How Much Can You Borrow on a Bank Statement HELOC Without Tax Returns for an LLC?

How Much Can You Borrow on a Bank Statement HELOC Without Tax Returns for an LLC?

The Quick Read: Not directly: an LLC cannot hold title on this product, so a rental deeded to the entity does not qualify for the line as it stands. When the property sits in your personal name or a revocable living trust, an investment-property line tops out at 70% CLTV and $500,000 on this network, subject to lender guidelines.

  • Bank statements replace tax returns, but credit, DTI, equity and the property are still underwritten.
  • For an LLC-owned rental, a DSCR cash-out refinance is the usual substitute, subject to program terms.

What Does “Without Tax Returns” Actually Mean?

It means different paperwork, not less of it. Across the wholesale network, the line is reviewed on documented income under the applicable program, subject to lender guidelines. Twelve to twenty-four months of bank deposits stand in for returns. A 1099, a CPA-prepared P&L or asset records can also fill that role.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Everything else is still reviewed. Credit comes from a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Debt-to-income runs up to 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw.

Does the LLC Change the Answer?

Yes, and it does so through title, not income. The line is underwritten on you, the individual. Title must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

No federal rule bars an LLC from this. It is product design. Investor discussion on BiggerPockets points the same way: commenters there say most lenders want the property in a personal name, while a few handle LLC-held property with extra requirements.

Your LLC’s business income can still show up in your deposits. But if the deed names the LLC, the property is not eligible collateral until the vesting changes or you pick a different product.

How Is the Maximum Line Calculated?

The formula is short. CLTV adds every lien on the property and divides by its value. The maximum line is value times 70%, minus existing liens, then limited by the $500,000 cap. The full credit limit counts toward leverage and DTI whether or not you draw it.

Two cases show which limit binds first. These are modeled assumptions, not market data.

  • Lower-value rental with a first mortgage: the 70% math binds first. Existing debt eats most of the room before the cap matters.
  • High-value rental with little debt: the $500,000 cap binds first. Extra equity beyond that point does not add borrowing power.

Valuation on lines at or below $500,000 ordinarily runs on an automated model with no traditional appraisal, though you can request a full one. At least 75% of the line is drawn at closing, and the payment floats. The draw structure is a 5-year interest-only period followed by a 25-year amortizing repayment.

Line Limits by Occupancy

Occupancy Max CLTV Max line Min credit
Investment property 70% $500,000 700
Second home 90% at 720+ $500,000 640
Primary residence 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) 600

Read the investment row as the one that applies to a rental. The 90% figure exists only at a 720 profile and only on a primary residence or second home.

Using home equity from your own residence to buy rentals is a separate collateral decision. It puts your home behind the investment.

How Do Deposits Become Qualifying Income?

Lenders review 12 to 24 months of statements and strip out transfers and one-time deposits. What remains is used to estimate monthly income. For LLC owners, commingled accounts make this harder, since money moving between personal and business accounts can look like income when it is not.

Deposit type Typical treatment
Recurring customer or rent deposits Generally counted
Transfers between your own accounts Excluded
One-time large deposits Questioned or excluded
Loan proceeds Excluded

Clean separation of accounts, and a short written explanation of any large deposit, gives the reviewer fewer gaps. Exact treatment varies by lender.

What Are the Four Routes When the LLC Holds Title?

Four routes exist, and each has a cost.

1. Re-title to yourself. This makes the property eligible, but it carries a due-on-sale risk on any existing mortgage.

2. Borrow against a different personally titled property. Your LLC-held rental stays untouched.

3. Use an entity-level commercial line. This is a different product with its own underwriting.

4. Use a DSCR cash-out refinance. It can keep the LLC on title, subject to lender program requirements.

The re-titling trap deserves care. Moving a mortgaged rental out of an LLC can trigger the first mortgage’s due-on-sale clause. Federal protections against due-on-sale enforcement are narrow, covering only certain residential transfers, and transfers into an LLC are not on the protected list. Triggering the clause does not mean the servicer enforces it, so an attorney and a servicer check come before any deed. The “deed out, borrow, deed back” tactic that some investors mention runs straight into this issue. Do not treat it as safe.

A revocable living trust generally works when the deed, title and insurance carry the trust’s exact name. Due-on-sale protection for trust transfers of non-occupied rentals is less certain, so attorney review applies there too.

HELOC or DSCR Cash-Out: Which Fits an LLC?

Factor Bank statement HELOC DSCR cash-out refinance
Underwritten on You: credit, DTI, equity Property rent vs. payment
LLC on title Not allowed Possible, per program terms
Lien position Adds a second lien Replaces the first mortgage
Leverage 70% CLTV on a rental About 75% LTV on a standard-rental cash-out
Credit 700 minimum Most programs want around 660

On a standard-rental cash-out, leverage tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Short-term-rental collateral caps lower, at 70% on a cash-out. The DSCR ratio compares rent to PITIA, and many select programs start at 1.00. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, since repairs, vacancy, management and capex sit outside it. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Reserves vary by lender, leverage, loan size and transaction type, and they are commonly around 6 months of PITIA. For LLC-held portfolios, the DSCR route usually fits better because it keeps the entity intact. For the full mechanics, see the complete DSCR loans guide. Lendmire’s piece Top Bank Statement HELOC Providers Without Tax Returns covers the personal-name route in more detail.

What Can Go Wrong?

The line is not a guaranteed pool of cash. The CFPB warns that lenders can reduce or freeze a HELOC if the home’s value drops significantly. Other friction points:

  • Title vesting is the gating question, and it surfaces late if nobody checks the deed first.
  • Borrowers are limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Eligible property types exclude manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use zoning.
  • This product is available only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

LLC Owner Document Checklist

  • Current deed and title evidence showing exactly who holds title
  • 12 to 24 months of statements, personal or business, depending on the program
  • A 1099, CPA-prepared P&L or asset records if used in place of statements
  • A mortgage statement for every lien on the property
  • Written explanations for large or unusual deposits
  • Insurance and trust documents carrying the exact vesting name, if a trust holds title

This is general information, not legal or tax advice. Consult a qualified attorney or CPA about your own title, entity and tax situation before moving a deed or drawing on a line.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare options through its bank statement HELOC program, based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

What is the most I can borrow on a rental with a bank statement HELOC?

The ceiling is $500,000 and 70% CLTV on an investment property, whichever limit binds first. A lower-value rental usually hits the 70% math, while a high-value, low-debt rental hits the $500,000 cap. Subject to lender guidelines and full file review.

Does a higher credit score raise my limit on a rental?

No. On an investment property, the limit remains $500,000 and 70% CLTV, whichever binds first.

Can my LLC be the borrower or hold title?

No. Title must sit with an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change or a different product, such as a DSCR cash-out refinance, depending on program guidelines.

Does an unused line count against me?

Yes.

Is moving my rental out of an LLC safe?

Not automatically. A transfer can trigger the first mortgage’s due-on-sale clause, and the federal protections do not cover transfers into an LLC. Check with an attorney and the servicer before any deed.
