Can You Get an Investment Property HELOC on a Vacation Home With High DTI?

Can You Get an Investment Property HELOC on a Vacation Home With High DTI?

The Quick Read: Rarely on a bank-style line, and only up to a ceiling on the network’s investment line. A HELOC is underwritten on your personal income and debt-to-income ratio (DTI), so a high ratio is the main obstacle.

  • A HELOC on a vacation home is a personal-file product, so every other mortgage you carry counts against you.
  • On the network’s investment line, DTI tops out at 50%, leverage tops out at 70% CLTV, and the line cannot exceed $500,000.
  • Whether the home counts as a second home or an investment property changes the leverage ceiling.
  • A DSCR cash-out refinance tests rent against the property’s payment instead of your DTI, though credit, leverage, and reserves still apply.

Here is how the pieces fit, and what to do when the ratio won’t budge.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Does High DTI Hit a Vacation-Home HELOC So Hard?

DTI is your monthly debt payments divided by your gross monthly income. A HELOC lender adds your existing first mortgage, the new line’s payment, and every other debt to that number. Then it checks the total against a ceiling.

The part that surprises people: the new line’s payment is not figured on what you plan to draw. It is calculated on the interest-only payment at the maximum draw. A large line therefore inflates DTI even if you intend to borrow a small amount. Shrinking the line is often the quickest lever you control.

Investment and vacation properties get extra scrutiny. NerdWallet notes that not every HELOC lender accepts investment properties, which limits shopping, and that multiple appraisals may be required. The White Coat Investor likewise says these lines are harder to qualify for than primary-residence lines, with fewer lenders offering them.

What Does the Network’s Investment Line Allow?

Across the wholesale network Lendmire works with, an investment-property line allows a DTI of up to 50%.

The other investment-line parameters set the real boundaries:

  • Leverage: 70% CLTV (combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value). There is no higher tier on an investment property.
  • Credit: a 700 minimum. A 720 score buys no extra leverage on investment lines.
  • Line size: $25,000 to $500,000.
  • Structure: a standalone line in first or second lien position, with a 5-year draw period and a 25-year repayment period. At least 75% of the line is drawn at closing, and the pricing floats rather than converting to a fixed payment.
  • Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal.
  • Title: held by you personally or by a revocable living trust. LLCs, corporations, and partnerships cannot hold title on this product, and a property already deeded to an LLC needs a vesting change or a different route.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, condotels, and log homes are not offered.

This line is available in only 16 full-service states, a narrower footprint than the DSCR programs. Every figure here is subject to lender guidelines, and none is a commitment to lend.

Is the Vacation Home a Second Home or an Investment Property?

Occupancy classification decides which ceiling applies. On a true second home, the network’s ceiling reaches 90% CLTV, and only at a 720 or better credit profile. On an investment property, the ceiling is 70% CLTV. Same house, very different leverage.

Situation Typical classification What gets tested
Personal use only, no rent Second home Your income and DTI
Occasional rental, mostly personal use Usually second home Your income and DTI
Regular bookings or a management agreement Investment Your DTI, or the property’s rent on DSCR
Rent reported on tax returns Investment Same as above

Lenders look at rental signals such as bookings, a management agreement, or a rent line on your tax return. Calling a rented home a second home to get better terms is a misrepresentation, so classify it honestly.

For a common reference point on where personal use ends, the IRS treats a dwelling as used as a home when personal use exceeds the greater of 14 days or 10% of the days rented at a fair price. Lenders do not necessarily apply that test, but it shows how the line between vacation home and rental gets drawn. Tax treatment varies; consult a qualified professional.

Key Terms Defined

DTI (debt-to-income ratio): your monthly debt payments divided by your gross monthly income.

CLTV (combined loan-to-value): all loans secured by the property, added together, divided by its value.

Second home: a property you use personally and do not rely on for rent.

Investment property: a property held to produce rental income.

DSCR (debt service coverage ratio): monthly rent divided by the property’s full monthly housing payment, meaning principal, interest, taxes, insurance, and any HOA dues.

HELOC: a revolving line of credit secured by home equity, which is value minus what you owe.

What Does High DTI Look Like on a Real File?

Picture an investor whose existing debts, including the first mortgage on the vacation home, already use 42% of gross income. A new line sized to a large maximum adds the interest-only payment on a full draw, and that might add eight points. The total lands at 50%, which is the limit in this example and leaves no room for a car loan or a second property.

Cut the line size in half and the added points shrink with it. The same investor would add roughly half as much, about four points, landing near 46%, which sits under the 50% ceiling with some room to spare. These numbers are illustrative ratios, not a quote.

If Your DTI Is Too High, Work This Ladder

1. Shrink the line. DTI is tested at the maximum draw, so a smaller maximum can cut the added payment.

2. Pay down debts. Clearing a car loan or card balance lowers the numerator directly.

3. Add compensating strength. Cash reserves and higher credit may support a file near the ceiling, subject to lender guidelines. NerdWallet’s guide adds that projected rental income may help a borrower qualify at the upper end of the range.

4. Check the title. If the home sits in an LLC, the personal-income line is off the table, subject to program terms.

5. Switch to a rent-qualified route. A DSCR cash-out refinance tests the property, not your DTI.

How Does a DSCR Cash-Out Compare With a HELOC?

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal DTI is not the test. Credit, leverage, reserves, and property eligibility still are. Read Lendmire’s complete DSCR loans guide for the full mechanics.

Factor Investment HELOC DSCR cash-out refinance
What’s tested Your income and DTI Rent against the property’s payment
Leverage 70% CLTV on investment Up to 75% LTV on standard rentals
Title Individual or revocable trust LLC allowed, subject to program terms
Structure Variable line, 5-year draw 30-year fixed spine; other terms through select lenders
Property types Condotels, manufactured not offered Manufactured, log, and barndominium not offered

Short-term-rental collateral usually tops out lower on a cash-out, around 70%, versus 75% for standard rentals, and expects a 640+ score and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Typical cash-out terms across most network programs include about 6 months of seasoning and around 6 months of reserves, though reserves vary by lender, leverage, and loan size. Most programs want credit around 660, and 700+ unlocks the strongest tiers. A 1.00 coverage ratio is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Clearing the coverage ratio does not mean the property cash flows. DSCR compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

What Edge Cases Trip People Up?

  • Draw freezes. The CFPB notes a lender may stop further draws if the property’s value falls significantly. It also warns that falling behind on a HELOC can cost you the home.
  • A second lien on top of a first. The CFPB explains that when a first mortgage exists, a HELOC typically is a second mortgage paid on top of it.
  • A primary-home line for the down payment. This uses owner-occupied underwriting on your income, so the DTI hurdle stays.
  • Property exclusions. Condotels, manufactured homes, and log homes are not offered on the HELOC, and DSCR programs do not offer manufactured homes, log homes, or barndominiums.

Frequently Asked Questions

Can I get a HELOC on a vacation home if my DTI is above 50%?

Generally not on a personal-file HELOC line, since lenders set their own DTI limits. Trimming the line, paying down debt, or moving to a DSCR cash-out, which looks at the property’s rental income rather than personal DTI, can change the answer. Eligibility is subject to lender guidelines and full file review.

Does rental income from the vacation home count toward my DTI?

It may count in part on a personal-file line, depending on lender guidelines and documentation. Projected rent can help a borrower qualify at the upper end of the DTI range. On a DSCR loan, rent is the main test.

Will the HELOC payment hurt a later DSCR loan?

A HELOC payment counts toward DTI on any DTI-scored loan, but it does not enter the DSCR ratio. It still appears on your credit report, so lenders see the debt.

Can an LLC own the vacation home and still get a HELOC?

Not on the personal-income investment line, which requires title in an individual or revocable trust. A DSCR cash-out is the usual route for entity-held property, subject to program terms.

How much can I borrow on an investment-property line?

Up to 70% CLTV and a $500,000 line, with a 700 credit minimum. Subtract your first mortgage balance from the CLTV limit to see the room left.

What Should You Do Next?

If your DTI sits near the ceiling and the home earns rent, run the DSCR path alongside the HELOC before choosing. Compare combined leverage, title structure, and what each route does to your next purchase.
