DSCR Loan Requirements With No Reserves or Reserves Waived

DSCR Loan Requirements With No Reserves or Reserves Waived

The Quick Read: Reserves are usually required on a DSCR loan, but they can be waived on conservative files, mostly rate-and-term refinances at modest leverage and a smaller loan balance. Across most programs in Lendmire’s wholesale network, the expectation is about 6 months of PITIA, stepping up to about 9 months above $1,500,000.

  • Reserves are cash left after the down payment and closing costs, not the down payment itself.
  • Waivers are profile-based: conservative rate-and-term files under $1,500,000 at modest leverage.
  • Purchases and cash-out refinances rarely get a waiver.
  • Larger loans and thinner coverage push reserves up, not down.
  • A waiver is a program decision, subject to lender guidelines. It is not a skipped check.

Key Terms Defined

Reserves: documented liquid funds left after closing, measured in months of the subject property’s payment.

PITIA: principal, interest, taxes, insurance and association dues, the monthly obligation rent is measured against.

DSCR: monthly rent divided by PITIA. It is the coverage ratio the lender reviews.

Seasoning: the time funds sit in an account so the lender can trace them. Reserve funds are commonly seasoned about 60 days.

Haircut: a discount applied to assets like brokerage or retirement accounts before they count toward reserves.

Why Do DSCR Lenders Ask for Reserves?

Reserves are the lender’s protection against a vacancy or a repair bill. DSCR loans are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage. There is no personal-income test to lean on, so the cash cushion does that work.

That also explains why the number moves. No federal rule fixes it. The CFPB’s Truth in Lending summary treats credit for non-owner-occupied rental property as business-purpose credit, so the reserve level is a risk overlay set by the lender and the investor who buys the loan. Different matrices, different answers.

That is the first thing the wholesale view adds. Across the programs Lendmire works with, reserves vary by lender, leverage, loan size and transaction type. Never assume one number is universal.

Can Reserves Actually Be Waived?

Yes, on specific profiles. Waived means the program matrix, for that file, does not require post-closing liquidity. Everything else still applies: credit, appraisal, a rent test, and cash for the down payment and closing costs.

Transaction Typical reserve outcome Why
Rate-and-term refinance, modest leverage, under $1.5M Can be waived Lowest-risk profile
Purchase Usually required New equity, new risk
Cash-out refinance Usually required Leverage and risk go up
Loan above $1.5M Steps up to about 9 months Larger balance, larger exposure
Coverage below 1.00 Typically higher Select-lender path, terms adjusted

Three outcomes get confused. Waived means no requirement. Reduced means fewer months than the standard. Required means the full count. A file can move between them as the profile changes, so ask which one a program actually offers.

The Rate-and-Term Route

This is the classic waiver. The borrower already owns the property, the payment may not rise, and leverage is modest. Lenders see little added risk.

Rate-and-term refinance leverage can reach 85% LTV in the program parameters, but a waiver generally pairs with the conservative end of that range, not the ceiling. Push leverage up and the waiver tends to disappear. That is the trade-off: more leverage or more liquidity, rarely both at once.

The Cash-Out and Purchase Routes

Cash-out tops out around 75% LTV across most of the network, with about 6 months of reserves as the common expectation. Reserves are more likely to be required here. Some lenders let proceeds count toward the requirement, but that is lender-specific, so confirm it before relying on it. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Purchases are the hardest place to get zero reserves. Most files land at 75%-80% LTV, with select high-leverage programs reaching 85% LTV at roughly a 700+ score. The buyer has already put cash into the deal, and the lender wants some left over.

A larger down payment lowers the payment and can lift the coverage number. It does not erase reserve rules, credit floors, leverage caps or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

How Underwriting Treats Reserves, Step by Step

1. Compute coverage. Gross monthly rent divided by PITIA. On the network’s standard programs, 1.00 is where select programs start, and stronger ratios open better leverage.

2. Match the file to a matrix. Loan size, LTV, transaction type, coverage strength, credit score and property type all feed the reserve requirement. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

3. Convert months to dollars. Months required times the subject property’s monthly PITIA. Reserves are measured after the down payment and closing costs are paid.

4. Document the assets. Bank statements prove liquidity. Large new deposits trigger sourcing questions.

5. Apply asset haircuts. Brokerage and retirement accounts can count, usually at a discount. Treatment differs by lender.

6. If waived, check what remains. Credit, appraisal, a lease or rent test, and cash to close all stay in the file.

The reserve base is the subject property. Gift funds can help with the down payment under some programs, but seller and builder credits generally do not count toward reserves.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

Edge cases decide more files than the baseline does.

  • Coverage below 1.00. Available through select lenders in the network, with leverage and terms adjusted. Reserves typically rise.
  • No-ratio. Available only through select lenders, generally for borrowers who already own a primary residence. Expect added reserves and tighter terms.
  • Short-term rentals. Purchase goes to 75% LTV, refinance around 70%, and a short-term-rental cash-out tops out at 70%. Expect a 640+ score and about 12 months of hosting history. Coverage starts at 1.00 on both purchases and refinances. Reserves tend to run heavier.
  • Scaling investors. Some lenders add overlays tied to the total balance across an investor’s DSCR loans. A waiver on loan one does not promise a waiver on loan five.
  • Entity and purpose. Business-purpose treatment depends on how the loan proceeds are used, not just the property label. Compliance Alliance notes that a cash-out on a rental spent on personal purposes can fall outside the exemption. Keep the stated purpose honest.
  • Ineligible property. Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs, with or without reserves.

What Counts as Reserves If You Need Them

Asset Typical treatment
Checking and savings Counts, generally at full value
Brokerage accounts Counts, usually at a haircut
Retirement accounts Counts at a haircut; lender-specific
Crypto Accepted by some lenders only
Gift funds Down payment help, not reserves

Statements should show the same account holder, seasoned funds and a clean paper trail. Keep large transfers explained in writing before the file goes in.

What Waived Reserves Cost You

Waived reserves free cash for the down payment, a rehab or the next acquisition. The cost is a thinner cushion after closing.

Clearing the coverage ratio is not the same as positive cash flow. As one investor-education piece points out, repairs, vacancy, management, utilities and capex sit outside the DSCR calculation. A lender’s reserve rule is not your personal safety buffer, so size your own.

When the Waiver Falls Through

Waivers are fragile. A higher insurance quote, a lower appraisal, a rent figure that comes in light or a coverage ratio that slips can push a file off the waiver profile. The reserve requirement then shows up as a dollar amount nobody planned for. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Run a fallback before the file goes in. Options include lowering leverage, restructuring the transaction, holding more seasoned cash or timing the closing of other purchases. Ask the broker which version of the file lands in the waiver tier and how much cushion it has.

Questions to Ask Before You Commit

  • Which tier does this file land in: waived, reduced or required?
  • Is reserve measured on the full payment or an interest-only payment?
  • Which asset types count, and at what haircut?
  • How many months of seasoning apply?
  • Are there portfolio-wide overlays on my existing DSCR balances?

Frequently Asked Questions

Are DSCR reserves ever zero?

Yes, on conservative profiles. A rate-and-term refinance at modest leverage under $1,500,000 can see reserves waived through select programs. Purchases and cash-out files rarely do, and every file is subject to lender guidelines.

Can cash-out proceeds count as my reserves?

Some lenders allow it and others do not. It depends on the program, the leverage and the property type, so confirm before planning around it.

Do retirement accounts count toward reserves?

Often yes, but usually at a haircut, and not every lender accepts them. Brokerage accounts follow a similar pattern. Statements must show the funds are seasoned and verifiable.

Is a waiver the same as skipping verification?

No. The program simply does not require post-closing liquidity for that profile. Credit, appraisal, rent coverage and cash to close are all still reviewed.

Do reserves rise on larger loans?

Yes. The network commonly steps from about 6 months to about 9 months above $1,500,000. Loans above $2,500,000 generally stay on 30-year fixed structures.
