How a BRRRR Investor Exits Hard Money Into a DSCR Takeout

How a BRRRR Investor Exits Hard Money Into a DSCR Takeout

The Quick Read: A DSCR takeout replaces a short-term hard money note with a long-term rental loan, and it clears only when three separate tests pass: enough time owned, a lender appraisal that supports the new loan size, and rent that covers the full monthly payment. The new loan is sized at the lower of the value-based limit and the rent-based limit. Passing one test never excuses failing another.

  • The clock usually starts at the recorded deed, not at rehab completion or lease signing.
  • A DSCR cash-out refinance on a standard rental tops out around 75% LTV, subject to lender guidelines.
  • The new lender orders its own appraisal. Your after-repair value is a plan, not an input.
  • Run the break-even math before you buy, because the payoff grows every month you hold the bridge.
  • Clearing 1.00 coverage does not mean the property cash flows.

What a DSCR Takeout Is (and Isn’t)

A takeout is an ordinary refinance. A DSCR loan pays off the hard money lien through title, and a new long-term lien replaces it. Nothing about it is a special BRRRR program. The strategy has no issuing body and no rulebook.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR stands for debt service coverage ratio. It divides the property’s monthly rent by its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues (together, PITIA). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That is why it fits a BRRRR exit. You are not asking a lender to read your traditional personal-income documentation. You are asking whether the rental stands on its own. Lendmire’s complete DSCR loans guide covers the basics if the term is new.

Investors commonly use short-term loans to buy and renovate, then refinance into long-term financing, as AirDNA’s BRRRR overview describes. A DSCR loan is the usual non-agency version of that second step.

The Three Tests the New Lender Runs

Every DSCR takeout faces the same three questions. Each one can be the one that stops you.

1. Time owned. Seasoning is the waiting period before a lender sizes a loan on appraised value instead of on what you paid. Across our wholesale network, about 6 months is the common expectation for a cash-out DSCR refinance.

2. The lender’s appraised value. The new lender orders its own appraisal. It also supplies the rent opinion when no lease exists.

3. Rent coverage. Select DSCR programs start at 1.00 coverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger coverage opens better pricing and leverage.

Think of the final loan as the smaller of two numbers. The value test gives you one ceiling. The rent test gives you another. Whichever is lower wins.

Payoff-Only or Cash-Out?

Decide this before the bridge closes, because it changes the rules. A payoff-only refinance retires the hard money and returns no cash. A cash-out refinance also returns proceeds above the payoff and closing costs, so it carries the tighter cap and the seasoning wait.

Factor Payoff-only (rate-and-term) Cash-out
Cash back at closing None Yes, after payoff and costs
Max LTV, DSCR loan Up to 85% on select programs Around 75% on a standard rental
Short-term rental collateral Around 70% on refinance 70%
Seasoning Treated more lightly About 6 months from recording
Best for Retiring the bridge safely Recycling capital into the next deal

Lenders and files differ, so treat these as typical ranges, not promises. Cash-out also does not always put cash in your pocket. Payoff, costs, reserves, and any prepayment charge come out first.

Where the Seasoning Clock Starts

The clock starts at the recorded deed. Finishing the rehab does not start it. Signing a lease does not start it. The date on your hard money note does not start it either.

Market surveys report that refinancing lenders commonly want 6 to 12 months of ownership, and that investor-friendly banks may waive the wait, per AirDNA. For a DSCR loan in our network, the working expectation is about 6 months, and a waiver is a possible bonus, never the plan.

Here is the part investors miss. Your bridge note must outlast rehab, lease-up, seasoning, the appraisal, and underwriting. Hard money in our network typically runs 6 to 18 months, interest-only, with no prepayment penalty on that program. Terms vary by lender, property, and experience, so read your own note for maturity, extensions, and exit fees. If the seasoning wait plus underwriting runs past maturity, you are negotiating an extension from a weak position.

Pick the vesting entity before the deed records, too. If you plan to hold in an LLC, subject to lender program eligibility, set that up first, because the clock runs from the recorded deed.

The Break-Even Math, Step by Step

Run this before you buy. The inputs below are modeled assumptions in index points, not market data.

  • Payoff = principal drawn + accrued interest + extension fees + any exit fee. It grows with time.
  • Break-even appraisal = (payoff + exit costs) ÷ LTV cap.
  • New loan = LTV cap × appraised value.

Assume the bridge payoff reaches 100 index points and exit costs run about 3. At a 75% cash-out cap on a DSCR loan, break-even appraisal is (100 + 3) ÷ 0.75, or about 137. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Now add the basis. Say you bought at 100 and documented 25 of rehab, so cost basis is 125. Your modeled appraisal comes in at 140.

  • Inside the seasoning window, a lender that will close at all typically sizes on the lower of appraisal or cost basis. On 125, the loan is about 94. That falls short of the 103 you need, so you bring cash to closing.
  • After seasoning, it sizes on 140. The loan is 105, which clears payoff and costs with a little left over.
  • The slip case: the appraisal lands at 130. The loan is 97.5, and you are about 5.5 short.

The gap between 125 and 140 is stranded equity. Refinancing early leaves it behind. Also note the sensitivity. At a 75% cap, every point the appraisal misses removes about three-quarters of a point of proceeds.

Entry discipline helps. The Motley Fool suggests keeping total purchase and rehab costs at or below 70% of after-repair value. Treat that as a market guideline, not a program rule. The hard money side has its own limit: on our network’s fix-and-flip programs, every leverage tier is capped at 75% of after-repair value, varying by lender, property, and experience.

Which Limit Binds: Value or Rent?

Check both limits before you celebrate either one.

If the value limit binds, rent is strong and the appraisal is the constraint. The fix is more equity, a smaller loan, or waiting for seasoning.

If the rent limit binds, the property is worth enough but the rent does not carry the loan. This catches investors who bought a strong after-repair value in a weak-rent area. Coverage falls as you pull more out, because a bigger loan means a bigger payment. Some select lenders in the network will review coverage below 1.00 with leverage and terms adjusted, but that is a different path from a 1.00 program, not a lower floor on the same one.

A larger down payment, or a smaller loan, can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rent.

One more warning. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital spending sit outside the calculation.

Work Backward From Bridge Maturity

Plan the exit from the maturity date, not the closing date. The order matters more than any single duration.

Phase What has to be done
Underwriting and payoff Fresh payoff statement; entity and title cleared
Appraisal New lender orders its own; rent schedule reviewed
Seasoning About 6 months from the recorded deed
Lease-up Signed lease and rent documented
Rehab Finished, invoiced, and photographed

Read the table from the bottom up. Each phase must fit inside the bridge term with room left for a slipped contractor. Investors who rush a tenant in just to start a clock often get a bad tenant and a clock that was never running. Collect These During the Rehab

Missing paperwork stalls exits. Gather it as you go, not at the end:

  • Settlement statement and hard money note
  • Draw history and rehab invoices
  • Signed lease, or a plan for the appraiser’s rent opinion
  • Payoff statement with a lien release and a valid-through date
  • Entity documents and the personal guaranty, if the loan vests in an LLC

AirDNA likewise advises keeping detailed renovation records and well-documented rental income.

Where the General Rule Breaks

Delayed financing is not a hard money fix. It is an agency exception for cash buyers, and it is not a DSCR product. Fannie Mae’s guide lets borrowers who purchased within the past six months do a cash-out refinance, but it requires an arms-length purchase and a settlement statement confirming no mortgage financing was used. A hard-money-financed purchase generally fails that test. Even when it applies, it recovers documented cost, not created equity. For a BRRRR investor, the exception rarely helps.

Vacant property. With no lease, the appraiser’s rent opinion is the only rent number your DSCR loan has to work with.

Early exit on a maturing note. A payoff-only refinance on cost may beat waiting if bridge carry is heavy. Waiting may return more if the rehab added real value. Compare both before choosing.

Overspent rehab. The refinance does not reimburse overruns. It sizes on value and rent.

Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. Hard money collateral is non-owner-occupied residential, 1-4 units.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

If the Appraisal Comes In Low

You have five realistic paths:

1. Bring cash to cover the gap at closing.

2. Take a smaller loan and size the payoff around it.

3. Switch to payoff-only, if the cap on that option clears the payoff.

4. Wait and absorb the carry, if the note has runway.

5. Challenge the value with recent comparable sales.

Each costs something. Cash ties up capital, waiting adds interest, and a challenge may go nowhere. The right choice depends on how much runway the bridge has left.

Key Terms Defined

Takeout: the long-term loan that pays off a short-term one.

Seasoning: the ownership period a lender wants before it sizes a refinance on appraised value.

Payoff-only (rate-and-term): a refinance that retires the old loan and returns no cash.

Cash-out refinance: a refinance that returns proceeds above payoff and costs.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation.

Break-even appraisal: the lowest value at which the new loan covers payoff and exit costs.

Frequently Asked Questions

Can I refinance hard money into a DSCR loan before the seasoning period ends?

Sometimes, but expect the loan to size on cost rather than appraised value. Payoff-only is treated more lightly than cash-out, so it may work earlier. Seasoning is lender policy, not law, so it varies by lender and file.

Does a higher DSCR shorten the seasoning wait?

No. A stronger ratio can improve pricing and leverage, but it does not move the clock. Time owned, appraised value, and rent coverage are three separate tests.

What credit score does the DSCR takeout need?

A 620 floor exists in parts of the network, most programs want around 660, and 700 or above unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, and about 9 months above $1,500,000. Both vary by lender and file.

How big can the takeout loan be?

DSCR loans in the network run up to $3,000,000 on standard programs, with smaller balances routed through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures. Hard money on our programs goes up to $5,000,000.

What should I check in my hard money note first?

Look at maturity, extension terms, exit fees, and how interest accrues. Then request a payoff statement with a valid-through date. Those numbers drive your break-even appraisal.
