Can a BRRRR Investor Draw a Rental HELOC for the Next Purchase?

Can a BRRRR Investor Draw a Rental HELOC for the Next Purchase?

The Quick Read: Sometimes, but only when the line is open, funded and secured by a property that qualifies, because rental-secured lines are scarce and any line can be frozen or reduced before the next closing. Treat the draw as bridge money for a down payment or rehab. The exit is still a cash-out refinance.

  • A home equity line is a revolving loan, so repeat draws are possible in principle. Few lenders write one against a rental.
  • On Lendmire’s HELOC network, an investment-property line tops out at 70% CLTV and $500,000, with a 700 minimum credit score.
  • A line on your own primary home is the more common funding source, and it puts that home behind the deal.
  • The BRRRR takeout is usually a DSCR cash-out refinance, which looks at the rental’s income instead of your personal debt load.
  • LLC-titled properties cannot hold these lines. That is the sharpest structural limit.

What Does “Rental HELOC” Actually Mean?

Two different products hide under one search phrase. One is a line on your own home that funds the next deal. The other is a line on a rental you already own. They share a name and almost nothing else.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

BRRRR stands for buy, rehab, rent, refinance, repeat. The “repeat” step needs fresh capital for the next down payment. A HELOC is one way to get it, and the property securing it decides almost everything that follows.

Property securing the line What it gives you Catch
Your primary home Usually the most equity and the widest lender choice Your home backs the rental deal
A seasoned, stabilized rental Equity already proven by rent and value Fewer lenders; LLC title is a problem
The BRRRR property itself Almost none before the rehab is done Little equity exists until value shows up

The third row is the trap. A newly bought fixer usually has no spare equity to borrow against. The line has to come from somewhere else.

What Do Investment-Property Lines Look Like on Lendmire’s Network?

Across the select wholesale partners Lendmire works with, investment-property lines are narrow and strict. Lendmire is a broker, so lenders review each file and set final terms. Everything below is subject to lender guidelines.

  • Leverage. The ceiling on an investment property is 70% CLTV. CLTV means combined loan-to-value: your first mortgage plus the line, divided by the property’s value.
  • Credit. 700 is a hard floor, and a 720 score buys no extra leverage on an investment line. It only matters on primary residences.
  • Size. Investment lines run from $25,000 up to $500,000. Larger lines exist only on primary residences.
  • Structure. The line can sit in first or second lien position. Investment lines use a 5-year interest-only draw period, then a 25-year repayment period. Pricing floats and never converts to a fixed amount.
  • Draw at closing. At least 75% of the line is drawn at closing. That surprises people who expect an untouched reserve waiting for the next deal.
  • Later draws. After closing, the minimum subsequent draw is typically $1,000.
  • Debt-to-income. DTI (your monthly debts divided by your monthly income) tops out at 50%. The lender qualifies you around the interest-only payment at the maximum draw.
  • Valuation. Lines at $500,000 or less usually run on an automated valuation instead of a full appraisal. Immediately after a rehab, that can undersell your improvements.
  • Property types. Single-family, 2-4 units, PUDs, townhomes and condos are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties are not.
  • Limits on you. Borrowers are limited to three lines. Owning more than 15 financed properties makes you ineligible.
  • Where. This HELOC side runs in Lendmire’s 16 full-service states. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

The 75% draw rule shapes the strategy. If most of the line comes out at closing, you pay on it before the next deal exists. A line you plan to hold in reserve for months is a poor fit.

On a primary residence, the ceiling can reach 90% CLTV, but only with a 720-or-better credit profile. Treat that as a best case, not a typical outcome. Some market surveys report higher or lower equity-line limits across the broader lending market. Those describe lenders, and on this network an investment line stops at 70% CLTV.

How Does the Line Move Through the BRRRR Clock?

The HELOC underwrites you. The DSCR exit reviews the property’s rental income. Keeping that split in mind explains where each stage can fail.

Stage What the line does Where it breaks
Buy Funds the down payment Purchase lender questions the source of funds
Rehab Pays contractors Interest-only payments run while the property earns nothing
Rent Stays open, balance accruing Slow lease-up stretches the carry
Refinance Gets paid off from proceeds Appraisal falls short of the full payoff
Repeat Available only if still open Line frozen, reduced or closed

Plan the cycle around the weakest stage. For most investors, that is the refinance appraisal.

How Does the Draw Pay for the Next Purchase?

You draw, deposit the funds and use them for the down payment or rehab. The purchase lender will trace large deposits back to the line. Whether a DSCR purchase program accepts borrowed down-payment money depends on that program’s guidelines. Ask before you draw, not after.

Expect the new payment to show up in your debt picture. The next lender will usually count the line when it reviews your credit and reserves. DSCR itself reads rent against the new property’s PITIA. PITIA is principal, interest, taxes, insurance and any association dues. A borrower stretched on personal DTI can still clear the property-level test, though the line may count elsewhere in the file.

Timing matters as much as sizing. Lendmire’s piece How to Time a Rental HELOC Draw for a Purchase Closing covers that sequence in detail.

Why Can a Line Disappear Before You Draw Again?

Lenders can freeze or reduce a line. The CFPB’s HELOC explainer describes it as an open-end line that lets you borrow repeatedly. It also notes that a lender may restrict advances if the home’s value falls or your finances change. The Federal Reserve has said lenders can reduce a line even when payments are on time, and must reinstate it once the triggering conditions end.

Here is the practical read. A plan that says the line will be there at the refinance carries real freeze risk. Build a Plan B: a second source of cash, or a deal you can still close if the line shrinks.

Practitioner pattern: many BRRRR files stall for a simple reason. The investor sized the line for the best-case appraisal and had no cushion when value came in lower.

What Is the Real Exit?

The exit is a cash-out refinance, and it has its own rules. On a standard rental, cash-out leverage tops out around 75% LTV across most of our network. Lenders commonly expect about 6 months of seasoning before they use appraised value. Seasoning is the waiting period between buying and refinancing.

The new loan must pay off three things together: the first lien, any HELOC on that property and the rehab spend you want back. If a line sits on the rental, it has to be paid off or subordinated at the refinance. Subordination needs the line holder’s consent. When a second lien stays in place, the coverage test counts both payments.

DSCR is monthly rent divided by the monthly PITIA. Select programs start at 1.00, and stronger ratios open better pricing and leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capital expenses all sit outside the ratio.

Here is a modeled scenario. Say you finish a rehab on a rental that covers its full obligation at about 1.25x. Your first mortgage plus the line plus rehab costs total roughly 70% of the appraised value. A 75% cash-out ceiling clears that, and a little cash may come back to you. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Now run the failure variant. The appraisal comes in lower, and your total debt now equals about 85% of value. A 75% ceiling leaves you ten points short. You keep the property, but you also keep an open line balance and receive no cash.

For the broader mechanics, see Lendmire’s complete DSCR loans guide.

Does an LLC Break the Plan?

Yes, for the HELOC side. Fee simple or leasehold title must sit with you as an individual or in a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different tool.

Moving title into your own name can interact with the terms of your existing first mortgage, so read those documents first. The usual alternative is a DSCR cash-out refinance, which can keep the LLC on title, subject to program eligibility.

Which Path Fits Which Investor?

Your situation Likely fit
Strong home equity, steady income Line on your primary home
Seasoned individual-titled rental with equity Investment line, up to 70% CLTV
Rental held in an LLC DSCR cash-out refinance
Personal DTI above 50% DSCR cash-out refinance
Thin equity, no rehab margin Skip the line; save or restructure

A line on your home also moves risk. A DSCR loan keeps exposure inside the rental. A line on the residence extends it to the house. If the rental underperforms, the line still has to be repaid.

Borrowed funds also do not count as cash in every setting. A HELOC on another property used as the cash for a purchase is often expected to be paid off at the refinance. Bridge and hard-money loans are generally not treated as cash, either.

If you are still looking for the lender, Lendmire’s guide How to Find a Rental HELOC Lender as a BRRRR Investor is the place to start.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a HELOC on a rental I just bought?

Rarely. A property bought with a rehab plan usually has little equity until the work is done and the value is proven. Most BRRRR investors borrow against their own home or a seasoned rental instead.

Does the HELOC replace the BRRRR refinance?

No. The line is bridge capital. The refinance is the exit, and it needs its own appraisal, leverage and seasoning.

Will a DSCR lender accept HELOC money for the down payment?

It depends on the specific program’s guidelines. Confirm with the lender before you draw, because borrowed funds are traced and often not treated as your own cash.

Can my LLC hold the line?

Not on this network. Individuals and revocable living trusts only. An LLC-held rental points toward a DSCR cash-out refinance, subject to program terms.

What if the lender freezes the line?

You lose access to the unused balance. Build in a backup source of cash, and do not size the next deal around money you have not drawn.
