How Much Can You Borrow on an Investment Property HELOC Without Personal Income?

How Much Can You Borrow on an Investment Property HELOC Without Personal Income?

The Quick Read: Not directly, because an investment-property home equity line placed through Lendmire’s wholesale network is personally underwritten, so your debt-to-income ratio still counts, and the amount is set by a 70% combined loan-to-value ceiling (all loans on the property added up against its value) minus what you already owe, capped at $500,000. When personal income is the obstacle, a rent-qualified DSCR cash-out refinance is the route built for it.

  • A credit profile of 700 or better is the entry requirement, and a 720 profile reaches the same 70% ceiling.
  • The line runs from $25,000 to a $500,000 maximum on an investment property, subject to lender guidelines.
  • Equity can set the limit first, as with a recently bought rental. On a high-value, paid-off rental, the line maximum can bind first.
  • Rent-qualified borrowing runs through a DSCR cash-out refinance, which is a different loan with its own rules.

Key Terms Defined

Lien position is your place in line for repayment. A first lien gets paid before a second lien if the property is ever sold to settle debt.

Debt-to-income ratio (DTI) is your monthly debt payments divided by your monthly gross income. The network’s investment line allows a 50% maximum.

DSCR (debt service coverage ratio) is the property’s monthly rent divided by its monthly mortgage obligation (principal, interest, taxes, insurance, and any HOA dues). It tests the property, not your paycheck.

Draw period is the stretch when you can borrow from the line and pay interest only. After it ends, the balance is paid down over a set repayment term.

Automated valuation is a computer-generated estimate of the property’s value, used in place of a full appraisal where the program allows it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Actually Calculated?

The maximum is your property’s value multiplied by the allowed combined loan-to-value, minus your existing mortgage balance. Then the program’s line maximum caps the result. On an investment property in this network, the allowed combined figure is 70%.

Market-wide, consumer-finance explainers say investment-property lines are harder to get and smaller than lines on a primary home, with a smaller pool of lenders. Yahoo Finance reports market maximums of 75% to 80% on investment properties. That is the broader market. Across the select lenders in Lendmire’s network, an investment-property line tops out at 70%, with no tier above it.

Run the numbers in index points instead of dollars. Say a rental is valued at 100 and the first mortgage is 55. At 70%, total debt can reach 70, so the room is 15.

Now say the same rental carries a first mortgage of 68. The room is only 2 points. On a modest-value rental, that falls below the $25,000 line minimum, so the line may not be available at all.

Now flip it. Picture a high-value rental owned free and clear. Equity allows 70 points of room, but the $500,000 line maximum on an investment property binds first. You borrow the smaller of the two numbers.

Credit works differently than most investors expect. Both the 720-plus and 700-plus tiers reach the same 70% on an investment property. Above 700, a higher score buys no extra leverage. Below 700, there is no tier beneath it.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals begin above that, these lines typically run on an automated valuation with no traditional appraisal. You can still request a full appraisal.

Does “Without Personal Income” Work on an Investment HELOC?

Not on the network’s investment line. That line looks at your credit, your equity, the property, and your income. The DTI maximum is 50%, and the payment is tested on the interest-only amount at the maximum draw. Each of those tests uses your income.

“No income” can mean two different things. It can mean no personal income documentation, with qualification running on the property’s rent. Or it can mean no income test at all, which is not how any of these loans work. Credit, equity, title, and valuation are always reviewed.

Some bank lines on rentals count part of the projected rent toward your income. That still leaves you inside a personal test, and how rent is treated varies by lender. A retiree, a full-time landlord, or a self-employed investor with heavily written-off returns can run into trouble on the DTI step even when the equity is strong.

A different loan reviews the property’s rent instead. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For leverage you can borrow against a rental without showing paychecks, that is the product to look at.

When Rent Coverage Sets the Limit

On a DSCR cash-out refinance, the rent is the test, so coverage can limit the amount. You pull equity out by replacing the existing mortgage with a larger one. The larger the new loan, the more the monthly obligation grows, and the lower the coverage ratio falls.

Picture an investor whose rental covers the current mortgage at about 1.40x. A cash-out that raises the loan by a meaningful amount might pull coverage down toward 1.10x. The lender then asks whether that ratio fits the program. Take a bigger cash-out and coverage slips toward 1.00x, where many select programs start. A separate select-lender path takes coverage below 1.00x, with leverage and terms adjusted.

Here is how the mechanics look across the wholesale network:

  • Leverage: cash-out tops out around 75% LTV on standard rentals (70% on short-term-rental collateral), with about 6 months of seasoning as the common expectation.
  • Credit: a 620 floor exists in parts of the network. Most programs want around 660, and 700 or better unlocks the strongest tiers.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders), with 30-year fixed structures as the spine. Extended terms and interest-only periods are available through select lenders.
  • Reserves: commonly around 6 months of PITIA (principal, interest, taxes, insurance, HOA). Conservative files can see them waived. Larger loans typically step up.

One caution matters. Clearing 1.00x is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

Two Loans, Two Different Limits

Factor Network Investment HELOC DSCR Cash-Out Refi
What’s underwritten Borrower credit, DTI, equity Rent vs. payment, equity
Personal income used Yes, 50% DTI max Not the primary test
What limits the amount 70% CLTV, $500,000 line max LTV cap, coverage ratio
Title Individual or revocable trust LLC possible per program terms
Existing first mortgage Stays in place Replaced

The last row is where the real trade-off lives. A line leaves your existing first mortgage alone, so you keep that loan’s terms. A cash-out refinance replaces it. NerdWallet notes that a cash-out refinance replaces the existing mortgage, while a HELOC does not.

What Still Gets Reviewed

A line on a rental, even through a rent-focused conversation, is a full file. Expect each of these to matter:

  • Credit: a 700 minimum on an investment property, a report no more than 90 days old, and a single-bureau score keyed to the primary wage earner. A bankruptcy needs 4 years of seasoning. Foreclosure history on investment files follows a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
  • Property: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
  • Title: fee simple or leasehold held by you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
  • Exposure: you are limited to three lines. Combined exposure caps at $2,000,000 with the higher-leverage program and $750,000 with the longer-runway program. Both are wholesale programs Lendmire places files with. Owning more than 15 financed properties makes you ineligible.

Availability is narrower than the DSCR footprint. These lines are offered only in Lendmire’s 16 full-service states, while the DSCR investor platform spans 41 markets, including Washington, D.C. Every figure is subject to lender guidelines and full file review.

Which Limit Binds First?

Limit Where It Shows Up
Equity (70% CLTV) Recently bought or heavily mortgaged rentals
$500,000 line max High-value, paid-off rentals
$25,000 line minimum Thin equity after existing liens
700 credit floor Eligibility, not extra leverage
50% DTI Borrowers with heavy existing debt or low income

A recently purchased rental tends to run into equity first. The 70% cap leaves a cushion for the lender, and a fresh purchase at 75% to 80% LTV has little room left beneath it.

When This Route Doesn’t Fit

It is a poor fit when your income is thin and your DTI is the problem, when the rental sits in an LLC, or when your score is under 700. In each case, a different structure may do the job. The investment line also uses a 5-year draw followed by a 25-year repayment term. At least 75% of the line is drawn at closing, so most of the borrowing starts on day one rather than as flexible draws later. Pricing floats across both the draw and the repayment period and does not convert to a fixed rate.

That structure carries real risk. During the draw you pay interest only, so the balance does not shrink. The CFPB brochure on HELOCs warns that principal paid during the draw period typically does not repay the loan by the end of the term, and that you could lose the collateral if you fall behind. The jump when repayment begins is the number to plan around.

The CFPB booklet explains the same standard method for setting a limit: a percentage of appraised value minus the balance you owe. It also says lenders weigh your ability to repay and your credit history. That is why a paystub-light borrower should look at the rent-qualified route, not stretch a personal-income line.

Another option is a line on your own home. That follows primary-residence tiers and can reach 90% CLTV at a 720 credit profile. It puts your home at risk, though, so it deserves a sober look.

Frequently Asked Questions

Can an LLC borrow on an investment HELOC?

Not through this network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Individual or revocable-trust title works. If the rental is already in an LLC, a DSCR cash-out refinance is usually the cleaner path, subject to program terms.

Does a higher credit score raise my borrowing limit?

Not on an investment property. A 720 profile and a 700 profile reach the same 70% CLTV. A higher score helps with eligibility and with the larger-line tiers on a primary residence, but it does not lift the investment ceiling. Below 700, there is no tier.

Can I get a line larger than $500,000 on a rental?

No. A line above $500,000 is for primary residences only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. Investment lines stop at $500,000.

Will I need an appraisal?

Usually not on an investment line. Lines at or below $500,000 ordinarily run on an automated valuation. A higher CLTV can trigger a secondary valuation, and you can ask for a full appraisal at any point.

What is the difference between a line and a cash-out refinance?

A line sits beside your first mortgage, so that loan stays as it is. A cash-out refinance replaces the first mortgage with a larger loan. The cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The line is tested against your DTI.
