The Quick Read: On an investment property, the highest leverage a HELOC reaches through Lendmire’s wholesale network is 70% combined loan-to-value, on a line capped at $500,000, and the best program for your situation depends on your title, credit profile, and how much equity is left after your first mortgage. Combined loan-to-value (CLTV) adds every lien on the property, including the new line, and divides by the property’s value. No credit tier lifts an investment line above 70%. Higher ceilings exist only on primary homes and second homes.
- Ceiling: 70% CLTV on an investment property. There is no higher tier.
- Size: lines run up to $500,000 on a rental.
- Credit: 700 is the minimum. A 720 score reaches the same 70%, so extra credit buys eligibility, not leverage.
- Title: you or your revocable living trust must hold the property. An LLC cannot.
- Alternative: a DSCR cash-out refinance reaches around 75% LTV on a standard rental and qualifies primarily on property-level rental income, subject to lender guidelines.
What Does Highest Loan-to-Value Mean on a Rental Line?
It means the most total debt a lender will allow against the property, measured as a percentage of its value. The formula is simple: property value times the CLTV cap, minus what you already owe, then trimmed by any dollar cap.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Two parts of that formula trip up new investors.
First, your existing first mortgage uses up room through its balance, not its payment. A low-payment loan with a large balance eats just as much of the cap as an expensive one.
Second, the percentage is only one limit. A program with a higher percentage can still produce a smaller line if its dollar cap is lower. Compare programs on three things together: the percentage cap, the dollar cap, and the conditions attached, such as credit, title, and property type.
Why Do Rental Lines Cap Below Primary-Home Lines?
Lenders treat a rental as riskier than the home you live in, so the ceiling drops. NerdWallet notes that fewer lenders offer HELOCs on investment properties and that those lenders set stricter requirements. It lists at least 20% equity as a market requirement. On Lendmire’s network, the investment ceiling of 70% CLTV means 30% of the property’s value must stay unborrowed.
Here is how the occupancy tiers compare on this network.
| Factor | Investment Property | Primary or Second Home |
|---|---|---|
| Max CLTV | 70% | Up to 90%, only at 720+ credit |
| Minimum credit | 700 | 600 program floor (640 on second homes) |
| Max line | $500,000 | $500,000 (second home); $750,000 (primary) |
The 90% figure exists only for primary residences and second homes with a 720-or-better credit profile. It does not apply to rentals. A plan built on a primary-home line does not transfer to a rental.
The line also comes in a first or second lien position. A paid-off rental can carry the line alone. A rental with a mortgage carries it behind the first loan.
How Is the Line Sized, Step by Step?
Underwriting follows a clear order, and you can run the first three steps yourself.
1. Value the property. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal at any time. Because an investment line caps at $500,000, it sits in the automated lane by design.
2. Add up the liens. Count the first-mortgage balance and any other liens.
3. Apply the 70% cap. The room is 70% of value minus those liens.
4. Check the dollar cap. The line cannot exceed $500,000, and the minimum line is $25,000.
5. Qualify you. The line is underwritten on your credit and debt, not on the rent. Maximum debt-to-income is 50%, measured on the interest-only payment at the full draw.
6. Screen title and property. Vesting, property type, and credit history all get checked.
Run the room math in percentages. Say you own a duplex with a first mortgage equal to 50% of its value. The 70% cap leaves 20 points of value as room. With a first mortgage at 65% of value, only 5 points remain. At 70% or above, nothing remains, which is stranded equity: you hold it on paper but cannot borrow against it.
Now see which limit binds first. On a modest-value rental, the 70% cap runs out before the $500,000 line does. On a high-value, lightly mortgaged rental, 70% of value can exceed $500,000, so the dollar cap binds and the extra equity sits idle. A bigger percentage never helps once the dollar cap is the wall.
Does a Higher Credit Score Raise the Limit?
No. On an investment line, 700 and 720 both reach 70% CLTV up to $500,000. Credit decides whether you are eligible. It does not decide how much more you can borrow.
That surprises people who know primary-home lines, where a 720 profile unlocks the top tier. The investment table has only two rows, and 700 is a hard floor with nothing beneath it. If your score is below 700, the line is not available on a rental. A DSCR loan, which looks at the property’s rent, is the usual next stop.
What Shrinks the Line Below the Headline Cap?
Several conditions cut the line before the percentage ever matters.
- Title. Fee simple or leasehold held by you or an inter vivos revocable living trust is required. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. Lendmire’s piece Investment Property HELOC Credit Limit for LLC-Titled Borrowers covers that fork in detail.
- Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
- Exposure. You are limited to three lines, and a borrower with more than 15 financed properties is not eligible.
- Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
- Location. The line is available in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint. Some states also restrict listed properties, so ask about a rental that is on the market.
An existing cash-out can also consume the cap before you start. If your first loan already sits near 70% of value, no program on this network will add a line behind it.
How Does the Line Work After Closing?
A HELOC is an open-end line you can draw on repeatedly. The CFPB describes the draw period, when you can borrow, followed by a repayment period, when you cannot.
On an investment line, the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line must be drawn at closing, so you start paying interest on most of it right away. Pricing floats through both periods and never converts to fixed.
That last point matters for your cash-flow plan. A floating balance behind a fixed first mortgage means your carrying cost can move while your rent does not.
HELOC or DSCR Cash-Out Refinance?
A HELOC tests you. A DSCR loan tests the property. DSCR, or debt service coverage ratio, compares monthly rent to the full monthly payment on principal, interest, taxes, insurance, and any association dues. Rent that covers the payment clears 1.00.
| Factor | Investment HELOC | DSCR Cash-Out Refinance |
|---|---|---|
| What is tested | Your credit and DTI | Rent vs. the payment |
| Leverage | 70% CLTV | Around 75% LTV, standard rental |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
| Title | Individual or revocable trust | LLC often allowed, per program |
| Your first mortgage | Stays in place | Replaced and repriced |
A few more points about the DSCR side. Most files carry about 6 months of seasoning, and credit commonly starts around 660, with a 620 floor in parts of the network. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. LLC vesting works on many DSCR files, subject to lender program eligibility.
Clearing 1.00 is not the same as positive cash flow. The ratio leaves out repairs, vacancy, management, utilities, and capex. Check your own numbers before assuming the rent carries the debt.
So which wins? Keep the HELOC when your first mortgage is worth protecting, you need a modest amount, and your income supports the DTI. Lean toward the cash-out refinance when you need more than $500,000, you own many properties, or your personal income is hard to document. What Should You Ask Any Program About Leverage?
Because Lendmire is a broker and not the lender, the best program for you is the one that fits your file. These questions sort that out fast.
1. What is the maximum CLTV for an investment occupancy specifically, not a primary home?
2. What is the dollar cap, and which limit binds on my property?
3. Does a higher credit score raise the ceiling or only eligibility?
4. Can I hold title in an LLC, or must it be an individual or trust?
5. How much of the line is drawn at closing, and is pricing fixed or floating?
6. Is the valuation automated, or do I need a full appraisal?
7. How many financed properties or open lines does the program allow?
Key Terms Defined
CLTV: combined loan-to-value, which is all liens on the property plus the new line, divided by its value.
Lien position: your place in line for repayment. A first lien is paid before a second.
Draw period: the stretch when you can borrow from the line, paying interest only on this program.
Automated valuation: a computer-generated estimate of value used in place of a full appraisal.
Vesting: the legal form in which you hold title, such as individual, trust, or LLC.
DSCR: the ratio of a property’s rent to its full monthly payment.
Frequently Asked Questions
Can I borrow all of my equity on a rental?
No. The 70% CLTV cap means 30% of the property’s value stays unborrowed, and your first mortgage uses up part of the 70% first. On a high-value rental, the $500,000 line cap can limit you before the percentage does.
Does a 760 score get me past 70%?
No. A 700 and a 720 reach the same 70% CLTV, and nothing sits above it on an investment property. Credit above the floor does not increase leverage here.
Can my LLC hold the line?
No. Title must be held by you individually or by your revocable living trust. If the rental sits in an LLC, a vesting change or a DSCR cash-out refinance is the practical route, subject to lender program eligibility.
Does my rental income count toward qualifying?
Not on the HELOC. The line is underwritten on your credit and debt-to-income, capped at 50% and measured on the interest-only payment at the full draw. A DSCR loan works differently: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Will I need an appraisal?
Usually not. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary valuation. You can also request a full appraisal in any case.
