How Much Can You Borrow on a Bank Statement HELOC for Landlords Without Tax Returns?

How Much Can You Borrow on a Bank Statement HELOC for Landlords Without Tax Returns?

The Quick Read: It depends on equity first and income second: on an investment property, the line is the smaller of a 70% combined-loan-to-value ceiling applied to the rental’s value minus every existing lien and a $500,000 maximum line, and bank statements only prove the income that gets you through the debt-to-income test, never raise the amount. The rest of this article shows how that works, where it stops, and when a different loan fits better.

  • Investment-property lines on the network cap at 70% CLTV and $500,000, with a 700 minimum credit score, subject to lender guidelines.
  • Bank statements replace tax returns as income proof. They do not change the ceiling.
  • Rent does not size the line. Your personal debt-to-income ratio does, with a 50% maximum.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on this product.
  • A DSCR cash-out refinance reverses the test: rent against the property’s payment decides it, and an LLC can work, subject to lender program eligibility.

How Is the Maximum Line Amount Determined?

The maximum line is the lower of two numbers. The first is the property value times the CLTV ceiling, minus all existing liens. The second is the dollar cap. Whichever is smaller wins.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV means combined loan-to-value. You add the first mortgage and the new line together, then divide by the property’s value. On a rental, the network’s ceiling for that ratio is 70%.

Run it in percentages. Say your first mortgage sits at 50% of the rental’s value. A 70% ceiling leaves room for a line of roughly 20% of value. If the property is worth far more than the dollar cap implies, the cap binds instead. An investment line on this network runs from $25,000 to $500,000.

Landlord lines are tighter than lines on a home you live in. NerdWallet notes that fewer lenders offer a HELOC on an investment property and that you can borrow less than against a primary home, because lenders see higher default risk. It also says you generally need at least 20% equity.

The loan comes through Lendmire’s wholesale network of HELOC lenders, so every figure here is a guideline range. Each file is reviewed individually, and none of this is a commitment to lend.

What Do Bank Statements Actually Do on This File?

Bank statements prove income. That is their whole job. The lender reviews 12 or 24 months of personal or business statements instead of tax returns, averages the eligible deposits, and uses that average as monthly qualifying income.

Business statements usually get a haircut, because not every deposit is profit. The lender counts only part of the deposits as income to allow for expenses, and the share differs by lender. Personal statements are read as deposits that show a pattern of income.

Two limits matter here:

  • On the network, business bank accounts need a 680 minimum credit score for the deposit analysis. Investment lines already floor at 700, so the statement analysis is never the binding limit on a rental line.
  • Statements cannot document income that never hit your accounts. If deposits are thin or irregular, the income number comes out low no matter how healthy the rentals are on paper.

This file is reviewed on documented income under the applicable program, subject to lender guidelines. It is not a no-documentation product.

Why Does Debt-to-Income Usually Cap a Landlord First?

The maximum DTI is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, even if you plan to draw less.

That last point trips up borrowers. A $500,000 line is underwritten as if fully drawn. The payment on the full line goes into your ratio next to every other personal debt, including the mortgages on the rentals.

Credit tiers set eligibility, not leverage. On an investment property, 720 and 700 both reach the same 70% CLTV. Credit above 700 does not buy a bigger line. Credit below 700 means no line at all on a rental.

Three more limits apply:

  • You can hold no more than three lines at once.
  • A borrower with more than 15 financed properties is not eligible.
  • A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history on an investment file follows a seven-year path, and a deed-in-lieu, pre-foreclosure or short sale follows a four-year path.

That is where the complete DSCR loans guide becomes the better starting point.

What Changes the Number?

Factor Effect on the line
Existing liens Each dollar of first mortgage reduces room under 70% CLTV
Property value Improvements may support a higher appraised value, depending on comps and underwriter review, which can raise room up to the $500,000 cap
Credit score 700 is the floor; 720 adds no extra leverage on a rental
Debt-to-income 50% maximum, tested on the full-line payment
Title Individual or revocable trust only; LLC ineligible
Valuation Automated valuation at or below $500,000, with full appraisal on request

An investment line tops out at $500,000, so it always sits in the automated-valuation lane. An automated value can miss a recent rehab, and a full appraisal is the way to document it.

Four levers raise the amount:

1. Pay down the first mortgage, which opens room under the ceiling.

2. Document a higher value, through a full appraisal if the automated number runs light.

3. Pay down personal debts so the full-line payment fits under 50% DTI.

4. Keep deposits clean and consistent so qualifying income is not understated.

What Property Types and Structures Are Eligible?

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.

The line sits in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed, so the line carries payment risk that a fixed first mortgage does not.

The product is currently arranged in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint. Availability and terms are subject to lender guidelines.

When Does Title Break the Deal?

The borrower must hold title personally or through an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

Many landlords moved their rentals into LLCs for liability reasons. If the property is already deeded to an LLC, you have two paths. You can change the vesting, which has its own legal and lender implications, or you can use a different product. A DSCR cash-out refinance is the usual alternative, since it can be written to an LLC, subject to lender program eligibility.

HELOC or DSCR Cash-Out: Which Fits the Landlord?

Factor Bank statement HELOC DSCR cash-out refinance
What sizes it Equity and personal DTI LTV and rent against PITIA
Typical ceiling 70% CLTV on an investment property Around 75% LTV on a standard rental
Size range $25,000 to $500,000 Up to $3,000,000 on standard programs
Vesting Individual or revocable trust LLC possible per program terms
First mortgage Stays in place Replaced by the new loan
Seasoning Not a stated factor About 6 months is common

The HELOC works when you have a low-balance first mortgage you want to keep, need a moderate amount, and your personal DTI has room. A common use is funding the down payment on the next purchase.

The DSCR cash-out fits when you need more than the line allows, hold the rental in an LLC, or already carry heavy personal debt. DSCR compares rent to PITIA only (principal, interest, taxes, insurance and association dues). Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities and capex sit outside the calculation.

Some DSCR programs reach 85% leverage with a 700-plus score. Many programs start at a 1.00 coverage floor, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.

What Are the Risks Before You Draw?

The rental is the collateral. Benzinga notes that a missed payment on a HELOC can put the rental at risk of foreclosure, and adding a lien also adds debt to the property.

The new payment counts against your DTI on later purchases. Draw the full amount today and you may have less room when the next deal appears. Because pricing floats, the payment can move after closing.

Primary-residence lines work differently. Those can reach up to 90% CLTV, but only at a 720-or-better credit profile. That is a different collateral and a different answer from a rental line.

What About the Regulatory Frame?

Mortgage rules treat open-end lines and closed-end loans differently. Under the federal ability-to-repay section, 12 CFR 1026.43, a HELOC under § 1026.40 sits outside that section’s scope. Closed-end covered loans must have income or assets verified with reliable third-party records.

For a borrower, the practical point is simple. “No tax returns” never means no underwriting. Bank statements are the documentation, and the lender still reviews them in full.

Key Terms Defined

CLTV: Combined loan-to-value, which is all liens on the property added together and divided by its value.

Draw period: The stretch when you can borrow from the line and pay interest only, which is 5 years on a rental line.

Expense factor: The share of business deposits that a lender discounts to account for operating costs.

Debt-to-income (DTI): Your monthly debt payments divided by your monthly qualifying income.

Automated valuation: A computer-generated property value used instead of a full appraisal on smaller lines.

Frequently Asked Questions

Do bank statements raise how much I can borrow?

No. They only prove income for the debt-to-income test. The line size comes from the 70% CLTV ceiling, your existing liens, and the $500,000 cap on an investment property.

Does rent count toward the line?

Not directly. A bank statement HELOC is tested on your personal debt-to-income ratio, not on the rental’s coverage. DSCR loans work the opposite way, comparing rent to PITIA.

Can I use an LLC-owned rental?

Not as it stands. Title must be held by you or a revocable living trust. A property deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.

What credit score do I need?

A 700 minimum on an investment property, with no tier below it. A 720 score reaches the same 70% CLTV, so the extra points add no leverage on a rental.

How many rentals can I have?

A borrower owning more than 15 financed properties is not eligible, and no one can hold more than three lines.
