The Quick Read: It depends on each rental’s equity, because a DSCR HELOC is sized one property at a time, with second-lien lines from $50,000 to $500,000 at up to 70% combined loan-to-value (720 score or better), and your total is the sum of the lines that clear, subject to underwriting. Nightly Airbnb revenue does not set the line. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.
- Per-rental ceiling, second lien: 70% of value, minus the first mortgage balance you keep.
- Per-rental ceiling, first lien on a paid-off rental: up to 75% LTV at 740 or better, 70% at 700 to 739, and 65% on lines above $500,000 (lines run to $1,000,000).
- Coverage test: gross rent must reach at least 1.10x a stress payment on the entire credit limit.
- Portfolio cap: at most 5 loans or $2,500,000 per borrower with the program.
- Five rentals means five equity checks. One property’s equity never backs another property’s line. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
A DSCR HELOC is a home equity line of credit on a rental, qualified on the property’s rent instead of your personal income. Lendmire is a broker. It arranges these lines through select programs in a wholesale network, and the lender underwrites each file.
How Much Can You Borrow on a DSCR HELOC Across Five Rentals?
There is no portfolio number. Each rental gets its own line, sized from its own value, its own first mortgage and its own rent. Your total is the sum of the lines that clear, up to the borrower exposure cap.
Start with the structure. On a rental that still carries a first mortgage, the line is a standalone second lien behind that loan. You keep the first mortgage as it is. On a rental with no mortgage, the line is a standalone first lien. It is never closed together with a purchase, and it is never a third lien. It also never goes on your own home or a second home.
Here is the second-lien math. Add the first mortgage balance and the new line, then divide by the property’s value. That result is the combined loan-to-value, or CLTV. Through this program it can reach 70% at a 720 score or better, on lines up to $500,000. So the most you can take is 70% of value minus what you owe on the first mortgage.
Run the numbers in percentages. A rental with a first mortgage at 50% of value leaves room for a line of up to 20% of value. A rental with a first mortgage at 65% leaves only 5 points. That thin slice can fall below the $50,000 minimum line. Then there is no line.
On a paid-off rental, the first-lien path applies:
- 740 or better: up to 75% LTV on lines to $500,000.
- 700 to 739: up to 70% LTV on lines to $500,000.
- Lines above $500,000, up to $1,000,000: 65% LTV at 720 or better. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Those are ceilings, not offers. A market flagged as declining lowers the ceiling by 5 points. A first lien exists only on a rental with no mortgage. If you still owe on the first loan, you are looking at the second-lien path and its 720 floor.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Vesting in your LLC is allowed on investment property, subject to program terms. The members sign as guarantors.
Key Terms Defined
DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. This program wants at least 1.10x.
CLTV (combined loan-to-value): the first mortgage plus the new line, divided by the property’s value. It applies to second liens.
Second lien: a loan that sits behind the first mortgage. If the property is ever sold or foreclosed, the first mortgage is paid first.
Draw period: the stretch when you can borrow from the line. Here it is 5 years, interest-only on the drawn balance.
Seasoning: the waiting period after you buy or refinance a property. It is covered below.
What Does the Rent Test Do to Your Airbnb Income?
This is where most Airbnb owners get surprised. The line is reviewed on a documented lease and the appraiser’s market rent, not on your nightly booking revenue. A hot property earning far above market rent gets no extra credit for it here.
The rule, in one sentence: rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property can have at most 1 vacant unit.
So an Airbnb with no lease is a poor fit for this line. Not ideal. If your five rentals run purely on nightly stays, a DSCR cash-out refinance is the structure that reviews short-term income history. It also replaces your first mortgage, so weigh that cost. Lendmire’s piece How to Qualify for a Bank Statement HELOC for a Five-Rental Airbnb Portfolio covers another route for owners whose income is on bank statements.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Condotels are outside this program entirely.
How the Coverage Test Shrinks the Line
The test runs on the whole credit limit, not just what you draw. The qualifying payment is a fully amortizing payment of principal and interest on the entire limit. It is calculated at a stress rate above the starting rate. Taxes and insurance are not part of it.
Gross monthly rent divided by that payment must reach at least 1.10x. A bigger line means a bigger qualifying payment. So a rental with plenty of equity can still be limited by rent. When rent is the constraint, the usable line gets smaller until the ratio clears.
On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own coverage calculation governs. Any arithmetic you do ahead of time is illustrative only.
The line is variable-rate. At least 80% of it is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line. Later draws are at least $5,000. So this works like a term loan with a drawdown tail, not a standby reserve you leave untouched.
What Could Five Lines Look Like?
Picture five rentals with five different stories. The table shows how each would likely sort out, subject to lender guidelines and credit approval.
| Rental | Situation | Likely outcome |
|---|---|---|
| 1 | Paid off, leased, 740+ score | First lien, up to 75% LTV |
| 2 | Modest first mortgage, 720+ | Second lien, up to 70% CLTV |
| 3 | Heavy first mortgage | Little room; may miss $50,000 minimum |
| 4 | Nightly-only, no lease | Not a fit; look at cash-out |
| 5 | Bought four months ago | Ineligible until seasoned |
| Total | Sum of lines that clear | Within 5 loans or $2,500,000 |
Two of five clear. That is a realistic result, and it is not a failure. The rentals that miss are usually missing equity, a lease or time.
The exposure cap is at most 5 loans or $2,500,000 per borrower with the program. Five rentals fit the loan count, so the dollar cap is the one to watch.
Which rental to borrow against first? The stronger play is usually the paid-off one with a leased tenant, since it needs no first-mortgage math. A fast-appreciating rental with a thin first mortgage is the other candidate. This is a genuine toss-up. The paid-off property gives certainty, while the second-lien property keeps a low first mortgage in place.
What Else Shapes the Total?
Credit. A second lien needs 720 or better. A first lien needs 700 or better. The tier comes from the lender’s own credit report. No 30-day mortgage late in the last 12 months is allowed. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it.
Valuation. Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted. NerdWallet notes that bank-style investment lines can require multiple appraisals, and five rentals means five valuations either way.
Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Property type. Eligible: single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums. Not eligible: rural-designated property, row homes, condotels, leaseholds, mixed-use, and a property listed for sale in the prior 2 months. Properties with a solar lien are also out.
Borrower. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers cannot.
No reserves. No reserves or cash to close are required, subject to underwriting. You also skip traditional personal-income documentation, W-2s, pay stubs and a debt-to-income calculation. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
The lender pool for rental-property lines is small. NerdWallet says investment-property HELOCs are available but have stricter requirements than lines on a primary home. It reports lenders typically want at least 20% equity. Through this network’s second-lien program, combined leverage tops out at 70%, so plan for more equity than that survey suggests.
Per the FTC, the amount you can borrow on a bank-style line depends on income, credit history and the home’s market value. A DSCR HELOC swaps the income piece for rent coverage.
When a Different Loan Fits Better
A HELOC is the right tool when you want to keep your first mortgage and tap equity in pieces. It is the wrong tool when your income is nightly or your need is bigger than the cap.
| Factor | DSCR HELOC | DSCR cash-out refinance | Bank-style investment HELOC |
|---|---|---|---|
| First mortgage | Stays in place | Replaced | Stays in place |
| Reviewed on | Rent and lease | Property income | Your personal income |
| Nightly Airbnb income | Not counted directly | Can be reviewed | Not applicable |
| Entity title | LLC allowed | Per program terms | Often not allowed |
If you need more than a line can supply on one property, a cash-out refinance is the usual alternative. Lendmire’s complete DSCR loans guide lays out how the pieces compare.
What Can Go Wrong
Your total is not a promise. The CFPB warns that you can lose the property if you can’t repay. It also says a lender may reduce or freeze a line if the property’s value drops significantly. Under the program here, hazard insurance has to cover both liens.
Then there is the payment step-up. The interest-only draw period lasts 5 years. After that, a 25-year repayment period begins with a fully amortizing payment, inside a 30-year maturity. With five lines, five payments change at once. Budget for that before drawing the full amount.
Cash flow has its own trap. The line payment does not enter the next property’s coverage ratio, but it still leaves your bank account. Stress-test each rental with a vacant month and a higher variable payment. Then see whether the portfolio still carries itself.
Before You Apply
Gather these for each rental, not once for the portfolio:
- Current first-mortgage statement, if there is one
- Lease in place, plus three months of receipts if the lease is above market
- Insurance declaration and vesting deed
- Entity documents, if the LLC holds title
- Credit report authorization for each guarantor
- A clear read on local short-term rental rules
Also confirm the state. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Those states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.
Frequently Asked Questions
Can one HELOC cover all five of my Airbnbs?
No. The line is secured by one rental at a time, and one property’s equity does not support a line on another. Five rentals means five applications and five valuations. Each is sized on its own equity and rent, and the total is capped at 5 loans or $2,500,000 per borrower with the program.
Does my Airbnb income raise the line?
Not directly. A nightly property with no lease generally points toward a DSCR cash-out refinance instead. That structure can review short-term income history.
Can I use this line to buy the next rental?
Only if the line already exists before you go under contract. It is never closed together with a purchase. You borrow against the rental you already own, then use the draw toward the next deal. Each line must meet the program’s standards on its own rental first.
How long do I have to own a rental before I can take a line?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A brand-new purchase has to wait. A recent refinance has to wait too.
What if my rentals sit in an LLC?
LLC vesting is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.
