For a luxury property, this matters more, not less. A $3 million beach house running at 60% peak-season occupancy and 15% in the off months doesn’t fit neatly into a monthly-lease framework at all.

The Two Paths: Purchase vs. Refinance

On a purchase, there’s no operating history yet — the file leans on the appraiser’s dedicated short-term-rent analysis. Coverage in this world is measured the same way it is for any DSCR loan: rent (in this case, the discounted STR figure) divided by the full monthly obligation — principal, interest, taxes, insurance, and any association dues. A ratio at or above 1.00 generally earns full leverage on the size ladder. Coverage between roughly 0.75 and 0.99 is a real path too, but through select programs only, capped near $2,000,000, and it comes with reduced leverage and adjusted terms rather than the full ladder — always subject to underwriting.
