Can You Get an Investment Property HELOC After Taking Your Home Off the Market?

Can You Get an Investment Property HELOC After Taking Your Home Off the Market?

The Quick Read: Usually yes, but delisting alone does not clear the file: the property must be off the market past any listing screen, held in your name or a revocable trust, and treated as a rental, which means tighter limits than a line on your own home.

  • On an investment property, the line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • Line sizes on an investment property run from $25,000 to $500,000, and an investment line is structurally an automated-valuation file.
  • A property listed within the past 60 days is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.
  • LLC-titled homes do not fit the line. A DSCR cash-out refinance is the usual alternative.

You pulled the listing. The house did not sell. Now you would rather rent it and borrow against it. Here is how that works, where it stalls, and what to do when the line is the wrong tool.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Off the Market” Actually Mean to a Lender?

Off the market means an active listing no longer exists, and the lender’s look-back window on that listing has run out. Withdrawing or canceling the listing stops the clock on the listing itself. It does not erase the history.

Many lenders treat a recent listing as a sign the owner wanted out of the property, not a long-term hold. That is a lender’s judgment, not a legal rule.

A few practical points follow:

  • Keep the cancellation or withdrawal record and its date. You will need it.
  • Relisting soon after a delisting raises the same flag, so the window can restart.
  • The screen attaches to that one property. Your other rentals are not affected.

How Is a Line on a Rental Different From a Line on Your Home?

A line on a rental is smaller, stricter and harder to find. NerdWallet reports a smaller pool of lenders and lower borrowing limits than against a primary home. On our network, the investment ceiling is 70% CLTV, and nothing sits above it.

Here is how the occupancy tiers differ across our network:

Factor Investment property Primary residence
Max CLTV 70% Up to 90% (720+ credit only)
Minimum credit 700 Lower floors exist
Line size $25,000 to $500,000 Up to $750,000
Draw structure 5-year draw, 25-year repayment Two structures available

Credit above 700 buys eligibility, not leverage. A 720 and a 700 reach the same 70% on an investment line. Credit unions and regional banks are where most of these lines live, according to BiggerPockets, and few of them accept LLC title.

Does the Qualification Work Like a DSCR Loan?

No. An equity line is reviewed on your personal credit, your debt-to-income ratio (DTI) and the equity in the property. Rent is supporting evidence at most. DTI tops out at 50% on our network, and it is calculated on the interest-only payment at the maximum draw.

A DSCR loan flips this. The debt service coverage ratio compares the property’s rent to its monthly obligation. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. If your own income is the weak spot, that is the first reason to look at the complete DSCR loans guide.

The Status Test: Where Is the Property Today?

Your occupancy status on the day you apply shapes which product you can get. Here is the decision table.

Status at application What changes
Still your home Primary-residence terms apply, with higher ceilings
Vacant, going to rent Lender asks about intent; investment terms likely
Newly leased Investment terms apply; lease becomes a document
Seasoned rental Investment terms; strongest paper trail

Say the plan out loud at application. If you take a primary-residence line and then rent the house, you may breach the note’s occupancy terms. A lender comment on BiggerPockets warns that converting a home to a rental right after taking cash out can bring due-on-demand risk. Misstating occupancy is a bigger problem than any waiting period.

Where Files Stall

Most stalls come from five points. Check each before you apply.

Title. The line needs title in your personal name or a revocable living trust. LLCs, corporations, partnerships and land trusts cannot hold title. If the house is already in an LLC, you need a vesting change first, or a DSCR cash-out instead.

Your first mortgage. It stays in place, and the line sits behind it or beside it. If your first mortgage does not allow a junior lien, the file dies there.

Waiting periods stack. The listing look-back is one clock. Seasoning on a recent purchase or refinance is another. Clearing one does not clear the other.

Thin equity. At 70% CLTV, a house with a large first mortgage may not leave room for the minimum line.

Property type. Manufactured homes, log homes, co-ops, condotels and commercial or mixed-use properties are not eligible. Single-family, 2-4 units, PUD, townhome and condominium are.

Two other points are easy to overlook. Texas properties are limited to 10 acres. A borrower owning more than 15 financed properties is not eligible. Programs change, and every file is reviewed individually.

What About Using Your Home’s Equity to Buy Elsewhere?

That is a different file. A line on a home you live in is a primary-residence file, with the higher ceilings that carries. The tradeoff is risk. The CFPB’s HELOC booklet explains that your home secures the line, so you can lose it if you cannot repay. It also notes that selling the home generally requires paying the line off in full.

That payoff rule is the reason a line on a house you are still trying to sell gets extra scrutiny. The line does not transfer to the next property.

When Does a DSCR Cash-Out Refinance Beat the Line?

When your personal income is thin, the house sits in an LLC, or you want more than a line allows. A DSCR cash-out refinance replaces the first mortgage, so it works even when your current loan blocks a junior lien.

Here are the typical ranges across our network, always subject to lender guidelines and full file review:

  • Leverage: cash-out tops out around 75% LTV on a standard rental.
  • Seasoning: about 6 months is the common expectation.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest tiers.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Vesting: an LLC can hold title, depending on program guidelines.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).

One caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to principal, interest, taxes, insurance and any HOA dues. Repairs, vacancy, management and capex sit outside it.

The tradeoff is real. A cash-out refinance resets your first mortgage, and a line does not. If your current first mortgage is a keeper, the line preserves it. If you want one clean structure, the refinance does that. Some investors take the line first and refinance later, once the lease history is stable, paying off both at once. For the mechanics, see Lendmire’s piece How to Qualify for a DSCR HELOC After Taking Your Home Off the Market.

A Worked Scenario (No Rates, No Payments)

Picture an investor who listed a three-bedroom house, pulled the listing after no acceptable offers, and signed a lease. The house sits in her personal name. Her credit is above 700 and she has a first mortgage that allows a second lien.

If the listing is outside the 60-day screen in her state, she may clear the investment line, capped at 70% CLTV. She will need the cancellation record, the lease, a credit report, title evidence and her mortgage statement.

Now change one fact. The house sits in an LLC. The line is off the table. A DSCR cash-out refinance, subject to program terms, may still work if rent covers the full monthly obligation. The ratio decides that file, not her W-2.

How to Sequence This Step by Step

1. Confirm the delisting date and keep the cancellation record.

2. Check whether your state carries the 60-day listing screen.

3. Confirm title is in your name or a revocable trust.

4. Read your first mortgage for junior-lien and occupancy language.

5. Decide whether the house is still your home, vacant or leased, and disclose it as it is.

6. Pick the product: a line, or a DSCR cash-out.

If the property will be a rental, the best order is usually to open any line before you list a property, or wait out the screen after delisting. Order matters more than speed.

Key Terms Defined

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.

Look-back window: the stretch of time a lender checks for a prior listing.

Seasoning: the waiting period since you bought or refinanced the property.

DSCR: the ratio of the property’s rent to its full monthly housing obligation.

Junior lien: a loan that sits behind your first mortgage in repayment priority.

Business-purpose credit: credit used to acquire, improve or maintain a rental, as Regulation Z treats non-owner-occupied rental property. No federal rule bars a HELOC on a rental, so a lender declining one is a business decision.

Frequently Asked Questions

Does delisting reset the clock on a HELOC?

Not automatically. A withdrawn or canceled listing can still trip a lender’s look-back. Whether it does depends on the lender.

Can I take a HELOC on my home and then rent it out?

You can, but disclose the plan. Read the note and talk to your servicer before you sign a lease.

Will a higher credit score get me more leverage on an investment line?

No.

Can an LLC hold the property for an investment HELOC?

No. Title must be in your name or a revocable living trust. An LLC-owned rental fits a DSCR cash-out refinance instead, depending on program guidelines.

What if my state does not offer these lines?

Equity lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. DSCR investor loans cover a wider 41-market footprint, Washington, D.C. included.
