How Much a DSCR Lender Will Lend on a Boca Raton Luxury Rental?

How Much a DSCR Lender Will Lend on a Boca Raton Luxury Rental?

The Quick Read: It depends, because no single maximum exists. The loan is the lowest of three limits: the leverage cap, the loan the rent can support at the coverage floor, and the program’s own ceiling. On a luxury rental, the rent test usually binds first, since taxes, insurance and association dues sit inside the payment.

  • Standard programs in the wholesale network lend up to $3,000,000, subject to lender guidelines.
  • Purchase leverage typically lands at 75%-80% LTV. Cash-out tops out around 75% LTV.
  • Reserves run about 6 months of PITIA, and about 9 months above $1,500,000.
  • Coverage of 1.00 is where many select programs start. Strong coverage opens better terms.
  • Your income does not set the loan. The property’s rent against its payment does.

This article uses Boca Raton as an example of a high-value coastal market. The mechanics apply to any expensive rental. Brokers like Lendmire see the same pattern everywhere: the price implies a big loan, then the carrying costs shrink it.

What Is the Maximum DSCR Loan on a Luxury Rental?

There is no fixed maximum. Across the wholesale network Lendmire works with, standard programs go up to $3,000,000. Above $2,500,000, most programs hold to 30-year fixed structures. That ceiling is only one of three tests.

Think of it as three gates. Your loan must pass all of them:

1. The leverage gate. Purchases typically cap at 75%-80% of the appraised value. A select group of high-leverage programs reaches 85% on a purchase, with a score around 700 or higher.

2. The rent gate. The rent must cover the full monthly payment at the program’s coverage floor.

3. The program gate. The loan cannot exceed the program’s dollar ceiling or its cash-out limits.

On a $3M rental, the leverage gate might allow a very large loan. But if the market rent is thin relative to the price, the rent gate allows far less. The smaller number wins.

How Does the Rent Test Work?

DSCR stands for debt service coverage ratio. For residential investment loans, it compares monthly rent to PITIA. PITIA means principal, interest, taxes, insurance and association dues. Divide rent by PITIA, and you have the coverage number.

Commercial lenders use a different formula. They divide net operating income by annual debt service. The residential version uses gross rent, so it often looks better than investors expect. When you talk to a lender, state clearly which convention you mean.

Here is the catch. Clearing 1.00 does not mean positive cash flow. The calculation ignores repairs, vacancy, management, utilities and capital expenses. A property can clear coverage and still lose money after those costs.

For a full walkthrough of the basics, see Lendmire’s complete DSCR loans guide.

Where Does the Rent Number Come From?

The appraiser documents market rent, and the lender decides what income counts. On a 2-4 unit property, the form is the 1025. DSCR programs borrow that form but follow their own rules.

A signed lease can support the figure. In practice, the appraisal rent usually sets it. Your hoped-for rent and the listing price do not count.

This matters on luxury files. A low appraisal cuts the loan, even if the contract price is higher. A high appraisal does not lift the loan above the caps. On very large balances, some lenders order a second appraisal because comparable sales are thin.

Why Do Luxury Boca Rentals Often Come Up Short?

Carrying costs, not price, set borrowing power. The payment includes HOA dues, hazard and flood insurance, and taxes. On a Boca condo or gated community, dues and master-policy insurance can be large.

Local agent blogs offer a rough picture. One reports that condo dues in Boca communities run from the hundreds into the low four figures monthly, with luxury golf communities higher. A local analysis from Spina Branham Group argues that condo investors lose ground to dues, reserves, insurance and assessments rather than weak tenant demand. Treat these as agent commentary, not hard data.

The pattern is simple. Luxury rent grows slower than luxury price. Add heavy insurance and dues to the payment, and coverage slips.

A Worked Comparison

Picture two hypothetical Boca-area investors, each buying at 75% LTV on a purchase. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Factor Oceanside condo Gated single-family
Rent strength High Moderate
Dues in payment Heavy Lighter
Insurance load Master policy plus flood Wind and flood
Likely coverage Near or below 1.00x Closer to 1.10x

These are modeled assumptions, not market data. The condo’s rent may look impressive. But the dues can push coverage below the floor while the house clears it on a smaller rent. Run the full payment, including dues and a real insurance quote, before you sign a contract.

What Happens If Coverage Falls Short?

You have several options. Each changes the file in a different way.

  • Put more down. A bigger down payment lowers the payment and lifts coverage. It does not erase leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
  • Lower the price. A smaller balance means a smaller payment against the same rent.
  • Use an interest-only period. Extended terms and interest-only periods are available through select lenders in the network. They lower the payment and raise the rent-supported amount. They do not lift an LTV cap.
  • Look at sub-1.00 coverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. This is a separate path from the programs that start at 1.00.
  • Consider no-ratio structures. These are available only through select lenders, generally for borrowers who already own a primary residence.

Many investors skip straight to the last two. Start with the first two instead. They keep your terms cleaner.

How Do Credit and Reserves Change at Larger Sizes?

Credit floors start at 620 in parts of the network. Most programs want around 660. A score of 700 or higher unlocks the strongest leverage tiers.

Reserves vary by lender, leverage, loan size and transaction type. They commonly run about 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. On a luxury rental, the PITIA itself is large, so 9 months of it is a meaningful pile of cash. Plan for it early.

Loan size Typical reserves Structure note
Under $1,500,000 About 6 months, sometimes waived Wider program choice
Above $1,500,000 About 9 months Tighter overlays
Above $2,500,000 About 9 months Generally 30-year fixed

Every file is underwritten individually. Treat these as typical ranges, subject to lender guidelines.

Purchase Versus Cash-Out on a High-Value Rental

Cash-out leverage sits below purchase leverage. Cash-out refinances top out around 75% LTV on a standard rental across most of the network. About 6 months of seasoning is the common expectation. Rate-and-term refinances can reach a higher ceiling of 85%. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

For a luxury owner, the appraisal drives everything. If values softened since you bought, the cash-out amount shrinks fast. See Lendmire’s guide to cash-out refinance on a DSCR loan for the mechanics.

What About Luxury Short-Term Rentals?

Many high-end coastal properties rent nightly. Short-term rental programs work differently. Purchase leverage tops out at 75% LTV. Refinance runs around 70%, and cash-out is 70% on short-term rental collateral. Expect a score of 640 or higher and about 12 months of hosting history. Purchases carry a 1.00 coverage floor, and so do refinances. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The risk runs both ways. A property that clears coverage on nightly income may fail on the long-term rent schedule. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. LLC borrowing is available subject to lender program eligibility.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Do Florida Condo Rules Affect the Loan?

They can, briefly. Florida’s SB 4-D summary shows that associations must complete a structural integrity reserve study every 10 years for buildings three stories or higher. Lenders reviewing a condo look at reserves, special assessments, litigation and investor concentration. Weak reserves can reshape or limit a condo loan. They can also raise the dues inside your PITIA.

Condo eligibility varies by lender, so check the project before you fall for the unit. Houses avoid this layer.

Is “Luxury” a Regulated Category?

No. “Jumbo” is a label tied to the conforming limit. The FHFA sets that limit, and it governs only what Fannie Mae and Freddie Mac may buy. As HousingWire notes, loans above it fall into the jumbo market. DSCR loans are not agency products, so the limit does not cap your loan. “Super jumbo” has no official definition at all.

What Does a Large File Need?

Every DSCR file documents the property even though it skips personal income documentation. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Expect to provide:

  • The purchase contract or current mortgage statement
  • A current insurance quote, including flood where relevant
  • HOA dues and condo project documents
  • The lease, if a tenant is in place
  • Entity documents, if you borrow through an LLC
  • Proof of reserves and a credit review

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Ineligible property types include manufactured homes, log homes and barndominiums, which are not offered in the network.

Key Terms Defined

DSCR: the ratio of a property’s monthly rent to its monthly payment.

PITIA: principal, interest, taxes, insurance and association dues.

LTV: loan-to-value, the loan amount as a percentage of the appraised value.

Seasoning: the waiting period a lender wants between owning a property and refinancing it.

Reserves: liquid cash a lender wants you to hold after closing, counted in months of PITIA.

Jumbo: a loan above the conforming limit set by FHFA.

Frequently Asked Questions

Is there a minimum loan size on a luxury rental?

Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network. A luxury rental rarely hits a floor. The bigger issue is the ceiling and the rent test. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

How much down payment do I need?

Most purchases land at 75%-80% LTV, meaning 20%-25% down. Select high-leverage programs reach 85% LTV with a score around 700 or higher. More down helps coverage but never overrides leverage caps or reserve rules. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Can I buy with coverage below 1.00?

Sometimes. Many select programs start at 1.00, so a thin file usually needs more equity or a lower price.

Does the lender look at my personal income?

Not as the main test. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves and the property are still reviewed.

Do all DSCR lenders use the same rules?

No. Guidelines overlap, but the differences show up on large, unusual files. That is why comparing several lenders matters on a luxury rental.

Coastal luxury pricing rewards the investor who underwrites the dues and insurance first and the purchase price second.
