Can You Get a DSCR Loan on a Memphis Rental Property?

Can You Get a DSCR Loan on a Memphis Rental Property?

The Quick Read: Yes, a Memphis rental can qualify for a DSCR loan when the home is a non-owner-occupied investment property, its rent covers the full monthly payment (principal, interest, taxes, insurance, and any HOA dues) at or above the program’s coverage minimum, and the property type is eligible, all subject to lender guidelines. The loan is reviewed primarily on property-level rental income covering the payment. Memphis is not a special category. What decides the outcome is the rent, the true tax and insurance load, your credit, and your leverage.

  • Leverage: Most purchase files land at 75%-80% LTV on an investment property, and select high-leverage programs reach 85% with roughly a 700+ score.
  • Credit: A 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest tiers.
  • Coverage: 1.00 is where select programs start, and stronger ratios open better pricing and leverage.
  • Memphis watch item: Taxes and insurance move the ratio more than the headline rent does.

Why Memphis Gets Asked About

Memphis comes up because investors use it heavily. A Living Cities needs assessment reports that about 25% of Memphis property purchases during its three-year review period were made by investors, against 14% for the Memphis metro and 6% for the U.S. Fox13 Memphis reports that Memphis has the second-highest rate of “mega investors” owning 1,000 or more homes.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That concentration is a housing-policy story, not a lending rule. The same Fox13 report describes a Tennessee bill, SB 242, that would cap purchases above 100 rental homes in certain areas, Shelby County included. It was a proposal when reported, so check its current status. It targets very large owners. It does not change how a lender tests a single rental house.

Nothing in the DSCR method excludes a city. The test is the same on a Memphis duplex as on a rental anywhere else in the 41 markets Lendmire’s DSCR network serves, Washington, D.C. included.

How Does a DSCR Loan Work on a Memphis Rental?

A DSCR loan compares the property’s rent used for lender review to its full monthly obligation. The obligation is principal, interest, taxes, insurance, and any HOA dues, which lenders abbreviate as PITIA. A ratio of 1.00x means the rent equals the payment. A ratio of 1.25x means the rent covers it with a 25% cushion.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide walks through the full method.

Here is the sequence on a typical Memphis file:

1. Rent is established by appraisal. The lender orders an interior appraisal with a rent schedule. Single-family homes typically use Form 1007, and small multifamily typically uses Form 1025. The appraiser’s market rent, or the signed lease where the program allows it, becomes the rent used for lender review.

2. Taxes and insurance are loaded into the payment. Lenders use current, forward-looking figures, not whatever the seller happened to pay.

3. Credit sets eligibility and pricing tiers. Most programs want around 660. A 620 floor exists in parts of the network. A score of 700 or more unlocks the strongest leverage.

4. Leverage and reserves are checked. Reserves vary by lender, leverage, loan size, and transaction type. They commonly run about six months of PITIA, and loans above $1,500,000 typically step up to about nine months.

5. The property is reviewed. Condition, property type, and appraised value all have to clear the program’s rules.

One caution on formulas. Residential DSCR programs in the network test rent against PITIA. Some commercial lenders use net operating income over debt service instead. Confirm which method applies before you compare ratios from two sources, because the same house can produce two different numbers.

What Property Types Qualify in Memphis?

Single-family homes, condos, and 2-4 unit rentals are the core of what lenders in the network place. Larger small-multifamily properties may be available through select programs. Short-term rentals are a separate track, covered below. The one firm exclusion is a set of structure types.

Property type DSCR fit Notes
Single-family rental Core fit Rent schedule on Form 1007
2-4 unit rental Core fit Form 1025 income analysis
Condo Generally eligible HOA dues enter the payment
LLC-held property Common Subject to program eligibility
Manufactured, log, barndominium Not offered Outside these programs

That last row matters in a low-priced market. A Memphis listing that is a manufactured or log home will not work through these programs, however strong the rent looks.

Memphis Factors That Change the Math

Memphis is a high-yield, low-price market, but yield and coverage are different things. SFR Analytics reports a gross yield well into the high single digits, and its rent data points to a metro where rents have held firm relative to purchase prices. ReInvent NY cautions that investors should expect a noticeably lower net return after costs. The gap between gross and net yield is where DSCR files succeed or fail.

Property taxes. This is the first place a Memphis file can surprise you. Tennessee assesses residential property at a fixed share of appraised value, and a Shelby County reappraisal changes what a home carries going forward. A local property-manager analysis notes that property inside city limits pays both county and city rates, while unincorporated property pays only the county rate. It also warns against underwriting from the seller’s current tax bill. Two near-identical homes can therefore carry different payments and different ratios.

An outdated tax figure inflates the coverage number, and the lender’s number is the one that counts. Build your own estimate from the property’s reassessed value, not the listing sheet.

Insurance. Older housing stock can price differently from newer construction. Get a real quote before you rely on any ratio.

Condition and appraised rent. A property that needs work can be flagged for condition, and an appraiser may support a lower market rent than the listing claims. Neither is a Memphis rule. Both show up more often on older, lower-priced stock.

Management. Lenders do not deduct management fees in the DSCR calculation. You still pay them, which brings us to the next point.

Does Clearing 1.00 Mean the Rental Cash Flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A house that clears 1.00x on paper can still leave you short once those costs hit.

ReInvent NY makes the same distinction when it separates gross yield from net. The practical rule is simple. Treat the ratio as a qualification test and run your own cash-flow budget separately. The strongest files clear both tests, enough equity and enough rental coverage.

A Worked Example With Ratios, Not Dollars

These ratios are illustrative assumptions, not market data. Say a Memphis single-family rental is priced for a purchase at 75% LTV, and the appraiser’s rent schedule produces coverage near 1.25x on the seller’s tax figure. After the lender loads the reassessed taxes and a fresh insurance quote, coverage drops to about 1.05x. The file still clears 1.00x. Now picture that same house landing at 0.90x after a higher insurance quote. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Below 1.00x, an investor has several paths. A lender will review each one.

Fix Effect on the ratio Tradeoff
Larger down payment Lowers the payment, lifts coverage More cash tied up
Different property Better rent-to-payment fit Restarts the search
Support for higher market rent Raises the numerator Depends on appraisal and comps
Sub-1.00 program Qualifies below 1.00 Available through select lenders in the network, with leverage and terms adjusted
Extended term or interest-only period Lowers the payment Available through select lenders in the network

A larger down payment helps, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. Whether a particular file qualifies depends on lender guidelines, credit approval, and property review.

Low-Priced Homes and Small Balances

Some Memphis homes cost little, and that creates a different problem. Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network. A very small loan can run into minimum-loan-size or property-condition rules before the DSCR math even matters.

If the house you want sits at the low end, you have a few honest options. You can look at a larger or higher-quality property in the same submarket. You can buy with more cash and use financing on a later purchase. You can also hold several properties and finance them one at a time, since each file is reviewed on its own. What does not work is forcing a small, rough house through a program built for stabilized rentals.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Short-Term Rentals in Memphis

A Memphis property rented short-term can qualify, but it runs on a separate track. Purchase leverage tops out at 75% LTV. Refinances run around 70%, and a cash-out on short-term-rental collateral is capped at 70%, against 75% for a standard long-term rental. Expect a score of 640 or more and about 12 months of hosting history. A 1.00 coverage floor applies on purchases, and refinances are reviewed against 1.00 as well. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Do not underwrite a Memphis Airbnb plan on income that depends on a permit you have not confirmed.

What Credit and Reserves Look Like

Credit affects eligibility and the leverage tier. A 620 floor exists in parts of the network, most programs want around 660, and a 700+ score unlocks the strongest tiers. The high-leverage purchase programs that reach 85% LTV (15% down) generally want about 700 or better.

Reserves are the other check borrowers overlook. They commonly run about six months of PITIA, with loans above $1,500,000 typically stepping up to about nine months. Lenders differ, so a smaller or lower-leverage file may see different requirements. Lendmire’s wholesale network includes several lenders, and their overlays differ. A file that stalls with one lender sometimes fits another.

Who Should Look at DSCR, and Who Should Not

DSCR fits a self-employed investor whose tax returns understate cash flow. It also fits an investor holding properties in an LLC, subject to program eligibility, and a portfolio builder who has hit the limits of conventional financing. Because the loan is reviewed on documented rental income under the program, personal income documentation is not the focus.

It fits less well when you plan to live in the property, since DSCR loans are for non-owner-occupied investments. It also fits poorly when the rent plainly cannot cover the payment and you are counting on appreciation to rescue the deal. In that case the property needs another look, not a different loan type.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s rent used for lender review divided by its full monthly obligation.

PITIA: principal, interest, taxes, insurance, and any HOA dues, which together form the monthly obligation.

LTV (loan-to-value): the loan amount as a percentage of the property’s value or price.

Rent schedule: the appraiser’s estimate of market rent, which supports the rent used for program review.

Reserves: liquid funds, usually measured in months of PITIA, that the borrower holds after the transaction.

Frequently Asked Questions

Can a first-time investor get a DSCR loan on a Memphis rental?

It depends on credit, cash, and the property, not on prior ownership alone. Most programs want around 660, and some parts of the network accept 620. A first-time investor still has to cover the down payment, reserves, and a ratio that meets the program minimum. Subject to lender guidelines.

Do I need to live in Tennessee to qualify?

No. The loan is tied to the property and the borrower’s credit and assets, not to where the borrower lives. An out-of-state owner should plan for local management, since lenders do not subtract management costs and you still pay them.

Can I hold the property in an LLC?

Often, yes, subject to lender program eligibility. Entity documents are part of the file, and lenders review how the entity is structured before moving forward.

What if the ratio comes in below 1.00?

You have options, but each trades something away. A larger down payment or a different property can lift the number. A sub-1.00 path is available through select lenders in the network, with leverage and terms adjusted. Qualification is not assured on any of them.

Can I buy a cheap Memphis house with a DSCR loan?

Maybe, but small balances route through select lenders and face tighter eligibility rules. Manufactured homes, log homes, and barndominiums are not offered. Many investors in this position buy a stronger property or use cash for a more affordable house.
