The Quick Read: A DSCR HELOC is reviewed on the rental’s income instead of your personal income, but the rent it counts is the lesser of the appraiser’s market-rent estimate or a lease in place, not your Airbnb payout history, unless three months of rent receipts support a lease above market. Nightly bookings can show the property is strong, yet they do not set the coverage figure on this line, subject to lender guidelines.
- The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
- A lease in place is required, so a nightly-only host with no lease has no document to qualify with.
- The lender tests rent against a stress payment on the entire credit limit, not only the amount you draw.
- If your income is nightly, a different product, such as a DSCR cash-out refinance, may read it more directly.
What Is a DSCR HELOC, and How Is It Different From a Bank HELOC?
A DSCR HELOC is a revolving line of credit secured by a rental you keep, qualified mainly on what the property earns. A bank HELOC reads you: your tax returns, your pay and your other debts. This line reads the building. Qualification happens primarily on property-level rental income covering the payment, subject to lender guidelines.
Across the wholesale network Lendmire works with, the structure comes in two forms. The first is a standalone second lien behind the first mortgage you already have and want to keep. The second is a standalone first lien on a paid-off rental. It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home.
That “keep your first mortgage” feature is the draw. You reach equity without refinancing a loan you may like, and without opening your personal income file. Your LLC can stay on title (subject to program terms), with the members signing as guarantors. The borrowers on the line do not have to match the borrowers on the first mortgage.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For the wider picture of how these loans work, see the complete DSCR loans guide.
Key Terms Defined
DSCR (debt-service coverage ratio): Gross monthly rent divided by the monthly payment the lender uses to test the loan. A result of 1.10x means rent is 10% larger than that payment.
Qualifying payment: On this line, a fully amortizing payment on the entire credit limit, calculated at the start rate plus 2 percentage points. It is a stress payment, not what you will necessarily pay.
Second lien: A loan that sits behind your existing first mortgage. If the property were sold, the first mortgage is paid before it.
CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. It is the leverage measure for second liens.
LTV (loan-to-value): The loan divided by value. It is the leverage measure for a first lien, where nothing else is owed.
Form 1007: The appraiser’s rent schedule, which estimates the monthly market rent for a property rented on a standard lease.
Draw period: The stretch when you can borrow from the line and pay only interest on what you have drawn. A repayment period follows.
How Does Underwriting Treat Airbnb Rent, Step by Step?
Underwriting on this program counts rent from a lease and an appraiser’s estimate, not from nightly platform income. Here is the sequence a file follows, subject to underwriting.
1. The property is screened. It must be a non-owner-occupied one-to-four-unit rental. Single-family, PUD, townhome, two-to-four-unit and condominium properties are eligible property types. Condotels, row homes, rural-designated property, leaseholds and land trusts are outside this program. So are properties listed for sale in the prior two months and properties with a solar lien.
2. Seasoning is checked. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
3. The rent is set. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. In a two-to-four-unit building, at most one unit may sit vacant.
4. The payment is stressed. The lender builds a fully amortizing payment on the full credit limit at the start rate plus 2 percentage points.
5. The ratio is tested. Gross monthly rent divided by that qualifying payment must reach 1.10x. If you have a first mortgage, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.
6. Leverage and credit are tested. Both are covered below.
7. Value is confirmed. The valuation path depends on line size, as described further down.
Notice what is missing. No step asks for your tax returns, W-2s, pay stubs or debt-to-income ratio. No step asks for your Airbnb earnings report either.
Why the Form 1007 Is Where Airbnb Hosts Get Stuck
The 1007 is built for a standard lease. Fannie Mae’s appraiser guidance says the form supports monthly lease-based market rent and cannot estimate a nightly short-term rental fee. McKissock, an appraisal education provider, says appraisers cannot multiply nightly income by 30 to produce a monthly rent. HousingWire reports that short-term rental income often gets handled in a narrative addendum rather than on the form.
That is a statement about appraisals in general. It is not a statement that Fannie Mae’s rules govern this line. They do not. The point is simple: the 1007 treats your Airbnb as a standard lease and returns a long-term market rent. If your nightly income runs above that figure, the appraiser’s number is the lower one, and the lower one counts.
What Does the Coverage Test Look Like in Practice?
Run it with ratios, since the lender’s own calculation governs and every file differs. Picture a rental where the appraiser’s market rent clears the stress payment at roughly 1.18x. The owner also holds a lease that, on paper, would clear it at 1.30x. The lender uses the lesser, so the file is tested at 1.18x. It passes the 1.10x floor with modest room.
Now run a near-miss. Say the 1007 market rent and the lease both land around 1.05x. The property may be a fine Airbnb, with strong bookings and happy guests. On this line it still falls short, because the ratio is tested on the long-term rent and the stress payment on the whole limit.
Two points explain most surprises:
- The limit, not the balance. You might plan to draw only half. The stress payment still assumes the entire credit limit is outstanding and amortizing. A smaller line is easier to cover than a larger one.
- The ratio is not cash flow. Coverage compares rent to a payment. It ignores cleaning, utilities, repairs, vacancy and management. A file can pass and still be thin in real life, so stress your own numbers.
What Leverage, Credit and Line Sizes Apply?
Leverage depends on the lien position, the credit score and the line size. These are ceilings, never offers, and each is subject to underwriting.
| Lien | Credit score | Maximum leverage | Line size |
|---|---|---|---|
| Second lien (investment property) | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien (investment property) | 740 or better | 75% LTV | Up to $500,000 |
| First lien (investment property) | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien, larger lines | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
A second lien needs a 720 score. There is no second-lien tier below that. A first lien starts at 700. A declining-market flag lowers the leverage ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.
On credit history, programs of this kind look for no 30-day mortgage late in the last 12 months. They also want 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, and borrowers face a program exposure cap of 5 loans or $2,500,000. Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
For valuation, lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.
How Do the Draws and Payments Work?
You must draw at least 80% of the line at closing, and never less than $50,000. Later draws are at least $5,000 each. The draw period runs 5 years, interest only on the drawn balance, followed by a 25-year fully amortizing repayment period and a 30-year maturity. The rate is variable.
The reset matters for any investor. The CFPB explains that monthly payments on a home equity line are often significantly higher once repayment begins. On an Airbnb, income swings by season, so ask whether your cash flow still works when interest-only ends. The rate and the pricing terms come with the lender’s HELOC disclosures.
Where Does the General Rule Break?
These are the situations that change the answer.
A brand-new Airbnb. Seasoning applies regardless of platform history. Whatever your bookings look like, the 6-month rules on purchase, refinance and title still apply. A lease in place is also required, and a new nightly host usually has none.
A long-term rental turned into an Airbnb. If the lease ended and bookings replaced it, there is no lease for the line to read. Some owners keep the long-term lease in place and run the property that way, which is a business decision to make with open eyes, not a workaround to chase.
A lease above the appraiser’s estimate. If you charge more than market rent, the lease counts only with three months of receipts, and the lesser figure still governs otherwise.
LLC title. An LLC can hold title (investment property only). Members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
An existing first mortgage. On a second lien, read your first mortgage terms before you plan. Hazard insurance must cover both liens, and flood coverage is needed where required. Order matters if you are buying, since this line is never closed with a purchase.
Property type surprises. Condotels, row homes, rural-designated property and leaseholds are not eligible here. A condominium is, but leverage follows the tiers above.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Nightly platform income is not what this line reads, though, so go in knowing the 1007 and the lease will set the number before you apply.
If the Line Doesn’t Fit, What Else Fits?
The right tool depends on where your rent actually comes from. Programs differ, so treat the comparisons below as general descriptions of those products, each subject to its own rules. Lendmire’s piece How to Qualify for an Investment Property HELOC When Rent Comes From Airbnb covers the personal-income version in more detail.
| Option | What it reads | Fit for a nightly host |
|---|---|---|
| DSCR HELOC (this program) | Lesser of 1007 rent or lease | Weak without a lease |
| DSCR cash-out refinance | Rent per that program’s guidelines | Some programs read documented short-term income |
| Bank HELOC on an investment property | Your personal income and debts | Counts net income from your tax return |
A bank line often shows Airbnb income as net income on your return. After depreciation and deductions that figure can shrink, sometimes toward zero. That is the reason rent-based products exist. A DSCR cash-out refinance replaces your first mortgage instead of sitting behind it, so you give up the first mortgage you wanted to keep. Ask any lender how it counts nightly income, since programs do not all treat it the same way.
Tax treatment varies; consult a qualified professional.
What Should You Gather Before Applying?
Gather these before you apply, subject to the lender’s own checklist:
- A signed lease for the property, plus three months of receipts if the lease is above market.
- Your first mortgage statement and the property’s current value information.
- Hazard insurance covering both liens, with flood coverage where required.
- Entity documents, if an LLC holds title, and the guarantor details.
- Government ID and a Social Security number for each borrower.
- The purchase or refinance title-recording date, which proves seasoning.
What Is the Decision in Practice?
Ask four questions in order:
1. Do I have a lease? If not, this line is a poor match.
2. Does the appraiser’s market rent clear 1.10x on a stress payment on the full limit? If not, a smaller line may help.
3. Do I want to keep my first mortgage? If yes, the second-lien structure is the point. If no, compare a DSCR cash-out refinance.
4. Does my cash flow survive the end of interest-only? Test the amortizing payment on a slow season.
The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Availability depends on the property’s state, and every file is underwritten individually.
Frequently Asked Questions
Can nightly Airbnb income qualify a DSCR HELOC?
Not directly. On this program the rent used for lender review is the lesser of the appraiser’s 1007 market rent or the lease, and a lease in place is required, unless three months of rent receipts support a lease above market. Booking history can show the property performs, but it does not replace either of those documents, subject to underwriting.
Does a DSCR HELOC need my tax returns or pay stubs?
No. The line is reviewed on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The lease, the credit report and the valuation are still documented.
How much can I borrow against an Airbnb rental?
Through select programs, a second lien reaches up to 70% CLTV at a 720 score or better, on lines up to $500,000. A first lien on a paid-off rental reaches up to 75% LTV at 740 or better on lines up to $500,000. Larger first-lien lines, up to $1,000,000, are capped at 65% LTV. Lines start at $50,000. Exact terms depend on the lender’s guidelines, property type, and a full review of the borrower’s file.
Can my LLC own the property?
Yes, an LLC can hold title on this investment-property line, with the members signing as guarantors, subject to program terms. The borrowers on the line need not match those on your first mortgage.
Is the DSCR HELOC the same as a DSCR cash-out refinance?
No. The line sits behind your first mortgage or stands alone as a first lien, and you draw as needed. A cash-out refinance replaces the first mortgage with a new loan and pays you the difference at closing. Each has its own qualifying rules.
