The Quick Read: An $8M rental on acreage is financed on the property’s rent rather than your traditional personal-income documentation, but only through select wholesale programs, and every file is subject to underwriting. On purchases above $4,000,000, leverage tops out around 60% on review, case by case before submission, with credit of 700 or higher. Acreage is the second hurdle after the size.
- Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.
- Above $4M, purchase and rate-and-term only, no cash-out, 60% on review.
- Two appraisals are required above $2,000,000, and reserves run 6 months on the subject property.
- Above $3,000,000, rural property is excluded and acreage tops out at ten acres on a non-rural property, so check both before contract.
- Entity vesting is welcome, but personal use of the estate can break the business-purpose treatment.
Why Don’t These Files Need Tax Returns?
The loan is underwritten on the asset, not on you. Investors who write off heavily often show little taxable income, so a personal-income review misses their real capacity. A DSCR loan skips that question. It asks whether the property’s rent covers its full monthly obligation: principal, interest, taxes, insurance and association dues.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That is a design choice, not a shortcut. Credit, reserves, entity documents and the appraisal still get reviewed. Lendmire’s complete DSCR loans guide covers the basics. This article covers what changes at $8M.
If the file will be used as business-purpose investment financing, one rule matters for luxury estates. Under the CFPB’s Regulation Z §1026.3, credit for a non-owner-occupied rental is treated as business-purpose, but not if the owner expects to occupy the property more than 14 days in the coming year. An estate you plan to use for family stays is the case where this breaks.
What Are Your Options Without Tax Returns?
There are three common paths. Only one fits an $8M acreage file well.
| Path | What’s reviewed | Best fit | Main limit |
|---|---|---|---|
| Rental-income (DSCR) | Property rent vs. payment | Estate that earns rent | Appraised rent may come in low |
| Deposit-based | Bank deposits | Operating-business owner | Ties the loan to personal cash flow |
| Asset-based | Liquid assets | Cash-rich, low-income buyer | Needs large verified assets |
Deposit-based and asset-based loans look at you. The rent-based path looks at the house. If the estate earns real rent, the rent-based path keeps your personal finances out of the file. Across the wholesale network, this is the only one of the three that scales cleanly into the super jumbo range, which runs from $150,000 to $10,000,000 on the portfolio investor program. The standard DSCR program stops at $3,000,000.
How Does the Rent-Based Math Work?
Coverage is monthly rent divided by the full monthly obligation. A ratio of 1.00 earns full leverage, so rent covers the payment at that level. Select lenders in the network also review coverage from 0.75 to 0.99 up to $2,000,000, but LTV and terms adjust, subject to underwriting. Above $2,000,000, plan on 1.00 or better.
Most programs use the lower of in-place rent or the appraiser’s market rent. The appraisal does two jobs: it sets value for leverage and market rent for coverage.
Run the numbers on a modeled case. Say an $8M estate has a signed lease and an appraisal that supports it, and coverage lands near 1.05x. That file clears. Now take the same house with few rental comps nearby. The appraiser’s rent comes in low and coverage drops to something like 0.80x. On a very large balance, that gap is common, because luxury rents rarely scale with price. The fallbacks are an appraisal reconsideration with competing listings, a signed lease at market, a lower loan amount, or moving to a program that reviews sub-1.00 coverage at reduced leverage.
Taxes and insurance weigh heavily in the obligation on an $8M asset.
What Changes at $8M?
Leverage steps down as balance rises. This is the single biggest change from a standard DSCR file. Figures below are ceilings through select wholesale programs, subject to underwriting.
| Loan size | Purchase / rate-term | Cash-out |
|---|---|---|
| $150K–$1M | 80% | 75% |
| $1M–$1.5M | 75% | 70% |
| $1.5M–$2M | 75% | 60% |
| $2M–$3M | 75% | 60% |
| $3M–$4M | 65% | — |
| $4M–$6M | 60% on review | — |
| $6M–$10M | 60% on review | — |
The top leverage cell in each band needs a matching score: 660 or higher to $1M, 700 or higher to $1.5M, 720 or higher from $1.5M to $3M, and 700 or higher above $3M. The program floor is 660 on loans to $3,000,000 and 700 above that.
An $8M purchase at 60% produces a loan in the $4M–$6M band, so read that row for the loan, not the price. Every request above $4,000,000 is reviewed case by case before submission, purchase or rate-and-term only. The down payment is the remaining 40% plus closing costs. The calculator on the page converts that to dollars as an illustrative estimate.
Other size-driven items: two appraisals above $2,000,000, and reserves of 6 months of the subject property’s payment (12 for first-time investors). Above $3,000,000 expect 0x30x24 on housing history, 48-month seasoning after a credit event, and citizens or permanent residents only. Cash-out can never satisfy reserves on these files. Interest-only for 120 months is available on 30- and 40-year terms up to 75%, with coverage of 0.75 or better, though an $8M purchase will usually be capped well below that leverage.
Fewer lenders play at this size, which is why a broker comparing guidelines matters more here than on a $400,000 duplex.
How Does Acreage Change the File?
Acreage adds appraisal risk and eligibility risk. Treat it as a gating item, not a detail.
On eligibility, above $3,000,000 there is no rural property, and no more than ten acres on a non-rural one. Separately, rural property on five acres or less can reach 75% leverage on loans at or below $3,000,000, and up to twenty acres is allowed on loans to $3,000,000. An $8M purchase at 60% creates a loan well above that line, so the stricter overlay applies. An estate on a large parcel can fall outside the network’s reach purely on land, regardless of rent. Confirm the acreage and the property’s classification before you sign a purchase contract. Every figure here varies by lender and program.
On appraisal, the appraiser has to value both the improvements and the land. Land value on a big parcel is hard to support with comparable sales, and a price that bundles in extra acres can appraise below what you paid. Picture a buyer paying $8M for a main house plus 40 acres. If the appraiser can only support the house and a portion of the land, the shortfall comes out of your equity, because leverage applies to the lower of price or value.
Pre-contract checklist:
1. Pull the parcel’s acreage and zoning from county records.
2. Ask how the lender defines rural for that location.
3. Check whether the land can be split off or sold separately.
4. Gather rental listings for comparable luxury estates, not just nearby houses.
5. Get the property’s insurance and tax picture before modeling coverage.
Short-Term Rental Income on a Luxury Estate
If you plan to run the estate as a vacation rental, the program changes. Short-term rental files qualify on documented operating history at a discount to gross rent: twelve months of history on a refinance, or the appraisal’s short-term-rent analysis on a purchase, counted at 80% of gross. Loan size stops at $2,000,000 and the borrower must be an experienced investor. So an $8M estate cannot use the short-term path, and the appraiser’s long-term rent is the number that counts.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Entity Setup and Business-Purpose Treatment
Entity vesting is welcome, subject to program terms, with no layered entities. Keep the rental inside its own LLC rather than an operating business, and keep accounts separate. That makes the rent trail easy to read.
Business-purpose is not the same as unregulated. A law-firm analysis from Hunton cautions that business purpose does not mean compliance-exempt, and some states still require lender licensure. Investment-purpose loans are treated as business-purpose loans. In practice, that is why the file reads the property’s income instead of yours.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Purchase vs. Cash-Out at This Size
A purchase or rate-and-term refinance can reach the full ladder. Cash-out cannot. There is no cash-out above $3,000,000, and cash-out proceeds are unlimited only at 60% LTV or below, with a $1,500,000 cap above 60%. An owner of an $8M estate who wants to pull equity should expect a very different structure, such as a smaller lien or a separate financing arrangement. For standard-size rentals, Lendmire’s piece How to Use a Rental Cash-Out Refinance Without Business Tax Returns walks through that path. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Which Path Fits You?
- The estate earns rent that covers its payment: the rent-based path, with a strong appraisal package.
- Rent is thin but you hold real liquidity: consider a lower loan amount so coverage clears at 1.00.
- You want personal use: this is a different loan type with full documentation.
- Acreage is above ten acres: expect the overlay to exclude it, so look at program eligibility before contract.
Who this isn’t for: borrowers under 700 credit, non-citizens outside permanent residency, and anyone planning regular personal stays.
Documents to Gather
- Entity documents and operating agreement
- Lease or rent schedule, plus listings for comparable luxury rentals
- Proof of reserves, with cash-out proceeds excluded
- Tax and insurance quotes
- Parcel records showing acreage and zoning
- Housing history documentation for the 0x30x24 requirement
If the File Stalls
Acreage and rent are the two usual causes. If rent comes in low, request an appraisal reconsideration with competing listings. If acreage trips eligibility, ask whether a land carve-out or a smaller parcel keeps the deal in range. If leverage falls short, options include more cash down, a lower loan amount, or a different program. Programs change and every file is underwritten individually.
Key Terms Defined
DSCR: the ratio of monthly rent to the full monthly obligation on the property.
PITIA: principal, interest, taxes, insurance and association dues.
Reconsideration of value: a formal request asking the appraiser to review the value with new comps.
Reserves: liquid funds held after closing, counted in months of the payment.
Business-purpose loan: financing for a non-owner-occupied rental held as an investment.
Frequently Asked Questions
Can an $8M estate really be financed without traditional personal-income documentation?
Yes, on a rent-based program through select wholesale lenders, subject to underwriting. The file qualifies primarily on property-level rental income, with credit, reserves and entity documents still reviewed. Credit of 700 or higher and a 60% leverage ceiling on review apply at this size. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
How much do I need down on an $8M purchase?
The ceiling above $4M is 60% LTV on a purchase, reviewed case by case, so plan on the remaining balance plus costs. Leverage is applied to the lower of price or appraised value, so an appraisal shortfall raises the cash needed. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Does acreage disqualify an estate?
Sometimes, yes. Above $3,000,000 there is no rural property, and no more than ten acres on a non-rural one. Check the parcel before contract.
Can I use the estate myself part of the year?
Not safely. The 14-day rule in Regulation Z can reclassify the loan as consumer-purpose, which would require full documentation.
Can I use short-term rental income to qualify?
Not at this size. Short-term rental files stop at $2,000,000 and use 80% of documented gross income.
