How to Get a HELOC After a Denial on Overtime and Shift Income

How to Get a HELOC After a Denial on Overtime and Shift Income

The Quick Read: A denial tied to overtime or shift pay is fixable once you know which factor drove it. Start with the written reason, rebuild the income figure the way an underwriter would, and then repair the file or move to a structure that does not rest on a paycheck.

  • Overtime and shift differential are variable income, and lenders usually count only what has a documented history.
  • A declining trend often leads a lender to use the lower current level, or none of it.
  • Many denials blamed on overtime are really DTI or combined loan-to-value problems.
  • On this network, an investment-property line caps at 70% CLTV and $500,000, with a 700 minimum credit profile.
  • A DSCR cash-out refinance tests the rental’s rent against its payment instead of your paycheck, subject to lender guidelines.

What the Denial Actually Means

A HELOC lender tests you as a borrower. It looks at income, credit, debt-to-income ratio and combined loan-to-value. Overtime and shift differential sit in the income piece, and they are the shakiest part of it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Base pay is predictable. Overtime is not. Underwriters average it, trend it and sometimes throw it out.

One clarification for readers who landed here from a wage search: this article is about a lender declining a home equity line. It is not about an employer refusing to pay overtime.

Step One: Get the Reason in Writing

A lender that turns down a line of credit must send an adverse action notice. Per the CFPB’s guidance on denied credit applications, the notice either lists the specific reasons or tells you how to request them, and you have 60 days to ask.

The point of the notice is to name the real reason. The Federal Reserve’s Consumer Compliance Outlook gives a recent job change as an example of a reason that belongs on the notice. A credit-score disclosure does not replace it.

Sort the reason into one of five buckets:

1. Income not counted or not enough.

2. DTI too high.

3. Credit profile.

4. CLTV or equity.

5. Property or title.

A shift worker should watch for wording like temporary or irregular employment. That usually means the overtime was excluded. A generic insufficient-income box tells you less, so ask for detail.

How Underwriters Treat Overtime and Shift Pay

HELOC income rules are set lender by lender. A bank, a credit union and a non-QM line can each treat overtime differently. No single federal rule dictates it.

For contrast, the agency mortgage world publishes its approach. The Fannie Mae Selling Guide on overtime and commission income recommends a two-year history. A shorter history, but not under 12 months, can be accepted when other positive factors offset it. That is an agency standard and does not govern a HELOC or a DSCR loan. It does show the logic most underwriters borrow:

  • Stable or rising overtime is averaged.
  • Declining overtime is used only if the lender can confirm it has stabilized. Otherwise it drops out.
  • Documentation is a verification of employment, or the latest paystub plus W-2s.

Across the wholesale network, the pattern on W-2 files is the same. Underwriters price the paycheck conservatively. Base pay, overtime and differential get separated, and the lowest defensible number wins.

Rebuild the Number Before You Reapply

Do the underwriter’s math first. It takes an afternoon.

1. Pull the last two years of W-2s, the final paystub of the year and the latest year-to-date stub.

2. Split base pay, overtime and shift differential on each document.

3. Compare year-to-date overtime with the prior year’s pace. A falling trend is the usual culprit.

4. Get an employer verification that shows the overtime history, not just current pay.

5. Write a short explanation for any role, shift or employer change.

Summary stubs that lump all pay together make this harder. Ask payroll for an itemized breakdown.

Diagnose Your Denial

Denial reason What the lender saw Typical fix
Overtime excluded History under a year or declining Wait, document, or reapply on base pay
DTI too high Existing debts plus new line payment Smaller line or pay down debt
CLTV too high Not enough equity Smaller line or more equity
Credit Score or housing history Repair, then reapply
Title or vesting Property held in an LLC Change vesting or use another structure

Many shift workers assume overtime sank the file when DTI did. More qualifying income helps the ratio. It does not erase the debt. An investor with several mortgages can fail a personal DTI test even with strong pay.

Key Terms Defined

Base pay: the fixed hourly or salary amount before extras.

Shift differential: premium pay for nights, weekends or other set shifts.

Variable income: pay that changes from period to period, such as overtime.

DTI: monthly debt payments divided by gross monthly income.

CLTV: all loans on the property divided by its value.

Adverse action notice: the written denial that must state reasons or how to request them.

Fix, Restructure or Switch

A denial at one lender does not carry over to another, but repeating the same application does not help either. Three paths exist.

Fix and reapply. Shrink the line, pay down debt, or wait until overtime builds a longer, steadier history. This is the right call when the file is close.

Restructure the HELOC. On this network, line terms depend on occupancy. The table shows the ceilings that apply to each. Figures are subject to lender guidelines and full file review.

Occupancy Max CLTV Max line Credit floor
Investment property 70% $500,000 700
Second home 90% at 720+ $500,000 640
Primary residence 90% at 720+ $750,000 600

For primary residences, the 90% tier tops out at $500,000 and requires a 720 profile. Lines above $500,000 are primary-residence only, cap at 75% CLTV, and need a full appraisal. DTI generally tops out at 50%, and a ratio above 45% requires a 680 minimum. Availability covers Lendmire’s 16 full-service states.

Switch to a rent-based loan. If the property is a rental, a DSCR cash-out refinance sidesteps the paycheck question. Per the network’s guidelines, it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV across most of the network, with about six months of seasoning commonly expected. Most programs want around a 660 score, a 620 floor exists in parts of the network, and 700+ opens the strongest leverage tiers. Reserves vary by lender, leverage and loan size, and are commonly around six months of PITIA.

The Tradeoff Between a HELOC and a DSCR Cash-Out

A HELOC leaves your first mortgage alone and gives you a revolving line. A DSCR cash-out replaces the first mortgage and delivers a lump sum. If the existing first mortgage is a good one, replacing it costs you something.

Vesting is the other sharp edge. A HELOC on this network must be held in an individual’s name or a revocable living trust. An LLC cannot hold title, so a rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Many DSCR loans can close in an LLC, subject to lender program eligibility.

Here’s the catch on the DSCR side. Coverage compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management and capex sit outside the number. And you still sign a personal guaranty, so liability does not disappear. A 1.00 coverage ratio is where select programs start; a separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios open better leverage. Lendmire’s complete DSCR loans guide lays out the full program map.

Where the General Rule Breaks

  • Declining overtime. The lender may use the lower current level or exclude it, even if earlier years were strong.
  • Under 12 months of history. It often does not count at all.
  • Changed shifts or employer. A new differential structure or job restarts the clock.
  • Second jobs or 1099 side work. These follow separate documentation, typically traditional personal-income documentation.
  • Derogatory credit. A bankruptcy needs four years of seasoning from discharge or dismissal.
  • Too many properties. A borrower owning more than 15 financed properties is not eligible for a HELOC on this network, and exposure is capped across lines.

A related edge case sits in the self-employed lane. Lendmire’s piece How to Reapply for a HELOC on Bank Statements After a Bank Denial covers deposit-based documentation for borrowers whose pay does not fit a W-2 mold.

What the Decision Looks Like

Picture a nurse with strong base pay and heavy night-shift differential. Her overtime ran high last year and dipped this year, and the lender used the lower figure. DTI then failed. She has two options: a smaller line on the same property, or wait for the trend to level out.

Now picture an investor with a paid-down rental and a thin paycheck history. A HELOC tests his pay and his stack of mortgages. A DSCR cash-out tests the rental’s rent against its payment. If the property is in an LLC, the HELOC may not be available at all.

Run the same discipline in both cases. Know the reason, rebuild the number, pick the structure that tests the right thing.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does overtime count toward HELOC income?

Usually, once it has a documented history. Lenders typically want to see a stable or rising pattern and average it. A short or declining history is often discounted or excluded, and each lender sets its own treatment.

How long do I have to ask why I was denied?

You have 60 days to request the specific reasons if the notice did not list them, according to the CFPB. Ask in writing and keep a copy.

Will a denial at one lender block me everywhere?

No. Each lender and program sets its own income treatment and structure. A denial at one place tells you what to fix, not that you are unqualified everywhere.

Can a HELOC be placed on a rental held in an LLC?

Not on this network. Title must sit with an individual or a revocable living trust. An LLC-held rental needs a vesting change or a DSCR cash-out refinance, subject to program terms.

Is a DSCR loan the same as positive cash flow?

No. The ratio compares rent to PITIA only. Repairs, vacancy and management are outside it, so a loan can clear while real cash flow stays thin.
