How Much Can You Borrow on an Investment Property HELOC as a Dentist or Practice Owner?

How Much Can You Borrow on an Investment Property HELOC as a Dentist or Practice Owner?

The Quick Read: Usually up to 70% combined loan-to-value (CLTV) of the rental’s value, minus every lien already on it, and never more than $500,000 on an investment property. Being a dentist does not raise that number. It only changes how your self-employed income is documented, subject to lender guidelines.

  • The formula is value × allowed CLTV, minus existing liens, capped at $500,000.
  • Credit of 700 is the minimum for an investment line.
  • Debt-to-income (DTI) tops out at 50%, tested on the interest-only payment calculated on the maximum draw.
  • The rental must be titled to you personally or to a revocable living trust, not an LLC or professional corporation.
  • A line is reviewed on you, not on the rent, which is the key difference from a DSCR loan.

What Sets the Maximum Line?

The property’s equity sets it, not your profession. Take the value, multiply by the allowed combined loan-to-value, then subtract what you already owe. That is the same arithmetic the CFPB’s HELOC booklet describes: a lender takes a percentage of appraised value and subtracts the debt owed.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On our wholesale network, an investment-property line reaches 70% CLTV, no higher. CLTV means your first mortgage plus the full new line limit, divided by the property’s value. The full limit counts, not just what you draw.

Then two other tests apply. The line can run from $25,000 to $500,000 on an investment property. And your personal DTI has to pass. You take the smallest of the three results.

Worked Example: A Rental With a Modest First Mortgage

Picture a dentist who owns a single-family rental free of any practice ties. The first mortgage equals 50% of the property’s value. At a 70% ceiling, that leaves room for a line worth 20% of the value.

If the property is worth $600,000, that is a line of roughly one-fifth of that value, which falls well under the $500,000 cap. The cap matters only on high-value properties with very low existing debt. The calculator on this page can turn the percentages into dollars as an illustration.

What Happens When the First Mortgage Is Large?

Thin equity can leave little or no room. Say you bought the rental recently at high leverage, with a first mortgage near 75% of value. You already sit above the 70% ceiling, so there is no room for a line at all.

Even a first mortgage at 65% leaves only 5% of value to borrow against. That is why practice owners with newer rentals may find a HELOC too small to matter. Owners with older, mostly paid-down rentals have the most room.

Does Being a Dentist Change Anything?

Not the ceiling. Physician and dentist mortgage programs exist for buying a home, but nothing in the network extends them to equity lines on rentals. Your profession affects only the paperwork.

Self-employed income is typically documented through personal and business income documentation and a profit-and-loss statement. Lenders generally work from net taxable income after deductions. That can make a practice owner’s qualifying income look lower than real cash flow, because deductions shrink the number on paper.

For context, the Fannie Mae Selling Guide uses signed personal and business income documentation, generally for two years, with a shorter-history exception when returns show 12 months of self-employment. A HELOC on our network is not an agency loan, so treat that only as a picture of how self-employed borrowers are usually documented.

Bank-statement income documentation exists, but on an investment line it rarely becomes the deciding factor. The 700 credit floor binds first.

How Does Practice Debt Affect the Line?

It can affect your DTI. Practice acquisition loans, equipment financing, or a personally guaranteed business loan can raise your personal obligations if they appear on your credit report or personal debts. Higher DTI shrinks what the lender will approve.

The ceiling is 50% DTI, and the test uses the interest-only payment calculated on the maximum draw. So an unused line still counts against you at its full size. Ratios above 45% need a credit score of at least 680, which a 700 floor already satisfies.

Why Does Credit Not Raise the Line?

Because investment lines are a two-tier table. A 720 score and a 700 score both reach 70% CLTV and the same $500,000 cap. Credit above 700 buys eligibility, not leverage.

Below 700, an investment-property line is not available through the network. A score in the 600s may point you toward a DSCR loan instead, since select DSCR programs run lower credit floors.

Title, LLCs and Your Practice Entity

This is the sharpest trap. A rental owned by your LLC or professional corporation cannot hold this line. Title must sit with you individually or in an inter vivos revocable living trust.

If your rentals are in an entity, you have two paths. You can change the vesting, which may carry its own legal and lender consequences. Or you can use a DSCR cash-out refinance, which can lend to an LLC, subject to lender program eligibility.

Also note a borrower with more than 15 financed properties is not eligible for the line, and the network limits you to three lines.

Property Types and Valuation

Eligible collateral includes single-family homes, 2-4 unit buildings, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.

Because investment lines cap at $500,000, valuation usually runs through an automated model rather than a traditional appraisal. A higher CLTV can trigger a second valuation, and you can always request a full appraisal. NerdWallet notes that multiple appraisals can be required on investment lines, and that not all lenders offer them at all.

How the Draw Works

At least 75% of the approved line is drawn at closing. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats and never converts to fixed. Subsequent draws after closing have a $1,000 minimum, with Texas at $4,000.

Availability is also narrower than our DSCR footprint. These HELOC programs are offered in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

HELOC or DSCR Cash-Out: Which Fits a Practice Owner?

They are built on different tests. A HELOC is underwritten on you: credit, DTI and documented income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Read the complete DSCR loans guide for the full picture.

Factor Investment HELOC DSCR Cash-Out Refinance
Underwritten on Your credit, DTI, income Rent against the payment
Max leverage 70% CLTV About 75% LTV on standard rentals
Size $25K to $500K Roughly $100K to $3M
Title Individual or revocable trust LLC allowed, subject to lender program eligibility
Credit floor 700 620 in parts of the network, most want ~660
Rate type Variable 30-year fixed spine

A line suits staged needs, such as rehab money or future down payments. A one-time larger draw with a fixed structure may fit a DSCR cash-out better. Clearing 1.00 coverage is not the same as positive cash flow, since repairs, vacancy and management sit outside the calculation.

Need More Than $500,000?

Lines above $500,000 exist only on a primary residence. They require a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV on a primary residence, and need a full appraisal. Using your home as collateral puts your home at risk, which is a different decision from borrowing against a rental. The CFPB booklet also notes that selling the home generally means paying off the line.

Market Figures Are Not Network Figures

Market surveys often report different numbers for equity lines on rentals. Those general figures describe the broader market, not this network. On our network, an investment-property line tops out at 70% CLTV with a 700 credit floor.

Common Mistakes

  • Assuming a higher score raises your cap. It does not.
  • Forgetting the full line counts toward CLTV, not just the drawn amount.
  • Ignoring practice debt when estimating DTI.
  • Leaving the rental in an LLC and expecting the line to work.
  • Treating a recently bought, highly leveraged rental as if it has equity to tap.

Frequently Asked Questions

Is there a special HELOC limit for dentists?

No. The limit comes from the property’s equity, the 70% CLTV ceiling on an investment property, the $500,000 cap and your DTI. Dental or practice ownership changes only how your income is documented.

Can I use a HELOC on a rental held in my practice’s LLC?

Not directly. Title must be held by you or a revocable living trust. A vesting change or a DSCR cash-out refinance are the usual alternatives, depending on program guidelines.

Does rental income count toward qualifying?

A HELOC is reviewed on your personal credit and DTI, not on the property’s rent coverage. Rental income may only partly count. A DSCR loan looks at the rent instead.

What if my credit score is below 700?

The investment-property line is not available at that score. A DSCR loan has a lower credit floor in parts of the network, with leverage and terms adjusted accordingly.

Can I borrow more than $500,000?

Only against a primary residence, at up to 75% CLTV, with a full appraisal and the stated credit requirement. An investment property cannot go above $500,000.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
