The Quick Read: The cash a refinance releases equals the appraised value times the cash-out LTV cap, minus your payoff, closing costs, and any reserves you must set aside. Rent coverage can cap the loan before the LTV cap does, and the lower of the two limits wins.
- On a standard rental, cash-out tops out around 75% LTV across most of the network.
- About 6 months of ownership, measured from title recording, is the common seasoning expectation.
- Rent must cover the full new payment (PITIA) of principal, interest, taxes, insurance, and any association dues.
- Reserves commonly run about 6 months of PITIA, subject to lender guidelines.
- Texas homestead cash-out rules govern owner-occupied homes, not a rental.
Dallas landlords often hear that Texas forbids cash-out on rentals. It does not. The state’s homestead cash-out rule covers a home you live in. A rental is a business-purpose asset, and it is underwritten on its own terms.

What Is a Cash-Out Refinance on a Rental?
A cash-out refinance is a new, larger loan that pays off your old one. You keep the difference. A refinance counts as cash-out when the new loan exceeds the payoff plus costs. A rental owned free and clear is also cash-out, because any loan placed on it returns cash.
Classification matters because it triggers the seasoning, leverage, and reserve tests. Credit Karma notes that investment-property cash-outs differ from primary-residence ones in the equity required and the maximum cash you can take. A rate-and-term refinance, by contrast, returns no cash at closing and can run at a higher leverage ceiling.
Key Terms Defined
LTV (loan-to-value): The new loan balance divided by the property’s appraised value.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly payment on the loan.
PITIA: Principal, interest, taxes, insurance, and any HOA dues, which together make up the monthly obligation.
Seasoning: The waiting period a lender wants after you take title before it sizes a loan on appraised value.
Reserves: Liquid funds you must hold after closing, usually counted in months of PITIA.
Form 1007: The appraiser’s single-family rent schedule, which estimates what the home would rent for on the market.
How Underwriting Treats the Release, Step by Step
The release comes from a short chain of tests. Each one can shrink the check.
1. Classification. The lender confirms the file is cash-out and applies the matching seasoning, leverage, and reserve rules.
2. Appraisal. The appraiser sets the value that LTV is measured against. For a single-family rental, the appraisal also carries Form 1007 for market rent. DSCR loans themselves are not agency products, even though that form originated in the agency world.
3. Rent test. The lender divides rent used for lender review by the full PITIA on the new, larger loan. TrueCap explains that most DSCR lenders underwrite to the lower of the lease and the 1007 market rent. Its worked example shows a 1007 below the tenant’s rent producing a ratio of 1.17.
4. Sizing. The loan is the lower of the LTV-based limit and the payment your rent can support at the program’s coverage floor.
5. Seasoning check. The lender confirms you have held title long enough, about 6 months on the common expectation, to size on appraised value instead of cost.
6. Closing. The old loan is paid off, costs come out, reserves are verified, and the remainder is disbursed to you.
The release formula in one line: appraised value × 75% (or the program’s lower cap), minus payoff, minus costs, minus any reserves you must hold. Interest pricing does not appear in it. That is why the calculator on this site is an illustrative estimate, never a quote.
Which Limit Binds First: Value or Rent?
The lower of the value limit and the coverage limit wins. Many investors assume the 75% LTV cap sets their number. Often the rent does.
More cash means a bigger loan. A bigger loan means a bigger payment. A bigger payment pulls the coverage ratio down. If your rent only just clears the program’s floor on the old balance, the coverage limit may stop you well short of 75% LTV. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Picture a Dallas house with strong equity but a modest lease. The LTV math says you could pull a large sum. The rent test says the new payment would push coverage under 1.00. The lender sizes down to the payment the rent supports. The cap you hit is the coverage cap.
A larger down payment on a purchase lowers the payment and can lift the ratio. A cash-out works in reverse: you are choosing to add payment. The strongest files clear both tests, enough equity and enough rental coverage.
Coverage below 1.00 is a separate path. Many select programs start at 1.00, while a different select-lender path accepts coverage below that level with leverage and terms adjusted. Either way, approval is subject to lender guidelines, credit approval, and property review.
Does Texas Law Limit Cash-Out on a Rental?
No. The Texas homestead cash-out provision, Article XVI, Section 50(a)(6) of the state constitution, applies to a home you occupy. Some loan officers wrongly tell investors otherwise.
| Factor | Texas homestead cash-out | Dallas rental cash-out |
|---|---|---|
| Property use | Owner-occupied | Non-owner-occupied rental |
| Governing frame | State constitutional rules | Lender program guidelines |
| Sizing basis | Value cap on the home | Value cap plus rent coverage |
| Rent counted | No | Yes, lower of lease or market rent |
One edge case: a former homestead that carried a homestead cash-out lien may need special handling before it refinances as a rental. Confirm that with your title company and counsel.
Two Worked Examples (Percentages and Ratios Only)
These are modeled assumptions, not market data. The calculator converts percentages to dollars.
Leveraged rental. Say you own a Dallas house with an existing loan and a payoff well under the 75% cap. The appraisal supports the value. Take 75% of that value, subtract the payoff, then subtract closing costs. What remains is the gross release. Now run the new payment against rent used for lender review. If coverage lands around 1.2x, the LTV cap probably governs. If it lands near 1.00, the rent may limit you before the cap does.
Free-and-clear rental. With no payoff to subtract, the release is the 75% cap amount less costs and reserves. It sounds easy. The catch is that the entire loan is new payment. A property with no debt today can show thin coverage on a full-leverage cash-out, so many owners deliberately borrow below the cap.
Seasoning applies in both cases. If you bought with cash recently, ask the lender how it treats a cost basis versus an appraised value before you order the appraisal.
Where the Simple Rule Breaks
- Short-term rentals. Form 1007 rests on monthly-lease comps, so nightly rate × 30 is not valid. STR cash-out is limited to 70% LTV, expects a 640+ score, and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- 2–4 units and condos. These use Form 1025 for rent and may carry lower leverage than a single-family house.
- Vacant or unleased. The appraisal’s market rent is the only income figure.
- LLC title. Holding title in an LLC is workable subject to lender program eligibility, and the entity documents become part of the file.
- Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
- Lease above market. It does not boost your ratio. The lower figure counts. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
The Dallas Layer
Dallas rent-to-price ratios help coverage. Tirios, using Zillow-derived data, reports a typical Dallas home value of about $303,000, down 1.4% year over year, and typical house rent that sits comfortably above what many investors would expect for the price. That is a healthy gross rent-to-price ratio. Other aggregators show different rent figures, so treat that as one reading, not a rule.
Taxes and insurance sit inside PITIA and can erode a strong ratio. Texas property taxes are a real line item, so run your actual bills, not averages.
What the Decision Looks Like in Practice
The maximum pull is not the best pull. More cash means a higher payment and thinner coverage. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only, and repairs, vacancy, management, utilities, and capex sit outside it.
Closing costs also matter. A small cash-out can fail a cost-benefit test. In a BRRRR sequence (buy, rehab, rent, refinance, repeat), the release returns capital for the next deal, which is where the structure earns its keep.
Network guidelines to anchor on, typically and subject to lender guidelines:
- Cash-out tops out around 75% LTV on a standard rental.
- A 620 credit floor exists in parts of the network, most programs want about 660, and 700+ opens stronger tiers.
- Loans run up to $3,000,000, with reserves about 6 months of PITIA and about 9 months above $1,500,000.
- The 30-year fixed is the spine; 40-year and interest-only structures are available through select lenders.
Documents to gather: the appraisal with Form 1007 attached, the lease and proof of payment, a payoff statement, tax and insurance records, entity documents if applicable, and reserve statements.

Frequently Asked Questions
Can I do a cash-out refinance on a Dallas rental at all?
Yes. Texas homestead rules apply to owner-occupied homes, not rentals. A rental cash-out is governed by lender program guidelines on leverage, coverage, seasoning, and reserves.
How much equity do I need?
Cash-out tops out around 75% LTV on a standard rental, so you need to keep at least 25% equity in the property. Your payoff, costs, and reserves reduce the check further. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Does the appraisal or my lease set the rent?
Most programs count the lower of the lease and the appraiser’s market rent. A lease above market does not lift your ratio.
How often can I cash out?
There is no single rule. Seasoning is typically about 6 months from title recording, and each new cash-out must again clear leverage and coverage tests.
Is the maximum release always the best choice?
No. A larger release raises the payment and thins coverage. Many investors borrow below the cap to protect cash flow after repairs, vacancy, and management.
