How Much Can You Borrow on a Bank Statement HELOC on Investment Property in the USA?

How Much Can You Borrow on a Bank Statement HELOC on Investment Property in the USA?

The Quick Read: On a rental, the line is capped at 70% combined loan-to-value (CLTV) and $500,000 through Lendmire’s wholesale network, whichever limit you hit first. Your bank statements only prove income. They do not raise the equity ceiling, the credit floor, or the dollar cap. Each point below is subject to lender guidelines and full file review.

  • Ceiling: 70% CLTV on an investment property, with no higher tier at any credit score.
  • Cap: $500,000 maximum line; the smallest line is $25,000.
  • Credit: 700 minimum, and a 720 score does not raise the leverage limit on a rental, since 700 and 720 both reach the same 70% CLTV.
  • Debt load: DTI up to 50%, tested on the interest-only payment on the full line.

How Is the Maximum Line Calculated?

The line equals the property value times 70%, minus every lien already on the property, then trimmed by the $500,000 cap and by your debt-to-income ratio (DTI, your monthly debts as a share of income). That is the whole formula. Everything else is detail about which step binds first.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV adds your first mortgage balance and the full credit line limit, then divides by the property value. The full limit counts whether or not you draw it. A line sized at $100,000 uses $100,000 of CLTV room even if you borrow $10,000 on day one.

Three quick pictures show how the limits interact. They use percentages only, because the percentages are what matter.

Moderate mortgage. The first mortgage sits at 40% of the property’s value. That leaves 30 points of room under the 70% ceiling.

Heavy mortgage. The first mortgage sits at 65% of value. Only 5 points of room remain. On many properties that works out below the $25,000 minimum line, so the product simply does not fit.

Free and clear. There is no first mortgage. The 70% ceiling applies against the full value, not against your equity. On a high-value rental, the $500,000 cap binds before the percentage does, and extra equity adds nothing.

So the number that limits you is not always the one you expect. Lower-value rentals with a moderate mortgage hit the percentage. High-value, low-debt rentals hit the dollar cap. Thin-equity properties may not clear the minimum.

What Do Bank Statements Actually Change?

Bank statements change how your income is documented and nothing else. The loan is reviewed on documented income under the applicable program, subject to lender guidelines, so credit, assets, debts, equity, and the property are still reviewed in full.

Scotsman Guide describes the general non-QM approach. A self-employed borrower supplies 12 to 24 months of personal or business statements. The lender derives income from deposits, often after applying an expense factor, and a profit-and-loss statement can sometimes substitute. The same article notes that lenders must still confirm you can repay the loan.

Deposits are screened before they are averaged. Transfers between your own accounts, loan proceeds, and other non-income credits come out. Business accounts usually get an expense factor and a proration for your ownership share. Each program sets its own factor, so no single percentage is universal.

One structural point helps investors. Business bank accounts need a 680 minimum credit score for the deposit analysis, but the investment-property floor is already 700. On a rental line, the bank-statement method is therefore unlikely to be the tightest constraint, since credit, CLTV, and DTI do most of the limiting.

Does a Higher Credit Score Raise the Rental Ceiling?

No. Investment-property lines run on a two-tier table. A 720 score and a 700 score both reach 70% CLTV up to $500,000. The 700 minimum is a hard floor with no tier beneath it.

Compare that with primary residences and second homes, where ceilings reach 90% CLTV. That top tier exists only at a 720-or-better credit profile. Primary-residence lines can also run above $500,000, up to a $750,000 maximum, at 75% CLTV, with a full appraisal and a 700 credit profile or better (720 on the longer-draw structure). None of that carries over to a rental. An investor reading a headline figure for a primary home is reading the wrong table.

A federal consumer booklet uses 75% of the home’s value as an illustration, and it notes that lenders also weigh your ability to repay and your credit history. That is a market-wide illustration. On Lendmire’s network, an investment line stops at 70% CLTV.

How the Line Is Structured

The line is a standalone product in first or second lien position. On investment property it runs a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. Pricing floats through both periods and never converts to fixed.

Three structural rules shape how you use it:

  • Draw at closing. At least 75% of the line is drawn at closing. This is a closing draw, not a revolving cushion you leave untouched.
  • Qualifying payment. The lender tests DTI on the interest-only payment calculated on the maximum draw. A $400,000 line is judged as if you borrowed all of it.
  • Later draws. After closing, the minimum subsequent draw is generally $1,000, and the structure lets you borrow again during the draw period.

Per the CFPB, a lender may freeze or reduce a line if the property’s value drops significantly or your finances change enough to raise doubts about repayment. So your available line can shrink after closing. The same page warns that you can lose the property if you cannot repay.

What Shrinks Your Number?

Several things cut the line below the 70% math, and most of them are structural.

Title. The individual borrower or a revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. This is the sharpest difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Property type. Eligible: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural-zoned property.

Portfolio size. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Combined exposure caps also apply, and they depend on the program.

Debt load. The 50% DTI maximum limits growth. Every new loan adds to your debts. Because the test uses the full-line interest-only payment, a bigger line eats DTI faster than a draw-as-needed mindset suggests.

Valuation. Because an investment line tops out at $500,000, and full appraisals begin only above that figure, the line is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. A higher CLTV may require a secondary valuation, and you can always request a full appraisal. Automated values can come in lower than a seller’s expectations, and that lowers your 70% math with it.

Location. This product is offered through Lendmire in 16 full-service states, which is narrower than the 41-market DSCR footprint. Some states add their own property-eligibility rules.

Bank Statement HELOC vs. DSCR Cash-Out: Which Limit Is Bigger?

For most investors with larger rentals, a DSCR cash-out refinance gives more room. It tests rent against the full monthly payment (principal, interest, taxes, insurance, and any HOA dues, together called PITIA) and does not rest on your personal income. It also allows larger loans and can be held in an LLC, subject to lender program eligibility. If you want to understand how those loans are built, Lendmire’s complete DSCR loans guide walks through the mechanics.

Factor Bank Statement HELOC DSCR Cash-Out
Underwritten on Your documented income and DTI Property rent vs. PITIA
Rental leverage 70% CLTV ceiling Around 75% LTV on standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, per program terms
First mortgage Stays in place Replaced by the new loan
Credit 700 minimum 620 floor in parts of the network; most want 660+

The honest trade-off cuts both ways. The HELOC lets you keep an existing first mortgage in place, which a cash-out refinance cannot. It also tends to fit a smaller, targeted need. The DSCR cash-out wins on size, on LLC-held property, and on borrowers whose personal debt load is already heavy.

Keep one DSCR caution in mind if you go that route. The ratio compares rent to PITIA only. Clearing the program’s coverage floor does not mean a property produces positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. Where coverage runs below 1.00, a separate path exists through select lenders in the network, with leverage and terms adjusted.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the full credit line limit, divided by the property’s value.

HELOC (home equity line of credit): An open-ended credit line secured by property, with a draw period and then a repayment period.

DTI (debt-to-income): Your total monthly debt payments as a share of your monthly income.

Bank statement income: Income derived from 12 to 24 months of deposits instead of tax returns, subject to the program’s rules.

Interest-only draw period: The stretch when you owe only the interest on what you have borrowed, before repayment begins.

Seasoning: The waiting period a lender wants between buying a property and borrowing against it.

Common Mistakes Investors Make

  • Assuming equity equals borrowing power. The ceiling applies to value, and your first mortgage comes out of it first.
  • Forgetting the whole limit counts. CLTV uses the full line, not your first draw.
  • Counting rent as income. Rent is DSCR logic. This line is underwritten on you, not on the property’s rent.
  • Expecting an LLC to work. Title must sit with you or your revocable trust.
  • Chasing a higher score for leverage. Above 700 on a rental, extra points buy no extra CLTV.

Frequently Asked Questions

What is the most I can borrow on a rental with a bank statement HELOC?

The maximum line is $500,000, and it applies only when 70% of the property’s value, less your existing liens, is at least that large. For many rentals the percentage limit binds first. Every figure is subject to lender guidelines and full file review.

Can I hold the rental in an LLC and still get this line?

No. Title must sit with you personally or in a revocable living trust. An LLC-held rental generally needs a vesting change first, or a DSCR cash-out refinance, which can work with LLC title subject to lender program eligibility.

Does the whole line count toward my CLTV if I draw only part of it?

Yes. The full limit is added to your first mortgage balance for the CLTV test. At least 75% of the line is also drawn at closing, so a small draw is not really an option on this product.

Does a bigger down payment on my first mortgage raise the line?

Indirectly. A smaller first mortgage leaves more CLTV room. It does not remove the 70% ceiling, the 700 credit floor, the $500,000 cap, or the property-eligibility rules. The strongest files clear both tests: enough equity and enough debt-capacity.

What if my credit or DTI falls short?

Then a DSCR cash-out may fit better, since it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit floors and leverage tiers differ, and sub-1.00 coverage is available through select lenders in the network with leverage and terms adjusted.
