DSCR loans are business-purpose loans, meaning they fund non-owner-occupied rental property rather than a home someone lives in. Because they’re business-purpose, they’re reviewed differently than a standard owner-occupied mortgage. That framing matters here because it explains why the loan doesn’t touch personal debt-to-income math at all — the file is built around the property’s income and the guarantor’s credit, not a borrower’s paycheck.
