Best Investment Property HELOC Program in Second Position

Best Investment Property HELOC Program in Second Position

The Quick Read: The right second-position line on a rental depends on three things: the equity above the existing first mortgage, whether the borrower holds title personally or in a revocable trust, and whether the credit profile reaches 700, since an investment line on Lendmire’s wholesale network caps at 70% combined loan-to-value and $500,000. The first mortgage stays in place. The new line records behind it. Every figure below is subject to lender guidelines and full file review, and none of it is a commitment to lend.

  • Ceiling: 70% CLTV on an investment property, with no higher tier.
  • Credit: 700 is a hard floor. Scores above it do not raise the ceiling.
  • Title: the individual borrower or a revocable living trust. LLC-titled rentals do not fit.
  • Structure: a 5-year interest-only draw, then a 25-year amortizing repayment.
  • Valuation: automated valuation is common, so a traditional appraisal is often skipped.

What Does Second Position Mean on a Rental?

Second position means the line is recorded after the existing mortgage, so the first lender is paid first if the property is sold or foreclosed. The first mortgage is not touched, and the borrower keeps its balance and terms. That is the main reason investors choose this structure.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lien priority follows recording order. Fedlaws explains that the earlier-recorded lien generally ranks ahead, and that some claims, such as unpaid property taxes and certain HOA liens, can jump the queue. A junior lender takes more risk, which is why second-lien programs are narrower than first-lien ones.

A line on a rental with no mortgage is a first lien, because nothing is recorded ahead of it. The same standalone line can sit in first or second position on this network. Position is decided by what is already on the property.

Key Terms Defined

  • Second position: the line is recorded behind an existing first mortgage and is paid after it.
  • CLTV: combined loan-to-value, meaning the first-mortgage balance plus the full line limit, divided by property value.
  • Draw period: the stretch when the borrower can pull funds and pay interest only.
  • Repayment period: the stretch after the draw ends, when the balance amortizes.
  • Vesting: how title is held, such as in a person’s name, a trust, or an entity.
  • Subordination: an agreement that keeps a junior lien behind a new first mortgage after a refinance.

How Does Underwriting Treat a Second-Position Line?

Underwriting runs on the borrower’s credit, income, and the property’s equity, not on rent coverage. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. An investment HELOC does the opposite, so the two should not be confused.

Here is how the deal works, step by step.

1. Confirm the collateral. The rental is a single-family home, 2-4 unit property, PUD, townhome, or condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

2. Check title. Title must sit with the individual borrower or an inter vivos revocable living trust.

3. Pull credit. The network uses a single-bureau score, and the report cannot be older than 90 days at closing. Investment lines need 700 or better. A bankruptcy needs 4 years of seasoning. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

4. Run the DTI. The maximum is 50%, and it is calculated on the interest-only payment at the maximum draw, not on the balance actually drawn.

5. Set the CLTV. Add the first-mortgage balance to the entire line limit, then divide by value. The ceiling is 70%.

6. Value the property. An investment line tops out at $500,000, and full appraisals begin only above that. So an investment line almost always runs on automated valuation. A borrower can still ask for a full appraisal.

7. Close and record. The line records behind the first mortgage. At least 75% of the line is drawn at closing.

The Worked Example: How Much Room Is Left?

The arithmetic is percentages, so you can do it on any property. The calculator on this page gives an illustrative estimate once you add your own value and balance.

Say a rental has a first mortgage equal to 45% of its value. The 70% ceiling leaves 25% of value as the most the line can be. Now say the first mortgage is 60% of value. Only 10% of value remains. Same property, very different line.

Then check the dollar cap. The line cannot exceed $500,000 on an investment property, even where the percentage would allow more. Credit does not stretch either number. A 720 score and a 700 score both reach 70%.

The “75% drawn at closing” rule matters too. This is not an undrawn reserve you park until the next deal appears. Most of the line is borrowed on day one, and the payment is variable across the draw and repayment periods. It never converts to a fixed structure.

Why Few Lenders Write This (and Where the Search Gets Hard)

Most lenders pass on second-position lines for rentals. Investors on a BiggerPockets thread about HELOCs on investment property describe the product as scarce, with many lenders offering only first position on a rental. That matches what a broker sees. Availability depends on the lender, the occupancy type, and the state.

This is why one bank’s answer says little about the market. A broker with several wholesale partners can match a file to the program that fits it. Lendmire arranges these lines through select wholesale partners and is never the lender.

Geography matters as well. These lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

How Do You Judge the Best Program for Your Situation?

The best program for your situation is the one that clears six checks. A program that fails any one of them is the wrong program, no matter how good the pitch.

1. Lien position. Does the line fit behind your first mortgage, or is the property free and clear?

2. Combined leverage. Does your first mortgage leave room under 70% CLTV?

3. Title. Is the rental held personally or in a revocable trust? An LLC deed is a stop sign.

4. Credit. Is your score 700 or better on a single-bureau pull?

5. Property type. Is the asset on the eligible list above?

6. Structure. Can you live with a variable payment over a 5-year draw and a 25-year repayment, with most of the line drawn at closing?

Two portfolio limits also apply. A borrower can hold only three lines with the network, and a borrower who owns more than 15 financed properties is not eligible.

Title Person or revocable trust LLC allowed* Person or trust
Leverage 70% CLTV Around 75% LTV Separate occupancy tier

A DSCR cash-out refinance replaces the first mortgage, tops out around 75% LTV on standard rentals, and commonly expects about 6 months of seasoning. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It makes more sense when the existing first mortgage has no value to protect, or when the rental sits in an LLC. Lendmire’s complete DSCR loans guide covers how that product works.

The reverse also holds. If the first mortgage has terms worth keeping, a second-position line leaves it alone. A new cash-out refinance would swap that mortgage out.

Where the General Rule Breaks

Several edge cases change the answer.

  • LLC-titled rental. An LLC, corporation, partnership, or land trust cannot hold title on this product. Investors in a BiggerPockets thread on a paid-off rental describe this as a common sticking point. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
  • Later refinance of the first mortgage. A new first lender will usually require a subordination agreement to keep the line behind it. Without one, the priority order can change. Plan for this before the line goes on.
  • A second HELOC on the same property. That is a third lien, which is a harder file and a different topic.
  • Priority overrides. Unpaid taxes, some HOA claims, and federal tax liens can rank ahead of a recorded line.
  • Tenants. A lease that starts after a mortgage is recorded can be cut off if that lender forecloses.
  • Texas. Investment properties are eligible as non-homestead transactions, and properties are limited to 10 acres.

What Are the Risks and Who Should Skip It?

The line adds a second lien to the same asset. The first mortgage and the line must both be carried from the same rents. A variable payment makes that harder when rents soften or vacancy rises.

Clearing a DSCR ratio on a different loan is also not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside that calculation. Run your own reserves before drawing.

The lender can also reduce or freeze a line. The CFPB notes that a lender can restrict a home equity line if property value drops significantly. Do not plan around a line you may not be able to draw later.

Skip this product if the rental is in an LLC, your score is under 700, or the first mortgage already uses most of the 70% room. In those cases a DSCR cash-out or a vesting change is the cleaner route.

Pre-Application Checklist

  • Current first-mortgage statement showing the balance.
  • Deed or title report confirming vesting.
  • Proof of insurance on the rental.
  • Lease and rent documentation for the property.
  • Income documentation and a list of financed properties.
  • A credit report no more than 90 days old at closing.

Missing documents are the usual reason files stall. Clear title and a clean vesting record prevent most of the avoidable gaps.

Frequently Asked Questions

Can I get a second-position line on a rental property?

Yes, through select wholesale partners, at up to 70% CLTV and $500,000 on an investment property. You need a 700 score and personal or revocable-trust title. Many lenders will not write it, which is why shopping through a broker helps.

Does a higher credit score raise my ceiling?

No. A 720 and a 700 both reach 70% on an investment line. Credit above 700 does not buy more leverage. It matters only for clearing the floor.

Can my LLC take the line?

No. Title must be held by an individual or a revocable living trust. A rental already in an LLC needs a vesting change or a DSCR cash-out refinance, subject to program terms.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, and full appraisals start above that, so automated valuation is common. You can still request a full appraisal.

Can I keep the line undrawn until I find a deal?

Not on this network. Investors who want a standby source of funds should compare other structures.
