DSCR Cash Out Refinance in Edgewater, Florida: How Duplex Rent Math Clears at 75% LTV

DSCR Cash Out Refinance in Edgewater, Florida

A rental in Florida Shores hits the DSCR math like this: say an investor owns a three-bedroom bought near Redfin’s $311K citywide median and rents it near the $2,050 Zumper shows for the neighborhood. At the 75 percent LTV ceiling for a cash-out, modeled coverage including taxes and insurance hovers right around 1.00. Soften the rent to Zillow’s roughly $1,900 citywide average and it slips under. Equity isn’t the problem in this market. Coverage is.

The Short Version: A DSCR cash-out refinance on an Edgewater, Florida rental is underwritten primarily on the property’s rental income measured against its full monthly obligation, with proceeds limited by a 75 percent LTV ceiling and about six months of seasoning, subject to lender guidelines, credit review and appraisal.

  • Single-family is 80.69 percent of Edgewater housing units, so small multifamily is scarce.
  • Average rent sits near $2,000 per Zumper, against a $311K median sale price.
  • Florida Shores duplexes can stack two rents against one payment.
  • Homes averaged 73 days on market per Redfin, up from 59.
  • Manufactured homes, 12.16 percent of units, fall outside these DSCR programs.

Lendmire (NMLS# 2371349) is a DSCR-focused mortgage broker, and DSCR financing for Edgewater, Florida investors runs through wholesale lenders that Lendmire works with across 41 markets, including D.C. The rest of this piece is about one thing: pulling equity out of an Edgewater rental you already own, and which properties make that work.

Coverage Is the Constraint, Not Equity

Single-unit rentals in Edgewater usually hit the coverage floor before they hit the LTV ceiling. Rents are soft, prices are flat, and the standard 1.00 DSCR benchmark (rent against full PITIA) is tighter here than the portal “yield” figures suggest.

Start with what the data shows. Zillow puts average Edgewater rent at $1,900, down $250 over the last year, and labels the rental market “COOL.” Houses list anywhere from $750 to $4,000, and a four-bedroom averages $2,378. Census-derived gross rent, per City-Data, sits at a median of $1,425. That’s the number for leases actually signed, and it runs below asking rents. Sale prices ran a median of $311K, down 1.2 percent year over year, per Redfin.

Run the numbers on a $330,000 house renting for $1,900, treating both as modeled assumptions. At 75 percent LTV, coverage including taxes and insurance lands in the high-0.8s to about 0.90. That is below the 1.00 baseline most standard programs are built around. Some lenders review sub-1.00 files, but expect lower leverage, stronger credit or more reserves. An interest-only structure can also change the ratio, and every route is subject to lender guidelines and property review.

A Port Orange agent guide from Coastal Volusia Homes casts Edgewater as the cash-flow side of the Edgewater and New Smyrna Beach pair and cites gross yields well above that. The portal rent and price data doesn’t support those yields. Treat it as agent opinion, not a measured number.

NeighborhoodScout also ranks Edgewater’s latest annual appreciation below 80 percent of Florida cities. So don’t underwrite a cash-out on the assumption that values will rise into the loan. If equity is there, it was built by your purchase price, not by the market.

Florida Shores: Where Stacking Income Works

Florida Shores is the best submarket in Edgewater for a DSCR cash-out because it’s where two-unit income exists. It’s the city’s largest residential area, west of US-1, and it’s where the newer duplexes and duplex or triplex lots are listed.

Edgewater’s housing is overwhelmingly single-family, with large apartment complexes at just 2.17 percent of units per NeighborhoodScout. Homes.com showed 11 multi-family listings from $144,000 to $565,000. That scarcity is the angle. Two rents against one debt payment change the ratio more than any refinance structuring trick.

Here’s a modeled version. Assume a newer Florida Shores duplex valued at $450,000, each side renting for $1,600 (the Zumper two-bedroom average, so conservative for a three-bedroom unit). At 75 percent LTV, combined rent against full PITIA runs around 1.10, including taxes and insurance. Compare that with the single-family case above. The duplex clears the benchmark with cushion, while the single-family house at similar money sits at or below it.

Product matters. Redfin shows a duplex built in Florida Shores with two units of three bedrooms and two baths each, roughly 1,358 square feet per side, with attached garages and indoor laundry. Those are long-term-tenant features and they keep repair reserves lighter than older stock. Older duplexes under 1,000 square feet per unit exist too, but they rent at the low end of the range.

Homes.com gives Florida Shores a price range of $234,000 to $516,000. It’s a bedroom community: Redfin counts about 12,744 residents and only 417 jobs, so tenants commute out. That’s fine for workforce rentals. It also means demand depends on regional employment, not on anything happening inside the neighborhood.

The honest caveat: multi-unit supply is thin. Two-unit stacking is realistic but scarce, and a listing that advertises a duplex, triplex or grandfathered unit count needs legal unit verification before an appraiser or lender accepts it. One listing in the research describes a grandfathered ground-floor duplex plus an upstairs bonus unit. That’s exactly the kind of file where the unit count gets questioned.

The Tenant Base Nobody Mentions

Edgewater renters work in boats and trades, not tourism, and that makes the rent roll steadier than a resort-market rental. The City of Edgewater lists Boston Whaler, EdgeWater Power Boats, Everglades and SŌLACE Boats as based in the city. Team Volusia EDC puts Boston Whaler’s Edgewater plant at about 750 employees. ParkTowne Industrial Center sits within one of the largest contiguous industrially zoned areas in Volusia County, per the city.

Nearby anchors add to the pool. Team Volusia lists county employers like AdventHealth and Halifax Health, both commutable by I-95 or US-1. AdventHealth New Smyrna Beach is the nearest hospital. Northwest Lineman College runs an Edgewater branch, which adds a small, transient trades-student group.

This is an interpretation, not a sourced claim: skilled manufacturing and trades tenants tend to sign longer leases than seasonal renters, and that’s what a lender wants to see on a qualifying lease. The city-level population, about 23,627 per Census Bureau QuickFacts, is small enough that a single large employer matters.

Skip the Riverfront (for Cash-Out)

Riverside Drive is pretty and it does not pencil. Homes.com says waterfront homes sell for $1 million to $2 million, while Zumper lists Riverfront Estates rent around $2,100. Rent at that level against a seven-figure value produces coverage well below 1.00. No structure fixes that gap without major cash in.

Loan size isn’t the issue, since standard programs go up to $3,000,000. Coverage is. Appraisal support on thin waterfront comps is the second problem. Riverfront is an owner-occupant and second-home play, not a DSCR cash-out market.

The Park Avenue and Mango Tree Road corridor and the River’s Edge new-construction communities are worth a look for single-family product, but there’s no sourced rent data for them. Builder activity is heavy: NewHomeSource lists 53 communities from 28 builders. More new supply is a headwind for rents.

How Does a Slowing Market Affect the Appraisal?

A cash-out lives or dies on the appraised value, and Edgewater’s slowing sales mean fewer, older comps. Redfin shows 73 days on market versus 59 a year earlier, with price per square foot at $202, up 2.8 percent. Movoto puts the median list price at $349,900 with homes taking 156 days to sell versus 115 the prior year. List price, sale price and estimated value are different measures, which is why the figures don’t match.

The price-per-square-foot gain alongside a lower median suggests smaller or newer homes are holding value better than large older ones. That favors the Florida Shores duplex strategy over an older, larger house.

On seasoning: lenders typically look for about six months of ownership measured from title recording. An investor who bought a newer duplex and renovated little has a cleaner file than one who bought a distressed house and needs the appraisal to reflect the rehab. The brokerage’s deal desk tends to see the same friction in slowing coastal markets: the appraisal comes in a notch below the investor’s expectation, coverage compresses with it, and the file gets tighter at exactly the moment the borrower was counting on proceeds. The cleaner files usually carry conservative rents, documented leases and reserves already in place.

Florida’s statewide rental vacancy rate was 10.20 percent per Federal Reserve data via Trading Economics. That’s a state figure, not an Edgewater one, but it supports underwriting on conservative rents.

Turning Proceeds Into the Next Deal

Extracted equity is only useful if the next deal’s math clears without it. The logical recycle in Edgewater is a second duplex or a lot-plus-build. Listings advertise multifamily lots with triplex plans included, and Deering Park North (6,600 housing units across 5,187 acres, by the city’s own count) points to long-range demand growth at the I-95 and SR 442 gateway. The city’s claim is that approved projects could double the population in 30 to 50 years, which is long-range phasing, not a near-term forecast. It is also a future supply source, so don’t pay for growth that isn’t here.

The proceeds figure isn’t a guaranteed number. It depends on rent used for lender review, PITIA, reserves (typically about six months) and the 75 percent LTV ceiling. Loan size, credit tiers (620 floor on most files) and leverage all vary by lender program and borrower. The guide “What Is a DSCR Loan” walks through the ratio, and the refinance side covers how other refi types compare. For a side-by-side of structures, see the refi options. If you’re weighing this against a bank product, the conventional-vs-DSCR tradeoffs are the place to start.

One property type to rule out: manufactured homes make up 12.16 percent of Edgewater’s housing units, and they fall outside these DSCR programs, along with log homes and barndominiums. A cash-out on a manufactured home in this city isn’t on the table.

Frequently Asked Questions

How do you qualify for a DSCR loan in Edgewater?

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. In Edgewater, single-family rentals near $1,900 to $2,050 often land right at or below the lender’s coverage threshold, so expect lender review of leverage and rent documentation.

DSCR vs. conventional financing

Two common ways to finance an investment property in Edgewater, FL. They qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What are the requirements for an investment property loan in Edgewater, Florida?

Most files need a documented lease or market rent, a 75 percent maximum LTV on cash-out, about six months of title seasoning and reserves of roughly six months PITIA. Eligible property types exclude manufactured homes. Guidelines vary by lender, credit profile and property review.

Do duplexes in Florida Shores really clear coverage better than single-family homes?

On modeled numbers, yes. Two units at roughly $1,600 each against a value near $450,000 produce coverage around 1.10 including taxes and insurance. A single house at $330,000 renting for $1,900 lands in the high-0.8s to 0.90. The catch is supply: Homes.com shows only 11 multi-family listings citywide.

Does Edgewater’s slow market hurt a cash-out appraisal?

It can, because a slow market makes appraisals harder to support. Redfin’s 73 days on market and thin sales volume mean fewer recent comps, and values are flat to slightly down. Newer, smaller homes appear to hold value better than older large ones. Appraisal risk is the biggest swing factor in proceeds, so underwrite conservatively.

How does DSCR lender review differ from a bank’s approach in Edgewater?

Lendmire arranges DSCR loans where the program reviews the property’s rent against its debt instead of traditional personal-income documentation and W-2s, subject to program guidelines. That matters for self-employed borrowers and LLC owners, and it’s why coverage, not personal income, drives Edgewater files. Details depend on lender program eligibility.

What to Watch Next Quarter

Three indicators will tell you whether to move on Edgewater equity or wait.

  • Days on market. Redfin’s 73-day average and Movoto’s 156-day figure both lengthened. A reversal would firm up appraisal support.
  • Asking rents. Zillow’s $250 annual decline and “COOL” label are the thing to track. Stabilization near $1,900 to $2,000 keeps single-family coverage near the benchmark.
  • New inventory. Builder activity across 53 communities and any movement on Deering Park North phasing will show whether supply outpaces renter demand around the marine-manufacturing base.
