The Quick Read: The ceiling is the smaller of two limits: the equity limit (property value times the leverage cap, minus every lien already on the property) and the rent-coverage limit (rent must cover a stress payment on the whole credit line). On a mortgaged rental, a second-lien line typically tops out at 70% combined loan-to-value with a 720 score. On a rental with no mortgage, a first-lien line reaches 75% loan-to-value at 740 or better, subject to underwriting.
- Second lien: up to 70% CLTV at 720+, lines of $50,000 to $500,000.
- First lien: 75% LTV at 740+, 70% LTV at 700 to 739, lines to $500,000.
- Larger first-lien lines: 65% LTV at 720+, up to $1,000,000.
- Rent must reach a 1.10x coverage ratio on the entire line, not just the drawn amount.
- A rental bought or refinanced in the last 6 months is not eligible, so the wait comes before the application. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Landlords who ask about the timeline usually want to know when they can reach the equity. This guide covers the amount first, then the waiting periods built into the program. Lendmire does not publish a closing-day count, because no honest one exists for a line underwritten file by file.
What Is a DSCR HELOC, and How Is It Different From a Bank HELOC?
A DSCR HELOC is a revolving line of credit secured by a rental you already own. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The owner’s personal income is never calculated.
The line sits in one of two positions. It is a standalone second lien behind the first mortgage you keep. Or it is a standalone first lien on a rental with no mortgage. It never closes alongside a purchase, and it is never a third lien. It also is not available on your own home or a second home.
Across Lendmire’s wholesale network, this is a different animal from a bank line. NerdWallet notes that a HELOC on an investment property is possible, but you will likely face a smaller pool of lenders and can’t borrow as much as against a primary home. A DSCR line widens that pool for landlords whose tax returns look thin after depreciation and deductions.
The LLC can stay on title, subject to program terms. The members sign as guarantors. If a title holder is not a borrower, that person signs a non-borrowing owner acknowledgment.
For the broader picture of how these loans work, see the complete DSCR loans guide.
How Much Can You Borrow? The Two-Limit Formula
Your maximum is whichever limit is lower. Run both.
Step 1: the equity limit. Multiply the property value by the leverage cap for your tier. Subtract the first mortgage balance. What remains is the most the line can be.
Step 2: the coverage limit. The lender divides gross monthly rent by a qualifying payment. That payment is a fully amortizing principal-and-interest payment on the entire credit limit, calculated at a stress rate above the start rate. Taxes and insurance are not part of it. The test needs 1.10x or better.
Here is why that matters. A bigger line means a bigger qualifying payment, which means a lower coverage ratio. Rent that clears 1.10x on a smaller line can fail on the full limit you asked for. The fix is often a smaller line, not a different property.
Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.
On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs.
A Worked Example in Percentages
Take a rental worth $400,000 with a first mortgage equal to 40% of value. Under a 70% CLTV ceiling, the line can reach up to 30% of value (70% minus 40%). That assumes a 720 or better score and that rent clears 1.10x on the full line. This is illustrative, and the lender’s calculation governs.
Now change one input. A declining-market flag lowers any ceiling by 5 points. The same property would then allow a line of up to 25% of value. Same house, smaller line.
What Do Credit Score and Lien Position Do to the Ceiling?
Credit tier and lien position set the leverage cap. Typical ranges, subject to underwriting:
| Lien | Credit score | Max leverage | Line size |
|---|---|---|---|
| Second lien | 720+ | 70% CLTV | $50,000–$500,000 |
| First lien | 740+ | 75% LTV | To $500,000 |
| First lien | 700–739 | 70% LTV | To $500,000 |
| First lien, large line | 720+ | 65% LTV | Over $500,000 to $1,000,000 |
Notice that a mortgaged rental has no second-lien cell below 720. A landlord with a 700 to 719 score and a first mortgage is a case where the lien structure and the credit tier both matter. A first lien exists only on a rental with no mortgage.
Paid off does not mean unlimited. The caps still apply. Any first-lien line over $500,000 moves to the 65% LTV ceiling, and the $1,000,000 line is reachable only that way. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Each ceiling is a limit, not an offer. Programs change, and every file is underwritten individually.
How Does the Valuation Step Change With Line Size?
Line size decides how the property is valued. Lines up to $400,000 can use an automated valuation (with a confidence score of 85 or better) plus a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.
Title work also scales. A first lien and any second lien above $400,000 need a full title policy. Smaller second liens use an owner-and-encumbrance report.
NerdWallet adds that bank-style investment lines may require multiple appraisals. That is a bank-side point. For the DSCR line, the valuation path above governs.
The Timeline Question: What Comes Before Day One
The most reliable timeline fact in this program is seasoning. Two six-month clocks apply: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
That is the real wait for most landlords. Buy a rental, and it needs its own seasoning before it can carry a line. Then the line can fund the down payment on the next rental, because the line is secured by a property you already own. It never closes alongside the purchase.
On how long processing takes after you apply, Lendmire does not state a day count. Valuation type, title, and file completeness all affect it, and the underwriter sets the pace. Anyone who quotes you a fixed number before seeing the file is guessing.
Documents to have ready:
- A signed lease for the rental.
- Property and title documents, including LLC papers if the LLC holds title.
- The hazard insurance declaration. It must cover both liens, with flood coverage where required.
- The first-mortgage statement, if there is one.
Common reasons a file stalls or fails: an excluded property type, no lease, a purchase or refinance inside the 6-month window, and title problems such as a leasehold, a land trust, or a missing signature from a non-borrower owner. Credit below the tier for your lien position is the other.
How Do the Draw and Repayment Rules Affect Your Cash Planning?
You do not open the line and leave it idle. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.
Plan for interest on that drawn balance from day one. The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable.
The CFPB explains that a HELOC is an open-end line you can borrow against repeatedly, and that monthly payments are often significantly higher once repayment starts. Model your cash flow for that stage, not only the interest-only years. The CFPB’s HELOC brochure also warns that if you fall behind, you risk losing the property securing the line.
No reserves and no cash to close are required. Mortgage history matters, though: no 30-day late in the last 12 months, and 48 months since any bankruptcy, foreclosure, short sale, or deed-in-lieu.
Key Terms Defined
DSCR (debt service coverage ratio): gross monthly rent divided by the lender’s qualifying payment. Here the minimum is 1.10x.
LTV (loan-to-value): the loan divided by the property’s value. Used for a first-lien line.
CLTV (combined loan-to-value): the first mortgage balance plus the full new line, divided by value. Used for a second-lien line.
Seasoning: the waiting period after a purchase or refinance before the property can carry a new line.
Draw period: the stretch when you can borrow against the line before repayment begins.
Stress payment: a payment calculated at a higher-than-start rate on the whole line, used only to test coverage.
Which Rentals and Borrowers Are Outside the Program?
Eligible property includes single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. The leverage tiers govern every property type.
Outside the program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.
Borrowers can be U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Count existing lines before you plan a portfolio build.
The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs in its wholesale network.
DSCR HELOC, Closed-End Second, or Cash-Out Refinance?
| Factor | DSCR HELOC | DSCR cash-out refinance |
|---|---|---|
| First mortgage | Stays in place (second lien) | Replaced by a new loan |
| Funds | Revolving line | One lump sum |
| Reviewed on | Rent, 1.10x on full line | A different program’s rules |
| Best when | You keep a low-balance first mortgage | Need exceeds line limits |
A DSCR cash-out refinance is a different product with its own rules. It is the usual alternative when your need exceeds the line limits. Lendmire’s article How to Qualify for a Bank Statement HELOC for Landlords Who Want the Timeline covers the alternative for owners who qualify on deposits.
When is the line the wrong tool? Probably when rent cannot clear 1.10x on the full line, when the rental is inside the 6-month window, or when the property type is excluded. Then a smaller line, a wait, or another product deserves a look.
Honest toss-up: a landlord with a mortgaged rental and a 700 to 719 score has no second-lien cell. That landlord is weighing a refinance against raising the score.
Frequently Asked Questions
How much can I borrow on a DSCR HELOC against a rental with a mortgage?
Typically up to 70% combined loan-to-value at a 720 or better score, on lines of $50,000 to $500,000, subject to underwriting. Combined means your first mortgage balance plus the full new line, divided by value. The line is counted at its full limit, not the drawn amount, and a declining-market flag lowers the ceiling further.
Can I get a larger line if the rental has no mortgage?
Yes, up to $1,000,000, but only as a standalone first lien at 720 or better with a full interior appraisal and a 65% loan-to-value ceiling. Up to $500,000, a first lien reaches 75% LTV at 740 or better and 70% from 700 to 739. Paid off does not remove the caps. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
How long do I have to own a rental before I can borrow against it?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Lendmire gives no day count for processing after that, because it depends on the valuation path, title, and the file.
Does the whole line or only the drawn balance count in the rent test?
The whole line counts. The lender tests rent against a stress payment on the entire credit limit, so a larger request can fail where a smaller one passes. The lender’s own calculation governs.
Can my LLC hold title to the rental?
Yes, subject to lender program eligibility. The LLC can stay on title, the members sign as guarantors, and a non-borrowing title holder signs an acknowledgment. Many bank lines work differently, so confirm this before you assume it.
