DSCR HELOC Requirements on a Paid-Off Airbnb

DSCR HELOC Requirements on a Paid-Off Airbnb

The Quick Read: A paid-off Airbnb can take a DSCR HELOC as a standalone first lien, but only if the unit has a lease in place, rent covers the line at 1.10x on a stress payment, and the owner’s credit score is at least 700, subject to underwriting. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. No traditional personal-income documentation, W-2s or personal income calculation are used. The catch for Airbnb owners is that this lane reads lease and market rent, not nightly booking history.

  • Lien position: with no mortgage on the property, the line is a first lien. A second lien only exists behind a first mortgage the owner keeps.
  • Coverage: minimum 1.10x, tested on a fully amortizing payment on the entire credit limit, not just the drawn balance.
  • Leverage on a first lien: up to 75% LTV at 740 or better, 70% at 700 to 739, both on lines to $500,000. Lines above $500,000 run at 65% LTV.
  • Title: the owner’s LLC can stay on title, with the members signing as guarantors.
  • Draws: at least 80% of the line is drawn at closing. That is not a line you open and leave idle. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Changes When the Airbnb Has No Mortgage?

The lien position changes. A paid-off property has no first mortgage, so a new line against it is a standalone first lien. It is not a second lien, and it is never closed together with a purchase.

“DSCR HELOC” is a search phrase, not one standard product. Across the wholesale network, the label covers three different structures: a revolving line on a rental with no mortgage, a closed-end second lien, and a first-lien DSCR cash-out refinance. This article covers the first one. It is a revolving line on a one-to-four-unit non-owner-occupied rental, placed through select programs.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Paid-off does not mean maximum leverage. The property still has to pass the coverage test, the credit tier, the seasoning rule and the valuation. A free-and-clear Airbnb with thin lease coverage can fail while a leveraged duplex with strong rent passes.

For the broader picture of how these loans fit together, see Lendmire’s complete DSCR loans guide.

The Requirements in One Table

Everything below is a ceiling or floor under select programs, subject to underwriting. None of it is an offer.

Requirement First-lien line on a paid-off rental
Minimum coverage 1.10x on the stress payment
Credit score 700 minimum; tier is the lender’s own report
Line size From $50,000, up to $1,000,000
Valuation Automated valuation or full appraisal to $400,000; full appraisal above
Reserves None required
Lease Required; at most 1 vacant unit in a 2-4 unit property
Borrower limit 5 loans or $2,500,000 per borrower with the program

Mortgage history matters too. The file shows no 30-day late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

How Does Underwriting Read Airbnb Income?

It reads the lease and the appraiser’s market rent. It does not read booking history. This is where most Airbnb owners get tripped up.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser documents market rent on Form 1007. A lease must be in place. An Airbnb run purely as nightly bookings, with no lease, does not fit this lane.

That is a program choice, not a flaw in your listing. Some DSCR cash-out programs count trailing platform statements or a booking-based projection. Those are different products, and treatment varies from lender to lender.

Here is why the income method decides the file. The same Airbnb can pass on trailing booking revenue and fail on 1007 market rent, or the reverse. A seasonal property can average well over a year and still show thin months. Pick the product whose income method matches how your property actually earns.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How the Coverage Test Works on a Line With No Existing Payment

The test uses a payment you never actually make. Coverage is gross monthly rent divided by the qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points.

Three points matter here:

1. The test runs on the whole limit, not the drawn balance. A $400,000 limit that you only plan to use part of is still tested at $400,000. 2. Taxes and insurance are not part of the qualifying payment. It is principal and interest on the full line at the stress rate. 3. A bigger line means a bigger stress payment, so coverage falls as you size up.

Run it as a ratio. Say a leased rental shows rent at about 1.25x the stress payment on the full limit. That clears the 1.10x minimum with room. Now size the line up until coverage drops to roughly 1.05x. Same property, same rent, and the file fails. The fix is usually a smaller limit, not a different property.

The arithmetic is illustrative and the lender’s own calculation governs. On a second lien behind a kept mortgage, confirm on the file how the lender treats the first-mortgage payment. That question does not come up on a paid-off first lien.

Leverage: What a First Lien Can Reach

On a first lien, the credit tier sets the ceiling. These are loan-to-value figures on an investment property with no mortgage:

  • 740 or better: up to 75% LTV on lines to $500,000.
  • 700 to 739: up to 70% LTV on lines to $500,000.
  • Lines above $500,000, up to $1,000,000: 65% LTV at 720 or better. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The first-lien floor is 700. A borrower below 700 has no first-lien cell.

A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. Hazard insurance covers the lien, with flood coverage where required.

Compare that with a second lien. An owner who keeps a first mortgage can take only a second lien. It tops out at 70% CLTV (first mortgage plus the new line, divided by value) at 720 or better, on lines to $500,000. Paid-off owners skip that structure entirely.

Title, LLCs and Entity Papers

An LLC can stay on title, on investment property only. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

That is a real difference from bank products. A bank investment HELOC qualified on personal income often wants the property in your personal name. An LLC-held Airbnb can run into that wall.

Entity documents are a quiet friction point. Operating agreement, certificate of good standing, and a clear list of members all need to match what is on the deed. Mismatches here stall files that were otherwise clean.

The Valuation and Title Work

Lines to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. A full interior appraisal is the alternative. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025.

Appraisal waivers are not accepted. A first lien also takes a full title policy.

For an Airbnb, give the appraiser clean access and a lease copy. Furniture-heavy, nightly-style setups can confuse market-rent comps. A lease and a tidy rent schedule make the 1007 easier to support.

How the Line Behaves After Closing

It behaves like a variable-rate revolving line with fixed phases. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, and notes that a variable rate means the payment can change. The FTC adds that interest is owed only on the amount borrowed.

This program adds its own rules on top of that general picture:

  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing.
  • Later draws are at least $5,000 each.
  • The draw period is 5 years, interest-only on the drawn balance.
  • Then a 25-year fully amortizing repayment period follows, with a 30-year maturity.
  • The rate is variable.

The shift from draw to repayment is where payments step up on any HELOC. Bankrate explains how those two phases work. Plan the Airbnb’s cash flow around the repayment phase, not the draw phase.

This is the point where a line on a seasonal Airbnb can hurt. A variable payment against uneven nightly income is a mismatch if you stretch the draw. Size the line to the use of funds, not to the maximum.

Where the General Rule Breaks

These are the edge cases that sink otherwise-clean Airbnb files:

  • No lease in place. A nightly-only listing has nothing for the lease leg of the rent test.
  • A recent purchase or refinance. Seasoning is the usual surprise. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
  • Condotels. Excluded outright. Condominiums are eligible, but a condo-hotel unit is not.
  • Rural-designated property. Excluded, along with row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use, and commercial or agricultural property.
  • Recently listed for sale. A property listed in the prior 2 months is out.
  • A solar lien. Also out.
  • Exposure limits. Five loans or $2,500,000 per borrower with the program.
  • Tennessee and other unlicensed states. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

An Airbnb owner who hits one of these has options. Wait out seasoning. Put a lease in place. Switch to a product that reads booking income. Or move to a first-lien cash-out refinance.

DSCR HELOC, Bank Investment HELOC, or DSCR Cash-Out?

The right pick depends on title, income method and how you want to use the money.

Factor DSCR HELOC (first lien) Bank investment HELOC DSCR cash-out refinance
Qualified on Rent covering the stress payment Personal income and DTI Rent, program-dependent
Structure Revolving line Revolving line Closed-end lump sum
Typical title LLC allowed Often personal name LLC often allowed
Airbnb income Lease and market rent Not rent-based Varies by program
Best fit Staged, repeat draws Owners with strong traditional employment income One lump sum, booking income

Those comparison columns describe those products’ typical rules, not this program’s. A bank product qualified on personal income is a different underwriting file entirely.

What the Investor Decision Looks Like

Start with the lease question. If you can put a lease in place and the unit’s market rent supports it, the line is open to you. If the property earns only on nightly bookings and cannot take a lease, a cash-out product that reads booking history may fit better.

Next, size the limit to the stress test. Pick the smallest line that does the job, because the full limit sets the payment the lender tests.

Then check the draw rule against your plans. At least 80% drawn at closing makes this a poor fit for an owner who wants a standby line.

Last, check title and seasoning. An LLC is fine. A purchase or refinance inside the last 6 months is not.

Frequently Asked Questions

Can a paid-off Airbnb get a DSCR HELOC without a lease?

No. A lease in place is required, and the rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A property that earns only through nightly bookings and has no lease does not fit this lane. Some DSCR cash-out programs read booking history instead, so that may be the better route for that property.

Does the line qualify on my personal income?

No. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s, pay stubs or debt-to-income ratio. The lease, credit report and valuation are all still documented.

How long must I own the Airbnb first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC stay on title?

Yes, on an investment property. The LLC’s members sign as guarantors, and any title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Bank HELOCs qualified on personal income often require personal-name title, which is why many LLC owners look at this structure.

What is the maximum leverage on a paid-off rental?

On a first lien, up to 75% LTV at a 740 score or better and 70% LTV at 700 to 739, both on lines to $500,000. Lines above $500,000 run at 65% LTV at 720 or better, to $1,000,000. A declining-market flag lowers the ceiling 5 points. All figures are ceilings through select programs, subject to underwriting. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
