Best Investment Property HELOC Program to Fund a Landscaping Project

Best Investment Property HELOC Program to Fund a Landscaping Project

The Quick Read: The best program for landscaping a rental depends on how the property is titled, how much equity sits above the first mortgage, and how much of the work you pay for up front. An investment-property line on this network tops out at 70% combined leverage with a 700 minimum score, and at least 75% of the line is drawn at closing. That last detail matters most for landscaping, because it rewards a defined bid over an open-ended plan.

  • Investment lines cap at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • The property must be titled in your personal name or a revocable living trust. An LLC cannot hold title.
  • Pricing floats for the life of the line and never converts to fixed.
  • Landscaping can support appraised value, but outdoor projects rarely return more than they cost.

Key Terms Defined

HELOC: A revolving credit line secured by property equity. You draw funds as needed, up to a limit.

CLTV (combined loan-to-value): Your first mortgage balance plus the full line limit, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and payments are interest-only.

Repayment period: The stretch after the draw period when the balance amortizes and the payment steps up.

Vesting: How the name on title reads: you personally, a trust, or an LLC.

Automated valuation: A software-based value estimate used in place of a full appraisal.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment. It measures rent against the payment only, not profit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC?

An investment property HELOC is a standalone credit line secured by a rental you own, in first or second lien position. A second lien sits behind your existing mortgage. Lenders size it against combined leverage, not against the line alone.

Many big banks pass on this product for non-owner-occupied property. Lendmire is a mortgage broker, not a lender. It places these files with select wholesale lenders in its network, so the program details below are ranges that vary by lender and by file.

Here is the structure on the investment side:

  • Line size: $25,000 to $500,000. Lines above $500,000 are limited to primary residences.
  • Leverage: 70% CLTV. Scores of 700 and 720 both reach that ceiling, so a higher score buys eligibility, not extra leverage.
  • Credit floor: 700, with no tier below it.
  • Draw structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment.
  • Funding at closing: at least 75% of the line is drawn up front.
  • Pricing: floats through both the draw and the repayment period.

That 75% up-front draw changes how you think about landscaping. A revolving line suits phased work in theory. On this structure, most of the money lands in your account on day one, and you pay interest on it whether the crew has started or not.

How Does Underwriting Treat the Line, Step by Step?

Underwriting checks the borrower first and the property second. Unlike a DSCR loan, this line is reviewed on personal income and debt ratios, subject to lender guidelines. Rent matters, but it is not the qualifying test.

Here is the sequence a file moves through:

1. Property type. Single-family homes, 2-4 units, PUDs, townhomes and condos (including non-warrantable condos) are eligible.

2. Vesting. Title must sit with you personally or in a revocable living trust. This is where many files die.

3. Combined leverage. The lender adds your first mortgage balance and the line’s full limit, then divides by value. The limit counts, not just what you draw.

4. Credit. A 700 minimum, based on a single-bureau score keyed to the primary wage earner.

5. Debt-to-income. The ceiling is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

6. Valuation. Lines at or below $500,000 ordinarily use automated valuation, so an investment line commonly closes with no traditional appraisal. You can request a full appraisal in any case.

7. Draw and repay. Funds go out, you pay the landscaper, and the line runs its draw period before repayment begins.

Step 6 deserves a second look. Automated valuation is built on data, not on your new patio. If recent work lifted the property’s value, the estimate may not show it. A full appraisal can capture it, subject to comps and underwriter review.

What Makes the Best Investment Property HELOC Program for Landscaping?

The best program for your situation is the one whose structure matches the project’s size and certainty. A single bid with a known cost fits a line funded mostly at closing. A vague, multi-season plan fits it poorly. A broker that shops several wholesale lenders can match the scenario to the program instead of forcing one product.

Your situation Fit Why
One defined bid, equity available Strong Most of the line funds at closing and the bid is known
Phased work, cost unknown Weak You pay interest on funds sitting idle
Rental titled in an LLC Needs a change An LLC cannot hold title on this line
Need above $500,000 Not on investment Larger lines are primary-residence only
Gut rehab plus site work Consider other tools Leverage and structure may fall short

Run the scope test honestly. A small planting refresh rarely justifies a credit line with a $25,000 minimum. A large outdoor build-out may push past what 70% CLTV allows once your first mortgage is counted.

Where Does the General Rule Break?

The general rule is that a rental with equity and a 700 score can carry a line. These edge cases bend it:

  • LLC-titled rentals. The line cannot close until title moves to you or a revocable trust. Moving title can have its own consequences, so talk to your attorney first. Otherwise, a DSCR cash-out is the cleaner route.
  • A first lender’s restrictions. Your existing mortgage terms may limit a second lien. Check before you apply.
  • Exposure limits. A borrower may hold up to three lines, and anyone owning more than 15 financed properties is ineligible.
  • Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned property are not offered.
  • Listed properties. In some states, a property listed for sale, or listed within the past 60 days, is ineligible.
  • Availability. The HELOC product is arranged only in Lendmire’s 16 full-service states. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
  • Using home equity instead. Borrowing against your primary home is a different product with different collateral and different risk. It puts your residence behind the project.

Does Landscaping Pay Back on a Rental?

Landscaping can support curb appeal and tenant interest, but it rarely repays itself dollar for dollar. Treat it as maintenance and positioning, not a profit engine.

The best public data comes from owner-occupied homes. NAR’s outdoor projects summary shows Realtors estimating cost recovery of 217% for standard lawn care, 104% for landscape maintenance and 100% for an overall landscape upgrade. The underlying NAR outdoor features report covers the full project list. These are resale-recovery opinions, not rent data.

On occupancy, University of Vermont Extension summarizes older research.

The takeaway: a landscape upgrade may support a higher appraised value, depending on comps and underwriter review. Whether it lifts rent is something you should verify against local listings.

What Does a Worked Example Look Like?

Run the numbers on percentages, not dollars. Say you own a duplex, titled in your name, and your first mortgage sits at 50% of its value. A 70% CLTV ceiling leaves 20 points of value for the line.

Now the real constraint: the lender counts the full limit. If you size the line at 20 points but only need half, the extra half still counts against your leverage elsewhere. It also forces at least 75% of the line to be drawn at closing, so you borrow more than you need.

Compare that to a first mortgage at 62% of value. Only 8 points remain. A modest bid fits, and a big outdoor build does not. The fix is a smaller scope, a larger first-lien paydown, or a different tool.

Always check the debt-to-income test too. The lender reviews your file on the interest-only payment at the maximum draw. A line that fits on leverage can still stall there.

What Are the Risks?

The biggest risk is that pricing floats and never goes fixed. The payment can change even when you draw nothing more. The CFPB’s HELOC booklet explains that a variable plan ties to a public index and uses a 10-year draw as its example. This network’s investment structure runs a 5-year draw, so the step-up to repayment arrives sooner than that example.

That step-up is the part investors underestimate. During the draw you pay interest only. When repayment starts, the balance amortizes and the monthly obligation rises. Stress-test your rental’s cash flow against that higher payment before you sign.

The second risk is over-borrowing. Landscaping is a discretionary improvement, and the line is secured by your rental. Scale the project to what the property’s income can service.

When Does a DSCR Cash-Out Beat the Line?

A DSCR cash-out refinance beats the line when the rental sits in an LLC, the project is large, or you want one fixed-structure loan instead of a floating second lien. It replaces your first mortgage with a new loan sized against property income, so the first-lien terms are replaced, not preserved.

Cash-out files across most of the network top out around 75% LTV, with about six months of seasoning commonly expected. Many select programs begin at a 1.00 coverage ratio, and coverage below 1.00 is available through select lenders with leverage and terms adjusted. DSCR loans can close in an LLC name, subject to lender program eligibility. For the full picture, read the complete DSCR loans guide.

One caution: clearing 1.00 is not positive cash flow. DSCR compares rent to the monthly payment only. Repairs, vacancy, management and utilities sit outside it.

Frequently Asked Questions

Can a HELOC on a rental fund landscaping?

Yes, when the property is individually or trust-titled, you have equity under a 70% CLTV ceiling, and your score is at least 700. Landscaping is a legitimate use of funds. The structure, not the project type, decides whether the line fits, subject to lender guidelines.

How much can I borrow on an investment property line?

Lines run from $25,000 to $500,000, and combined leverage caps at 70% CLTV. Your first mortgage balance and the line’s full limit both count toward that ceiling. Michigan has a lower $10,000 floor.

Do I need an appraisal?

Usually not. Investment lines sit at or below $500,000, so they ordinarily use automated valuation. You can request a full appraisal, which may help if recent work raised the property’s value.

Can I use an LLC-owned rental?

Not on this line. LLCs, corporations, partnerships and land trusts cannot hold title. The alternatives are a vesting change or a DSCR cash-out, depending on your goals and counsel’s advice.

Is the payment fixed?

No. Pricing floats during both the draw and repayment periods and never converts to fixed. Expect a step-up when the 25-year repayment begins.
