How Much Can You Borrow on a Bank Statement HELOC for Rental Owners Who Want Equity?

How Much Can You Borrow on a Bank Statement HELOC for Rental Owners Who Want Equity?

The Quick Read: You can usually borrow up to 70% combined loan-to-value (CLTV) on an investment property, minus every lien already on it, and never more than $500,000 on the investment lines in Lendmire’s wholesale network, subject to lender guidelines. Bank statements prove your income. They do not raise the percentage.

  • The formula: property value × 70% CLTV, minus your first mortgage balance, then capped at $500,000.
  • Credit: 700 is the minimum on an investment line, and 720 buys no extra leverage there. Higher ceilings on primary residences are a separate matter.
  • Title: the property must sit in your personal name or a revocable living trust. An LLC cannot hold title.
  • Floor: lines start at $25,000, so thin equity can leave you below the minimum.
  • The alternative: a DSCR cash-out refinance reaches higher leverage and accepts LLC title, subject to program terms.

How Is the Maximum Line Calculated?

One formula sets the number. Multiply the property’s value by the CLTV ceiling. Subtract every lien already recorded against the property. Then check the result against the dollar cap and your personal qualification.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV means combined loan-to-value. It adds your first mortgage and the new line, then divides by the property’s value. On an investment property in this network, the ceiling is 70% CLTV. That figure holds at 700 credit and at 720 credit.

Here is a plain example. A rental worth a given amount with no mortgage can support a line up to 70% of that value. A rental with a first mortgage at 40% of value leaves room for a line of about 30% of value. A rental with a first mortgage at 70% or more of value leaves no room at all.

The whole credit limit counts in the test, whether you draw it or not. On the investment lines Lendmire’s network places, at least 75% of the line is drawn at closing. So you should size the line for money you plan to use.

Those are network figures. Market surveys cover a wider range. The White Coat Investor lists lender requirements that include up to 80% loan-to-value, a 720 credit score, and six months of reserves. The network ceiling on an investment line is 70% CLTV with a 700 credit minimum, and it does not move with the broader market. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What Do the Numbers Look Like at Different Balances?

Percentages tell the story better than dollar amounts, because every rental has a different value. This table shows how your existing first mortgage, measured against property value, shrinks the line.

First mortgage (% of value) Room under 70% CLTV What happens
0% (free and clear) 70% of value The $500,000 cap may bind first
40% 30% of value Line size depends on value and cap
60% 10% of value May fall under the $25,000 minimum
70% or more None No line is available

Two limits can bind. On a modest-value rental, the percentage ceiling binds first. On a high-value, low-balance rental, the $500,000 cap binds before 70% does.

The $25,000 minimum creates a third squeeze. A rental with a large first mortgage may leave less than $25,000 of room. In that case a line may not make sense, even if the percentage math leaves a sliver of equity.

Value comes from an automated valuation on lines at or below $500,000. An investment line cannot exceed $500,000, so it commonly closes without a traditional appraisal. You can request a full appraisal in any case.

What Do Bank Statements Change?

Bank statements change how the lender reads your income. They do not change how much equity the property can support. The line is reviewed on documented income under the applicable program, subject to lender guidelines, so your deposits stand in for tax returns.

Item Do statements move it?
How income is proven Yes. Deposits replace returns
The 70% CLTV ceiling No
The $500,000 cap No
The 700 credit minimum No
Property type rules No
Title and vesting rules No

Most programs ask for 12 or 24 months of statements. The lender totals eligible deposits and removes transfers and other credits that are not income. For business accounts, the lender then applies an expense factor, which can cut qualifying income sharply. Some programs accept a CPA letter in place of the default factor. Personal-account deposits are usually counted closer to in full.

Business accounts need a 680 minimum credit score for the deposit analysis. An investment line already floors at 700. So on a rental line, the bank statement analysis never decides the outcome. Your credit score and equity do.

Debt-to-income still applies. The maximum is 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw. A self-employed owner with heavy write-offs may find that statements show stronger income than tax returns do. The expense factor can still trim that income, so run the math before assuming it will help.

Bankrate notes that lenders weigh both your creditworthiness and the property’s financials on an investment-property line. The line is underwritten on you, not on the rent. That is the key difference from a DSCR loan, which compares rent to the payment.

Which Gates End a File Before the Math Starts?

Title, credit, property type, and exposure each decide eligibility before equity ever comes up. A file that fails any one of them never reaches the sizing formula.

Title. Fee simple or leasehold title must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

Credit. An investment line needs a 700 minimum, with no tier below it. Both 700 and 720 reach 70% CLTV, so a higher score buys eligibility and pricing, not leverage. The report must be no more than 90 days old at closing, and the score model keys off the primary wage earner. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four.

Property type. Eligible properties include single-family homes, two-to-four-unit buildings, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Exposure. A borrower can hold at most three of these lines. A borrower with more than 15 financed properties is not eligible.

Occupancy. A two-to-four-unit building where you live in one unit is reviewed as a primary residence, not an investment property. Primary-residence ceilings reach 90% CLTV, and only at a 720-or-better credit profile.

Location. Lendmire arranges DSCR investor loans in 41 markets, including Washington, D.C. Home equity lines are available only in its 16 full-service states, which is a narrower footprint.

What Does the Line Look Like After It Closes?

Investment lines run a 5-year interest-only draw period, followed by a 25-year fully amortizing repayment period. Pricing floats during both periods on this program. The CFPB explains the draw-and-repayment pattern in its overview of how a home equity line of credit works.

The payment moves with your balance. A rental that sits vacant or under renovation still carries the line’s payment. The CFPB’s HELOC booklet also notes that lenders can freeze or reduce a line if the property’s value falls. Plan for a line that may not stay fully open.

Each later draw has a $1,000 minimum, except on Texas properties, where the minimum is $4,000.

HELOC or DSCR Cash-Out: Which Fits a Rental Owner?

A bank statement line fits an owner who is happy with the existing first mortgage and wants a second lien on top of it. A DSCR cash-out refinance fits an owner who wants more leverage, a bigger amount, or LLC ownership. The two tests differ. The line reads your personal income. The DSCR loan reads the property’s rent against its payment.

Factor Bank statement HELOC DSCR cash-out refinance
Leverage 70% CLTV, investment 75% standard rental; 70% short-term rental
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Existing first mortgage Stays in place Paid off and replaced
Title Personal or revocable trust LLC possible, subject to program terms
Income test Your documented income and DTI Rent against the full payment
Choose it if You keep a low first mortgage You want the most equity, or hold in an LLC

The cash-out route has its own gates. Most programs expect about 6 months of seasoning. A coverage ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better terms and leverage.

Clearing 1.00 is not the same as positive cash flow. Coverage compares rent to principal, interest, taxes, insurance, and HOA dues only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Lendmire’s comparison of a bank statement HELOC against a cash-out refinance for rental owners goes deeper on which structure fits which owner. The complete DSCR loans guide covers the DSCR side in detail.

A larger down payment on a purchase can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

How Do You Find the Right Lender?

You do not shop one lender at a time. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale lenders and matches the scenario to the program that fits. The right program for your situation depends on your property type, credit profile, how much leverage you need, and how you document income.

Programs differ on title, property type, and exposure limits. A broker can read those differences against your file before you apply, so you do not take a hard credit pull for a program you cannot use.

Before you apply, gather these:

  • 12 or 24 months of personal or business bank statements
  • A year-to-date profit and loss statement, if you are self-employed
  • Your current mortgage statement on the rental
  • The property’s insurance declarations page and tax bill
  • Government ID and authorization for a credit pull
  • Proof of how title is held, such as a deed or trust certification

Then run three checks at home. First, confirm title is personal or a revocable trust. Second, estimate your first-lien balance as a share of value, and confirm it sits well under 70%. Third, count your financed properties and existing lines against the exposure limits.

Key Terms Defined

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.

Lien: a recorded claim against a property that secures a loan, such as a mortgage.

Draw period: the stretch of the line when you can borrow and repay, with interest-only payments. On an investment line it runs 5 years.

Bank statement income: qualifying income built from your deposits, not your tax returns.

Automated valuation: a computer-generated property value used in place of a traditional appraisal on smaller lines.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment, including principal, interest, taxes, insurance, and HOA dues.

Frequently Asked Questions

Does a bank statement line let me borrow more than other home equity lines on a rental?

No. The 70% CLTV ceiling on an investment property is the same whether you document income with tax returns or with bank statements. Statements only change how income is proven. A 720 score also does not lift the ceiling, because 700 and 720 reach the same tier.

Can my LLC take the line?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must sit with you personally or with a revocable living trust. If the rental already sits in an LLC, you can change the vesting or look at a DSCR cash-out, subject to program terms.

Do I count the whole line in the leverage test if I draw less?

Yes. The full credit limit counts toward CLTV, drawn or not. On an investment line, at least 75% of the line is drawn at closing. Size the line for the money you plan to use.

What if my first mortgage already uses most of my equity?

Then the line shrinks or disappears. A first mortgage at 60% of value leaves room for only about 10% of value, and that may fall under the $25,000 minimum. A DSCR cash-out refinance reaches 75% on a standard rental, so it may leave more room, subject to coverage and lender review.

When does a DSCR loan make more sense than a bank statement line?

A DSCR loan usually fits better when you hold title in an LLC, want the highest leverage, or want the property’s rent to carry the file instead of your personal income. Which product suits a given property depends on its title, its rent, and your goals.

Where to Go From Here

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. An illustrative calculator on this page gives a rough sense of the math, and your file is reviewed individually by the lender. Programs change, and every figure here is subject to lender guidelines. This is not a commitment to lend.
