How Much a DSCR Lender Lends on a Greenville SC Rental

How Much a DSCR Lender Lends on a Greenville SC Rental

The Quick Read: A DSCR lender sizes a Greenville rental loan by running two tests and honoring the lower result: a leverage cap set as a percentage of the lower of price or appraised value, and the largest loan the property’s rent used for lender review can carry against its full monthly obligation at the required coverage. Whichever test is smaller sets your loan amount. Greenville adds a twist, because South Carolina taxes rentals differently from owner-occupied homes.

  • On a purchase, most files land at 75%–80% LTV on an investment property. Select programs go higher or lower depending on credit and property type.
  • Cash-out refinances on standard rentals top out around 75% LTV. Short-term-rental cash-out is lower.
  • The rent that counts is the appraiser’s number, not the number on your spreadsheet.
  • Clearing 1.00x coverage is not the same as positive cash flow.
  • A bigger down payment helps the ratio. It never overrides credit, reserve or property rules.

How Does a DSCR Lender Decide the Loan Amount?

The loan amount is the smaller of two figures: the leverage-cap loan and the rent-supported loan. This is arithmetic, not a secret rule. Each test answers a different question, and either one can be the tighter limit.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Test one: leverage. The lender applies a maximum LTV to the lower of the purchase price or the appraised value. Across Lendmire’s wholesale network, purchase files typically sit at 75%–80% LTV, which means 20%–25% down. A rate-and-term refinance can reach up to 85% on select programs, and a cash-out on a standard rental generally stops near 75%. These are typical ranges, subject to lender guidelines, and they move with credit score, property type and loan size.

Test two: coverage. DSCR is the qualifying monthly rent divided by the full monthly obligation. That obligation is principal, interest, taxes, insurance and any association dues. The lender asks how large a loan that rent can carry at the program’s required ratio. A bigger loan means a bigger payment, and the ratio shrinks.

Many investors assume the maximum LTV equals the maximum loan. It often does not. When rent is thin or taxes are heavy, coverage binds first, and the lender sizes the loan below the LTV cap. Lendmire’s complete DSCR loans guide covers the full program picture.

Which Rent Does the Lender Actually Use?

The lender uses the appraiser’s market rent, and on an occupied property it commonly uses the lower of that figure and the signed lease. An above-market lease usually earns no credit for the premium. A below-market lease can pull the number down.

The appraisal includes a rent schedule. For a one-unit property, the appraiser attaches Fannie Mae’s Form 1007 Single-Family Comparable Rent Schedule. Two-to-four-unit properties use a different form, Form 1025. DSCR loans are not agency products. Lenders borrow these forms only to document market rent.

Vacant properties have no lease, so the appraiser’s rent is the only input. That makes the appraisal the most important document in the file for coverage.

If the appraised rent comes in low, you have a few real options:

1. Ask for an appraisal review with documented rental comps. Features such as an extra bathroom can be missed.

2. Lease the unit at market before the file is reviewed.

3. Ask whether another program in the network treats rent differently.

Plan for this before you lean on a quote. A rent figure assumed at the quote stage can change when the appraisal arrives.

What Makes Greenville Different? (Tax Treatment of Rentals)

Greenville’s biggest swing factor is the tax line inside the payment. South Carolina assesses an owner-occupied legal residence at 4% and other residential property, including rentals, at 6%, according to Haigler CPA Group. The Palmetto Promise Institute adds that rentals also face a higher millage rate, because they miss the school-operating-tax exemption owner-occupants receive.

Here is the practical catch. A listing’s tax figure often reflects the prior owner’s owner-occupied bill. Using it understates the obligation, which inflates your coverage ratio on paper. Ask for an investor-basis tax estimate before you size anything. A sale can also trigger reassessment, so estimate on the conservative side.

Insurance and any HOA dues sit in the same denominator. Flood insurance counts if the property is in a flood zone. Tax treatment varies; consult a qualified professional.

Market color helps frame the inputs. Redfin reports a Greenville County median sale price of about $368K for a recent three-month window, with a median of 57 days on market. Zillow’s tracker shows average Greenville rent near $1,700, about 15% below the national average. Those figures are county-level and city-level averages across property types. They are not a quote for any specific house. The appraiser’s comps decide the number that counts.

Worked Scenarios: Where Each Limit Binds

Run the numbers on three modeled Greenville purchases. These are illustrative assumptions, not market data. All three use a price near the county median figure above, 75% LTV on a purchase of an investment property, and a standard long-term rental. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Factor Scenario A Scenario B Scenario C
Rent used for lender review Strong Appraiser below lease Thin
Tax basis Investor basis Investor basis Listing-sheet figure used
HOA dues None Yes Yes
Coverage at 75% LTV About 1.25x About 1.05x Below 1.00x
Binding limit LTV cap Coverage, depending on program tier Coverage

Scenario A. Rent supports the full loan with room to spare. The LTV cap binds, and the lender sizes at 75%. Stronger coverage can also open better pricing and leverage tiers.

Scenario B. The investor expected a comfortable ratio. The appraiser’s rent came in under the lease, and HOA dues widened the payment. Coverage lands just above 1.00x. The file may still work, but there is little cushion. A stronger ratio opens more favorable terms, so this investor may see a lower leverage tier than Scenario A.

Scenario C. Taxes were taken from the listing sheet and the real investor-basis figure is higher. Coverage lands below 1.00x. Several paths exist, and a lender would review each one:

  • A larger down payment. It lowers the loan and the payment, which lifts the ratio.
  • A sub-1.00 program. These are available through select lenders in the network, with leverage and terms adjusted.
  • An interest-only period or an extended term. Both are available through select lenders and lower the qualifying payment.
  • Reconsidering the property. If no structure fits, the problem may be the property, not the loan type.

None of these is an approval. Eligibility depends on lender guidelines, credit, reserves and property review.

What Credit, Reserves and Loan Size Do to the Number

Credit sets which leverage tier you can reach. A 620 floor exists in parts of the network. Most programs want around 660. Scores of 700 and above unlock the strongest leverage tiers. Across the lenders Lendmire works with, a higher score often means a higher LTV and more flexibility on coverage.

Standard programs lend up to $3,000,000. Above $2,500,000, the network generally holds to 30-year fixed structures. Smaller balances route through select lenders, so do not assume every program fits every loan size.

Reserves vary by lender, leverage, loan size and transaction type. They commonly run around 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Treat reserves as a separate test from leverage. Lenders review them even when the ratio looks great.

A bigger down payment improves the payment and can lift the ratio. It does not erase a credit floor, a reserve rule or a property restriction. The strongest files clear both tests: enough equity and enough rental coverage. How Cash-Out and Refinance Sizing Differ

Cash-out and refinance files use the same two tests, with different caps. On a standard rental, a cash-out refinance tops out around 75% LTV, and about 6 months of seasoning is the common expectation. A rate-and-term refinance can reach higher on select programs, up to 85% LTV on an investment property. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Cash-out has an extra wrinkle: the existing payoff comes out of the maximum loan first. The leftover is your proceeds. A Greenville owner with modest equity may find the payoff leaves little to pull, even when the ratio looks fine. Lendmire’s DSCR cash-out refinance page walks through that math in more detail. Where you plan to put the proceeds also matters. Pulling equity to buy another rental whose coverage clears is a straightforward use. Pulling equity into a deal that only works on optimistic rent is a different decision.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What About Short-Term Rentals in Greenville?

Short-term rentals are underwritten differently, and the leverage is lower. For a short-term rental, purchase LTV tops out at 75%, a refinance sits around 70%, and a cash-out is capped at 70%. Expect a credit score of 640 or higher and about 12 months of hosting history. The coverage floor on a purchase is 1.00x, and refinances carry their own 1.00x floor. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A standard rent schedule cannot capture nightly income. Fannie Mae’s appraiser guidance says the rent schedule calls for rent supported by comparables leased monthly, and that multiplying a nightly rate by 30 is not correct. Greenville has an active vacation-rental market, but that does not mean an AirDNA projection will qualify a property. How a given program treats short-term income depends on its guidelines.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Properties Are Eligible?

Most one-to-four-unit residential rentals and many condos are eligible in the network, subject to program terms. LLC ownership is common, subject to lender program eligibility. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered. If your Greenville target is one of those, a DSCR loan is the wrong tool.

Ways to Raise the Maximum Loan

Several levers move the ratio, and each acts on a different part of the formula.

Lever Direction What it changes
Larger down payment Raises DSCR Shrinks the loan and payment
Interest-only period (select lenders) Raises DSCR Lowers the qualifying payment
Extended term (select lenders) Raises DSCR Spreads the payment out
Documented rent comps Raises rent Supports the appraiser’s number
Insurance quote shopping Raises DSCR Trims the obligation
Higher credit score Lifts the cap Opens better leverage tiers

Each trades something. An interest-only period slows principal paydown. A bigger down payment ties up cash that could fund another deal. The right lever depends on the investor.

Mistakes That Shrink the Loan

  • Using the listing’s tax figure instead of an investor-basis estimate.
  • Counting rent the appraiser will not support.
  • Forgetting HOA dues and flood insurance in the payment.
  • Treating a 1.00x ratio as proof of positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside it.
  • Assuming a quote’s rent assumption survives the appraisal.

Key Terms Defined

DSCR: The qualifying monthly rent divided by the full monthly obligation on the loan.

PITIA: Principal, interest, taxes, insurance and association dues, which together form the payment in the ratio.

LTV: The loan amount as a percentage of the lower of purchase price or appraised value.

Rent schedule: The appraiser’s estimate of market rent, attached to the appraisal.

Seasoning: How long you have held a property before a lender will count a cash-out refinance against its value.

Frequently Asked Questions

Is the maximum loan just my LTV times the price?

Not always. LTV sets one ceiling, and the rent sets another. If rent cannot carry the loan at the required coverage, the loan is sized lower. Greenville’s investor-basis property taxes can make coverage the tighter limit.

Does my signed lease set the rent?

Not by itself. On an occupied property, the lender commonly uses the lower of the lease and the appraiser’s market rent. An above-market lease usually earns no premium credit. A low appraisal can be challenged with documented comparables.

Can I borrow if coverage is below 1.00x?

Possibly. Programs below 1.00x are available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage and tighter terms, and approval depends on credit, reserves and property review.

How much down do I need on a Greenville purchase?

Typically 20%–25% on a standard long-term rental, which is 75%–80% LTV. Short-term rentals top out at 75% LTV on a purchase, so the minimum down payment is at least 25%. Credit score and loan size can shift these ranges.

Can an LLC borrow?

Often yes, depending on program guidelines. Entity documents are added to the file.
