Best Investment Property HELOC Program When Borrowing Through an LLC

Best Investment Property HELOC Program When Borrowing Through an LLC

The Quick Read: The best program depends on who holds title, because the wholesale lenders Lendmire works with generally cannot place an equity line on a deed held by an LLC. On an investment property, the line goes to an individual or a revocable living trust, and the LLC route usually means a DSCR cash-out refinance instead.

  • Investment-property lines top out at 70% CLTV and a $500,000 maximum line, with a 700 minimum credit score.
  • LLCs, corporations, partnerships, and land trusts cannot hold title on these lines.
  • A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance.
  • Investment lines run a single draw structure, with no alternative on offer.
  • Availability is limited to 16 states, narrower than the DSCR footprint.

For an investor who runs rentals through an LLC, the equity line is the product that does not follow the entity. The structure of the line, not a legal bar, causes that. This article walks through how the file gets reviewed, the structures that exist, where the usual rule breaks, and how to decide.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What “Borrowing Through an LLC” Actually Means

Three different setups hide behind that phrase, and each gets a different answer.

1. The LLC holds the deed and the LLC is the borrower. This is the setup most equity-line programs decline.

2. The deed is personal and the LLC only operates the rental. The individual is the borrower and the property is eligible. The LLC manages leases and collects rent.

3. The LLC is the borrower on a rent-based loan. This is the DSCR cash-out refinance lane, subject to lender program eligibility.

Nothing in federal law prohibits an LLC from borrowing against a rental. The obstacle is product design. The CFPB describes a HELOC as an open-end line you borrow against repeatedly, which is a revolving, individual-oriented product. Wholesale lenders build the guidelines around a person on title.

How Underwriting Treats the File, Step by Step

1. Vesting check. The lender reads the deed first. Title must sit with the individual borrower or an inter vivos revocable living trust, held fee simple or leasehold. An LLC deed typically ends the file here.

2. Credit review. Investment lines require a 700 minimum. Reports can be no more than 90 days old at closing, and the score model keys to the primary wage earner.

3. Debt-to-income. The maximum is 50%. Because an investment line already floors at 700 credit, the lower 45% limit for 600-to-679 profiles never comes into play. The line is qualified on the interest-only payment calculated on the maximum draw. This is personal underwriting. Rent coverage is not the test.

4. Valuation. Because an investment line caps at $500,000, it falls in the automated-valuation lane and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.

5. Line structure. Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed.

6. Exposure check. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.

A DSCR loan reverses the logic. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers that side in full.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Vesting: How title is held on the deed, such as an individual, a trust, or an LLC.

Draw period: The stretch when you can borrow from the line and pay interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes.

Due-on-sale clause: A mortgage term that lets the lender demand payoff when ownership transfers.

DSCR: Debt service coverage ratio, which compares rent to the full monthly housing obligation.

The Program Parameters That Matter on an Investment Line

These ranges come from select wholesale-network guidelines. They are subject to lender guidelines and full file review.

Item Investment property line
Max CLTV 70%
Minimum credit 700
Line size $25,000 to $500,000 (Michigan floor $10,000)
Structure 5-year draw, 25-year repayment
Title Individual or revocable living trust
Valuation Typically automated, no traditional appraisal

Credit above the 700 floor buys eligibility, not extra leverage. Borrowers at 700 and at 720 both reach 70% CLTV, so there is no higher tier to chase on an investment property, and no tier exists below 700. Lines above $500,000 exist only for primary residences, so they are irrelevant to a rental.

Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered.

The program is also limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Texas properties are limited to 10 acres. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Where the General Rule Breaks

Several edge cases change the answer.

Keeping the deed personal. Many investors hold title personally and run operations through the LLC. The individual borrows, the property is eligible, and the LLC manages the rental. Lendmire’s piece Best Investment Property HELOC Program When the Deed Is Personal but an LLC Runs goes deeper on that structure.

Deeding a mortgaged property into an LLC after the fact. This carries real risk. FedLaws’ summary of the Garn-St Germain Act notes that the transfers the Act protects include creating a subordinate lien such as a second mortgage or HELOC, while a transfer into an LLC is not on that exception list. The first-mortgage lender could therefore call the loan. Get written lender approval and legal advice before moving title.

Revocable trust. A revocable living trust is an eligible vesting. Irrevocable, blind, and land trusts are not.

Borrowing against a different property. An investor can draw a personal line against a personally titled property and contribute the funds to the LLC with a clear paper trail. The LLC rental itself stays untouched, but the debt is personal and the other property secures it.

Free-and-clear rentals. With no first mortgage, no first-lien due-on-sale clause is in play. The junior lender’s own terms still apply, so confirm with counsel.

Buying in the LLC from day one. This avoids the transfer question, but it also means a personal-title line is off the table for that property. A DSCR cash-out refinance becomes the equity route.

Where an LLC Borrower Usually Lands: The DSCR Cash-Out Route

If the LLC is on title and staying there, the entity-friendly path is a DSCR cash-out refinance, subject to lender program eligibility. Across the wholesale network, cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. The 70% ceiling applies only to short-term-rental collateral. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Other mechanics to know:

  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit floors vary: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage.
  • Reserves commonly run around 6 months of PITIA, and they vary by lender, leverage, loan size, and transaction type.
  • Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

The trade-off is that a cash-out replaces the existing first lien. Lendmire’s article Best Investment Property HELOC Program When Your Bank Says No to an LLC covers that situation.

How to Judge “Best” for Your Situation

No single program wins. The best program for your situation turns on a short list.

If this is true The practical route
Deed is personal, LLC only operates Personal investment line, up to 70% CLTV
Deed is in a revocable trust Same line, trust vesting is eligible
Deed is in an LLC and stays there DSCR cash-out refinance
Credit below 700 Equity line is out; look at DSCR cash-out
Over 15 financed properties Equity line is out; DSCR cash-out
Property in a state outside the 16 Equity line is out; DSCR cash-out
Needs more than $500,000 from the line Not available on an investment property

Before applying, assemble the deed or title report, government ID, credit authorization, income documents for the DTI calculation, a schedule of financed properties, and the first-mortgage statement. For an LLC-related file, add the operating agreement and a good-standing certificate so the lender can see who controls the entity.

When to Skip a Line Altogether

A line fits a short, planned use of funds. It is a poor fit when you need fixed payments, because pricing floats through both the draw and repayment periods and never converts to fixed. Experian notes that a typical structure runs a draw period followed by a repayment period, and the CFPB warns that monthly payments are often significantly higher once repayment begins. At least 75% of the line is drawn at closing on these programs, so the balance starts large rather than sitting unused.

A guarantee from a managing member also works against the point of the LLC. If personal assets stand behind the debt, the liability shield is thinner than it looks.

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can an LLC itself be the borrower on an investment property HELOC?

Generally no on this network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. The borrower must be an individual or a revocable living trust. An LLC-titled property needs a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

What is the maximum leverage on an investment property line?

70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. The 70% ceiling is the top of the table for investment properties. Higher figures you may see apply to primary residences and second homes, or describe the broader market.

Will an investment line need an appraisal?

Usually not a traditional one. Since investment lines cap at $500,000, they sit in the automated-valuation lane, though a higher CLTV may require a secondary valuation. A borrower may also request a full appraisal.

Is a DSCR cash-out a better fit for an LLC-owned rental?

For most LLC-owned files it is the practical route, because rent coverage, not personal debt-to-income, drives the review. The trade-off is that it replaces the first lien and carries closing costs and seasoning. Whether it beats a line depends on your existing mortgage and your equity.

Can I move my property into an LLC after I get the line?

That carries risk. The transfer can trigger a due-on-sale clause on the first mortgage, and the line lender may freeze or call the line. Get written lender approval and legal advice before any deed transfer.
