The Quick Read: It depends on each property, because a DSCR HELOC is a separate line of credit on one rental at a time, not one line across five, and the rent has to be documented with a lease. The line is reviewed on the property’s rent rather than your personal income, subject to underwriting. An Airbnb that runs only on nightly bookings with no lease is the hard part.
- One property, one line. Five rentals means up to five separate liens, each tested on its own rent and its own equity.
- Two lien positions. The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
- Leverage ceiling. Through select programs, a second lien tops out at 70% combined loan-to-value (CLTV) at a 720 credit score or better.
- The lease matters. The program requires a lease in place and counts rent as the lesser of the appraiser’s market rent or the lease.
- Portfolio cap. Select programs limit exposure to 5 loans or $2,500,000 per borrower. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
What a DSCR HELOC Is, in Plain Words
A DSCR HELOC is a home equity line of credit on a rental you keep, qualified on the property’s rent instead of your paycheck. Lendmire arranges it as a broker through a wholesale lender in its network. The lender approves; Lendmire does not.
DSCR stands for debt service coverage ratio. It is the property’s gross monthly rent divided by the qualifying payment. A ratio of 1.10x means the rent covers that payment with a little room to spare. On this program, the minimum is 1.10x, subject to underwriting.
The qualifying payment is not what you will actually pay early on. The lender tests a fully amortizing payment on the entire credit limit, at a stressed start rate, even if you draw less. That is a deliberately tough test. Which payments count toward coverage on a second lien is up to the lender’s own calculation, so treat any quick formula you see online as a rough guide only.
The line itself works like this:
- Draw period: 5 years, with interest-only payments on the drawn balance.
- Repayment period: 25 years, fully amortizing, for a 30-year maturity.
- Rate: variable. The rate and the pricing terms come with the lender’s disclosures.
- Size: lines start at $50,000 and run to $500,000 on a second lien.
- Draws: at least 80% of the line is drawn at closing, and later draws are at least $5,000 each.
That first-draw rule surprises people. This is not a card you open and leave empty. You take most of the line on day one, so size it to a real need.
Investors often ask why a line makes sense at all. A cash-out refinance replaces your first mortgage. A second-lien line leaves it alone. If you hold a first mortgage you like, that difference can matter. Lendmire’s piece Rental HELOC vs Portfolio Credit Line Terms for a Five-House Landlord goes deeper on that tradeoff.
Does One Line Cover All Five Airbnbs?
No. A HELOC is secured by one property, so five rentals means up to five separate lines. Each one is underwritten on that property’s rent, that property’s value, and the first mortgage on that property. A strong Airbnb cannot lift a weak one.
That changes how you think about the portfolio. The question is not whether five is too many. The question is which of the five carry real equity and clean rent.
Per borrower, the program allows at most 5 loans or $2,500,000, whichever you hit first. That means a five-property owner can in theory be near the cap if every line is large. It also means other loans with the program count against you.
The borrower on the line does not have to be the borrower on the first mortgage. If the title sits in an LLC, the line can be written in that LLC, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.
How Much Equity Can You Reach?
Through select programs, a second lien reaches up to 70% CLTV at a 720 score or better. Combined loan-to-value means your first mortgage balance plus the new line, divided by the property’s value. Below 720, there is no second-lien option on this program.
Run it in percentages. Say a rental’s first mortgage sits at 55% of its value. At a 70% ceiling, the line could reach up to 15% of the value. If the first mortgage sits at 65% of value, only 5 points of room remain, and the $50,000 minimum line may not fit at all. That is the usual reason a second lien works on some of your five properties and not others.
A first lien is different. If a rental has no mortgage, the line can sit in first position:
| Credit score | First-lien LTV (lines to $500,000) |
|---|---|
| 740 or better | up to 75% |
| 720 to 739 | up to 70% |
| 700 to 719 | up to 70% |
First-lien lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling. The first-lien score floor is 700. Credit is read from the lender’s own report. You also need no 30-day mortgage late in the last 12 months. Also required: 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
No reserves and no cash to close are required, subject to underwriting. Foreign nationals and ITIN borrowers are not eligible. A declining-market flag can lower a ceiling by 5 points.
The Airbnb Problem: The Lease
This is where a five-Airbnb portfolio gets tested. The program counts rent as the lesser of the appraiser’s Form 1007 market rent or your lease. Form 1007 is the appraiser’s rent schedule for a one-unit property. A lease in place is required.
A property that books only by the night, with no lease, does not fit that structure neatly. The program does not publish a way to count nightly-booking income on this line, and the lender decides how any short-term income is treated. Do not assume your platform statements will stand in for a lease.
Several Airbnb-style properties also fall outside the program regardless of income:
- Condotels.
- Row homes.
- Rural-designated property.
- Leaseholds.
- Properties listed for sale in the prior 2 months.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Some owners run a hybrid: a furnished home that can lease for a mid-term stay. If a real lease is in place and the market rent supports the coverage test, the property can be reviewed. Whether that suits your operating plan is a business decision, not a financing trick. Locking a unit into a lease may give up the nightly premium you bought it for.
Clearing the 1.10x test also does not mean the property makes money. Coverage measures rent against the stress payment. It does not measure your vacancy, repairs or furnishing costs.
What a Five-Property Review Looks Like
Here is a hypothetical portfolio, described in plain terms rather than dollars. It is illustrative only, and the lender’s own calculation governs.
| Rental | Title | Equity position | Likely read |
|---|---|---|---|
| A | LLC | Light first mortgage | Strong second-lien candidate |
| B | Personal | Heavy first mortgage | Too little room for the minimum line |
| C | LLC | No mortgage | First-lien candidate |
| D | LLC | Moderate first mortgage | Depends on lease and valuation |
| E | Personal | Rural-designated | Outside the program |
Five properties, three real conversations, two quick no’s. That mix is normal. A portfolio rarely clears as a block.
The valuation path also differs by size. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
Hazard insurance must cover both liens, with flood coverage where required. A rental you bought or refinanced in the last 6 months is not eligible. The line also needs 6 months of ownership from settlement to the note date.
Practitioner view: across our wholesale network, the files that stall are rarely about the borrower’s credit. They stall on a missing lease, a property type outside the lane, or a first mortgage that eats the equity. Sorting the five properties on those three points before applying saves a lot of wasted effort.
When a Different Structure Fits Better
If the lease requirement rules out your Airbnbs, the line may be the wrong tool. Two alternatives come up most often.
| Option | What it does | Fits when |
|---|---|---|
| DSCR HELOC (second lien) | Adds a line, keeps your first mortgage | You like your first mortgage and have equity |
| DSCR HELOC (first lien) | Line on a paid-off rental | The property has no mortgage |
| DSCR cash-out refinance | Replaces the first mortgage | You want one new loan and can take new terms |
| Blanket or portfolio loan | One loan secured by several properties | You want one payment across the portfolio |
A blanket loan is secured by multiple properties under a single note. That means one set of terms, but also cross-collateralization: a default can put every property at risk. Availability varies a lot by lender. It is a different product from a HELOC, not a bigger version of one.
A DSCR cash-out refinance is covered in Lendmire’s guide to DSCR cash-out refinancing and can be tested against short-term-rental income under some programs. Programs below 1.00 coverage are available through select lenders in the network, but leverage and terms adjust. For the full picture of how these loans fit together, see Lendmire’s complete DSCR loans guide.
DSCR lending has grown fast enough to matter. Scotsman Guide reports that DSCR loan volume grew more than 50% year over year and became the largest share of non-QM production. More lenders chasing investors does not mean every lender offers a line on a rental, though. Most large retail lenders still steer a home equity line toward a primary residence.
Risks to Weigh Before You Draw
A line of credit is debt secured by your property, and the risk is real. The CFPB’s HELOC booklet warns that falling behind on a home equity line could cost you the collateral. For a rental, that means a missed payment can put the property at risk.
Three risks stand out for an Airbnb owner:
- Seasonality. Nightly income swings. The line’s payment does not. After the 5-year interest-only period, principal and interest are due, so the payment steps up.
- Variable rate. The cost can move. Plan for the payment to rise.
- Stacking. Five lines on five properties means five liens and five payments. Know your total exposure before the first draw.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Keep personal spending out of an investor line.
Key Terms Defined
DSCR: the property’s gross monthly rent divided by the qualifying payment.
CLTV: combined loan-to-value, meaning the first mortgage plus the new line, divided by value.
Second lien: a loan that sits behind your first mortgage in repayment priority.
Draw period: the stretch when you can borrow from the line, here 5 years.
Seasoning: the waiting time after you buy or refinance before a rental is eligible.
Cross-collateralization: pledging several properties against one loan.
Frequently Asked Questions
Can one DSCR HELOC cover all five of my Airbnbs?
No. Each line is secured by a single property and tested on that property’s rent and equity. If you want one loan across all five, a blanket or portfolio loan is the structure to ask about. Availability depends on the lender, and the risk is that every property backs the same loan.
Can my LLC hold the line?
Yes, subject to program terms. The line can be written in an LLC on an investment property, and the members sign as guarantors. A title holder who is not a borrower signs an acknowledgment. The borrowers on the line do not have to match the borrowers on the first mortgage.
What if I bought one of the rentals recently?
A rental bought or refinanced in the last 6 months is not eligible. Beyond that, the program requires 6 months of ownership. Check the dates on each of your five properties before you apply, because one recent purchase can drop out of the batch.
Does my personal income matter?
The rent qualifies the line, so tax returns, W-2s, pay stubs and a personal debt-to-income ratio are not part of it. The rent, the lease, your credit report and the valuation are all documented. Everything is subject to underwriting.
Is a DSCR HELOC better than a cash-out refinance?
Neither is better in general. The line keeps your existing first mortgage and adds a second loan. A cash-out refinance replaces the first mortgage with one new loan. If your first mortgage terms are strong, the line is worth a look; if the property has no mortgage or you want one clean loan, compare both.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. This program is offered in select states under Lendmire’s consumer licensing, and all terms are subject to lender guidelines and underwriting. This is not a commitment to lend.
