How Much Can You Borrow on an Investment Property HELOC on an Airbnb Held in an LLC?

How Much Can You Borrow on an Investment Property HELOC on an Airbnb Held in an LLC?

The Quick Read: The limit is zero while the property is titled to an LLC, because the lines Lendmire arranges cannot be written on LLC-held property, and it stays zero until title or the loan type changes. Once title sits with an individual or a revocable trust, the ceiling on an investment property is 70% combined loan-to-value (CLTV), minus existing liens, up to a $500,000 line.

  • LLC title blocks this product, so the first question is how the deed reads.
  • The formula is value × 70% CLTV − existing liens, capped at $500,000.
  • Airbnb revenue does not raise the limit. Equity, credit, and debt-to-income set it.
  • A minimum 700 credit score applies on an investment line, and above 700 buys eligibility, not extra leverage.
  • A DSCR cash-out refinance can keep the LLC in place and underwrite the rent instead. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Why Does LLC Title Stop the Line?

The line is underwritten on the person, not the entity. Across the wholesale partners Lendmire works with, title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan, which is built for entity-held rentals (subject to lender program eligibility).

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet notes that lenders offering lines on investment property are a smaller pool and apply stricter requirements than on a primary home. Add an LLC and the pool narrows further. Some local banks and credit unions may lend against LLC-titled property on a portfolio basis. Those are exceptions, not a plan to build around.

Two paths follow from this. Re-vest title to yourself or a revocable trust and use a line. Or leave the LLC alone and use a DSCR cash-out refinance. The rest of this article helps you choose.

How Is the Maximum Calculated?

The maximum is value times the CLTV cap, minus every lien already on the property, then limited by the line cap. Equity drives the answer. On an investment property, the cap is 70% CLTV and the line tops out at $500,000. A score of 700 reaches that same 70% as higher scores do, so a stronger score does not buy more leverage here. Below 700, an investment line is not available.

Run the numbers on a property valued at $600,000 with a $250,000 first mortgage. Seventy percent of value supports $420,000 in total liens. Subtract the $250,000 balance and the room is $170,000. That sits well under the $500,000 cap, so equity is the binding limit. These are modeled inputs, not market data.

Now take a paid-off property valued at $900,000. Seventy percent supports $630,000 of total liens, which exceeds the line cap. The $500,000 maximum becomes the limit. A line above $500,000 exists only on primary residences, so it never applies to an Airbnb investment property.

Count the full line limit, not just the amount drawn, when measuring CLTV. Lenders treat the whole commitment as a lien.

What Else Limits the Line Besides Equity?

Four other gates apply, and any one can shrink or block the line.

  • Credit. A 700 minimum on investment property, with a single-bureau score keyed to the primary wage earner and a report no more than 90 days old at closing.
  • Debt-to-income. A 50% maximum applies. Because the investment 700 floor sits above the lower credit bands, the tighter ratios that apply to lower-score profiles do not come into play. The line is qualified on the interest-only payment calculated on the maximum draw, not the amount you plan to use.
  • Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Property type. Single-family, 2-4 units, PUD, townhome, and condominiums (including non-warrantable) can work. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Many Airbnb condotels fall straight out.

NerdWallet says multiple appraisals may be required on investment property at some lenders. In this network, an investment line capped at $500,000 ordinarily runs an automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. A borrower can also request a full appraisal.

Structure matters too. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed. That draw requirement is worth planning around if you only want standby access.

Does Airbnb Income Raise the Limit?

No. A line is sized on equity, credit, and personal debt-to-income. Listing revenue and platform payouts do not lift the CLTV cap or the dollar ceiling. Income that counts is what shows up in your documented finances, not projected nightly bookings.

Airbnb earnings help on the other side of the fence. A DSCR loan compares rent to the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). On short-term rentals, lenders typically look at hosting history, with about 12 months expected and a 640+ score. Short-term rental purchase leverage tops out at 75%, and cash-out on STR collateral tops out at 70%.

One caution. Clearing 1.00 coverage is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

HELOC or DSCR Cash-Out: Which Fits an LLC Owner?

For an LLC owner, the DSCR cash-out refinance is usually the cleaner fit, and the HELOC is the better tool only when you are willing to move title and want a revolving line. The comparison below shows why.

Factor Investment HELOC DSCR cash-out refinance
Who is underwritten The individual borrower The property’s rent coverage
LLC title Not accepted Entity-held, subject to program eligibility
Investment ceiling 70% CLTV, $500,000 line About 75% LTV; 70% on STR collateral
Credit floor 700 620 in parts of the network; most want about 660
Existing first mortgage Stays in place Replaced and repriced
Draw style Revolving, floating Single loan, 30-year fixed spine

A DSCR cash-out replaces your first lien, so it makes less sense if that first mortgage is worth keeping. A line leaves it alone. Cash-out coverage also tightens as proceeds rise, since a bigger balance raises the monthly obligation against the same rent. Cash-out loans typically look for about 6 months of seasoning. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.

The complete DSCR loans guide covers how coverage is measured.

What Does Re-Vesting Title Cost You?

Moving the deed out of the LLC to qualify trades liability protection for access to equity. Once the property sits in your own name, the shield the LLC provided no longer stands between the asset and personal claims. Check the insurance policy too, since coverage is written for the titled owner.

There is also a loan-contract risk. Federal law at 12 U.S.C. § 1701j-3 lets lenders enforce due-on-sale clauses, with listed exceptions. One exception covers a transfer into an inter vivos trust where the borrower remains a beneficiary. A FedLaws explainer says moving property into an LLC can count as a transferring event. Deeding out of an LLC and back in raises similar questions, since the later transfer can itself trigger the clause.

The practical step is to ask the existing first-mortgage lender in writing before recording any deed. Lenders do not always act on these clauses, but the risk is real, and an attorney should review the sequence. If the thought of that exposure outweighs the benefit of a line, the DSCR route avoids it entirely.

Which Investor Profile Fits Which Path?

An investor holding a paid-off Airbnb with strong personal income, a 700+ score, and a wish for a standby revolving line may find re-vesting and a line reasonable. The revocable trust route can soften the due-on-sale question, though an attorney should confirm it.

An investor with several properties in an LLC, self-employed income that shows little on tax returns, or plans to keep scaling will usually find the DSCR cash-out a better match. A line also uses personal debt-to-income capacity, which can crowd out the next purchase. Rent-based underwriting does not.

Consider an investor whose first mortgage is a loan worth keeping and whose equity is modest. The line leaves that mortgage in place. The cash-out would reprice everything. That is a genuine toss-up, and the answer depends on how the new money will be used.

Availability is also narrower for the line. Lendmire arranges these in 16 full-service states only, narrower than its DSCR footprint of 41 markets, including Washington, D.C. Texas is one of the 16 states, so an Airbnb there can qualify if the other requirements are met. A property listed for sale, or listed within the past 60 days, is ineligible in several states.

Key Terms Defined

  • CLTV: Combined loan-to-value, the total of all liens including the full line limit divided by property value.
  • Vesting: How title to the property is held, such as an individual, trust, or LLC.
  • Inter vivos revocable trust: A living trust you can change or cancel, which this product accepts as an owner.
  • DSCR: Debt service coverage ratio, monthly rent divided by the full monthly obligation.
  • Due-on-sale clause: A mortgage term letting the lender demand payoff if the property is transferred.

A Short Decision Path

1. Confirm how title is held. If it is an LLC, the line is off the table as written. 2. Decide whether keeping the LLC matters more than a revolving line. 3. If keeping the LLC, price a DSCR cash-out and test coverage on the property. 4. If re-vesting, check the first-mortgage lender in writing, confirm a 700+ score, and calculate value × 70% − liens. 5. Take whichever number is lower: that result or $500,000.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. None of this is legal or tax advice, so consult a qualified attorney or CPA about your own situation. Program details are subject to lender guidelines, full file review, and change, and nothing here is a commitment to lend.

Frequently Asked Questions

Can an LLC-owned Airbnb get a HELOC at all?

Not through the wholesale partners Lendmire works with. Title must be held by an individual or an inter vivos revocable living trust, and LLCs cannot hold it. A few local banks or credit unions may write lines on entity-held property, but that is uncommon and varies by institution. A DSCR cash-out is the usual alternative.

What is the most I can borrow on an investment property line?

The ceiling is 70% CLTV and a $500,000 line, whichever is lower after subtracting existing liens. Market surveys report higher combined leverage on some lines, but on an investment property in this network the cap is 70% CLTV. A minimum 700 credit score applies. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Does my Airbnb revenue increase the line amount?

No. Equity, the CLTV cap, credit, and debt-to-income set the limit. Platform payouts matter on a DSCR file, where short-term rental history supports the rent figure, but they do not lift a line.

Is a DSCR cash-out better than a line for an LLC?

For an LLC that should stay on title, usually yes. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and entity-held loans are available subject to program terms. The tradeoff is that it replaces your first mortgage, so it fits less well if that loan is worth keeping.

Can I deed the property out of the LLC and back after funding?

It is possible, but the later transfer can raise due-on-sale questions with the first-mortgage lender, and you give up LLC protection while title sits in your name. Ask the lender in writing and have an attorney review the sequence before recording anything.
