The Quick Read: The loan amount on a Maui duplex is set by the lowest of three limits: the payment the combined rent can carry, the leverage cap, and the program’s loan-size band. On Maui, the rent test usually binds first, because high prices and tax and insurance lines push the monthly obligation up against the rent.
- Most purchase files land at 75%-80% LTV, subject to lender guidelines.
- Coverage of 1.00 is where select programs start. Stronger ratios open better terms.
- Standard programs reach up to $3,000,000, with credit tiers from 620 up to 700+.
- Reserves are commonly about 6 months of PITIA, and about 9 months above $1,500,000.
- Rent type matters. Long-term and short-term rental income size very different loans.
How Does a Lender Size a Loan on a Duplex?
The lender runs three tests and the loan is the smallest result. First, rent is divided by the full monthly housing obligation: principal, interest, taxes, insurance and any association dues (PITIA). Second, the leverage cap applies to the lower of price or appraised value. Third, the loan must sit inside the program’s size band.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Think of it as working backward. Take the rent, divide by the minimum coverage, and you get the largest payment the property can carry. Subtract taxes, insurance and dues. What remains is room for principal and interest, and that room converts to a loan amount.
Both units count. A duplex has one loan, one payment and two rent streams, so combined rent supports one obligation. That is why a duplex often sizes better than a single-family home at the same price.

Key Terms Defined
DSCR: Monthly rent divided by the monthly PITIA. A result of 1.25 means rent is 125% of the payment.
PITIA: Principal, interest, taxes, insurance and association dues, the full monthly housing obligation.
LTV: The loan as a share of the lower of price or appraised value.
Binding constraint: Whichever of the three limits produces the smallest loan on a given deal.
Reserves: Liquid funds the borrower holds after closing, counted in months of PITIA.
What Actually Caps Your Loan?
| Limit | What it controls | How to tell it binds |
|---|---|---|
| Rent coverage | Maximum supportable payment | Loan comes in under the LTV cap |
| Leverage cap | Loan as a share of value | Rent is strong, price is the limit |
| Loan-size band | Floor and ceiling on balance | Very small or very large deals |
On most Maui duplexes the first row decides. Coverage of 1.00 is where select programs start, but rent that lands right at the line leaves little cushion. A stronger ratio typically earns better leverage and terms. A separate path exists through select lenders in the network for coverage below 1.00, with leverage and terms adjusted.
A larger down payment lowers the payment and can lift the ratio. It never erases credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
A Worked Maui Duplex Example
Picture a duplex priced near the high end of what Maui investors typically see. A purchase at 75% LTV looks fine on the leverage test. Then the rent test arrives. Combined rent from two units is run against a payment that carries Maui’s tax and insurance load.
Say the combined rent clears about 1.05x at 75% LTV. The file is reviewed on the ratio but leaves thin room. Move to a 70% loan and the lower payment pushes coverage toward 1.15x. The loan is smaller, but the file is sturdier and may earn better terms. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Now stress it. If insurance climbs or one unit rents for less than expected, the same file can slip toward 1.00x. That is the point where leverage, not price, becomes your lever. These ratios are illustrative modeling, not a quote or commitment to lend, and every file is underwritten individually.
Which Rent Does the Lender Use?
For a long-term rental, the appraiser’s market rent sets the number. Form 1025 is the appraisal form for 2-4 unit properties, and it includes a rent schedule for each unit, per the Fannie Mae Selling Guide. DSCR loans are not agency loans. The form is simply the appraisal vehicle.
Existing leases help, but the appraiser’s opinion of market rent typically governs. A vacant unit is usually run at market rent. An owner-occupied unit does not count the same way, which is why a former house hack is a different file. Lendmire’s piece How Much a DSCR Lender Lends on a Former House Hack Duplex covers that transition.
Long-Term vs. Short-Term Rent on Maui
| Factor | Long-term rental | Short-term rental |
|---|---|---|
| Income basis | Appraiser’s market rent | Hosting history or market-data report |
| Purchase LTV ceiling | 75%-80% | Up to 75% |
| Cash-out ceiling | 75% | 70% |
| Credit expectation | Around 660 on most programs | 640+ |
| Documentation | Lease and appraisal | About 12 months hosting history |
On short-term rental purchases, the coverage floor is 1.00. On refinances it is also 1.00, and refinance leverage runs around 70%.
Here is the Maui catch. Legal use controls which rent counts. Maui County’s Department of Planning issues short-term rental home permits, and the county’s MAPPS permit page says permits are limited for each Community Plan Region. A duplex without a valid permit or eligible zoning may only be underwritable on long-term rent. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Tax class matters too. Maui County’s FY2026-27 rate resolution sets rates per $1,000 of net taxable value, and the short-term rental class carries a far higher rate than the long-term rental class. A duplex taxed in the higher class carries a heavier tax line in PITIA. That lowers coverage and the supportable loan, so the same building can size very differently depending on how it is classed and used.
Where the General Rule Breaks
Phase-out exposure. Apartment-district short-term rental phase-outs mainly affect condo-style buildings, not typical standalone duplexes, according to Maui Property’s Bill 9 guide. That source also reports pending litigation, so deadlines are not settled. A half-duplex condo on a phase-out clock has income that may disappear, and lenders may lean on long-term rent for that reason.
Coverage is not cash flow. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation. Operator taxes on short-term rentals, which Maui Property’s rental tax explainer puts at a combined 18.5% of receipts, also sit outside it. Run your own cash-flow check.
Ineligible property types. Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs, which matters for some rural Maui parcels.
Loan size. Standard programs run up to $3,000,000 (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What If the Numbers Fall Short?
The trade-offs are practical:
- Put more down. A lower balance lifts coverage, but it ties up more cash.
- Choose a different structure. Interest-only periods and 40-year terms are available through select lenders in the network, and they can raise near-term coverage. ARM structures exist for investors who want them.
- Raise documented rent. A stronger rent schedule helps only if the appraiser supports it.
- Look at sub-1.00 programs. They are available through select lenders in the network, with leverage and terms adjusted. Ask first whether you should use them. If the duplex only works at sub-1.00 coverage, revisit the property before the loan.
Credit can move the answer too. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Select high-leverage purchase programs reach 85% LTV with roughly a 700+ score.
Duplex vs. Single-Family on the Same Budget
A duplex stacks two rents against one payment, so coverage often runs stronger than a single-family home at the same price. The tradeoff is higher purchase price per building and a rent figure that depends on both units performing. Lendmire’s article How Much a DSCR Loan Lends on a Duplex Based on Rent walks through that sizing in more detail.
Pre-Application Checklist
- Rent figures for both units, with current leases if they exist.
- Insurance quote, since it moves coverage more than most inputs.
- Property tax class and any rental exemption status.
- Permit or zoning confirmation if short-term income is part of the plan.
- Entity paperwork if buying in an LLC, subject to lender program eligibility.
- Credit profile and liquid reserves.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Is there a hard maximum loan on a Maui duplex?
Standard programs run up to $3,000,000, with smaller balances routed through select lenders. In practice the rent test usually caps the loan well before that, subject to lender guidelines.
Does DSCR lender review require tax returns?
The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, an appraisal and entity paperwork still apply, so this is not a skip-the-paperwork product.
Can I use Airbnb income to size the loan?
Only with documented history, about 12 months, or a market-data report, and only if the use is legal. Lenders typically trim the income before running the ratio, and long-term rent may be used if permits are unclear.
Can I live in one unit?
DSCR loans are designed for non-owner-occupied investment properties. If you occupy a unit, the file is a different product, and the former house hack path applies once you move out.
Does a bigger down payment guarantee a bigger loan?
No. It improves coverage, but leverage caps, credit floors and reserve rules still apply.
