DSCR Cash-Out Refinance vs Selling a Rental to Fund a Sabbatical

DSCR Cash-Out Refinance vs Selling a Rental to Fund a Sabbatical

The Quick Read: A cash-out refinance fits the investor who wants to keep the property and its rent, and who can carry a larger loan while away from work. A sale fits the investor who wants a clean exit with no debt and no landlord duties. The right pick depends on how much cash the sabbatical needs, how much rental coverage is left after the loan grows, and what a sale would cost.

  • A DSCR cash-out refinance on a standard rental tops out around 75% LTV across most of the network, with about 6 months of ownership as the common seasoning expectation.
  • The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so a pause in paychecks is not the test.
  • A bigger loan against the same rent lowers coverage. That is the main limit on how much cash you can pull.
  • A sale releases all equity and ends the rent, and it can trigger a tax bill that depends on gain and depreciation history, so confirm the details with a qualified tax professional.
  • A 1031 exchange is not a sabbatical tool, because it only defers gain when proceeds are reinvested.

Side-by-Side

The two options are different kinds of transactions. One is financing. The other is a disposition. The refinance column reflects select lenders in Lendmire’s wholesale network. The sale column describes published industry norms and general tax rules.

How Each Option Works

A DSCR cash-out refinance replaces your current loan with a larger one. The difference, after payoff and closing costs, comes to you as cash. The lender looks at the property’s rent against its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Rent comes from a lease or an appraisal rent schedule. The appraiser uses Form 1007 on a single-family home and Form 1025 on a 2-4 unit property.

Across the wholesale network, the cash-out ceiling sits around 75% LTV on most standard rentals. Seasoning of about 6 months of ownership is the common expectation, measured from title recording. Credit floors start at 620 in parts of the network, most programs want around 660, and 700 or higher opens the strongest leverage. Standard loan sizes run up to $3,000,000. Reserves are commonly about 6 months of PITIA, and they step up to about 9 months above $1,500,000. Every figure is subject to lender guidelines and individual underwriting.

Two limits cap your cash. The first is the LTV ceiling on appraised value. The second is the loan amount the rent can support at the required coverage. The lower of the two wins. Short-term rental collateral has its own caps: cash-out on STR collateral is 70%, and lenders expect about 12 months of hosting history.

A sale is simpler on the qualification side. Nobody underwrites you. Net proceeds equal the price, less your payoff, less selling costs, less any tax due. Tax is where the sale gets expensive for some owners, as the section on when selling fits explains.

When a DSCR Cash-Out Refinance Is the Better Fit

The refinance wins when you want to own the property again after the sabbatical. You keep the rent, the appreciation, and the tenant. You also skip re-buying costs later.

It also fits the investor with no earned income during the break. Because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, a resigned job is not the gate that it would be on a standard owner-occupied mortgage. Read the lender’s documents list before you assume anything else. Overlays vary, and some lenders ask for mortgage statements to confirm current liabilities.

It fits best when coverage stays comfortable after the pull. Picture a duplex that clears 1.40x today. Pull a moderate amount and it may land near 1.15x. Pull the maximum and it may land close to 1.00x. Close to 1.00x leaves thin cushion if a tenant leaves while you are traveling. Clearing 1.00x on the DSCR math is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.

Keep a reserve of the proceeds. A sabbatical budget should cover living costs and a buffer for the property. The loan payment continues whether or not the unit is leased.

Other points favor the refinance:

  • The cash is loan proceeds, not sale income. Tax treatment varies; consult a qualified professional.
  • You skip depreciation recapture today. You do not erase it. It comes due on a later sale.
  • You avoid the sale’s transaction costs.

Watch the prepayment clock. A new loan starts a new prepayment period. If you plan to sell within that window, the penalty can eat the benefit.

When Selling Is the Better Fit

Selling is the better fit when the property does not carry a bigger loan well. If rent barely covers the current payment, a cash-out pushes coverage toward or below 1.00x. Coverage below 1.00x is available through select lenders in the network, with leverage and terms adjusted, so the cash you can pull shrinks. A property in that spot may make a better sale than a better piece of collateral.

Selling also fits when you do not plan to be a landlord again. A sabbatical is a good time to leave. No tenant calls, no repairs, no debt to service while you travel. The proceeds fund the break with no monthly obligation attached.

Eligibility can force the decision. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Owner-occupied properties do not qualify either. For those, the choice is sell or hold.

Taxes are the real cost of a sale. Under IRS Topic No. 409, gains are classed as long-term or short-term. Net short-term gains are taxed as ordinary income. Sell before a one-year hold and the tax can be steep. Long-term gains are taxed under a separate, generally more favorable schedule that depends on income, as NerdWallet’s capital gains explainer lays out. Depreciation you claimed adds a separate layer. The part of gain tied to depreciation is taxed differently from ordinary capital gain, and a CPA can size it for your basis. A low-basis, heavily depreciated rental can produce a large bill. That bill comes straight out of your sabbatical budget.

A sale at a loss changes the picture. The recapture issue does not apply, though loss limits on a personal return may. Ask a CPA.

Why a 1031 Exchange Does Not Fund a Sabbatical

An exchange defers gain only when you reinvest in like-kind real property. The cash you want for the sabbatical is the thing the exchange prevents. Cash you receive along the way can be taxable. The IRS timelines are a 45-day identification period and an 180-day exchange period. Those are tax-code deadlines, not loan timelines.

Refinancing the property you plan to sell in an exchange can create problems. A cash-out before the sale can be treated as a step transaction in some structures. Cash-out on a replacement property after a completed exchange is a different question. Get tax advice before you sequence anything.

The Sabbatical Stress Test

Before you pick either path, run these checks.

1. Set the sabbatical budget in months, then add a reserve for the property.

2. Test coverage after the pull. If the number lands near 1.00x, ask what a two-month vacancy does to your runway.

3. Decide who manages the property while you are away.

4. Price the sale’s tax cost with a CPA before you compare.

5. Decide your exit plan. How will you repay or refinance the loan when you return to work?

If you own more than one rental, consider a hybrid. Sell the weaker property and keep the stronger one, or refinance the best-covering rental and sell the thin one.

Opportunity cost belongs in the math too. A sale gives up future appreciation and rent. Re-entering later means new acquisition costs and a new search. A refinance keeps you in the asset but ties you to the debt.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Purpose Question

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal business-purpose exemption in Regulation Z turns on the purpose of the credit. If you intend to use proceeds for personal living costs, raise that with your lender and a qualified attorney before you apply. Lender attestations govern what you can sign.

The Verdict

Refinance if the rental covers a larger loan with real margin, you want to keep the asset, and you can hold a reserve while away. Sell if coverage turns thin after the pull, the property is ineligible, or you are done being a landlord. A sale also makes more sense when a CPA confirms the tax bill is one your sabbatical budget can absorb. Many investors with a clean long-term hold and a strong coverage ratio land on the refinance. Many with a weak property and a clear exit land on the sale.

Neither path is free. One costs interest and risk. The other costs tax and the asset. Key Terms Defined

DSCR: Debt service coverage ratio, which compares a property’s rent to its full monthly obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation on the property.

Seasoning: The time you have owned a property before a lender will use its current appraised value.

Unrecaptured gain: The part of a rental sale’s gain tied to depreciation you claimed earlier.

Boot: Cash or other non-like-kind value received in a 1031 exchange, which can be taxable.

Frequently Asked Questions

Is the cash from a DSCR cash-out refinance taxable income?

Loan proceeds are generally not treated as sale income, because the debt must still be repaid. A later sale still triggers its own tax calculation.

How much equity can I actually pull?

Less than all of it. On standard rentals the ceiling is around 75% LTV, and the rent has to cover the larger payment at the required coverage. The lower of those two limits sets your cash, net of payoff and closing costs. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Do I need a job to qualify while on sabbatical?

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so employment is not the central test. Credit, reserves, and property eligibility still apply, and lenders may ask for supporting documents.

What if my rental is a short-term rental?

Expect a lower ceiling and a longer track record requirement, as described earlier for STR collateral. Lenders also typically look for a 640 or higher score.

Can I refinance and then sell later?

Yes, but the new loan starts a new prepayment period. Selling inside that window can cost you. Plan the exit before you take the loan.
