How Much Can You Borrow on an Investment Property HELOC When Rent Comes From Airbnb?

How Much Can You Borrow on an Investment Property HELOC When Rent Comes From Airbnb?

The Quick Read: Usually, Airbnb income does not raise the amount you can borrow, because the limit comes from the property’s value, a 70% combined loan-to-value ceiling on an investment property in Lendmire’s wholesale network, the liens already on the property, and your own debt-to-income test, with the line capped at $500,000.

  • The line equals the property’s value times the allowed combined loan-to-value, minus every lien already on the property.
  • On an investment property, the network’s ceiling is 70% combined loan-to-value, and lines run from $25,000 to $500,000.
  • Strong bookings help you show you can carry the property. They do not push the ceiling higher.
  • A DSCR cash-out refinance is the product built to read the property’s rent, so it often fits Airbnb hosts better.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line secured by the property, where you draw what you need and pay on the balance.

Combined loan-to-value (CLTV): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments, before repayment begins.

DSCR: The debt service coverage ratio compares a property’s rent to its full monthly obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, which together make up the full monthly obligation.

Lien: A claim on the property that secures a loan, such as your mortgage.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated?

The maximum line is the property’s value multiplied by the allowed CLTV, minus all existing liens. The result is then limited by the program’s dollar cap and by your debt-to-income ratio. On an investment property in Lendmire’s network, that ceiling is 70% CLTV, and the largest line is $500,000.

Here is the arithmetic in percentages, since the property’s value is the starting point. Say a rental is worth 100 units of value. At a 70% ceiling, the lender can allow total debt of 70 units. Subtract what you already owe, and the remainder is the most the line can be.

Existing liens (% of value) Room under 70% CLTV Result
0% (paid off) 70% of value Line limited by the $500,000 cap
40% 30% of value Line is 30% of value
60% 10% of value Small line, check the $25,000 minimum
70% or more None No line available

Notice what is missing from the table: rent. A paid-off property is not an automatic 80% or 90% borrower. Investment-property HELOC limits run lower than primary-home limits. NerdWallet puts the market-wide maximum at 80% on an investment property, with many lenders below 70%. On this network, the investment ceiling is 70% CLTV, with no tier above it.

The full line counts toward the CLTV test whether you draw it or not. Confirm that treatment with the specific program, since it drives how much room you really have.

Why Doesn’t Airbnb Revenue Raise the Limit?

Because a HELOC is underwritten to the borrower and the property’s value, not to the property’s rent. The value sets the collateral, and your credit and debt-to-income ratio set your capacity. Booking revenue is not an input to the ceiling.

Traditional investment-property lines also tend to ask for proof of long-term tenants. Investment-property lines are offered by fewer lenders, qualification is stricter, and tenant documentation is a typical request. A nightly-booking property has no lease to hand over. That is a mismatch for hosts even before any math starts.

Appraised value does not change with short-term use either. A short-term rental appraises on the same comparable sales as a similar long-term rental. For the investment lines on this network, lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal, and you can still request a full appraisal.

Net income matters more than gross bookings when income is reviewed. A host with heavy deductions shows less income on the page than the platform dashboard suggests. The University of Illinois Tax School explains how rentals with an average stay under seven days are treated differently and how substantial guest services change the reporting. Tax treatment varies; consult a qualified professional.

What Does the Network Require on an Investment Line?

An investment-property line in the network is a standalone line, in first or second lien position, with a minimum 700 credit score. Both the 720 and 700 tiers reach the same 70% CLTV, so a higher score buys eligibility rather than extra leverage. Every figure here is subject to lender guidelines and full file review.

  • Line size: $25,000 to $500,000 on an investment property. Lines above $500,000 exist only for primary residences.
  • Structure: A 5-year interest-only draw period followed by a 25-year fully amortizing repayment. The program requires an initial draw at closing, and the rest of the line stays available for later draws.
  • Pricing: It floats through both the draw and repayment periods and never converts to a fixed structure.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
  • Property types: Single-family, 2-4 unit, PUD, townhome, and condominium. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Exposure: A borrower can hold up to three lines, and anyone with more than 15 financed properties is not eligible.
  • Availability: These lines are offered in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint that includes Washington, D.C.

Because the line is capped at $500,000, valuation stays in the automated lane for investment properties. That keeps the process lighter, though a higher CLTV may call for a secondary valuation.

The CFPB’s HELOC booklet adds two points that matter to hosts. A lender sets the credit limit as a percentage of appraised value minus your mortgage balance. A lender may also reduce the line if the home’s value falls. Budget with that in mind, especially if you plan to lean on the line for renovations.

Does Equity or Income Run Out First?

Equity usually does. At 70% CLTV, a property with a large mortgage leaves little room regardless of how strongly it books. Income becomes the limit only when your personal debt-to-income ratio, tested on the interest-only payment at the maximum draw, exceeds 50%.

Run both tests before you apply. Start with equity: add up every lien, divide by the property’s value, and see what is left under 70%. Renovations funded by the line might raise the appraised value, but that depends on comps and underwriter review, so leave any such lift out of your numbers. Then run your debt-to-income ratio with the full line counted as drawn. The strongest files clear both tests.

Running the property’s own rent coverage is a different test. DSCR compares rent to PITIA only, so clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside that ratio. Keep that distinction in mind when you compare products.

Can an LLC-Owned Airbnb Get a HELOC?

Not on this network. The line must be held by an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your Airbnb already sits in an LLC, the practical routes are a vesting change before applying or a DSCR cash-out refinance, subject to lender program eligibility on the LLC structure.

This is the sharpest structural difference between the two products. Many hosts deed rentals into an LLC for liability reasons. A DSCR loan is built for that structure, and an equity line is not.

When Does a DSCR Cash-Out Fit Better?

A DSCR cash-out fits when the property’s rent is the strongest part of your file, when title is in an entity, or when you want more leverage than 70% CLTV on a standard rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The tradeoff is a lump sum and a new first lien.

Factor Investment HELOC DSCR cash-out (standard rental) DSCR cash-out (short-term rental)
What it reads Value, CLTV, your DTI Rent vs. PITIA Rent vs. PITIA
Leverage ceiling 70% CLTV Around 75% LTV 70% LTV
Credit 700 minimum Most want about 660 640+ expected
Hosting history Not rent-based Not required About 12 months
Title Individual or revocable trust Entity possible Entity possible
Structure Revolving line Lump sum Lump sum

A few details sit behind the table. Across the network, cash-out refinances commonly expect about 6 months of seasoning and reserves around 6 months of PITIA, though reserves vary by lender, leverage, and loan size. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). The 640+ score and 12 months of hosting history apply to short-term-rental files, and the DSCR floor on a short-term-rental refinance is 1.00. Stronger coverage opens better pricing and leverage.

The network does not offer DSCR on manufactured homes (single- and double-wide), log homes, or barndominiums. That matches the equity-line exclusions above.

For the broader picture of how these loans work, the complete DSCR loans guide covers it.

What About a Brand-New Listing or a Paid-Off Property?

A new listing has little history, which limits the DSCR short-term-rental path because that path expects about 12 months of hosting history. A HELOC does not need hosting history, since it does not read rent. That is one reason a new host with strong personal credit and equity may look at the line first.

A paid-off property gives the most room under the 70% ceiling, up to the $500,000 cap. It still cannot exceed 70% CLTV on an investment line.

A portfolio investor faces the three-line limit and the 15-financed-property limit. A host with several Airbnbs may find one line per property exhausts the allowance quickly.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Can You Borrow Against Your Home to Buy an Airbnb Instead?

Sometimes, yes. A line on a primary residence is a different product from a line on the rental. On this network, primary-residence and second-home lines reach up to 90% CLTV, but only at a 720-or-better credit profile. Check the terms of the line itself too, since some plans limit renting out the home.

That route puts your own home up as collateral for a rental purchase. Weigh that risk carefully. A decline in your home’s value can also reduce the line, as the CFPB booklet describes.

A Quick Document Checklist

  • Government ID and proof of title in your name or a revocable trust
  • Current mortgage statement and a list of every lien on the property
  • Homeowners insurance for the rental
  • Credit report, which the lender pulls and which must be recent at closing
  • Documented income under the applicable program, subject to lender guidelines
  • For a DSCR alternative: platform payout history, lease or booking records, and the rent schedule from the appraisal

Frequently Asked Questions

Can Airbnb income help me qualify even if it doesn’t raise the limit?

It can support your overall picture, depending on how the program reviews income. The line’s size still comes from value, the 70% CLTV ceiling, and existing liens. Your debt-to-income ratio, tested at 50% maximum on the interest-only payment at the full draw, decides whether you can carry the line.

What is the most I can borrow on an investment property HELOC?

$500,000 is the cap on an investment property in the network, and the 70% CLTV ceiling often binds first. Larger lines up to $750,000 are for primary residences only and require a full appraisal.

Is the 80% limit I see online available?

Market-wide surveys report up to 80% for investment-property lines, according to NerdWallet’s explainer. On Lendmire’s network, an investment line stops at 70% CLTV. The two figures describe different things.

Does my credit score change how much I can borrow?

Not above 700 on an investment line. Both the 700 and 720 tiers reach 70% CLTV, so a higher score adds eligibility cushion rather than leverage. Below 700, an investment line is not available in this network.

Should I use a HELOC or a DSCR cash-out on my Airbnb?

Choose the HELOC when your personal profile is strong, title is in your name, and you want a revolving balance. Choose DSCR cash-out when title is in an LLC, the rent carries the file, or you want a lump sum. A DSCR loan also needs about 12 months of hosting history on a short-term rental.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. As a broker, Lendmire arranges these through select wholesale partners, and every figure above is subject to lender guidelines and not a commitment to lend. A host with a paid-off rental and personal credit above 700 should price the line against a DSCR cash-out before choosing, because the two products measure the same property in very different ways.
