DSCR Cash-Out Refinance Lenders When the Hard Money Loan Needs a Permanent Exit

DSCR Cash-Out Refinance Lenders When the Hard Money Loan Needs a Permanent Exit

The Quick Read: A hard money loan is built to end, and the usual way out is a long-term DSCR loan that pays it off. On a standard rental, a DSCR cash-out refinance typically allows up to 75% loan-to-value on an investment property, subject to lender guidelines. The new loan must clear four tests. The property must be finished and leased, the appraisal must support the payoff, the rent must cover the new payment, and the loan must close before the bridge matures.

  • A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • A payoff-only refinance is a rate-and-term deal. Any cash back to you makes it a cash-out deal with tighter limits.
  • On most files, cash-out wants about 6 months of ownership, measured from the date the deed records.
  • The loan is sized by the lower of two limits: appraised value or rent coverage.
  • Which lender writes your file depends on property type, credit, leverage, and how much cash you want back.

Why a Hard Money Loan Needs an Exit Plan

Hard money is a short-term tool. Terms typically run 6 to 18 months, payments are interest-only, and the loan is sized on the project: its cost, its plan, and its exit. Lendmire’s hard money program works this way, and it varies by lender, property, and experience.

That design is the point. It also means a maturity date is coming, and no one can negotiate with a calendar.

The exit has to be a loan built for the long haul. For a rental, that is a DSCR loan. The new lender pays off the hard money lender directly through title and takes a fresh first lien. Nothing from the old loan carries over.

Many investors refinance out of hard money this way once the property is stabilized, and Lendmire arranges that path through its hard money exit refinance program. Plan it before you buy. An investor who knows the exit at closing has a much easier time than one who starts looking at month eleven.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly rent divided by its monthly obligation, meaning principal, interest, taxes, insurance, and any HOA dues.

Seasoning: the ownership time a lender wants before it sizes a loan on appraised value instead of what you paid.

Payoff-only refinance: a rate-and-term refinance where the new loan covers the old balance and closing costs, with no meaningful cash back.

Cash-out refinance: a refinance that puts cash in your hands after the old loan is paid.

Takeout: the permanent loan that pays off a short-term loan.

Reserves: liquid funds, often counted in months of PITIA (principal, interest, taxes, insurance, and HOA dues), that you hold after closing.

Payoff-Only or Cash-Out? Pick the Right Lane

The first decision is whether you want cash back. A payoff-only refinance on an investment property can run to 85% loan-to-value, with no cash returned at closing. A DSCR cash-out refinance tops out at 75% loan-to-value on a standard rental, and at 70% on short-term-rental collateral.

Seasoning, leverage, and reserves all tighten when cash comes out. Any cash above the payoff and closing costs flips the file into the cash-out lane. Lenders differ on how much small cash back they tolerate before they reclassify, so ask early.

Factor Payoff-only Cash-out
Best when The balance fits under the cap You want equity for the next deal
DSCR loan leverage Up to 85% on investment property Up to 75% on a standard rental
Seasoning Often lighter About 6 months on most files
Watch for Payoff gap if value falls short Rent coverage capping the loan

The distinction matters most when your value-based limit and your payoff are close. A tight payoff-only file can sometimes close where a cash-out request would not.

The Tests the Exit Must Pass

A DSCR refinance is not one test. It is several, and the smallest answer wins.

Condition. The rehab must be finished and the property rentable. DSCR underwriting lends against income, so a half-built house has nothing to underwrite.

Value. The lender lends on the appraiser’s number, not on your after-repair estimate. Most DSCR lenders in the network size on appraised value once the property is seasoned, and the original cost matters much less.

Rent coverage. Rent is compared to the new payment. Many select programs start at 1.00, meaning the rent just covers the payment. Stronger ratios open better terms and leverage. A separate path below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Coverage is also not the same as cash flow. Repairs, vacancy, management, utilities, and capital costs sit outside the calculation. A property can clear 1.00 and still lose money each month.

Credit and reserves. A 620 score is the floor in parts of the network. Most programs want around 660, and 700 or higher unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, and about 9 months on loans above $1,500,000. Loans can reach $3,000,000 on standard programs.

Seasoning. Most files want about 6 months from title recording before cash-out sizing moves to appraised value. Before that, some lenders size on cost basis, meaning the purchase price plus documented rehab. That can leave a payoff gap you fund in cash.

Worked Example: Where the Gap Shows Up

Run it with index numbers instead of dollars. Set the appraised value at 100 units. Say your hard money payoff, including accrued items, comes to 78 units.

At 75% loan-to-value, the DSCR cash-out refinance caps the new loan at 75 units. Your payoff is 78. You are short 3 units, plus closing costs.

Now try the payoff-only lane. An investment-property rate-and-term refinance on the DSCR program can reach 85 units, so the value cap is no longer the problem. But the rent test still applies. If rent at the larger loan fails coverage, the loan shrinks to what the rent supports. The lower of the two limits is the one that binds.

If the payoff exceeds the maximum new loan, you have three moves:

  • Bring the difference in cash.
  • Pay the hard money down first.
  • Extend the bridge to buy time.

Each costs something. That is why you run this test at a haircut value before you ever buy.

Timeline Backward From Maturity

Start from the maturity date and work in reverse. This table is a planning frame, not a promise of how any loan will move.

Stage What has to be true
Purchase Exit plan and rent target written down
Rehab Work finished, property rentable
Lease-up Signed lease and market rent support
Seasoning About 6 months from title recording on most cash-out files
Appraisal and underwriting Value and coverage confirmed
Buffer Margin before the bridge matures

The collision to watch is a short bridge term running into the seasoning clock. A 6-month hard money term and a 6-month seasoning window leave you with no room. Pick a term that gives the rehab, the lease, and the underwriting time to finish.

A bridge at maturity has no leverage in the room. Apply with margin to spare.

How to Choose a DSCR Cash-Out Lender for a Bridge Takeout

Lendmire is a mortgage broker that works with a multi-state network of wholesale lenders across 41 markets, including Washington, D.C. It does not lend directly. What you can do with a hard money payoff depends on which program the file fits, and guidelines differ from one lender to the next.

Some lenders in the network treat a recent hard money purchase more kindly than others. Some wait for seasoning. Some allow payoff-only on a recent purchase when the numbers fit. That spread is why one broker shopping several wholesale lenders can beat one lender’s single program.

The best program for your situation depends on these questions:

Question Why it matters
How does the program treat a hard money lien at purchase? It sets seasoning and sizing
Is payoff-only available on a recent purchase? It can avoid the cash-out limits
What coverage floor applies at this loan size? It can cap the loan
Can the term or structure improve coverage? Interest-only periods and 40-year terms exist through select lenders
Does the old note have prepayment terms? It adds to the payoff
Does the borrowing entity match title? A mismatch can stall the file

Property type is a hard filter too. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, so there is no exit for those properties through this route.

For high-end balances, ask about structure early. Above $2,500,000, the network generally holds to 30-year fixed terms.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does Delayed Financing Help?

Usually not. Delayed financing is an agency exception for cash buyers. It generally requires that the original purchase was all-cash, with no lien at purchase. A hard money purchase carries a lien from day one, so it normally fails that test. It also sizes on documented cost, not on the new appraisal.

DSCR lenders set their own seasoning rules. Do not assume the agency exception transfers.

What If the Numbers Fail?

Plan for at least one miss. Here are the common ones and what each costs you.

Problem Fix Tradeoff
Low appraisal Cash to close, paydown, or extension Less leverage or more cost
Coverage under the floor Borrow less, or use interest-only or a longer term Smaller loan or different terms
Coverage below 1.00 A select-lender path, with leverage and terms adjusted Less leverage
Before seasoning Wait, or fund the gap Extension cost or cash
Rehab unfinished Finish the work first The lender will not close until then
Entity mismatch Align the entity with title Added steps before closing

Sometimes the right answer is not a refinance. If reserves would drain and the property barely rents at the numbers, a sale may beat forcing the exit. A hard money to hard money swap buys time, but it is a stopgap, not a permanent fix, and it gets harder when lending tightens.

One more option: a rehab-to-permanent hybrid product, where the DSCR conversion is built into the original loan. It removes exit underwriting risk, but it commits you to keeping the property as a rental.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The OCC’s Truth in Lending handbook recognizes the business-purpose exemption. A Hunton law firm paper adds that business purpose does not mean exempt from every compliance question. The practical takeaway is to keep the file clean: investment property, no owner occupancy, and a clear use of funds.

Step-by-Step Execution and Document Checklist

1. Get a payoff demand from the hard money lender and confirm any prepayment terms. Lendmire’s own hard money program carries no prepayment penalty, but a note from another source may, and terms vary.

2. Gather the draw history, the signed lease, and proof the rehab is complete.

3. Confirm the borrowing entity matches title, subject to lender program eligibility.

4. Order the appraisal and a market rent schedule.

5. Test coverage at the new loan amount, not the old one.

6. Confirm reserves and credit against the tier you are targeting.

7. Close through title, where the new lender pays off the old loan directly.

Budget for closing costs twice: once on the bridge, once on the DSCR loan. That cost belongs in your break-even math.

Where Investors Get It Wrong

“Seasoning is a federal rule.” It is lender policy, and windows vary by program.

“The lender will use my after-repair estimate.” The appraisal governs.

“A rehabbed property will rent at the number I need.” Coverage is tested at the new loan size, with taxes and insurance included.

“Investment property means exempt from everything.” The Compliance Alliance notes that the investment label alone does not decide the analysis. Purpose and occupancy do.

“A bigger down payment fixes everything.” It can lift coverage and lower the payment. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rent.

Frequently Asked Questions

Can I refinance a hard money loan into a DSCR loan?

Yes, when four things line up. The property is finished and leased, the appraisal supports the payoff, the rent covers the new payment, and the loan closes before maturity. Eligibility depends on lender guidelines, credit, and property review.

Does paying off hard money count as cash-out?

Only if cash comes back to you. A pure payoff is a rate-and-term refinance, which can run to 85% loan-to-value on an investment property through the DSCR program. Cash above payoff and costs moves the file to cash-out, capped at 75% on a standard rental.

Can I refinance right after the rehab?

Sometimes, but cash-out typically wants about 6 months of ownership. Before that, some lenders size on cost basis, which can leave a gap. A payoff-only refinance may fit better when the clock is short.

What if the appraisal comes in low?

The new loan shrinks. You can bring cash to closing, pay the hard money down, or extend the bridge. Running the exit at a haircut value before you buy avoids the surprise.

Which lender will take out my hard money loan?

That depends on your property type, credit, leverage need, and documentation. A broker with a wholesale network can compare how several lenders treat a hard money lien and match your file to the right program. Programs change, and every file is underwritten individually.
