The Quick Read: A DSCR HELOC is a revolving line of credit on a rental you already own, qualified primarily on the rent covering a stressed payment on the whole line, subject to lender guidelines. It is written as a standalone second lien behind your first mortgage, or as a first lien on a rental with no mortgage. Your tax returns, W-2s and personal income are not part of the calculation.
- Minimum coverage is 1.10x, tested on the entire credit limit, not just what you draw.
- Second liens reach 70% combined loan-to-value (CLTV) at a 720 credit score or better, on lines of $50,000 to $500,000.
- First liens reach 75% loan-to-value (LTV) at 740 or better, and 70% from 700 to 739, on lines up to $500,000.
- Rural-designated property is outside this program, and a rental bought or refinanced in the last 6 months is not eligible.
- Missouri is outside the states where this program is offered. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
All figures are typical ceilings and floors through select programs, subject to underwriting. They are not offers.
Does Lincoln County, Missouri Change Anything?
Yes, and the answer is a limiting one. This line is offered in 15 of Lendmire’s 16 licensed states, which are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. Missouri is not among them.
So a Lincoln County owner cannot get this exact line through Lendmire today. The county also has no special rule of its own. What follows applies wherever the program is offered. If your rental sits elsewhere, such as Texas or Ohio, these are the requirements you would face.
Missouri investors still have options. Lendmire arranges DSCR investor loans in a much wider footprint, and a DSCR cash-out refinance often does the same job. The tradeoffs are covered below.
What Is a DSCR HELOC, Exactly?
It is a revolving line of credit secured by a non-owner-occupied rental of one to four units. Revolving means you can draw, repay and draw again during the draw period. The CFPB explains that a HELOC is an open-end line you borrow against repeatedly, with a draw period followed by repayment.
“DSCR HELOC” is a market label, not one standardized product. Some products sold under that name are closed-end seconds that pay out once. Confirm the line is truly revolving before you apply.
Here are the three structural rules for this program:
- It is a standalone second lien behind the first mortgage you keep.
- Or it is a standalone first lien on a rental with no mortgage.
- It is never closed with a purchase, never a third lien, and never a line on your own home or a second home.
Vesting in your LLC is allowed on investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on your first mortgage.
Business-purpose lending is reviewed differently from a standard owner-occupied mortgage. For the full picture of how these loans fit together, see the complete DSCR loans guide.
How Does Underwriting Treat the Rent?
The lender checks whether the rent covers a stress payment on the whole line. That is the core of the file.
Step by step:
1. Find the rent. Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required.
2. Build the qualifying payment. It is a fully amortizing payment of principal and interest on the entire credit limit, at the start rate plus 2 percentage points. Taxes and insurance are not part of it.
3. Divide. Gross monthly rent divided by that payment must reach 1.10x.
4. Check the first mortgage. Whether the first-mortgage payment joins the calculation on a second lien is not something to assume. Confirm on the file how the lender treats it. The lender’s own calculation governs.
Picture a $300,000 line with only $100,000 drawn. The test still runs on the full $300,000, because the lender must assume you could draw it all. This is the biggest difference from a bank’s view of a balance.
A two-to-four-unit property may have at most 1 vacant unit. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What Leverage Can You Reach?
Leverage depends on lien position and credit score. Second liens use combined loan-to-value, which is the first mortgage balance plus the new line, divided by property value. First liens use plain LTV.
| Position | Credit score | Maximum | Line size |
|---|---|---|---|
| Second lien | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien (no mortgage) | 740 or better | 75% LTV | Up to $500,000 |
| First lien (no mortgage) | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien (no mortgage) | 720 or better | 65% LTV | Above $500,000, to $1,000,000 |
Below 720 there is no second-lien option. A first lien exists only on a rental with no mortgage. A declining-market flag lowers the ceiling by 5 points. Hazard insurance covers both liens, with flood coverage where required.
Run a quick example. Say a rental has a first mortgage that leaves room under 70% CLTV. The new line fits only in the gap between that balance and the ceiling. A high first mortgage can leave no room at all, and a cash-out refinance may then fit better.
What Do the Draw Rules Look Like?
This is where the line differs from a standby credit card. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
The structure runs on a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. The CFPB notes that HELOC rates are usually adjustable, which is why qualifying on a stressed payment matters. The rate and the pricing terms come with the lender’s disclosures.
Because most of the line is drawn up front, interest starts on most of it right away. Do not treat it as an unused reserve. The line suits a known use, such as a down payment or a rehab budget. It generally needs to be in place before you go under contract on the next property.
What Credit and Borrower Rules Apply?
Credit is the lender’s own report. The minimums are 720 on a second lien and 700 on a first lien.
- No 30-day mortgage late in the last 12 months.
- 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
- No reserves and no cash to close are required.
- Exposure is capped at 5 loans or $2,500,000 per borrower with the program.
- Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Tradeline-depth rules are waived at 700 and above, and every tier here meets that score.
The file is documented, though not through your personal income. It includes the lease, the credit report, the valuation, the first-mortgage statement, the insurance declaration and the vesting deed. An LLC adds entity and title documents. Qualification rests on the property’s rental income, not on tax returns, W-2s or a personal income calculation, subject to lender guidelines.
Which Properties Are Eligible?
Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. The leverage tiers above govern every property type.
Not eligible on this lane:
- Rural-designated property
- Row homes and condotels
- Commercial or agricultural property
- Leaseholds and land trusts
- Age-restricted communities and hobby farms
- Modular and log homes
- Land contracts and mixed-use property
- A property listed for sale in the prior 2 months
- A property with a solar lien
Rural designation is the edge case that trips up small-county owners. A lot in a small town and an acreage parcel can land on opposite sides of that line. The lender’s property review decides.
How Is the Property Valued?
For lines up to $400,000, the file uses an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
An automated value can undersell a property you just rehabbed. BiggerPockets members have raised that limit on lines for investment property. If you want credit for fresh improvements, ask for the full appraisal.
Title is a full policy on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.
How Does Seasoning Work?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
That rule shapes the timeline. A first-time investor with no rental cannot use this line. An owner with a new purchase waits. A seasoned rental with equity is the ideal candidate.
Second Lien, First Lien, or Something Else?
The right tool depends on your first mortgage and your goal. Lendmire’s wholesale network also places other products, and each follows its own rules.
| Tool | Best fit | Watch for |
|---|---|---|
| DSCR HELOC, second lien | Keep a low first mortgage, tap equity | 720 floor, 70% CLTV |
| DSCR HELOC, first lien | Rental with no mortgage | 700 floor, tiered LTV |
| DSCR cash-out refinance | Replace the first mortgage, take cash | Resets the existing loan |
| Credit-qualified investment HELOC | Strong personal income file | Uses the owner’s income and debt ratios |
A credit-qualified investment HELOC is a different product, underwritten on the borrower’s personal income. It follows its own rules, not this program’s. BiggerPockets members describe LLC title as a common obstacle with bank lines.
Where the first mortgage is low-cost and you want to keep it, the second lien is attractive. Where the first mortgage is high, a refinance may beat stacking a line on top. Comparing the combined cost of each route settles the choice. For the refinance route, see how a DSCR cash-out refinance works.
NerdWallet notes that lines on investment property are offered by fewer lenders, with strict requirements, and that alternatives exist.
Key Terms Defined
- DSCR: the debt service coverage ratio, which is gross monthly rent divided by the qualifying payment.
- CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by property value.
- Second lien: a loan that sits behind your first mortgage in repayment priority.
- Draw period: the stretch when you can borrow from the line, five years here.
- Seasoning: the waiting period since you bought, refinanced or took title.
- Stress payment: a higher assumed payment the lender uses to test coverage.
What Stalls a File?
- Rent that does not support the lease. The lesser-of rule, with its receipts exception, can cut the figure you expected.
- A vacant unit count above 1 on a two-to-four-unit property.
- No lease in place.
- A property listed for sale in the prior 2 months.
- Rural designation, a leasehold or a solar lien.
- A first mortgage large enough to use up the 70% CLTV room.
- A credit score just under 720 when you hold a first mortgage.
Check these before you apply. Most are fixed in advance or ruled out in one conversation.
Frequently Asked Questions
Can a Lincoln County, Missouri rental get this line through Lendmire?
Not on this program, because Missouri is outside the states where it is offered. Missouri investors can look at DSCR cash-out refinance options instead, subject to lender guidelines.
Do I need tax returns or pay stubs?
No. The file qualifies primarily on property-level rental income covering the stressed payment, subject to lender guidelines. You still document the lease, the credit report, the first-mortgage statement, the insurance and the title or vesting. Tax treatment varies; consult a qualified professional.
How long must I own the rental first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A first-time investor with no rental cannot use it.
Can my LLC hold title?
Yes, on investment property, per program terms. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment and the security instrument. The borrowers need not match those on the first mortgage. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
Is the line tested on what I draw or on the whole limit?
On the whole limit. The qualifying payment is fully amortizing on the entire credit limit at the start rate plus 2 percentage points, and rent must reach 1.10x against it. The lender’s own calculation governs.
If you own a rental in one of the states where this line is offered and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
