How Much Can You Borrow on an Investment Property HELOC on a Paid-Off Airbnb?

How Much Can You Borrow on an Investment Property HELOC on a Paid-Off Airbnb?

The Quick Read: Usually up to 70% of the property’s accepted value, capped at $500,000, on the investment-property lines available through Lendmire’s wholesale network, and because a paid-off Airbnb carries no first mortgage, nothing is subtracted from that figure, though credit, debt-to-income, title, and property type decide whether the line is approved.

  • The ceiling on an investment line is 70% combined loan-to-value (CLTV), with no higher tier.
  • Line sizes run from $25,000 to $500,000, and the minimum credit score is 700.
  • Debt-to-income can reach 50%, tested on the interest-only payment at the maximum draw.
  • Title must sit with an individual or a revocable living trust, not an LLC.
  • Strong Airbnb bookings do not raise the limit. They matter only as documented income that supports qualification.

A paid-off Airbnb looks like the easiest collateral a lender could ask for. It has no first lien and a lot of equity. The limit is still set by a cap, not by the equity you hold, and the cap on a rental is lower than on a primary home.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is the Formula for a Paid-Off Property?

The formula is accepted value times the CLTV ceiling, minus existing liens. On a paid-off property the subtraction is zero. The new line becomes the only lien, in first position. Then the dollar cap and the credit and income tests apply on top of the percentage.

Take it in three steps. First, the lender sets the value. Second, it multiplies that value by 70%, the ceiling on an investment-property line across this network. Third, it checks the result against the $500,000 maximum and the $25,000 minimum.

Divide the $500,000 cap by 0.70 to find the value where the dollar cap takes over. Below that value, the percentage is the binding limit. Above it, the dollar cap is. An owner of a high-value airbnb will hit the dollar cap first, and the extra equity just sits there.

Lenders count the full credit limit toward CLTV, not just the amount drawn. A line sized at the cap is treated as fully borrowed when the lender measures leverage.

Market figures run higher than the network’s. Experian reports that lenders typically cap allowable loan-to-value on an investment-property HELOC at 80%. That is a market-wide statement. The network’s investment ceiling is 70% CLTV, and nothing sits above it.

Why Is an Investment Line Capped Below a Primary-Home Line?

Lenders treat rentals as higher default risk, so they offer less. NerdWallet says an investment-property HELOC is possible, but fewer lenders offer one and you cannot borrow as much as against a primary home. Qualification is also harder.

The network reflects that pattern. Lines on primary residences and second homes can reach higher CLTV tiers, and only at stronger credit profiles. An investment line stops at 70% CLTV. A 700 credit score is the minimum for an investment line, and no tier sits beneath it. A 720 score reaches the same 70% ceiling as a 700, so a higher score adds no leverage on an investment line.

An investor who assumes a paid-off Airbnb can be tapped like a primary residence will overestimate access. Size the next purchase’s down payment around the investment cap, not around the equity.

Does Airbnb Income Raise the Limit?

No. A HELOC of this type underwrites the borrower. It reviews credit, debt-to-income, and documented income. Booking revenue does not enlarge the line.

Airbnb income helps only when it is documented and counted. Typical documents include personal income documentation, platform payout reports matched to bank deposits, and insurance that covers short-term-rental use. Some underwriters discount short-term income because it moves from month to month. Net income carries more weight than gross bookings.

Debt-to-income can reach 50% on this network. The test runs on the interest-only payment calculated on the maximum draw, so the lender measures you against the full line. Plan the cash flow around that full-line payment.

How Does an Existing Mortgage Change the Math?

Room under the cap equals the 70% ceiling minus existing liens. A free-and-clear owner has the full 70% available, while an owner with a remaining balance should check the table below.

Existing first lien Room under 70% CLTV Note
None (paid off) 70% of value Dollar cap may bind first
55% of value 15% of value May still clear the minimum
65% of value 5% of value May fall below the minimum

The same line can sit in first or second position. A standalone line works behind an existing mortgage, as long as the combined leverage stays under the cap and the line clears the $25,000 minimum.

How Is the Property Valued?

Lines at or below $500,000 ordinarily use an automated valuation. An investment line can never exceed $500,000, so it sits in that lane and commonly closes without a traditional appraisal. A borrower can still request a full appraisal at any size.

The automated number can be wrong. A recent renovation or a unique layout may not show up in the model. If you believe the value is understated, ask for a full appraisal rather than accepting a lower line. Confirm the valuation path early, since a secondary valuation can sometimes be required on lines in this lane.

What Must Be in Place Before the Line Is Approved?

Five items decide approval, and each can fail on its own. Equity does not fix a title problem or a property-type exclusion.

1. Credit. The minimum score on an investment line is 700. The model reads a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.

2. Debt-to-income. The maximum is 50%, tested at the full line.

3. Title. The property must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

4. Property type. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. A short-term rental inside a condotel is therefore outside this product.

5. Exposure. A borrower can hold up to three lines. An owner of more than 15 financed properties is not eligible. Properties listed for sale, or listed within the past 60 days, are ineligible in several states.

Derogatory history follows set seasoning. A bankruptcy needs 4 years from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale. Every figure here is subject to lender guidelines and full file review.

Availability is narrower than the DSCR footprint. This HELOC runs only in Lendmire’s 16 full-service states, while DSCR investor loans cover 40 states plus Washington, D.C. Check the state first.

What Does the Line Structure Look Like?

An investment line has a 5-year interest-only draw followed by a 25-year fully amortizing repayment. No shorter structure exists on investment lines. At least 75% of the line is drawn at closing, and the rate floats across both periods and never converts to fixed. After closing, the minimum subsequent draw is $1,000 in most states.

The structure carries a risk the lender controls. The CFPB’s HELOC booklet says lenders generally may freeze or reduce a line if the property’s value falls or your finances worsen. Many investors therefore treat a HELOC as short-term capital rather than permanent funding. If a plan depends on that credit being there in three years, build a second source.

Can the Line Agreement Block Short-Term Rental Use?

The same booklet warns that renting your home to other people may be prohibited under the line’s terms. It is written for owner-occupied homes, so it does not describe investor lines directly. For an Airbnb, the practical point holds. Confirm that the line permits short-term-rental use and that the insurance policy covers it.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What If an LLC Holds the Airbnb?

Then this HELOC does not fit as written. Many Airbnb owners hold title in an LLC for liability reasons, and that structure is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change, or it needs a different product.

Some banks outside this network do accept LLC-held rentals. A BiggerPockets thread lists a few, though most lenders do not. Before moving title into your own name, talk to your attorney and your insurer about what that change does to liability coverage.

HELOC or DSCR Cash-Out: Which Fits a Paid-Off Airbnb?

The choice turns on title, the size of the cash need, and whether you want to be underwritten on yourself or on the rent. A HELOC underwrites the borrower and releases a smaller revolving line. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and releases a lump sum.

Factor Investment HELOC DSCR cash-out refinance
Underwritten on Borrower credit and income Property rent vs. payment
Title Individual or revocable trust LLC possible
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Leverage ceiling 70% CLTV About 75% standard rental
Structure Revolving, floating Lump sum, 30-year fixed spine

LLC-titled borrowers can use the DSCR route, subject to lender program eligibility.

Short-term-rental collateral is leveraged lower. On a short-term rental, cash-out tops out at 70%, while standard rentals reach about 75%. Expect a 640 or better score and about 12 months of hosting history on the short-term-rental side. The coverage floor on short-term-rental refinances is 1.00. Across the network, 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Cash-out files commonly expect about 6 months of seasoning, and reserves vary by lender, leverage, and loan size.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full monthly payment of principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, utilities, and capital expenses sit outside it. Lendmire’s complete DSCR loans guide walks through that math.

Common Mistakes on Paid-Off Airbnb Files

  • Assuming paid off means 100% of value. The 70% cap applies no matter how much equity exists.
  • Counting on bookings to raise the line. Income affects qualification, not the cap.
  • Ignoring the dollar cap. On a high-value property, the $500,000 maximum binds long before 70% does.
  • Overlooking title. An LLC deed can end the application on day one.
  • Planning around a stable line. A lender may freeze or reduce a HELOC if conditions change.
  • Forgetting the payment. The minimum payment on the line counts in debt-to-income, and the rental has to carry it alongside everything else.

Key Terms Defined

Combined loan-to-value (CLTV): All liens on the property divided by its value, counting the full credit limit of any line.

Free and clear: A property with no mortgage or other lien against it.

Lien position: The order in which lenders are repaid. A new line on a paid-off property sits in first position.

Debt-to-income (DTI): Your monthly debt payments divided by your monthly income, which the lender uses to judge whether you can carry the line.

Automated valuation: A computer-generated estimate of value used in place of a full appraisal, ordinarily on lines of $500,000 or less.

Frequently Asked Questions

Can a paid-off Airbnb support a HELOC at all?

Yes, subject to lender guidelines. Fewer lenders offer investment-property lines, and limits are lower than on a primary home. Through this network, the line needs a 700 credit score, individual or revocable trust title, and an eligible property type.

Is the limit based on the equity or on the Airbnb’s earnings?

Neither one directly. The limit is value times the 70% CLTV ceiling, held to the $500,000 maximum. Earnings count only as documented income in the debt-to-income test.

Do I need an appraisal?

Usually not. Investment lines cap at $500,000, which is the range where an automated valuation is ordinarily used. You can request a full appraisal if you think the automated value is too low.

What if I want more than $500,000 from the Airbnb?

An investment HELOC cannot reach that size. A DSCR cash-out refinance handles larger sums, up to roughly $3,000,000 on standard programs, and can close in an LLC where the program allows it.

Can a lender cut the line after closing?

Yes. Lenders generally may freeze or reduce a HELOC when the property’s value falls or the borrower’s finances worsen, per the CFPB’s overview of how a HELOC works. Treat the line as flexible short-term capital rather than guaranteed funding.
