The Quick Read: No HELOC program is interest-only for a full thirty years. The “30 years” in these products is the total maturity: an interest-only draw period followed by a fully amortizing repayment period. Through Lendmire’s wholesale network, the longest runway on an investment property is a 5-year interest-only draw followed by a 25-year repayment.
- The thirty-year figure is draw plus repayment, never thirty years of interest-only payments.
- Investment-property lines run one structure only: a 5-year draw and a 25-year repayment.
- Lines are written in the borrower’s own name or a revocable trust. LLC title is not accepted.
- Pricing floats during the draw and the repayment period. It never converts to fixed.
- Whether a line fits depends on the property, equity, credit profile, and combined leverage.
Search for a thirty-year interest-only line and you will find pages that blur term and interest-only length. That gap is where files go wrong. The investor expects a low payment for three decades, and the line delivers a low payment for five years. This piece lays out how the structure works, how a file is reviewed, and where the exceptions sit.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Does “Thirty-Year Interest-Only” Actually Mean?
It means a thirty-year maturity with an interest-only window inside it. A HELOC is an open-end line of credit that lets you borrow repeatedly against home equity. The Consumer Financial Protection Bureau explains that you can spend up to your limit during the draw period, then enter a repayment period in which you can no longer borrow. Payments are often significantly higher in repayment.
So a thirty-year line is two phases that add up. Five years of draw plus twenty-five years of repayment equals thirty. Ten plus twenty equals thirty. Neither is thirty years of interest-only.
The label also gets mixed up with DSCR loans. A DSCR loan is a closed-end first mortgage. It can carry a 30-year term with an interest-only window, but it is not a revolving line. Lendmire’s complete DSCR loans guide covers that product. A HELOC is a different tool: it sits beside your existing mortgage or replaces nothing, and it is reviewed on the borrower’s file.
The Two Phases, Side by Side
The phases behave differently on every point that matters to an investor.
| Factor | Draw phase | Repayment phase |
|---|---|---|
| Length (investment line) | 5 years | 25 years |
| New borrowing | Allowed | Not allowed |
| Payment type | Interest-only | Principal and interest |
| Pricing | Floats | Floats |
| Payment trend | Moves with balance and pricing | Steps up at conversion |
Because pricing floats, even an interest-only payment is not fixed. Bankrate’s HELOC calculator page notes that payments rise as you draw more and rise again when repayment begins. On the network’s lines, pricing floats through both phases and never converts to fixed.
Is Every HELOC Interest-Only During the Draw?
No. Interest-only is a plan feature, not a universal rule. Some plans set a minimum payment that includes principal during the draw. Read the agreement before assuming anything.
On Lendmire’s network, both draw structures are interest-only during the draw. The difference is the runway. Primary residences and second homes can choose a 3-year draw with 17-year repayment, or a 5-year draw with 25-year repayment. Investment lines run the 5-year/25-year structure only. Tennessee shortens both structures.
Interest-Only for the Full Term: Does It Exist?
Some products described online are interest-only for the whole term and end in a balloon. That means a large lump sum comes due at maturity. The network’s lines do not work that way. They convert to a fully amortizing schedule, so the balance is paid down over the repayment period instead of left as a lump sum.
That is a feature, not a limitation. A balloon puts the exit risk on the investor. You need a sale or a refinance to land on time, and either can fail if values or credit move against you.
How Underwriting Treats the Interest-Only Payment
A low payment does not mean easy qualifying. On the network’s lines, the debt-to-income test uses the interest-only payment calculated on the maximum draw, not just the amount you plan to use. DTI tops out at 50%. It is 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum.
Two other mechanics catch investors off guard:
1. You cannot open a large line and leave it untouched. 2. After closing, a subsequent draw carries a $1,000 minimum on the longer-runway structure, except Texas at $4,000.
So the “draw only what you need” assumption has limits. Size the line to the money you actually intend to deploy.
Which Property Types and Borrowers Fit?
Fit depends on occupancy. The parameters differ a lot by property use.
| Factor | Primary residence | Second home | Investment property |
|---|---|---|---|
| Top CLTV | 90% (720+ credit) | 90% (720+ credit) | 70% |
| Minimum credit | 600 | 640 | 700 |
| Maximum line | $750,000 | $500,000 | $500,000 |
| Draw structures | 3/17 or 5/25 | 3/17 or 5/25 | 5/25 only |
The 90% ceiling exists only at a 720-or-better credit profile, and a line above $500,000 is primary-residence only. On an investment property, the ceiling is 70% CLTV at 700 or better.
Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A borrower with more than 15 financed properties is not eligible, and exposure is limited to three lines.
Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal at any size.
The Sharp Edge: Title Cannot Sit in an LLC
Here is the structural difference from a DSCR loan. The line must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
An investor with a rental already deeded to an LLC has two choices. Change the vesting, which carries its own legal and lender-review implications, or use a DSCR cash-out refinance instead. Many experienced investors keep rentals in entities, so this is where plenty of HELOC files stop.
Sort the title question out before anything else. A file built on the wrong vesting gets rebuilt from scratch.
Payment Shock: Why the Conversion Matters More Than the Draw
Take a borrower who drew most of a line on a rental and paid interest-only for five years. At the end of the draw, the same balance must now amortize over twenty-five years. The payment includes principal and steps up. The CFPB notes that in some cases the full amount may be due as soon as repayment begins, so the agreement matters.
Three habits keep this manageable:
- Pay principal voluntarily during the draw when cash flow allows.
- Plan the exit before year four: refinance, pay down from a sale, or absorb the new payment.
- Run the post-conversion payment against rent now, not later.
Bank-market lines are different. NerdWallet reports that a HELOC on an investment property is possible but the lender pool is smaller, qualification is strict, and borrowing is limited compared with a primary home. Bankrate also cautions that you could end up underwater if the property loses value. A 70% ceiling on the network’s investment lines leaves some cushion against that.
HELOC, DSCR Cash-Out, or Interest-Only DSCR: Which Tool?
The right tool depends on what you hold and what you want.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Existing first mortgage | Stays in place | Replaced |
| Reviewed on | Borrower profile | Property’s rental income |
| Vesting | Individual or revocable trust | LLC possible, subject to lender program eligibility |
| Structure | Revolving line | Closed-end loan |
| Typical cash-out ceiling | 70% CLTV | Around 75% LTV on standard rentals |
A DSCR cash-out replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where many select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing that ratio is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.
For the closest sibling structure, see the 5-year interest-only draw with 25-year repayment.
Key Terms Defined
Draw period: The stretch when you can borrow against the line and pay interest on what you have drawn.
Repayment period: The stretch after the draw ends, when borrowing stops and payments include principal.
CLTV: Combined loan-to-value, which adds the new line to existing liens and divides by the property value.
Balloon: A large lump sum due at maturity because earlier payments did not pay down the balance.
Lien position: Whether the line sits first or second behind another mortgage. The network writes both.
Who Should Choose It, and Who Should Skip It
A line fits an investor who owns a rental in a personal name or revocable trust, holds 700 or better credit, wants to keep a low-cost first mortgage in place, and has a defined use for the cash.
Skip it if the property sits in an LLC and you cannot change title. Skip it if you plan to hold a large balance with no exit. Skip it if your credit sits below 700, since that is the investment floor. And check availability first. These lines are limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
What to Prepare Before the File Goes In
Gather these items up front:
1. Proof of title and vesting in your name or revocable trust.
2. A current credit report, no more than 90 days old at closing. Scores are single-bureau, keyed to the primary wage earner, with no rescores.
3. Your mortgage statements and housing history across all financed properties.
4. A clear plan for the first draw, because 75% of the line comes out at closing.
Lendmire does not lend directly. It brokers files through select wholesale partners and matches the scenario to the program. The best program for your situation depends on the property, credit, leverage need, and documentation. All figures here are subject to lender guidelines and full file review, and nothing here is a commitment to lend.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote through the site.
Frequently Asked Questions
Can a HELOC really be interest-only for 30 years?
No. The thirty-year figure is total maturity. On the network’s investment lines, that means 5 years interest-only and 25 years of principal and interest. Products described as interest-only for the full term typically end in a balloon, which the network’s lines do not use.
What is the highest leverage on an investment-property line?
70% CLTV at a 700 or better credit profile, up to a $500,000 line. Higher ceilings apply only to primary residences and second homes, and the 90% tier requires 720 or better.
Can my LLC take out the line?
Not on these lines. Title must sit with the individual borrower or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, subject to lender program eligibility.
Does the pricing ever lock in?
No. Pricing floats during the draw and during repayment, so the payment can move even when the balance does not.
Is a draw of the full line required?
At least 75% of the line is drawn at closing. After that, further draws carry a $1,000 minimum on the longer-runway structure, with Texas at $4,000.
How does the interest-only window affect qualifying?
The DTI test uses the interest-only payment on the maximum draw. Clearing it requires the borrower’s profile to support the full line, not just the amount drawn first.
