How Much Can You Borrow on a Bank Statement HELOC When Rent Comes From Airbnb?

How Much Can You Borrow on a Bank Statement HELOC When Rent Comes From Airbnb?

The Quick Read: It depends on your equity, not your Airbnb income: on an investment property, the line equals the property value times 70% combined loan-to-value (CLTV), minus every lien already on it, capped at $500,000, while your Airbnb deposits only help you pass the income test. A bigger booking calendar does not make the line bigger. It makes qualifying easier, up to a point.

  • Equity sets the size of the line. Income and credit decide whether you qualify at all.
  • On an investment property, the network Lendmire works with tops out at 70% CLTV with a 700 minimum score. A 720 score reaches the same 70%.
  • Title must sit with you personally or in a revocable living trust. An LLC-held Airbnb cannot take this line.
  • Lenders read Airbnb deposits after scrubbing and expenses, never as gross bookings.
  • If the property sits in an LLC, a DSCR cash-out refinance is the usual alternative.

Key Terms Defined

HELOC is a home equity line of credit, a revolving line secured by a property you already own. CLTV is combined loan-to-value, which adds every loan on the property, including the full new line limit, and divides by the property value. DTI is debt-to-income, your monthly debts divided by your qualifying monthly income. Expense factor is the percentage a lender subtracts from deposits to account for the costs of running a business. AVM is an automated valuation model, a software estimate of value used in place of a traditional appraisal. DSCR is debt service coverage ratio, which compares a property’s rent to its monthly housing payment.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Actually Sets the Size of the Line?

Equity sets the line. The formula is property value times the CLTV ceiling, minus the liens already on the property, then capped at the program maximum. Airbnb revenue does not appear anywhere in that formula.

Run the numbers on a rental worth 100 units with a first mortgage of 50 units. At a 70% ceiling, total debt on the property can reach 70 units. That leaves room for a line of up to 20 units. The same logic applies at any property size, and the percentage does the work.

Two details trip people up. First, CLTV counts the full line limit, not just what you draw. A line you leave undrawn still uses up your equity room. Second, the investment-property ceiling is a flat 70%. Because 700 and 720 both reach 70%, a higher score buys eligibility, not extra leverage.

Across the wholesale network Lendmire works with, investment-property lines run from $25,000 up to a $500,000 maximum. Lines above $500,000 exist only on primary residences. A line on a rental never reaches that tier.

Since an investment line can’t exceed $500,000, it normally runs through automated valuation and typically needs no traditional appraisal. A higher CLTV may still trigger a secondary valuation, and you can always ask for a full appraisal.

Why Does Airbnb Income Matter If It Doesn’t Size the Line?

Income decides whether you pass the qualification test. That test measures your debt-to-income ratio, and lenders in this network generally cap DTI at 50%. They qualify the payment on the interest-only amount for the maximum draw, so a large line weighs on your DTI even before you borrow against it.

This is a borrower-qualified product. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC does not. The lender looks at you: your credit, your income, your other debts, and your equity.

That is where the bank statement piece comes in. If your tax returns show small profits because you deduct heavily, the lender can use bank statements to measure what the business actually deposits. Scotsman Guide describes the standard approach: a self-employed borrower supplies 12 to 24 months of personal or business statements, and the lender applies an expense factor, with 50% as its example. Some lenders use a profit-and-loss statement or a tax professional’s expense statement instead.

One feature of this network simplifies things for rental owners. Business bank accounts require a 680 minimum score for the deposit analysis. An investment line already floors at 700. So the bank statement analysis is never the tightest constraint on an investment line. Your score and your equity are.

How Do Airbnb Payouts Turn Into Qualifying Income?

Payouts become qualifying income through a four-step conversion: gather statements, remove ineligible deposits, apply the expense factor, then divide by the months in the window. The result is far below gross bookings.

The common formula is eligible deposits divided by months, times one minus the expense factor, times your ownership share. Here is how that plays out using a 50% expense factor as an example. Say your eligible deposits average 100 units a month over the statement window. Your qualifying income is then 50 units a month. That is a modeled illustration, not a program promise. The factor a given lender applies varies.

Each step matters:

1. Gather 12 or 24 months of statements. Airbnb and Vrbo payouts land in a personal or business account. Either way, the payouts need to be traceable.

2. Scrub ineligible deposits. Transfers between your own accounts, loan proceeds, guest refunds, and one-time items come out of the total.

3. Apply the expense factor. A short-term rental carries real operating costs: cleaning, utilities, platform fees, and supplies. The factor reduces business deposits to reflect that.

4. Test DTI and CLTV. Your qualifying income goes against your debts, and the property goes against the 70% ceiling.

Deposit type How it is typically treated
Airbnb or Vrbo payout Counts if traceable to statements
Transfer between your accounts Removed
Loan proceeds Removed
Guest refund Removed or netted out
Manager disbursement Depends on documentation

A payout report from the platform helps reconcile those deposits to the statements. That reconciliation is often what makes a messy account readable.

Does Strong Occupancy Raise My Limit?

No. A 4.8-star listing with a packed calendar does not buy a larger line. Many hosts assume it does, because they think of the property as the income engine. On an investment HELOC, the lender sizes the line off equity and uses income only as a pass-or-fail test.

Income can still help in a different way. Higher qualifying income lowers your DTI, which keeps you inside the 50% ceiling and leaves room for other debts. In the network’s tiers, a DTI above 45% needs at least a 680 score. For an investment line, that is already covered by the 700 minimum.

Tax filing affects how your return reads, and tax treatment varies by how the rental is run. The University of Illinois Tax School notes that short-term rentals generally mean average stays under seven days, so which schedule applies turns on the facts and a qualified tax professional should decide.

Who Can Hold Title?

Title is the sharpest structural limit. An investment line requires the property to be held by you as an individual or by your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product.

If your Airbnb sits in an LLC, you have two options. You can move the deed into your name or a revocable trust, which has its own legal and insurance consequences worth discussing with an attorney. Or you can skip the HELOC and use a DSCR cash-out refinance, which accepts LLC ownership, subject to lender program eligibility.

Property type also matters. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not. Borrowers are also limited to three lines, and anyone with more than 15 financed properties is not eligible.

Availability is narrower than the DSCR footprint. These lines are offered only in Lendmire’s 16 full-service states, which are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. Lendmire is the broker. The wholesale partners underwrite and fund the loans. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Credit Line or DSCR Cash-Out? How the Two Compare

The choice depends on how the property is titled, your credit, and how much the rent covers. A HELOC is the better fit when you hold title personally, score 700 or higher, and want a revolving line. A DSCR cash-out fits better when an LLC owns the property or your score is below 700.

Factor Investment HELOC DSCR cash-out refinance
Underwritten on You: credit, DTI, equity Property rent versus payment
STR leverage ceiling 70% CLTV 70% LTV on STR collateral
Standard rental ceiling 70% CLTV 75% LTV
Credit 700 minimum 640+ on STR
Title Individual or revocable trust LLC allowed
Structure Line, first or second lien Replaces the first mortgage

The DSCR cash-out ceiling is 70% on short-term-rental collateral and 75% on standard long-term rentals. Hosting history matters on STR files, and the network’s programs generally expect about 12 months of it. A brand-new listing with no history leaves a bank statement file with little to show.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because DSCR compares rent only to the housing payment, and repairs, vacancy, management, and utilities sit outside the calculation.

The structures also differ. A HELOC leaves your first mortgage in place and adds a second lien or a standalone line. A cash-out refinance replaces the existing loan. If your current first mortgage has terms you want to keep, that points toward the line. If the property is in an LLC, the choice is made for you.

What Does the Line Look Like Once You Have It?

Investment lines run one structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed. After closing, the minimum subsequent draw is generally $1,000 on most lines.

That structure is worth planning around before you apply. A line that is mostly drawn on day one behaves more like a second mortgage than a flexible reserve. If you want a standby line you rarely touch, this is not that product.

Credit is a hard floor at 700 on investment properties, and there is no tier beneath it. The network reads a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history on an investment file follows a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

What Documents Move the File?

The strongest files show Airbnb deposits that are easy to trace and easy to net. The documents that matter:

  • 12 to 24 months of statements with the platform payouts clearly visible.
  • Platform payout or earnings reports that reconcile to the deposits.
  • A filed return with the rental schedule, since lenders look at net income after expenses, not gross bookings.
  • Insurance that covers short-term rental use.
  • Evidence of any local permit or registration your area requires.

Clean up statements three to six months before you apply. Stop moving money between your own accounts through the same account that receives payouts. Keep platform payouts landing in one place. Separate personal spending from the account the lender will read. A statement that mixes everything forces more deposits out of the total.

If a property manager or co-host receives the payouts first, ask which disbursements will be documented. The cleaner the trail from guest payment to your account, the less the analysis relies on guesswork.

The Myth About “Bank Statement” Meaning “Light Documentation”

Bank statement does not mean low documentation. It describes how the lender derives income, using deposits instead of tax-return net income. Lenders still need to establish that you can repay. The CFPB’s ability-to-repay page describes the reasonable, good-faith repayment determination that applies broadly to mortgage lending.

Other myths worth retiring: that gross bookings count as income, that a higher score unlocks a higher investment ceiling, and that you can hold the property in an LLC and still use this line. None of those hold on an investment-property line. Qualification on any of these products is subject to lender guidelines and full file review.

Which Path Fits Which Investor?

The best program for your situation depends on property type, title, credit profile, and how much leverage you need. Three typical profiles show the split.

Picture an investor who owns a duplex personally, scores 720, and holds a first mortgage well below 70% of value. The HELOC fits: equity room is available, title is clean, and the line is sized on the formula above.

Say you own an Airbnb in an LLC with a 660 score. The HELOC is off the table on both title and credit. A DSCR cash-out, which is reviewed on documented rental income under the applicable program, is the route to review. It needs a 640+ score and about 12 months of hosting history on short-term-rental files.

Consider an investor with a 740 score whose combined debt on the property already sits at 70% of value. Great credit does not help here, because the line size is zero. A cash-out on a different property may be the better move.

This is where a broker earns its keep. Lendmire works with a network of wholesale lenders, so the same scenario can be matched to the program that fits the property, title, and leverage need. The complete DSCR loans guide explains the property-based side of that choice in depth.

Frequently Asked Questions

Does Airbnb income raise how much I can borrow?

No. Equity sizes the line, using value times 70% CLTV on an investment property, minus existing liens, up to a $500,000 maximum. Airbnb income affects whether you pass the DTI test, not how large the line gets.

Do personal and business bank statements work differently?

Yes, they can. Business accounts typically go through an expense-factor reduction, and treatment of personal accounts varies by program. In this network, business deposits need a 680 minimum score for the analysis, though an investment line already requires 700. Keeping payouts in one traceable account makes either route easier to read.

Can I use a bank statement HELOC if my Airbnb is in an LLC?

Not on this product. Title must be held by you individually or by a revocable living trust. A DSCR cash-out refinance is the usual alternative for an LLC-held rental, subject to program terms.

Does a new Airbnb with under a year of history qualify?

A bank statement file needs deposits to analyze, so a new listing leaves little to show. DSCR programs on short-term rentals generally expect about 12 months of hosting history. If you have a long-term rental history on the property, that may support a different path.

Can I use the line to buy another Airbnb?

Yes, the line proceeds can fund a down payment elsewhere, subject to lender guidelines. Keep in mind that at least 75% of the line is drawn at closing, so the money starts costing you right away. Plan the purchase before you open the line.
