-year interest-only draw. Where they differ, each figure applies only within its own program.

  • Draw structures. Primary residences and second homes can use a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year/25-year structure only.
  • Line size. Lines run from $25,000 to $750,000. A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
  • Position. The line can sit in first or second lien position, standalone.
  • Subsequent draws. After closing, the longer-runway program sets a $1,000 minimum draw.
  • Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal.

Key Terms Defined

HELOC: An open-end line secured by your home that you can borrow against repeatedly, with a draw period followed by a repayment period, as the CFPB’s plain-language HELOC explainer describes.

CLTV: Combined loan-to-value, which is all liens on the property added together, divided by its value.

DTI: Debt-to-income, the share of your documented monthly income that goes to debt payments.

Draw period: The stretch when you can borrow from the line, usually paying interest only.

DSCR: Debt service coverage ratio, monthly rent divided by the full monthly property payment (principal, interest, taxes, insurance, and any HOA dues).

Vesting: The legal name holding title to the property, such as an individual, a revocable trust, or an LLC.

Where the Rule Breaks: Edge Cases

An existing line after a layoff. A line you already hold is not a safe reserve. Under the federal rule on home equity plans, a creditor may freeze advances or cut the limit when a material change in your finances leads it to reasonably believe you cannot repay. A significant income drop can qualify, even if you are current. The same page says the suspension lasts only while that circumstance exists. A line is a credit tool, not an asset.

An LLC-owned rental. This is the sharpest structural line between a HELOC and a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A rental already deeded to an entity needs a vesting change or a DSCR cash-out instead. Moving title can create its own lender and insurance issues, so check before you deed anything.

Listed or recently listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Geography. Lendmire’s HELOC availability covers its 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Co-borrower income. A working spouse who is on the loan can carry the ratio when the documented income supports it, subject to lender guidelines. The score still keys to the primary wage earner. If the person on severance is that earner, the credit tier matters.

The name problem. “DSCR HELOC” is a market label, not a standard product. It can mean a first-lien cash-out, a closed-end second, or a line qualified on personal income. Ask what the underwriting basis actually is. On this network, the HELOC is a DTI-tested product. The rent-tested product is the DSCR cash-out.

When a DSCR Cash-Out Is the Better Route

For a rental property, especially one in an LLC, a DSCR cash-out refinance often fits a severance period better. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your paycheck is not the test.

Here is how a DSCR cash-out looks across the network, as typical ranges:

  • Leverage. Cash-out tops out around 75% LTV on most files, with about 6 months of seasoning as the common expectation after a purchase.
  • Coverage. A 1.00 ratio is where select programs start, not a universal standard. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit. A 620 floor exists in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage tiers.
  • Loan size. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Reserves. These vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

One caution. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. NerdWallet’s guide to investment-property equity notes that investor-focused second mortgages qualify on rental income rather than personal income, and that a cash-out refinance on a rental is usually capped at 70-75%. Those are market-wide figures. The network’s figures are the ones above.

Lendmire’s complete DSCR loans guide covers the full qualification model. The rent-based path for people on severance has its own write-up in how to qualify for a DSCR HELOC while living on a severance package.

What the Decision Looks Like in Practice

Match the product to the paperwork. Three common profiles:

Picture an investor on severance with a rental titled personally and a 700+ score. An investment-property line is possible. The weak point is DTI. With severance discounted and the payment calculated on the maximum draw, the ratio can fail even with plenty of equity. A DSCR cash-out removes that test.

Say you own a primary residence with 720+ credit and a spouse still working. This is the profile where a primary-residence line works best. The ceiling reaches 90% CLTV at 720+, and the spouse’s documented income can support the ratio. The severance becomes a cushion, not the qualifying income.

Consider a rental held in an LLC with a lease in place and rent that clears the payment. The HELOC route is closed because of vesting. A DSCR cash-out is the practical path, with the 6-month seasoning check and reserves documentation as the places files stall.

Documents to have ready:

  • The separation letter showing the amount and the end date
  • Recent pay history and any offer letter
  • The first-mortgage statement
  • Title or vesting documents
  • For a rental: the lease or rent schedule

Common mistakes:

  • Applying after the last paycheck, when pay stubs no longer show income.
  • Treating a line as an emergency reserve. It can be frozen, and a balance counts as debt.
  • Ignoring vacancy. The line payment does not pause when rent stops, so model a few months without rent before drawing.
  • Pulling the maximum draw. At least 75% of the line is drawn at closing, so size the line to what you need.
  • Letting payments slip during the layoff. A missed payment damages the score that every tier depends on.

Frequently Asked Questions

Does severance count as income for a HELOC?

Sometimes partially, and often not at all. It is a one-time payment with an end date, and lenders want income that will continue through repayment. Documented ongoing income, such as a spouse’s wages or retirement draws, carries more weight. Treatment varies by lender, which is why shopping several wholesale lenders matters.

Can I get a line on a rental property while on severance?

Possibly, if the property is titled to you personally or to a revocable trust. The network’s investment-property line requires a 700 credit score and runs a 5-year draw with a 25-year repayment. The DTI test still applies. If it fails, a DSCR cash-out is reviewed on rent instead. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Can a lender freeze my line after I lose my job?

Yes, in some circumstances. A material change in your finances can justify a freeze or a lower limit, even when you are current. The suspension lasts only while the circumstance exists. Do not count an open line as your emergency fund.

Can an LLC-owned rental get a HELOC?

No, not on this network. Title must sit with an individual or a revocable living trust. An LLC-owned rental needs a vesting change or a DSCR cash-out refinance.

When should I apply?

Before income stops, while pay stubs and employment verification still work. The line stays available after, subject to the freeze risk above. Applying late narrows your options to rent-based paths.
