The Quick Read: A DSCR HELOC (a home equity line of credit on a rental, qualified on the property’s rent) does not use your Airbnb booking history as the income test. It reads a lease and an appraiser’s market rent instead. Lendmire, a mortgage broker, places these lines through select programs, subject to underwriting.
- The rent test is a minimum 1.10x coverage, run on a stress payment over the entire credit limit.
- Rent used for lender review is the lesser of the appraiser’s market rent and the lease, unless three months of receipts support a lease above market.
- A lease must be in place, and the rental must pass two six-month seasoning clocks.
- Leverage tops out at 70% combined loan-to-value on a second lien and 75% on a first lien, on a non-owner-occupied rental.
- No traditional personal-income documentation, W-2s or personal income calculation are used, though the credit report, lease, valuation and insurance are all documented.
What Is a DSCR HELOC, and What Isn’t It?
A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you already have, or as a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never a line on your own home.
The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your tax returns, pay stubs and debt-to-income ratio are not part of the file. Your LLC can stay on title, and the members sign as guarantors, depending on program guidelines.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The product is easy to confuse with three others. A bank HELOC leans on your personal income and usually wants long-term tenants. A DSCR cash-out refinance replaces your first mortgage. A DSCR purchase loan buys the property. This article covers only the line that sits beside or in place of a first mortgage. For the wider picture, Lendmire’s complete DSCR loans guide covers the family of products.
Does Airbnb Income Count Toward the Rent Test?
Nightly Airbnb revenue is not the qualifying income on this line. The program counts a lease and the appraiser’s market rent. It does not read your platform earnings or booking calendar as the test.
That surprises many hosts. A short-term rental can post strong gross revenue and still be judged on a monthly rent number. The two figures can sit far apart.
The reason is practical. Appraisers produce market rent on a rent schedule, and that form is built around monthly rent. Fannie Mae’s appraiser update describes Form 1007 as a monthly market-rent form that is not designed for short-term-rental nightly rates. A line of credit with a variable payment needs a steady, documented figure. A lease and a market-rent schedule provide that. A booking calendar swings by season.
Across Lendmire’s wholesale network, the same house often gets different treatment from different products. Some lenders count booking history. Some count a data-service projection with a haircut. Some fall back to long-term market rent. This line sits in the last group. If your Airbnb numbers are the strongest part of your file, a different product may fit better.
How the Rent Test Works, Step by Step
The test compares one monthly rent number to one monthly qualifying payment. Here is the sequence.
1. Find the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.
2. Build the qualifying payment. The payment is fully amortizing on the entire credit limit, at the start rate plus 2 percentage points. This is a stress payment, not what you will actually pay on day one. It covers principal and interest only. Taxes and insurance are not part of it.
3. Divide. Gross monthly rent divided by the qualifying payment must reach at least 1.10x.
4. Check the first mortgage. On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs.
Two details matter most to hosts. First, the payment runs on the whole limit, not on the amount you draw. A big line you only half need still carries a big stress payment. Second, the rent is a monthly figure from a lease, so peak-season months do not lift it.
Which Rent Number Does the File Use?
| Rent basis | What supports it | Used on this line? |
|---|---|---|
| Nightly booking history | Platform export, bank deposits | Not the income test |
| Lease | Signed lease in place | Yes, if lower than market |
| Appraiser market rent | Form 1007 rent schedule | Yes, if lower than lease |
| Lease above market | Three months of receipts | Counts when supported |
A lease in place is required. A two-to-four-unit property may have at most one vacant unit. These conditions come from the program, subject to underwriting.
A worked example with ratios only
These figures are illustrative, and the lender’s own calculation governs. Say a rental has a lease, a market-rent schedule and a booking history. Coverage on the stress payment would run about 1.18x on the lease and about 1.30x on market rent. The booking revenue alone might suggest something near 1.9x. The lesser of the lease and market rent is the lease, so the file runs at 1.18x, unless three months of rent receipts support a lease above market. That clears 1.10x. The 1.9x never enters the test.
Now flip it. Say the lease sits well above market and the market rent supports only about 1.05x. Market rent wins, and the file misses 1.10x. If three months of receipts show the tenant paying the higher lease, the lease can count instead. Without those receipts, the next lever is line size. Trimming the limit by about a tenth lifts coverage by roughly a tenth, to around 1.17x.
Leverage, Credit and the Rest of the File
Leverage depends on lien position, credit score and line size. Figures below apply to a non-owner-occupied one-to-four-unit rental. They are ceilings, not offers, and they hold through select programs, subject to underwriting.
| Lien | Credit score | Maximum | Line size |
|---|---|---|---|
| Second lien | 720 or better | 70% CLTV | $50,000–$500,000 |
| First lien | 740 or better | 75% LTV | Up to $500,000 |
| First lien | 700–739 | 70% LTV | Up to $500,000 |
| First lien | 720 or better | 65% LTV | $500,000–$1,000,000 |
CLTV means the first mortgage balance plus the new line, divided by value. A first lien exists only on a rental with no mortgage. If you keep a first mortgage, you are looking at the second-lien row, and the floor there is 720. A market flagged as declining lowers the ceiling by 5 points.
The rest of the file is short. The credit report shows no 30-day mortgage late in the last 12 months. At least 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required. One borrower can hold at most 5 loans or $2,500,000 with the program.
Valuation follows line size. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted. Borrowers must be U.S. citizens, permanent residents or non-permanent residents with a Social Security number. ITIN borrowers and foreign nationals are not eligible.
Where the Rule Breaks: Edge Cases
Is a brand-new Airbnb eligible?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
A young listing has little booking history, but that matters less here because history is not the test. A host who bought recently often finds that the DSCR purchase or cash-out path reads a projection or market rent, which can suit a new short-term rental better.
What if you run the property nightly with no lease?
This is the converted-listing problem. The line requires a lease in place, so a property that operates only on nightly bookings does not meet that condition as it stands. Hosts sometimes weigh moving the property to a lease to open the line. That is a business decision with its own tradeoffs, and the lender’s guidelines decide whether a given lease structure fits.
What about local rules and the property type?
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A rule change can alter your plans for the rental even after the line is open.
The property type can end the conversation before the math starts. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, mixed-use and commercial property are outside this lane. So is a property listed for sale in the prior 2 months and one with a solar lien. Single-family homes, townhomes, PUDs, two-to-four-unit buildings and condominiums are eligible property types.
Seasonality
The program requires 6 months since the rental’s last note date and 6 months on title (settlement date to note date).
A peak summer month can make a host feel safe. The rent used for lender review is a monthly lease or market figure, so it does not move with the seasons. Your cash flow still does. The stress payment is a test, and the real payment on the drawn balance follows the variable rate. Plan the line so a slow quarter still carries it.
Size the Line to the Whole Limit
A DSCR HELOC runs 5 years interest-only on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. As the CFPB explains, a HELOC is an open-end revolving line that lets you borrow against your equity.
This program adds draw rules that shape how big a line makes sense. Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
So the common pitch of opening a large line and leaving it mostly unused does not fit this program. Size the limit to the money you plan to use, because the stress test runs on the full limit and most of it is drawn on day one. If you want to use the funds for a down payment on the next rental, a renovation or a debt payoff, those are your decisions. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
How It Compares With Other Routes
| Factor | DSCR HELOC | Bank HELOC | DSCR cash-out refinance |
|---|---|---|---|
| Rent read | Lease and market rent | Long-term tenants | Depends on program |
| Personal income | Not calculated | Often central | Not calculated |
| LLC title | Allowed | Often not | Depends on program |
| First mortgage | Stays in place | Stays in place | Replaced |
NerdWallet reports that investment-property HELOCs are harder to get because lenders see higher default risk. It adds that these lines typically want cash reserves covering six months or more and proof of long-term tenants for rentals. Those are bank-line expectations, not this program’s. A bank line also generally has to be titled to an individual or a revocable trust, so an LLC-held rental often cannot use one.
The refinance route matters for one reason. If you want to keep a low first mortgage, a line preserves it. If your host numbers are strong and you would rather have booking history or a projection counted, a DSCR cash-out refinance may read the income differently, depending on the program.
What to Do If the Numbers Fall Short
Check the rent first. If the lease sits above market, gather three months of receipts. If both figures are low, trim the line, since coverage improves as the limit shrinks. If the property is inside a seasoning clock, wait it out.
Then check the other gates. A second lien needs a 720 score, and combined leverage must stay at or under 70%. A borrower with a first mortgage and a lower score cannot move to a first lien, because a first lien exists only on a rental with no mortgage.
If the line is simply the wrong tool, test the DSCR cash-out refinance or a purchase loan on the same property. Every outcome stays subject to lender guidelines, credit review and property review.
Key Terms Defined
DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. A 1.10x result means rent is 10% above the payment.
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.
Stress payment: the payment the lender tests, set above the real starting payment to build in a cushion.
Form 1007: the appraiser’s single-family rent schedule, which gives monthly market rent.
Seasoning: the waiting period between buying or refinancing a rental and opening a new loan against it.
Draw period: on this program, the first 5 years, when payments are interest-only on the drawn balance.
Frequently Asked Questions
Does a DSCR HELOC count my Airbnb booking income?
No, the program does not read nightly booking history as the income test. It uses the lesser of the appraiser’s market rent and your lease, unless three months of receipts support a lease above market. A host whose strength is booking revenue should compare products that read that income.
Can my LLC hold title on the rental?
Yes, an LLC can hold title on an investment property, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
How long must I own the rental before I can open a line?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Do I need reserves or tax returns?
No reserves and no cash to close are required, and no traditional personal-income documentation, W-2s or pay stubs are used. The file still includes a credit report, a lease, a valuation, title work and insurance. Hazard insurance covers both liens, with flood coverage where required.
What happens if my coverage lands below 1.10x?
The line does not fit as structured. You can reduce the limit, document receipts to support a higher lease, or compare other products. Each option stays subject to underwriting.
