How Much Can You Borrow on a DSCR HELOC on a Fourplex When You Live in One Unit?

How Much Can You Borrow on a DSCR HELOC on a Fourplex When You Live in One Unit?

The Quick Read: Nothing, because a DSCR HELOC is written only on a rental that no borrower lives in, so a fourplex with you in one unit falls outside it. Your borrowing power then comes from an owner-occupied line sized on equity, credit and personal income, not on rent.

  • Living in even one unit makes the whole building owner-occupied, not just your unit.
  • A DSCR HELOC is a standalone second lien (or a first lien on a rental with no mortgage), qualified on rent, subject to underwriting.
  • On a second lien, the ceiling is 70% combined loan-to-value (CLTV) at a 720 credit score or better, on lines of $50,000 to $500,000.
  • If you move out and the seasoning clocks run, the building can be reviewed as a rental.

Why Living in One Unit Changes Everything

A DSCR HELOC is built for investors, and the program is designed for non-owner-occupied rentals. Occupancy follows the borrower, not the unit count. A fourplex with three tenants and you in the fourth is an owner-occupied building in a lender’s eyes.

That is how the programs we place files with work across our wholesale network. The borrower signs a business-purpose and occupancy statement, and the appraisal’s rent schedule shows what the building is being used for. If those papers say one thing and your mailbox says another, the file has a problem.

Here is the practical consequence. There is no DSCR HELOC borrowing limit for you today, because the product is not available on this building while you live in it. The question becomes which product fits your situation, and that is a different conversation with different math.

What Does a DSCR HELOC Actually Look Like?

It helps to see what you are giving up, and what you could use later. A DSCR HELOC is a revolving line secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you already have, or as a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never a line on your own home.

The rent qualifies the line. There is no traditional personal-income documentation: no W-2s, pay stubs or personal debt-to-income calculation, subject to lender guidelines. The loan can sit in your LLC, subject to program terms, with the members signing as guarantors.

The coverage test works like this. The minimum DSCR is 1.10x, meaning gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It covers principal and interest only, not taxes or insurance. Because it is sized on the whole line, a bigger limit means a bigger test, even if you draw less. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit building may have at most one vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment. Treatment varies and the lender’s own calculation governs.

How Much Could a Fourplex Support Once It Qualifies as a Rental?

Take a fourplex that is fully rented and not owner-occupied, for example after you move out. The ceiling depends on lien position.

Factor Second lien (you keep a first mortgage) First lien (no mortgage on the rental)
Max leverage 70% CLTV at 720+ 75% LTV at 740+; 70% at 700-739
Line size $50,000 to $500,000 To $500,000; larger lines to $1,000,000 at 65% LTV (720+)
Credit floor 720 700
Seasoning 6 months since last note date and 6 months on title Same

Every figure is a ceiling or floor, not an offer, and each is subject to underwriting through select programs. A declining-market flag lowers the ceiling by 5 points.

Now the math, in percentages. Say the first mortgage equals 55% of the building’s value and your credit is 720 or better. A second lien tops out at 70% CLTV, so the line can take up roughly 15% of value, if the rent clears the 1.10x test and the line stays at or under $500,000. If the first mortgage is already 65% of value, only about 5% of value is left. That can fall below the $50,000 line minimum.

The formula is simple: value times 70%, minus the first-mortgage balance. The line must also meet the coverage test and land between $50,000 and $500,000.

Two things trip people up. First, the stress payment is figured on the whole line. A larger line can pass on equity and fail on coverage. Second, at least 80% of the line is drawn at closing, and later draws are at least $5,000. This is not a card you leave mostly unused.

What Does Your Own Unit’s Rent Count For?

Today, nothing in a DSCR sense. On a live-in building, the three rented units do not size a DSCR line, because that product is not available while you occupy a unit. Any owner-occupied lender decides how, or whether, it counts that rent, and treatment varies by program.

Once the building is a pure rental, all four units count toward gross rent, with at most one vacant. A vacant unit can still be a problem. If two units sit empty, the building is outside the program until it is leased.

What Are Your Real Options While You Live There?

You have three paths, and they are quite different.

Path 1: an owner-occupied equity line. This is a consumer product secured by your primary residence. The lender looks at the equity, your credit and your personal debts. The three tenants help your finances, but they are not what sizes the line. Its limits are that product’s rules, not the DSCR program’s, and Lendmire’s piece How to Qualify for an Investment Property HELOC on a Fourplex When You Live in One Unit covers that side more closely.

Path 2: move out, then use the DSCR line. If you leave, the building becomes a rental. You then need to clear the seasoning rule, and the lender will want the occupancy to be real. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Plan the move and the paperwork together.

Path 3: a different loan against the building. A cash-out refinance is its own product. For a live-in fourplex, owner-occupied financing such as FHA allows 2-4 units when you occupy one. On 3-4 unit buildings, that program applies a self-sufficiency test to rental income. Those are FHA’s rules, not this program’s.

Can the LLC Fix It?

No. Putting the building in an LLC changes who owns it, not who lives in it. Entity title is fine on a DSCR HELOC for a true rental, subject to program eligibility. But the occupancy statement still describes the property, and a fourplex where a member sleeps in unit one is not a rental for this purpose.

Federal rules draw a line here too. Under the CFPB’s Regulation Z, credit for a rental property that is not owner-occupied is treated as business-purpose, while owner-occupied rental property is handled under separate rules. The FDIC’s compliance manual adds that a checked business-purpose box with nothing behind it may not be enough. Mislabeling a live-in building as an investment is not a gray area worth testing.

Key Terms Defined

DSCR (debt-service coverage ratio): monthly rent divided by the qualifying payment. This program wants at least 1.10x.

CLTV (combined loan-to-value): the first-mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan that sits behind your existing first mortgage in repayment priority.

Draw period: the first 5 years, when you pay interest only on the drawn balance. A 25-year repayment period follows, for a 30-year maturity.

Seasoning: the waiting period between a purchase or refinance and a new line.

What Else Should You Know Before You Plan?

Think about the sequence before you close on a fourplex. If you plan to live there for a year and then move out, the loan that fits the first year is probably not the loan that fits year two. Choosing a path up front is cleaner than bending one product to fit.

Also, a HELOC used as a down payment gets you two loans, not one. BiggerPockets cautions that unless the strategy is BRRRR (buy, rehab, rent, refinance, repeat), the money cannot be pulled back out of the new property. The DSCR line has a variable rate, and that adds risk if you plan to hold the debt long term.

Other program limits matter once you are a landlord. Mixed-use buildings, row homes, condotels, rural-designated properties and leaseholds are outside this program. No reserves or cash to close are required, and a borrower can hold at most 5 loans or $2,500,000 with the program. Credit needs a 720 on a second lien and no 30-day late in the last 12 months.

Valuation depends on size. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker that arranges the line through a wholesale lender, and the lender does the underwriting.

Frequently Asked Questions

Can I get a DSCR HELOC if I live in one unit of a fourplex?

No. The program is for non-owner-occupied rentals, and living in one unit makes the whole building owner-occupied. An owner-occupied equity line is the usual alternative. After you move out and the seasoning clocks run, the building can be reviewed as a rental, subject to underwriting.

How is the maximum line calculated once the building is a rental?

Multiply the building’s value by the CLTV ceiling, then subtract your first-mortgage balance. On a second lien, the ceiling is 70% CLTV at a 720 credit score or better. The result must also fall between $50,000 and $500,000 and clear the 1.10x coverage test on the full line. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Does my own unit’s rent count toward qualifying?

Not while you live there, because the DSCR program is not available on the building. After you move out, all four units count toward gross rent, with at most one vacant.

How long must I wait after buying or refinancing?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can an LLC hold title on the building if I live there?

Title in an LLC does not change occupancy. The program allows LLC vesting on a true investment property, subject to lender program requirements, and the occupancy statement still has to be accurate. A live-in building does not become a DSCR-eligible rental by moving it into an entity.
